This is completely unacceptable — we did not ask for internet, yet the charge was added anyway. It’s incredibly frustrating to deal with this kind of poor management and lack of professionalism.”

I remember when Cortland came there was hiccups at first and once we were able to get pasted that things were smooth with the occasional bad neighbor from time to time. When our newest management took over there was a lot of changes. They thankfully changed trash and landscape companies. They require online payments and work orders so I noticed going thru the website resident section I was able to log in. I get lots of emails with updates or activities going on, I now have the correct phone number to call but hard to get through, when I go to the office there is a line of people waiting. What a busy office. The ladies are always nice and offer water or coffee while we wait to be helped. The manager is available when I need to speak to her which never happened in the pasted. I just renewed my lease and I see great changes.”

However, I didn’t care for the reviews and so I started to look a little further. We searched and we found 4 complexes that we were interested in touring. We took one weekend and made a 6 hrs drive just to view apartments. Cortland West Champion was first on our list. After touring this beautiful environment, nothing else compared. The staff was so nice and friendly. I told them when I would be interested in moving in which was months away. The fact that they remembered and called me a couple of months ahead of time to let me know they had an apartment available meant everything. That follow-up call says a lot about their commitment and communication to details concerning their prospective customers. Moving forward, the process was easy breezy. Someone was always available to answer every question, call, text, and email that I sent in a timely manner! Management guided me through step by step actions to complete the approval process. I couldn’t have found a better community for my son to stay hundreds and hundreds of miles away from home! Thank You Cortland West Champion…from one happy and satisfied mother!”

Day one, my $60K car gets towed Week two, the car gets stolen Went to leasing manager Rubi, and she abruptly told me she was busy, as if she wasn’t interested at all. 30 minutes later just tells me to fill out a form, & she will send over camera footage to only police when available, not me. Of course that was a lie, no videos sent, not sure if the cameras even work. Numerous breaks ins in the apartment Upon ending my lease, she wants to charge me $1000 to clean the place, & threatens to send it to collections before I even get a chance to respond. Not surprised, as she’s eager to take advantage of you every chance she gets. Bad business DO NOT MOVE HERE!”

This apartment harassed me for months accusing me of false accusations.a prime example would be accusing me of throwing a pool party on the 4th of July when multiple people with friends and family were out enjoying themselves by the pool but somehow i was responsible for everyone. The women manager on site is very unprofessional she does not know how to talk to people in a civil way. I lived there for 15 months and over half of that timeframe the building was under construction. I was constantly woken up at 6 am in the morning from pounding on the walls. I complained multiple times they did nothing to accommodate for the inconvenience. The elevators are always down and the walk from the parking lot to the apartment is very long. This company also failed to send me my move out papers but attempted to turn around and blame me for their mistake. They forced me to stay in the apartment for two more months along with an extra $1000 fee on top of rent for those two months. I was not happy living here i do not recommend.”

Here is a list of what has happened to me in the last 8 months: Bike Stolen Catalytic Converters Stolen Car Broken into Girlfriend followed into and around the garage and more. On top of that, other people have had the same issues along with wheels getting stolen and entire vehicles. The apartments appear to be nice at first glance but have MAJOR issues. Pest problems Everything is constantly broken ZERO Security Switching staff constantly with zero notice Outdated appliances that will cost you more money Trash EVERYWHERE Horrible build quality I could go on and on I have contacted management multiple times attempting to get something done but they don't care. How do i know they don't care? Because they told me that a security guard would be ineffective. That's very interesting because other greystar properties have security guards. They lie, lie, lie straight to your face. They had the nerve to tell me that I would be holding them responsible for the crime if i wanted to end my lease early. Well, when you do NOTHING to curve the crime on YOUR property that WE PAY YOU to live in, you might as well be smashing out my windows. I will be going to the news, I think they will like this one. I will never ever ever live at a Greystar property after this. I have had anxiety and elevated stress living at this basket case of an apartment.”

Lived here for 2 years, at the start of the second year a family with at least 3 children ,moved in above us and I swear the number of children they had multiplied every day. Constant running, jumping and thumping noises from above. Despite numerous noise complaints to management and writing a note to the neighbor asking for some semblance of control over their children, they never got better. If they aren't destroying their apartment above us, they're running around in the dog park just outside the window or running down the hallways screaming. I swear these children have the lungs of olympic swimmers. Also, they wake up at about 6:30am and go to bed around 11pm, so using "constant" to describe the duration of their noise, is actually an understatement. Furthermore, after the winter storm the bushes outside the apartment were never re-planted so foot traffic was constantly passing by my 1st-floor window. Don't be fooled on the tour- they replanted the areas they show off but the rest of the place looks like absolute crap. Finally, management accused us of stealing our own trashcan (??? yeah you and I both are confused on why the heck we'd do that) and just raised rent by 20%. So if you want to overpay for psychological acoustic torture in a shabby rundown apartment, please apply for apt 612.”

Leasing staff ok on a basic level, could be more up front about disadvantages of property. I guess they figure you will find out for yourself eventually…maintenance generally courteous Quick, could put more effort into the tasks that way the work lasts & they won’t have to come right back for the same thing. One major tip: paint inside the areas needing paint versus outside. There are areas in the unit & in the hallways, building in general where you can see the sloppy paint jobs. It’s a pretty simple tasks, so it should be further investigated & resolved. The lobby door is broken 24 hrs a day 7 days a week , anyone can walk in the building off the street & get on the elevator…why? There’s absolutely no excuse for that. If so send the residents a memo regarding why the property is choosing to leave the doors unlocked since it is our safety as we live here. I don’t believe there’s anyone on patrol security wise for this to be somewhat acceptable. The doors to enter from the garage are still broken why? Again send the memo giving reasons for the lack of simple security. It surely isn’t a matter of costs for repairs. We all know here greystar / Roscoe who ever owns the property can afford to fix the doors. If it’s not being repaired to accommodate the residents door dash/ Uber eats etc… it’s the residents responsibility to provide access for their deliveries but the doors should not be unlocked for any reason other than lobby door during business hours only. That is strictly from a safety perspective. The garage levels 4 & up have NO LIGHTS. It is literally pitch black. Super dangerous walking to the building with your KIDS. The car entry gate has been broken for a month! Literally open to the public. This property is not safe whatsoever. The property manager sends out micro emails regarding residents dropping trash, food truck events, lost dogs etc but has not once mentioned the major CONCERN which is there is a HUGE SAFETY ISSUE with this property. Basically nothing is being done & it’s not a priority, I mean why would they care right? They don’t LIVE HERE! I’m thinking how this is a major liability for the company. How long does it take to issue new key fobes to residents after the “NEW PROGRAMMING” is installed for the doors & gate? It’s been months possibly longer before I moved here. We are not asking for a handout we PAY to live here. The “OWNER” is responding to negative reviews regarding the lack of safety measures on the property & leaves a number to “contact regarding the concerns” BUT THE NUMBER DOES NOT WORK. IT’S NOT A REAL NUMBER. What a joke. Totally proves how shady this property is. WILL NOT renew my lease. When you walk past the office they are all sitting down on their phones twiddling their thumbs mean while we are exposed to potential crime everyday & night due to the building having open access from every entry point. This property will never get it together even on a basic level. For the price per month it’s definitely worth looking at other properties in the surrounding area who are actually proactive & keep up the property since that is what they get PAID to do. & instead of addressing the issue they are deleting the negative review’s.”

We had appointments at all but they were all accommodating and understanding except this one. Ironically this one had the most staff. I counted 4 different people, one who I believe was the manager, and none wanted to help. We were offered water after asking for it but beyond that were told we would have to wait. That was a red flag for me as a professional and sure enough as we were leaving and speaking to a resident, she stated the management was not very responsive and the manager was rude. I'm pretty sure that's the same lady who closed her blinds and called over, the one lady, Cindy who attempted to help. She told Cindy our appointment was at 4 so we would have to wait the 2 hours. No one offered a brochure, to answer questions or simply look at amenities. I'm sure they look great but the service is horrible. Luckily we found a great place in a great neighborhood.”

This is probably par for the course as apartment companies go, but the office staff are so sweet and friendly when you're touring, but as soon as you're signed to a lease they don't want anything to do with you. If you do hear from them, it'll be the manager with an ALL CAPS email (sometimes multiple times a day) threatening fines and talking to you like a child. There is a MAJOR crime problem at this complex; I'm talking several cars PER WEEK get broken into. Ask any resident. Management doesn't care and the security cameras don't work. Units look nowhere near as nice as what you see advertised -- make sure you see the actual apartment you'll be getting, because only a tiny handful of units in the whole complex are updated like the photos on the website. The rest are garden variety cheap apartments with tan walls and ratty carpet, most with old, barely-functioning appliances. My AC is loud and weak, the refrigerator drips onto the floor (and they refuse to replace it). The Internet (that they make you pay for, you have no choice) is terribly slow, insecure and unreliable. The location is good, and that's about the best thing I can say for the place. Although it seems to be one of the less expensive complexes in the area, it's still overpriced for what you get. The community social events (sponsored by a different company, ApartmentLife) are a nice feature and have been enjoyable. The pool is OK (very loud and often full of small children) and the grills usually work (although they're usually filthy). The dog area is neat and usually pretty clean, although don't ever count on the baggie dispenser being filled. There is a package locker system but I've found a lot of Amazon delivery drivers don't know how to use it, so things will still get dropped at your door (if you're lucky) or just tossed beside the lockers in a pile. Half the time when you do get something delivered into a locker (you get a code texted to you) it gets dumped in the one huge closet-sized locker with 50 other packages and you'll just have to dig around for it. I wouldn't live here again. The crime issue is the biggest problem and something management refuses to get serious about. The things they do get serious about are all either cosmetic (power-washing, door painting, updating the pool furniture), or designed to squeeze more cash out of you (valet trash and fines, internet "service"). The resident portal doesn't save your payment history, doesn't give you a full accounting of your monthly charges, and until very recently did not allow you to submit trackable maintenance requests in writing. It's about the furthest thing from sophisticated and upscale, despite what the website would suggest.”

The only thing good about this property is if you are on a high floor in the high rise and you have a view. Other than that don't do it. I only stay here because I am handy with paint, a drill, DIY's , and I love sitting outside and watching the sunset. If not. I would of moved right after I signed the lease. I didn't have the opportunity to view my apartment before moving in because the top floors go super quick. (Lesson Learned) but you would think the model would reflect somewhat of what to expect. WRONG! Upon moving in all the flooring were falling apart , the tile was brown, and the bathtub had so much wear I could swear I saw an imprint of a body. After tons of negotiations they finally installed new flooring after I moved in (what a headache) and the wack, lazy, maintenance team did a half-job of grouting the shower. When they left I found someone on thumbtack to clean up their mess and do the job correctly. It sucks to pay outta pocket but I would rather have things done the right way. I went to Home Depot and purchased door knobs, outlet covers, (the ones they had were all yellow and corroded) and even change some of the light switches because whoever installed them did it upside down. I am girl, I weigh like 120 pounds wet, I have never been an electrician, or a painter, but I can even do it the right way. Who are these handy men they hired ? They are lazy, paint is all over the place, and they apparently don't use painters tape for straight lines. There were so many things wrong with this apartment when I moved in that you would think I would move. I know right ?! Whyyyyy But after tons of YouTube videos and hgtv episodes I finally got it to a place of joy. I just got to stay inside and hope nothing breaks down or my world of happiness is over. I have invested so much work to get it to where I want Ugh....but wait ... yup there's more... 1. Someone hit my car and ran in the parking garage My bumper is jacked up and I drive a bmw- )who wants to claim that, like I really want my insurance to go up) I saw a dude piloting a drone in the parking lot the next day and I it hit someone's car .. I ripped him a new one and insisted he leave a note because I I'm sure there was a dent. Who uses a drone in a parking garage especially if you are not good at it ? I'm sure he took it off when I left 2. Amazon throws packages where ever they feel like it. Whenever I get mail I have to go on a scavenger hunt to find it. 3. Most recently I discovered that the mail person (usps) has been marking my packages as delivered but nothing to be found in my mailbox. Liars !!!! And trifling... ummm that's a felony ! 4. No amenities 5. I would never use the pool. Ugh... 6. Luckily I work out at home the gym doesn't seem very clean. 7. The parking garage is filthy and I currently double Park because people like to hit cars. 8. My shower drips random water from the air conditioning 9. The kitchen cabinets have been re-lacquered like 20 times and have a thick coating of ewwwwe I don't know what. 10. The gates never work, and anyone can walk in and they should be ashamed to call this building luxury. The location ....Corona virus - so you don't wanna use the amenities anyway If you have a glue gun, a screw driver, and some paint you can make it work. Other than that don't do it !!!! This place could be gorgeous but they try and cut corners and cut and paste things instead of doing it the right way. Which is doing nothing but making it worse. You know how many people are unemployed?... stop hiring people who have no pride in their work. To the point I told maintenance just give me the caulk gun because what it doing makes no sense...”

When we first moved in to our unit on the 4th floor of the midrise building, it was fumigated for a roach infestation the day before, which we were unaware of. We were extremely unhappy as the smell was strong from the poison and there were baby roaches coming from everywhere. Management at the time, let us move to another unit on the 2nd floor of the midrise, which was heavily smoked in from the prior tenant, and we could still smell smoke even after they used the ozone machine for the smell. We decided to hire someone to get rid of the smell, which worked and Metropole credit us $300 towards rent of the $600 bill, which I think they should have paid for it in full, but I'm just glad we got it taken care of. Our hallway had stains and people left their trash out when they weren't suppose to and it would smell like trash constantly. There was always trash in parking garage near the elevator entrances and sometimes in the hallway just thrown on the floor. We had to deal with another roach infestation this year and it's probably because all the trash people leave in the hallways. Pest control came to spray, but it didn't help. Also, the walls are thin and we could hear our neighbors partying all the time. The parking garage is horrible, a lot of small parking spots. Security was also an issue, as I heard of some car break ins in the parking garage. They hired a courtesy patrol officer, but not sure if that really helped. Towards the end of our lease, they hired some new staff and the new assistant manager is nice and the others. The pool is nice and the gym is decent, but small. Overall, my experience wasn't great and I'm so happy we moved.”

When we first moved into the complex the neighbors were kind and professional but now they are the definition of trash and you will see this by wait for it...All the trash around the complex. TRASH - There's trash everywhere! EVERYWHERE. The mid rise hallway carpets are matted down with sludge from leaking trash bags, animal urine and feces, and the trash that will literally sit there for weeks. I think they have maids but they must be invisible. The high rise is a lot cleaner because that's where they take people to tour so don't be fooled. It's nasty. They've had all of COVID to get their act together and they've been chilling in the office not answering the phone. PESTS - If you love roaches then you will love it here because there are nasty little roaches everywhere most likely from the above mentioned. AMENITIES - What amenities? Ok, I get because of COVID that amenities were taken away for safety reasons but let's be real here they took them away before. You see the complex used to be managed by Greystar and it was awesome. We had the coffee bar, gym, pool, concierge, package service, car service, masseuse onsite, community app, and more. Now? We have Roscoe Properties who literally came in and cut everything except the coffee, gym, and pool but jacked the prices up. It says luxury but honey it's like Walmart luxury. PARKING - If you can snag a spot on the first and second floor you will be golden but get home late you are screwed. Tell me why the 3 - 4th floor parking lines were painted more narrow so you literally can't fit a vehicle in it? Oh, it's a thing. Read the Google review of the poor resident who got her car towed. RULES - Those rules you get when you sign your lease are literally suggestions. The pool is a nightmare - Think frat party but with old guys smoking and women in their 30's screaming songs for hours because they are reliving their 20's. Oh, and then there's the resident Daniel with his white Land Rover who always parking in the loading zone, EVERYDAY. He assaulted the concierge Michael and yet they let him go and let this joke of a man keep breaking the rules. He's never been towed and when you need to use the loading zone you are out of luck because management is lazy af. MANAGEMENT - Do they even know how to answer the phone? Nawwwww. Emails? Nawwwwww. It's cute really getting to sit around doing nothing. When they do decide to do their job they still don't and give canned answers. MAINTENANCE - Goooooooooooooooooooooood luck. They have like three men for the entire property so if you put in a ticket it'll be weeks. WATER - Let's talk about how they left half the property without water for 36 HOURS. Yes, 36 HOURS but only gave a 30 minute notice. It's kind of illegal but they don't care. Btw, properties are required to provide water. Call 311! SECURITY - What security? The fobs are all broken. They've been broken for weeks! Oh, and apparently we have a courtesy officer but I guess she kind of decides willy nilly if she wants to respond. I bet that rent discount is great though. If you need help you are out of luck! STAFF - It's always changing. Let us not forget the one leasing agent that had a legit meltdown and went off on Google. You will never know who you are talking to. The only people worth anything are Monique and Bailey but a neighbor just told me Monique peaced out. Don't blame her! Maybe I'm being harsh but it was good, no GREAT, at one time. I've seen the decline. It's bad! I hope Roscoe seriously gets their act together. There are so many issues that should have been addressed during COVID and they've taken the piss literally. RUN!”

Cons: 1) Maintenance horrible: Broken AC for over 2.5 weeks in July/August. No response from management. The window unit can't cool below 80 degrees in one room. We have had to sleep in living room for over half the month. It is still broken as I write this. Separate issue the track lights were out. Took them three weeks just to drop them off. Had we known they were this incompetent, we would have just bought them ourselves. Separate issue: We had a broken toilet in a one bedroom unit that took over 24 hours to fix. (They literally had just turned off the water in a separate part of the building). The only way to request is through a phone call and majority of time it is not submitted. 2) Safety is not a concern for management: car broken into and battery stolen. We later find out after speaking with other residents five cars were also broken into. The management never let anyone know and also the cameras are not actually functional. They also spent more money on powerwashing (look at the siding and you will see absolutely no difference because it didn't clean anything) than on fixing the security gate. This complex is near a high crime location. 3) Old units: do NOT rent an apartment here without looking at it in person. Do not just look at the upgraded units. Our bathroom sink is cracked, the carpet is nasty, the wooden cabinets must have been installed by a fifth grader. We even had to take off some of the knobs because you couldn't open one of the drawers because it hit it. 4) Dog park area rarely has poop bags and some residents do not pick up the dog poop. 5) Management and office workers: With the exception of Glenn, the other workers are rude and more importantly incredibly incompetent. 6) Using Christ as a marketing tool: This one is just hilarious because I do not think you should use a poor carpenter who cared way more about character as a marketing tool. I would love to know if Madera gives away at least ten percent of their profit. 7) Spending money on ridiculous superficial "upgrades". Wasted money on new cabanas that no longer protect from sun. "Remodeled'" the gym but all they did was change carpet and get newer treadmills. Pros: location, pool, gym, and resident community (we love the people that live here) You will likely find this anywhere else though for cheaper.”

The spaces are fine on the 1st Floor but get narrower and narrower as you go up. I have a pretty compact car and i struggle to squeeze into some of the spots. It's like they didn't actually measure the width of the spaces and just got someone blind to eyeball it. For this reason, anything above the 2nd floor is a free-for all, people just ignore the lines and park wherever possible. - Security is pathetic. The gate to the parking garage is broken every 2/3 weeks. The doors from the parking garage to the main building require a fob, but most of these don't work so anybody can just walk in. The main entrance to the front of the building also requires a fob, but this almost NEVER works and pretty much always open to anyone to come in, day or night. - The high rise building is a repurposed office and you can tell that it wasn't designed to be a living space. You can hear everything that your neighbour is doing, whether they're being loud or not. It's as if they took an office and put some thin partitions in to make apartments. - The layout of the apartment I lived in was terrible.There was so much wasted space. Also whenever I would leave the bathroom door slightly open and then leave my bedroom, the bathroom door would swing open and jam my bedroom door shut. This means that I would have to push my bedroom door really hard and scratch the door paint off if I wanted to get in. - The exterior is just filthy and disgusting. There's mould everywhere and the railings/fences in the pool/amenity area were completely rusted. It's just so badly maintained. - Maintenance either takes way too long or never happens at all. I had an issue with my washing machine which would basically blow a fuse every 2 weeks. At first I would just get maintenance to come round and fix it but after a few months it became that it was gone and needed to be replaced. I emailed the office, no response. Emailed again, no response. Emailed and called multiple times and it never got resolved. I finally emailed the VP of the company after 4 months of complaining and finally got a replacement. I SHOULDN'T HAVE TO DO THAT. - Got a complaint/issue that you need help with? Good luck. I was having an issue with the valet trash so emailed the office asking for some help sorting it out, no response. Emailed 5 times across 2 weeks with not one response. I called the office twice and they said they'd call me back both times, never did. - There's no prior notice or planning ahead. One Saturday afternoon I had a few friends over and we were going to chill by the pool, we went down at 12:15pm (the pool is open by this time on Saturdays) but the pool was shut. They sent an email round that day at 12:25pm notifying resident that it would be shut all weekend for cleaning. Didn't think to tell us any earlier? (pic attached for this). This sort of thing happens regularly. In summary, don't live here. There's a lot nicer places out there within the same price range.”

No security surveillance for "luxury apartment homes" Anyways below is my actually review per experience. I lived in these apartments for 11months and had to break my least contract due to a HOME INVASION that occurred in broad day light while I was at work. Happened around noon, and no one could help with any leads. There is Absolutely no surveillance cameras(they like to express they have them but they are not in use) after the area being Know for break in's and robbery's no residents were warned. Over the lease of my stay multiple cars would have broken windows in the parking lot, and the security gate is broken(open) most of the time. Not only did I lose all my valuables but the Office staff DID NOT reach out to me NOT ONCE. The maintenance had placed a CARDBOARD BOX to "secure" the unit for the time being. I had to call to see if my window would be fixed anytime soon after almost 5 days of the break in was my door fixed. I don't not recommend this place because not only is Willowbrook turning into a bad neighborhood but the management lacks concern of their tenants. God forbid anything to happen because you'll just have to move-on like nothing happened like I did. Just feel it's important for ppl to know what I experienced. By Texas law it's considered inhabitable living, and it unsafe for a tenants To remain residence, not only from suffering the robbery but the the fact that nothing was done insure my safety or concern to preventive measures. Stay safe if you already live there.”

This building is being poorly managed and is getting to be pretty gross. We've had to call maintenance four times this week alone, three of these being due to our ceilings in our bedroom & bathrooms leaking and dripping huge amounts of water onto the carpet. When we moved in, our fridge was broken for 3 days and my roommate's closet rod fell off of the wall after she put her clothes onto it. My key fob was broken during my first 2 months of living here, so I had to walk the extra long way every time I came back to I could use the key pad. The list goes on. My bathroom consistently smells like a skunk, I'm assuming because my neighbor smokes in his bathroom every day? The parking lines do not line up with the concrete at the front, resulting in parking confusing and a lot of unusable parking space. What drives me the most crazy, though, is the lack of trashcans around the property. There is only one. There is not a trash can at the front entrance of the building nor on 4/5 of the parking garage floors, resulting in a lot of trash on the ground. Honestly although staff have been nice and helpful, I have had a pretty negative experience here thus far and am looking forward to moving out when my lease it up. Do yourself a favor and search a little more before leasing here.”

However, the management has recently changed and so far this has significantly impacted my experience. The first thing I noticed is that the hours changed. They are now closed on Sundays and only open during regular business hours (8:00-5:30) during weekdays. If I get a package or need to go to go to the office, I either need to leave work early (not easy to do) or wait until Saturday. I guess I can start using Amazon lockers, but the last I checked, the closest one is almost 10 minutes away. It may not seem like a huge deal, but going back and forth would take an extra 20 minutes of the day which is frustrating. And if I need to speak to them about something, I have to take time out of my work day to call because I do not think they even have an e-mail address anymore (unless it has been recently added). More importantly, before the change in management, every maintenance request I had ever had (including simple ones marked "routine" like needing a lightbulb replaced) would be done within 24 hours. Now, I cannot even make a request online so I have to call or go to the office during business hours. I've also been told that requests can only be done when they are open. With the change in hours, this means that when I had an urgent request, it had to wait a few days before someone could look at it. I don't mind waiting a few days for small requests, but having to wait a few days for urgent requests is highly inconvenient and makes me worried about what will happen with an emergency request. I have not had a chance to speak much with the staff, so I cannot speak much to them other than the fact that it is much harder to reach them than it used to be (no way to contact them outside of very limited office hours, no e-mail that I've seen, etc.). I will say that the staff who worked here before were wonderful! They were always very friendly and helpful. The management change is recent (within a month or two), so I really hope that some of these things can get addressed (ESPECIALLY the maintenance and soon), because if not, I may have to start looking for a new apartment. After loving my apartment for 5+ years, it's a disappointment, but these are very significant concerns.”

Sadly, they have increased the rent prices saying that Portico Kirby is in the "museum district." The closest museum is 3 miles away. Although I love our apartment, we will be looking for another place to live.”

Ms. Kimberly Fields was the manager and time and time again proved that she couldn't be professional and get things done. We had no issues payed our rent on time every month. The issue started when my girlfriend two months prior got into an accident with a golf cart on the property. She was at fault and we had no insurance because of personal reason.. Discuss with police and Ms. Kimberly that we would fill out a form and that my girlfriend who had the actual wreck would be billed directly from the insurance company. Being that it was private property they couldnt get involved. We totally understood and had no issues she was at fault. We filled out the form we needed to Ms. Kimberly stated that she would fill it out later instead of doing at the point. This was the first sign that things weren't done correctly. After months pass and we hear nothing from anybody about anything. My girlfriend goes to speak with Ms. Kimberly about renewing the lease at that point she mentions nothing about the wreck .. and she even tells us we cant renew the lease our unit had been sold.. then comes the move out we get our last month statement and we are being charged for the golf cart itself 1100 dollars and other charges like key fobs which were never given and renters insurance which we always had ..we also paid a 150 dollars deposit and that was no where to be found. Now again we hadn't heard anything about the golf cart for about 3 months since the wreck but somehow its on my statement which at this point gives me 30 days to pay. This wreck had nothing to do with my apartment history or utilities it should have been all separate. At this point im associated to the accident and I wasnt even in the car. If this same scenario happened with someone who didnt stay here you wouldnt follow the same plan. So at this point im a bit frustrated . My girlfriend calls up to the apartments to try to see what going on and Ms. Kimberly states . You wont be getting any deposit back because you hit the golf cart. Her exact words. My girlfriend drives up there to speak in person and Ms Kimberly sends someone out to tell her that she is on a phone call and cant come out . How unprofessional is that. I have never seen anything so unprofessional in my life. She couldn't address us in person. So then i drive up and talk to her. She had the nerve to tell me that My girlfriend hit the cart and should have been the on doing the reaching out. I mentioned how i wasnt ok with paying a generated amount she then prints an invoice and says she took of 700 dollars for paint and other things. I ask about my deposit and had pictures of my lease showing we paid 150 she says no that wont work we need official documents. I ask for cooperate information she tries to give me the accounting number and saying that thats cooperate thinking i was dumb and not knowing the difference between a accounting settlement department and the cooperate location like i couldnt find the information online. Again look the wreck was on my girlfriend we knew that and had things been done correctly this issue is resolved but again this was just hell to deal with and she personally was just very petty and unprofessional and i didnt enjoy her smurk everytime she lied directly to our face. The apartments were great just would prefer that management have people who can be professional and get things done!!!!!!!!!”

From the moment I stepped foot onto the property it has been one issue after another. From the moment I moved in I got an attitude from the girls that worked at the front desk. The next few months consisted of the same unwelcoming and downright rude attitudes from almost everyone at the front office. The hallways are dirty and dingy and people consistently left out their trashcans. The inside was hardly any better. When I moved in there was only one light in the bathroom and after a few notes, finally proper lighting was installed (I had installed stick on lights so that I could shower without being in total darkness). The blinds didn't work, the towel rod fell off the wall weekly, and the pest problem nearly drove me crazy. I kept a clean home and constantly was asking for pest control to come because there was no shortage of bugs that would get inside. This was probably due to the fact that the weathering on the front door was completely destroyed (another thing I asked for that wasn't fixed) One night when my AC stopped working during the middle of the summer I called and called the emergency maintance line with no response, there was no follow up either. During my short 6 months here there was multiple car break ins as well. Upon move out there were ridiculous charges which at this point I should have expected due to the absolutely horrible customer service I had experienced. If I can give any advice it's to run for the hills away from this property. I truly have never been so disappointed to live anywhere. Save yourself the time and money.”

When I arrived "home" and discovered that they walked-thru my apartment and went thru my personal belongings and removed a magnet off my refrig I was furious and felt so violated. When I confronted the property manager I was told that they don't have to give me notice and they can enter my apartment whenever they like. And then stated that her assistant apologized for touching and going thru my belongings. The assistant manager never apologized however that's besides the point she should not have been in my apartment looking thru my personal belongings. 2. When I arrived on move-in date, I was given keys to a different floor plan apartment than what I requested and was promised. Well after traveling from out of state and starting a new job two days later I decided to move in the apartment with the promise from Tradewinds to move me at their expense when requested apartment becomes available. 3. I was later told that Tradewinds would not cover all of the moving expenses. 4. The promised apartment never became available all the apartments that I was later showed was not luxury or nice as their website would like to claim. Appliances were very outdated, the hallways are not well kept and the carpet was filthy. 5. The security gate is always out and left open and if it is working makes loud clicking noises when opening. Glad to be gone and living in a true luxury apartment.”

The property went from having friendly, knowledgeable, hardworking, and outgoing management to zero of the mentioned traits. The property always smells like dog urine as if they are not rinsing the common areas where people walk their dogs. The property has now leased many of the apartments to corporate companies and they allow them to park their commercial fleet vehicles all over with their stickers and advertisements on display. I have had complaints of neighbors not following property rules, management never addresses my complaints and I have had to reach my neighbors myself. The elevators are constantly broken in the midrise building, which is supposed to be a newer section. The pool has been so gross and foggy lately, I doubt they are checking the pH of the water, a great way to spread illness and disease. AND overall management has poor attitudes and instead of making you feel appreciated for living on the property they act like you owe them something or like they are not present to actually work. The concierge staff is great, but they do not support him. When concierge is off, they close his job and do not cover his shifts, Grey Star always covered those shifts. There are many days when there is just 1 person working in the main office. Security is now a joke, you will not see security people much if at all. And they are failing to keep up with keeping the property beautiful, paint chipping, dirty floors, nasty elevators, and employees breaking in the resident lounge areas. This property is turning into an overpriced dump, poor management will eventually take this place down.”

I explained to the office people that I did pay from the app and there must be some glitch but they acted like they dont care. While, I was coming home I saw trash on floor and dirty abandoned bikes and felt with uncooperative staff, how bad this place is. Not to mention its so overpriced.”

The Metropole was a Greystar property, was located across the street from my employer, and offered great floor plans. Upon moving in, I was told that Roscoe Properties had taken over the property. I'd never heard of Roscoe Properties and will admit that I was a little disappointed. HOWEVER, after living at the Metropole, under management of Roscoe Properties, I can safely say that I have never been happier. The office staff, Juan, Michael, and Victoria are great people to work with. They are extremely professional and personable. I truly appreciate that they care about the tenants comfort. The maintenance team is great as well. I had a few items that needed immediate attention. The request was submitted and closed out on the same day.”

The interior is nice in the leasing office only. Otherwise it is unkept and disgusting. The interior hallway carpet has not been cleaned in over 2 years, is stained with who-knows-what and smells like dirty dogs and rotten fish. Trash is placed all over the parking garage in piles by the exit doors and by the cars in the garage. The trash has leaked over the last couple of years so the common entry and exits in the garage are soiled and sticky. So watch your step coming in and going out. All the doors in the whole property have been broken for almost 2 years. The leasing office has given dates when the doors would be fixed for the last 6 months only for those dates to come and go. If you ask about it, they will tell you a date when it will be fixed. But this is a lie. The elevators work intermittently. When the elevators don't work, the trash isn't picked up which intensifies the odors. The fire alarms goes off randomly once every month or so. It is excruciatingly loud and it goes off sometimes in the middle of the night, 11pm or 3am. Oh and ask for a neighbor who feeds their dog so you don't have to be awaken by a hungry dog that barks for 6 straight hours. Especially if you have kids who you would like to sleep at the normal times. Just stay away.”

The trash fee for pick up is a money hustle no one picks the trash up most of the time and you will be walking to the big trash dumpster daily although you pay a monthly fee for trash pickup. My neighbor just let her trash stay out side for days..Please see picture... The lights in my kitchen and kid's rooms where off for months. Every time I went to the office they could care less that my kids and my kitchen had no light; and I mean NO LIGHTS IN THE KITCHEN up until the day I moved sad. I paid over $1,400.00 a month and was made to feel like I was bothering the staff because I wanted my kitchen lights working. In addition I was told by the maintenance worker that it was my responsibility to fix the office later said that was not apartment complex wants to be high end but they are clueless to what customer service is for high end complex is ------ at best....I would rate the complex 0 but 1 is my lowest option.”

— 12331 N GESSNER RD · HOUSTON“Apartment shoppers, I lived at this property on the third floor for about two years the location was literally minutes away from my job witch I later found to be the only upside to these apartment, everything you DO NOT want in an apartment you will find here and trust me I went through it all. First lets take about the crime in this complex and the crime notices the staff would put on my door weekly. Two of my neighbors said their aftermarket rims were stolen, everyone you speak with complains about the staff and how they do nothing to prevent the constant crime. Every time there is a stabbing or violent assault they notify all residents via a letter so get ready to see these on your door monthly if not weekly. I believe the crime rate is so high in this complex because of the busy location and the security gates never working. The gates break daily and are left open for any one to visit the complex and commit crime. Luckily I never experienced or reported any type of crime but, multiples times coming home from work I would see cops and ambulances and the next day another notice on my door. Lets talk about the quality of the complex. I moved here thinking if I paid $900 + I would get decent quality of living and i was SO WRONG. YOU WILL HEAR YOUR NEIGHBORS HAVE SEX EVERY SINGLE NIGHT, the walls are so paper thin you can hear your neighbors drop their remote on the floor or open their closet door. The reason why 9/10 complaints on google reviews are about hearing your neighbors have sex is because it's true. I completely understand living in an apartment is nothing like a home and there will be noise but these are the worst. A couple other issues that were fixed by moving to my new complex include siren noise (cops are always in the parking lot you hear sirens all night) and the train. Most nights the local train will bellow loudly causing many to be woken up. Personally, my fathers home was nearby so I was used to the train noise already but many may find this on top of listening to your neighbors have sex or walk around all night unpleasant. Also I had a third floor top apartment so if the noise is that bad on the third floor you can imagine the complains of people who live on the first floor. Lets talk about the staff. You pay top dollar for the following. They have Danny, who can't even submit a service request (they missed my carpet cleaning twice among many many other service calls through out the two years) you have Anne who is braindead and can't perform basic customer service skills with out going ------ on you and the manager, that quit. Thanks everyone and happy apartment shopping, I forgot to mention every time your neighbors slam their door it will shake your entire apartment building. That also goes for anytime someone walks up the stairs. It seems when building this complex they used the cheapest materials possible and it shows in every section of your apartment.”

Here now for just a few weeks, we did the typical thing when you get to a new place (note any small issues, and test all the appliances). Their maintenance team came out and took care of everything the very next day, or at least tried to. Unfortunately we had one appliance that was just on its way out, and the maintenance team relentlessly tried to correct the problem. In the end, it had to be replaced but they were always fast to respond and quick to send someone out. I am very impressed by their work ethic and continued desire to make sure their tenants are happy with their homes. If not for the issue with the appliance we would have never known just how much they cared. Win win I'd say.”

They attract people with a special "move-in" gift card for up to USD 1500, but after the lease ends, be aware, that they'll substantially raise the rent! Water is NOT included, they charge USD 50/ 1 bd apartment. Office: As probably at most places, when you move in, the staff is sweet and pretends to be helpful. But later on they are unprofessional and disrespectful. They don't care about the residents, all they care about is the rent. They never inform you about the packages, so try not to receive surprise gifts from friends/family, because you might never receive them. Apartment: Don't expect any high grade things. Apartments are basic. If you face the pool expect some noise in the summer, if you face the school site or Kirby drive you'll probably want to move out immediately. The walls are good, so you don't hear your neighbors, but ceilings are terrible, you feel like a family of elephants lives above you. Location: PRO: It's close to Kroger and Target. CONS: If you work at the Medical Center and you'll want to use the public transport, you'll probably experience a couple of problems. The Portico Kirby offers shuttle for USD 50/month, but the shuttle is NEVER on time in the afternoon, so basically you can only use it to go to work in the morning. Maintenance: The response for repairs is good.”

When I arrived home to a broken door, destroyed apartment, and missing belongings; the leasing office didn't even believe me. It took the woman thirty minutes to finish with another client to even come to my unit. She told me "there is no way that there was a break in. A friend must have came into your apartment." Not until she saw the vandalism and broken door did she believe me. After the break in, there was no sympathy from the complex. Additionally, their "security system" they advertise, are not real security systems as they only notify the leasing office during business hours. Yes, the pool is beautiful but the rent is not worth the rude management and false advertisement.”

The Pool and hottub are always properly maintain. The maintenance staff is very professional and really cares about the tenants.”

No break ins here, the flood can't reach me, and this building could never be blown down in a storm. Ok enough about how tough my fortress is. Once you step inside it looks like your in a castle! Very modern and elegant. Lastly the office staff is AWESOME! I have never felt so special anywhere else. Anytime you need them they respond immediately. They are always coming up with things to make our home better. BTW ask for Terrie Booth, she helped me with leasing the apt. Last thing before I go. No matter how bad your day has been when you come home and look out over the city from your balcony, it reminds you how small your problems may be.”

They obviously did not plan the resident to parking spots ratio. Residents fill up the visitor parking and even have to park out in the street outside the gates. The only spaces that aren't always full are covered parking and garages because they are too much extra tacked on to rent. Rent is already expensive enough for how incredibly inconvenient the parking situation is. We cant go out in the evenings because when we get back we will have to park on the other side of the complex and make a long walk in the dark. Once you get inside, the water is disgusting. The hot water has white particles floating in it and we tested the hardness and it is off the chart. As we wash our clothes they quickly fade, and we bought a filter for the shower head and that still hasn't helped the gradually worsening condition of our hair. Even the ice tastes so gross we cant use it. Lastly, either the ceilings are as paper-thin as the walls or our upstairs neighbors stomp everywhere. The walls themselves are so thin that you can hear people talking as the walk down the hall outside and if anyone slams their front door it literally shakes the walls. We completely understand that no apartments are perfect but we both know from experience that not all apartments have these specific negative qualities.”

There is always the drunks that make noise all night long outside for everyone to hear, the idiots that drive fast and burn tire, and what gets to me the most is the dam couples that fight like idiots outside and make a show for everyone to hear even when it starts getting physical. I literally always here people argue once a week like common does anyone want to hear your problems especially screaming crying and hitting each other? People have been robbed here and i have seen cops show up. Parcking needs to improve it sucks so bad. I dont reccomend it for families with children or women who live alone. The amenities in the apartments and outside are great the downfall is all the people that live here there super ------.”

The only issue that I've had since I've been there is with my neighbors below me, but the manager handled and helped to resolve that matter. The only other thing I have a concern about is the parking problem. You can't really invite any guests over because some residents with two cars park their vehicles in the visitor spaces as well. So that leaves no where for your guests to park and I don't want their cars to get towed. Other than that my two years at Tradewinds has been a good experience!”
