On Friday, we received a letter from property management that a woman was robbed and vehicle was stolen in the late afternoon the previous day. Now though the property management has no control as to what other non residents do but the root of the issue is accessibility. The reason someone was able to rob and steal a vehicle in the middle of the day is because management has not provided residents with gate keys or garage clickers to the property. Therefore any and everyone has access to the gate code. It takes seconds for a thief to rob, steal and kill from you and by not allowing residents accessibility and ease inside their townhomes gives perpetrators even more opportunity to strike at any given moment. We arrived to the property July 1st and were welcomed with a filthy townhome with yellow carpet stains, stained walls and large outside cockroaches. We have requested for the problem to be resolved and the issue still remains. When you call the managements office you are greeted by the rudest, unsympathetic leasing professionals. One in particular is Noemi who just appears like she literally hates her job and people (which is extremely odd for someone who freely choose to work a customer service oriented position). My realtor whose the kindest person on Earth expressed the rudeness and unprofessionalism by Noemi which should have been the sign that we shouldn't have leased at the property. I wish I would have done my research on this company prior to moving which is why I want to help others not make my mistake. I don't mind being the guinea pig but if I can personally save some one the trouble of renting here then I have at least done my goodwill. For the third time do not live here. Don't even glance at this place. Drive right past it and relocate to a place where you will be treated with respect, care, attention and feel safe. We are literally going through an international pandemic that people are dying from. The last thing you need is additional stress so again DO NOT LIVE HERE.”

Unfortunately, JMG is losing great residents due to the new property manager ---------------. I've notice on the web site that they have offered 2 months free rent to entice future residents into moving here. The sad part is watching these new residents skip out on their lease contract. I've watched them move out in the middle of the night once the two months are up because they don't want to pay the high rent here. The quality in the residents that they have leased to has gone done dramatically. I also want to comment on the review someone left recently saying "Thank you, for the security during the Superbowl." It was only during Superbowl. Nonetheless, I see you are desperate for good reviews. Before I educate you on the trash issue we have been dealing with since --------------- has started working for JMG. Let me say how happy I am to know she now lives on the property here at Plaza at The Medical Center. Now that we all know what unit she lives in, she can expect everyone to start knocking on her door for all of the unresolved issues that we have to deal with. There are only sixty-six units here, so it's not hard to figure out which unit is hers. Over here at Plaza, everyone knows everyone. Let me also include she just put a target on her back as well as on JMG. Knowing that our rent includes the trash, she now wants to try and enforce us to pay an extra $7 for trash and to include it in our monthly rent. With her trying to enforce something as ridiculous as that alone is going to upset every resident who will now be on her case as well as JMG's case from here on out. Keep in mind there were no negative reviews when ------------- worked at the Elle Collection. Now that --------------- has started working here, there has been issue after issue. --------------- didn't win any brownie points by trying to enforce the $7 increase for trash. If JMG wants to understand the issues we are all dealing with, first look at how we lost a great resident like ---------. She was so disgusted with --------------- not doing her job by making sure that dumpsters were emptied that she wanted out of her lease early. I was sad to see --------- move out of ----- she was a great neighbor. I've included pictures of the trash so you'll understand how up set the residents are with ---------------. The other issue that residents are angry about is the fact that there was a break-in at 2670A. The police were called and there is a case number, I spoke with my neighbor about this incident. This break-in was back in October, and --------------- didn't feel the need to inform the residents about this. That alone is grounds for dismissal. I am friends with a gentleman who is a security guard at a different apartment complex. He explained to me that the property management where he works at was let go for not informing residents of a break-in. --------------- has only been working here for 6 months, and I have never heard so many neighbors complain so much about a property manager like this. If JMG wants better ratings they need someone better than ---------------. Sincerely a disappointed resident!”

They could charge double what I pay if only we were allowed to have a working a/c, a dishwasher that didn't smell, and a washer that comes with a working dryer. But no, I am going to be forced to relocate when my lease ends so that repairs and upgrades may be done, until then I am expected to hand wash my dishes, oh and those towels to mop up the sweat that pours off of me and my guests , can't forget to wash those too. ------ ------ has been personally offensive to me, not only did she call me and my roommates fat because she claims after months of monitoring she 'never saw us using the workout center' , she yelled in my face, pointing a finger, telling me that she lives here too and can sympathize with how I'm feeling. I did not see her crying like I was ten minutes later when I left but then again, I was not monitoring the property. After living here for two years, I feel sad. I have been taken and used for every last cent I possess, been denied basic maintenance on my unit, and was denied access to the only two amenities on site (the pool, conveniently located out my front door, and the workout facility) for over a year. Don't even get me started on move in (no keys, no garage keys, no gate keys, fecal matter in the courtyard in copious amounts, grease and oil spills, and carpet.... Oh my god the carpet). We almost refused to move into the property because of how disgusting and poorly the property had been managed and prepared for new residents. We weren't able to put anything on the carpet until it was ripped up and cleaned then received new carpeting, leaving me unable to unpack for a week. Upon reflection I wish I never signed the lease, I wish that I had taken the sign as it was given to me that I was not meant to live here. This place could have been amazing, I was so excited to live here and use the pool and meet my neighbors, instead we walk outside to escape the heat and console the new move-ins, telling them it will only be a year, just one more year with this joke of a property then can try and find a real home. P.S. The maintenance staff is fantastic, anytime I have an issue I can go and talk to one of the TWO maintenance men for the THREE properties she manages and they always want to help. They're eager to make me happy living here after seeing and dealing with the disgruntled tenants for so long. They try to fix everything they can but are not able to order a/c's and dishwashers so shout out to the hardest working men on property who are the only ones who actually care about the health of our property! The office employees change so frequently because they are unhappy with being unable to help us. Props ------, I think you made it the longest under ------'s reign and you have always been nice to me, even after I was nasty on the phone and waiting to go into a meeting with ------, you were nice, and when I left crying even nicer, thank you!”
“JMG has been working very hard trying to make this place better. Unfortunately, as long as ------ ------ is still working for them their apartment ratings will never be good. ------ lives on the property and she is not a model resident. She has failed to take care of the rodents that are living here on the property. She is aware of them but is still negligent about them. We have not had a pool for over a year. The motor stopped working for the water fall that goes into the pool. When the pool man showed up and fixed the water fall to the pool. I asked him what was wrong with it. He said the motor was out. So it took over a year for ------ to get the motor replaced. Even though that the motor is now replaced, the pool still remains closed. I was told from other neighbors that there was a petition a year and a half ago trying to get rid of ------. This was all before JMG bought the property. I doubt JMG is aware of this. I wish JMG would show some concern over their image and understand that ------ is not good for JMG!”

Manager Lies, She does not return calls, she is not available in the office. Assistant Manager is as clueless as anyone else in the office. She lies and makes excuses. This property had foundation problems several units garage sank few feet and their living room walls cracked. Foundation problems occurred at 8-10 UNITS in the past year. Appliances are very old, if you ask for replacement; you are threatened with ridiculous rate increase. Repairs are done by non-professional employees with no experience. Pest control is an issue. Rats infestation! Heat and Sound Insulation is pathetic. Yes you can hear train horn every morning from 4 -7 AM. Upstairs room gets too hot in the summer and too cold in the winter. Your electric bill will be $200 or more per month. There were 4 robberies choreographed on same day the Management was doing inspections of the Property for sale (November - February) JMG Realty bought the mess and kept same Lying/Pathetic old Manager/Assistant Manager. Do Not Rent at PLAZA DEL ORO. Save yourself from the misery!”

It is very dirty and we have horse fly problems in our house for the last 45 days and the management really does not care except that they send someone to spray small chemicals which only gives us big headaches because of the chemicals. 3. It is certainly a health hazard as well to live in these apartments becaues of those horse flies.(We hardly cook at home and we keep our house very clean).”

Additionally, there are insects, pest and rodents that are rampant in the units as well as all over the property. Don't stand outside too long roaches, mosquitoes or rats may give you an infection. The pest control is substandard. Probably the problem persists because manager Sharon allows 20 people to reside in one unit, safety and health hazard to say the least. Additionallly, they don't fix anything!!! If you have a maintenance issue, be prepared to wait MONTHS!!! The blinds are cheap aluminum. There are no amenities, they advertise a clubhouse but it has been under construction for two years. the pool is always dirty, you have to be careful because rats are running around and maybe even floating dead in the pool, BEWARE!! The cabinets are cheap backerboard, plywood and moldy, this place needs a complete overhaul!! Starting with management!!!”

She described my place exactly as it is and was very helpful in my transaction. My home is huge - I love it. I've been here over 8 months and I could not be happier. If you decide for Plaza (it was a toss between San Marin) make sure you get the black appliances, it makes that much of a difference. If you're looking for a place to socialize this is NOT it and I could not be any happier. By the way, my garage is also huge.”

If you call the office phone number to complain about the noise, the "dispatch" will not connect you to the security guard. It is very frustrating and caused several bad nights' slreep. The units are large (about 1800 squ. ft.) and the maintenance are good. Just don't live near the pool”

Called utility company, they came and replaced meter but bills still high. Told to have management check wiring. Called office, but told nothing they can do. Lived in a house twice size of this unit and never paid this much for winter electricity bills. Can't wait for summer. What is so messed up is that my family was begging me to turn the heat on, to knock off the chill.”

Went to apartment and it was filty, carpets not cleaned, oven etc. We called and thats when they sent people over to put in a microwave, etc. We also told them that there were leaks especially in the garage, they sent someone to patch the roof but when it rained I had to place buckets to catch the water. There were also critters in the crawl space and you could hear them jumping and scampering around. They came and closed the crawl space, unfortunately they trapped something up there, a month later there is a terrible smell, rotten flesh in the master bedroom. For two weeks my husband and I slept on the floor downstairs to get away from the disgusting smell. We called and some guy came with a deodorant to spray the carpet(huh) we went to speak to the manager, and all she said was "I'm sorry, we will send someone to check. No follow-up, nothing, it still stinks, especially on hot days and now we see these giant flies that just pop up out of nowhere. Our skin is itching like crazy and we have mysterious bumps. Go figure considering we pay over $1600 a month.”
