“Royal Oaks Apartments really SUCK! I moved in June 2013. I moved out November 2014. I had bedbugs i reported in December 2013. I finally reported to the Houston Apartnent Association about it after continously trying to get the problem resolved. They took finally got around to it in June 2014. The whoke time I lived there, I tried to get them to fix the dishwasher. Thar NEVER happened. The parking lot is so bad, the pot holes are like meteor craters. They have a gate you need a code to enter so you can get un but the gate is never closed. ANYONE can get in! Good or bad. The people in the office say you need to turn in a work order to get stuff fixed and they still dont fix it. Whatever you do-- DO NOT move into these apartments!”

“BED BUGS!!!!!! It's very infested these are sorry apartments!!! I was moved in on July 2013 and had to forcefully move out TODAY!!! I first moved because the apartment looked good it was b214 all the town homes there are infested and the sad part about it is that the management is rude and know this is spreading and not doing anything about it!!! They wanted me to pay for the treatment $938.53 REALLY??? No way was I gonna pay for something they should have treated before I moved in. I asked neighbors and they also have bedbugs they just treat it with dw40 I wasn't gonna spray that stuff on my mattresses also the parking lot gets flooded with just a little rain water and it's deep just last week I had to go to work I was on a probationary period at work I couldn't be late or even call in as I tried to drive it out my car turns off meaning my car drowned over the big puddle and now I have to get a new motor because theses fools don't want to fix that nasty parking lot. Also the manager Lourie is very rude she never wanted to take care of any of theses situations my neighbors would complain and never would they come out and fix anything. They ignore work orders at the office the maintenance crew told me so. These are no good apartments I as a single parent am struggling with three children and one of them is special and I don't need to be moving around from one place to another and specially starting over with furniture. Very disgusting apartments and rude management!! Do not even go there I regret it cuz now I have to spend thousands of dollars to fix my car and also buy new furniture and not talk the emotional stress wit the kids!!!”

“Just moved to these apartments and it seems as though I moved here in perfect timing. There are a lot of changes going on and I look forward to seeing the end product. So far I have no issues living here and I am really glad that I choose this as my home. The only complaint I have is the parking lot which I have been told they will be repairing shortly.”

“I love these apartments! There 2X2's are big and spacious! They are surely fixing up the place! Parking is getting better, they change the outside color, I love the ceramic tile and two tone color paint. Its really affordable to live here. Even though there's no pool, I still love living here. All these years the staff have treated me as if I was a new one, they are really nice.”

“I have been living at these apartments and they are the worst apartments I've ever lived at. 1. There are cats everywhere. 2. They do not turn on the AC during spring and summer. 3. You hardly find parking space and neighbors are rude.”

“These are no good apartments. There's cats everywhere poop smell the mail boss are always tore up the mataince is very bad if you flirt with then they will come fix what you want. The lights get turned off all the time.the kids are bad there's pit bull on property and management don't care ac is always going up and the electricity is very high the office people are rude there is always somebody drinking in the parking lot no security and there's always loud music and graffiti and people arguing outside the stove and fridge are old and have the time don't work you can't let the kids go outside cause they get mad at the office the water is always getting turned off and the sewer is always backed up and toilet paper everywhere in the parking lot the laundry mat is horrible there's people in there kissing doing nasty things man I could go on forever and tell you the things that go on but you don't want to live here only if you have no other choice but to be here”

“i would advise and warn anyone not to rent from this place!this is a warning! first of all they lie to you about the electric i have been living here for over 3 years and never had a electric bill over $300.00 but the lies they tell you is that the bill goes up every summer bull s! my bill always stayed under $200.00. now all of a sudden my bill started growing like hair out of your scalp!then i don't know what's up with the hot water! no hot water for almost 2 weeks now. they tell you if you complain about anything that maintenance is coming to see about it ha! if the complaint is 4th of july , they might get around to it about let me see i don't want to lie umm! about christmas. sometimes it has been weeks before the trucks come and dump the dumpsters! garbage every where. oh yea my bad back to the light bill! i found out that they own their own meters and that they get a bill for everyone put together in other words there are no individual meters here they just bill it in one lump sum and charge you what they want! yea! how's that! ain't that some s#%&*! never heard of anything like this in my whole life! and the funny thing about it is they are not doing s#@%&! to these apts, i wonder where the money is going, naw not their pockets! and if you don't pay your rent on time they cut off your lights! and you can't get your own light company because they won't let you .they have their own.ain't that a b%@#!”

“i LIVE HER MY SELF IT IS HORRIFYING MISTAKE THE MANAGEMENT IS RUDE AND ALL THEY CARE ABOUT IS THERE PAYCHECKS.THEY CONTROL THE ELECTRIC I LIVE IN THE A SIDE ALWAYS HAVING TROUBLE GETTING THE MAINTANCE PEOPLE TO FIXED SOMETHING IN YOU APARTMENT.NOW WONDER MANY PEOPLE COME AND GO IT IS JUST A NIGHTMARE LIVING IN HELL TIRED OF THIS AND THERE IS NOT NO HOT WATER THREE DAYS WITHOUT HOT WATER HELLO I HAVE KIDS AND NEED TO TAKE SHOWERS.I DO NOT RECOMMEND THESE APARTMENTS TO NO ONE NOW I KNOW THE APARTMENT LOCATERS DO NOT I REPEAT DO NOT RECOMMEND ANYONE TO ROYAL OAKS APARTMENTS.”

“You really do get what you pay for. My first clue should have been the fact that no major restaurant chain would deliver to these apartments. The maintenance is substandard and the management is no help at all. From the first day i have had to battle roaches, free cable where 75% of the channels were unavailable and free high speed internet that would allow you to be online for 20 minutes at any given time before loosing the connection. There is no security and you feel unsafe going from the parking lot to your appartment. The laundry rooms are filthy and the machines are broken 90% of the time. I can't wait to get out but the management is reluctant to let me leave. Any future apartment shopper should avoid these apartments like the plague.”

“I used to live in these apartments. All I can say is that it is a nasty place to live in. Inside their apartments maintenance do not do an adequate job on their make ready for their next tenant. The units are nasty to live in. The management staff do not care about anything at all because they all live in a house. All they care about is their paychecks, their nice trcked out cars, and making sure that their spouses work for them and is part of their management team for their apartments. They - management do not hold any responsibility at all for anything. They are not here to help their tenants. Out side the unit there is trash everywhere. They are not enough parking lots. It is always noisy. People blast their music at unitl 4 a.m. everday in the morning. Children play everyday outside until 1 a.m. some times with their parents watching them too. The place needs to be torn down and rebuilt with another up to date apartment.”

“I lived here for about 7 months and i cant wait to get out. From the moment i moved there i had problems. I got robbed adn harrased often. there is no security. No assigned parking anyone can walk in and out of the property. The walls are extremely thin i was awaken every day by music and arguments that other people had. Never move here its the biggest mistake you can make you will putting your self in danger and the staff there will just tell you there is nothing they can do.”
