First and foremost, after living here for almost 1.5 years and diligently following all parking rules, I got my vehicle from California 20 days ago and changed my vehicle's license plates from California to Texas and forgot to update this information in the parking app. As a result, my car was towed from the complex this morning, and I had to pay $300 to get it back. I immediately contacted the management, explaining the situation and providing proof of my initial registration and the new license plates. Despite my good-faith efforts and clear evidence that this was an honest mistake, the management was unresponsive and unwilling to refund the towing fee. When I went to the office to discuss this issue, one of the management persons rudely asked me to leave instead of addressing my concerns. This level of unprofessionalism is unacceptable and further demonstrates their lack of care for residents. Adding to the frustration, the apartment complex is consistently unclean. Common areas are often dirty, and it seems like maintenance is not a priority here. Trash often piles up, and it takes an unacceptable amount of time for the management to address these issues. Furthermore, any request for repairs, no matter how small, takes an inordinate amount of time to be addressed. I have had to wait weeks for simple repairs, which is completely unacceptable. This has significantly impacted my comfort and convenience living here. This combination of unfair practices, poor maintenance, and slow response times has left me feeling extremely dissatisfied and undervalued as a resident. I urge anyone considering moving here to be aware of these issues before making a decision and should not move.”

The safety situation was nothing short of abysmal. The security guard's presence was merely a facade, with minimal active monitoring. The parking garage gate, which is supposed to provide an extra layer of security, was frequently broken and wide open, inviting anyone with ill intentions to waltz in. The property had a disturbing history of crime, including car break-ins and even armed robberies, making it far from the secure and peaceful environment I had initially hoped for. The last straw, and what has driven me to leave this one-star review, was my dealings with the new management company, ZRS Management. When I moved out, they a glaring clerical error was made when processing one of my final checks. I was astonished to find that either they or their bank had incorrectly filled out my routing number on the return check form. Instead of approaching the issue in a constructive manner, the property manager was very adversarial about the situation and did not treat me with respect during these dealings. Instead of letting me talk to someone at their bank (my bank had already confirmed it was not an issue on my side) or their corporate accounting team, the property manager insisted “it was not a problem on their (ZRS’s) end” (while refusing to provide me any proof) and that I pay the overdraft fee or face immediate collections. This kind of incompetence and disrespect is inexcusable and demonstrates their complete disregard for their residents. I implore anyone considering Metro Midtown as their next residence to read my and the rest of the recent reviews carefully before making a decision. Your living situation is a significant part of your life, and Metro Midtown has proven itself to be a far cry from the comfortable and safe home it initially appeared to be. Please, do yourself a favor and look for a better place to call home.”

It is disheartening to see a once-promising option turn into such a disappointing experience. DO NOT MOVE HERE! There are superior living experiences for the same price in Houston. When I first moved in, GREYSTAR was in charge and the apartments were a great choice due to their well-maintained units, convenient location, and responsive maintenance team. Unfortunately, these aspects have suffered greatly under the new management. Here are a few of the issues I encountered during my time here: 1. Deteriorating Quality: The overall quality of the apartments has noticeably declined. Amenities and landscape no longer display a luxe living experience but instead, a dirty and grimy one. All the plants are dead, hallways have not been washed since ALLIED ORION took over, the pool area is unusable most of the time, the game room and gym are dirty, smelly and depressing. Maintenance issues, such as malfunctioning appliances, outdated fixtures, and poor insulation, were prevalent and took an unreasonably long time to be addressed. The lack of attention to these matters has resulted in a significant decrease in the overall comfort and livability of the units. 2. Ineffective Maintenance: The maintenance team, once known for their prompt and efficient service, has become disappointingly unresponsive. Requests for repairs or fixes were often mishandled, with marked completion statuses even when the issues remained unresolved. This negligence and indifference towards residents' concerns are deeply frustrating, especially in urgent situations. 3. Poor Management: The ALLIED ORION team has shown a lack of professionalism and customer care. Their communication has been inadequate, with little to no transparency regarding changes in policies or procedures. Resident concerns and complaints are met with dismissiveness and a reluctance to address issues adequately. It is evident that the well-being and satisfaction of residents are no longer a priority. It is truly disheartening to witness the decline of a place I once considered home. The deteriorating quality, ineffective maintenance, and poor management have made living at METRO MIDTOWN an increasingly frustrating experience. I sincerely hope that the management takes note of these concerns and makes a genuine effort to restore the community to its former glory. As someone who resided at METRO MIDTOWN for several years, I regret to say that I can no longer recommend it as a viable housing option. DO NOT LIVE HERE. I had a water leak in my apartment for weeks, every time I showered water oozing out of the floorboards and baseboards, I put in a work order and heard nothing, reached out to management and this is where it really went down hill they cut a hole in the wall exposing multiple kinds of mold and then just left it open for a week when I finally got someone to speak to me i was told the leak was fixed I asked where it was and how they fixed it - the question couldn’t be answered. The water was turned on to prove nothing had been fixed, and they were about to cover the hole back up - mind you without removing the mold damaged wood, Sheetrock, baseboards, or floorboards. I demanded a mold test and the mold be remediated properly and I was ignored by all levels of management simply saying there was nothing they could do, I asked to be moved to another unit and all local management said they could do nothing. When I was out of the apartment they quickly covered the wall back up and will still not communicate to me (as far as I can’t tell the molded wood was painted over and the molded 2x4s behind the wall and molded Sheetrock was left there) On top of that I have a broken water heater and was dealing with hot water that lasted 5 minutes for months I put in a work order and it was not addressed in a safe manner I reached out again and it took them two weeks to “fix it” now I have absolutely no hot water and they still won’t do anything. Trust the other reviews that say this is the most horrible place to live it’s not worth the couple hundred dollars you’ll save on rent. if the ceiling caved in (which it could seeing how the piping and things are done behind the walls) the management would probably look at the debris in your apartment and say “man that sucks sorry I can’t do anything” If you visit the website it says “enjoy the life of luxury” . For reference luxury is defined as “the state of great comfort and extravagant living” This must only be luxury if you don’t care about having hot water, mold or mold remediation, floor boards peeling up, a dryer that won’t stop running (yeah my dryer won’t work properly either they supposedly ordered a part but have communicated nothing otherwise this along with other issues are draining my electricity and causing a huge bill so nothing is energy efficient nor do they seem to care about energy efficiency ) , and senior management that ignores paying residents and provides no tools or empowerment to it’s customer facing employees to be able to solve problems on their own. I have never dealt with such incompetent maintenance and such useless management. Mind you this is a SUMMARY of everything I’ve had to deal with there’s many more details I’m not including in this review as I’ve been dealing with this for a month now and it would honestly take an essay. In summary it’s not worth the risk of living here in restrospect I’ve saved NO money and am living in not only NOT LUXURY but actually substandard conditions without BASIC apartment expectations when you’re paying over $1400 dollars a month.”

Had my car hit in the parking lot, asked that they help with the investigation by reviewing the footage to find out who did it. They would not help and said it's the HPD's job to come in and review the footage. When I actually had HPD on a conference call with them, the manager changed her story and put the blame on me saying I wanted a footage from them when what I asked was for them to review the footage to find out who did it. Not helpful at all and had a very unpleasant tone. Even HPD said to bring this up to Greystar corporate offices, which I will do.”

I wasn't in town at the time I was trying to get the paperwork and I eventually had to drive to Houston to walk to the leasing office and tell them to give me the paperwork. Finally it assent to me, unfortunately the 60 days had already passed because it was nearly impossible to receive the form. I called them after receiving an email telling me why my lease is extended 2 months to explain to them why they didn't receive my notice 60 days in advance. They were extremely rude and wouldn't hear of it. I'm now having to pay for 2 months of rent because of their mistake. Not to mention this is all during a pandemic. In addition, their key faub they give to us would rarely work and I had to get several new ones. And please don't get me started on getting ahold of maintenance to come fix something.”

I agreed to terms only to receive a call 2 days prior to move in that her boss overrode the discounts and they were no longer available. They aggressively tow cars from the property. I wasn't told to immediately place my sticker on my window and my car was towed during move in. The staff just shrugged their shoulders when I told them what happened. There is a lot of crime in this complex. My friend's pickup truck window was smashed and they stole his used gym clothes. One night there was a shooting on the top of the apartment complex. The Houston police had to close it down to investigate. They make "valet" garbage pickup mandatory and charge you more for that but garbage is just placed outside the apartment doors and is often blowing around the complex. There are many add on fees that they do not tell you about. My last bill had $300 in add on fees for garbage, water, sewage, and just junk fees. Beware. You will pay more than they tell you and the staff are rude.”

Hallways aren't cleaned and are dirty from valet trash. All the grass areas are covered with dog poo because people don't pick it up. When pedestrian or garage gates aren't working it can take weeks to fix. If your garage clicker or other access fob doesn't work, they say multiple times that they don't have any more. Tow trucks are in the garage every weekend and will tow you if your parking permit isn't in the precise location they were told by the leasing office, even if they can see your parking permit. Walls are very thin. You can hear everything your next door or upstairs neighbors do. When you complain to the leasing office in person, more than one of them will come at you giving excuses and not being helpful. All they care about is money. If you need somewhere in Midtown that is relatively cheap and not super sketchy then this complex is fine.”

All of my problems with this place have to do with either the old staff, the management group who oversees the community, or the residents in the community. When my boyfriend and I toured the community we specifically asked how quiet the grounds are, given their proximity to the bars in Midtown. We were told that the apartment we would be given, should we sign a lease, would be in the back of the community where noise would not be an issue. Since I work early in the morning, late night noise is a top concern for us. Upon signing the lease we were told that the apartment we had originally told would be ours had myseteriously disappeared, as had all the others we were told were available in the back of the community, and that we would be in an apartment right up against Bagby St. I spent 15 months getting less than 6 hours of sleep per night due to the fact I had the sweet sounds of trap and screaming drunk girls blasting into my bedroom windows every night. As if that weren't bad enough, our downstairs neighbors blared their music at all hours of the night. It was so loud it would visibly shake the panes of glass in our windows. No amount of talking to them directly, calling the police, or reporting them to the office curbed this behavior. After the staffing change, they even had the audacity to cuss out the office manager. The only thing that made them the slightest bit mindful of their behavior was an eviction threat because of this. As if that were not enough, they smoked so much weed in their apartment it made my laundry room reek of pot. The community does offer valet trash services, but since most of the residents here are untrained baboons, the hallways are always sticky with goop that leaked out of trash bags that were piled up by neighbors' doorways. The office issues threats via email at least once a month saying that fees will be charged to anyone who can't abide the proper trash rules, but in the time I lived there it never appeared to be enforced. If the hallways aren't disgusting with garbage goop, you can rest assured that some entitled princess let her dog piss or poop in the walkway, and she didn't even try to clean it up. People drive like absolute lunatics in the parking garage. They do not care about your safety, so be extra careful. One lady almost ran me over when my boyfriend and I were walking to his car. When he shouted at her to slow down and pay attention, she had the audacity to lecture him about how he needed to be more courteous. I'll let you make of that whatever you will. Residents also consistently block or tie open pedestrian gates so their lazy butts don't have to let friends in. This, obviously, lets potential criminals into the community. Since the complex is right next to the bars, there are quite a bit of people looking for opportunistic crime. Someone attempted to bust in our door twice during the time we lived there. Like I said before, I genuinely like the people in the office. Their trying their best to make the community better. Unfortunately for them, a Herculean task has been placed upon their shoulders. Despite their best efforts this place remains the single worst place I have ever lived in my life, and I grew up in Greenspoint. The rent here is extremely affordable. Trust me when I say, the money you're saving doesn't make this place worth it. Spend a little more and go somewhere else.”
“Can't beat the location, it's in walking distance to restaurants, grocery stores, pharmacies, and bars. They offer some great amenities, like yoga classes and spin. They have 3 to 4 monthly community activities that I found to be very enjoyable. The pool area just got a facelift, which it needed. I have to say when I first moved in I was disappointed with the office management, but now they have a totally new staff that have been much better. It is a noisy location because your in the heart of midtown so you hear the bars, people walking around, cars driving fast, and especially the music but you either get used to it or buy earplugs (like I did) to wear on the weekends. Be prepared for dogs though, because every tenant just about has one. You will hear barking, the hallways sometimes smells like pee, and occasionally the "bad" tenants don't clean up after their pets. This is not Metro's fault, they do their best to keep the grounds clean, but just be prepared for it. Also parking is a b****. You either get lucky and find street parking or you basically will only park on the 4th floor visitors parking because the garage is always full and "far-ish" from your apartment, again if you're not lucky enough to snag an apartment near the garage. Over all I've liked living here and have enjoyed this complex.”

Thats where the good ends and the rest can all be chalked up to very poor management. I have lived in apartments for the past 11 years in a wide range of properties in many locations and have never come across a group of people so completely incapable of doing their jobs. Ive held back this review to given them the benefit of the doubt as I moved in right after Harvey - you could tell they were swamped. That being said, Ive been here for less than a month and its just too much. I didn't think a bad front office would have this much of an effect on my time here, but it has. I wish there was a 30 day grace period for leases - if there was, I'd be moving. Hopefully the manager is replaced (or quits - she seems very stressed) and the next person can put this place into a proper state. She clearly is in over her head and has no clue how to fix the problems. Every time I go into the office, there is at least one other person there complaining. Lets talk paperwork: It took them about 2 1/2 weeks to even get me a lease to sign - keep in mind I had paid deposits, prorated rent, and was living in the apartment for those weeks. The management advised that they didn't 'receive' some of the online payment I made. When I showed them a bank statement, I was told that those amounts were probably being refunded and the reversals just hadn't shown up yet. 2 1/2 weeks and still no refund or update. I am still waiting for a proper ledger showing everything that Ive already paid. Every time I ask, Im told that its the 'system' and they are working on it. Don't ever hold your breath if someone in the office says they will call you back - it ain't gonna happen. DO NOT have a package delivered to the office. It will take them days to notify you, all the while the manager will tell you constantly that its 'not her fault.' They will tell you to have the carriers deliver the packages to your door - Ive called FEDEX, and UPS: they don't have access to the property and must deliver to the office. The manager said these carriers were 'just being lazy.' Luckily, the mail lady is very cool and I can at least get some of my Amazon packages on time. I get no wanting to be responsible for people's packages, but when that box of Freshly rots in your lobby, its going to be your problem. The manager must have said 'its not my fault' about 50 times while I was digging deliveries for my stuff. DO NOT park your car here. Many other reviews talk about break ins - I have no experience with that, but I can see how it happens. When we moved in, the gate was left open at all times. Anyone could come into the garage. Then the gate was closed and I was essentially locked out. They hadn't given me a clicker since the gate was always open. No notice to residents about the change (not even new ones without clickers). When we moved in, I was given parking passes and visitor passes and told that beyond the reserve spots, the parking was first come first serve. I had a car with a visitor pass towed and was then informed that visitors are only allowed to park on the 4th floor. This info is not in my lease, the parking addendum, nor was it told to me when I received the passes. I was advised that an email with this info goes out on the first of the month. I moved in on the 9th. Again, manager says its 'policy' and nothing she can do. (Im sure you see a theme by now). She says that this was very important and she was certain her staff told us the rules. At the time, her staff was so swamped, Im sure there was a ton of things he forgot to tell me. Until today, one of the gates has been chained shut with a bike chain since I moved in. I have witnessed 2 other residents complain about this. One of them was told by Summer, a leasing agent, that there were other gates he could use. Its hard for me to tell people to avoid this place, because our actual apartment is awesome and if I never had to deal with the people in the office, I'd probably have a great time here. That being said, maybe wait until the next regime change for your own sanity.”
