“I believe the community has potential but the funding isn't there . The entire complex is having plumbing issues and it's not properly being fixed . We had trash everywhere at one point because we did not have a proper trash company . My toliet is always breaking and never getting fixed in a reasonable time . Cars are being towed by shady tow drivers , people's cars are being stolen . With the proper funding the place would be really nice . It's great for someone's first apartment.”

I appreciate the understanding with making rent in 2 payments but that's all. Zero understanding to my situation but I do my part. And get nothing back in return. This will be my last year here and I have been here now 4 years. From my ac not working properly to my heat not working at all and I am over it. No gym no pool thanks but no thanks my time here will be over in August. Another year of sweat and heat in my apartment with an over 500 dollar electric bill.”

I’ve read the old reviews and they are lies I haven’t seen a bug or had any type of water damage yet although I did just move in I think everything will be fine. The community its self is very quiet and neighbors seem friendly. My apartment is very modern and clean. Maintenance came very quickly when there were slight issues. I called the manager and let her know about my situation and making payments toward my rent. While I was at work, maintenance came in my apartment and stole my sons brand new shoes and my smart TV. I called the office and spoke with the manager and she said I could not get my TV back until I paid full rent and late fees. Do not rent here please! The manager has no compassion. The maintenance would just go in my apartment and eat and drink my stuff while I was at work.”

Don't move here with any expectations of what these other reviewers are saying. They probably got paid or a kick back on their rent for it. Be careful. Look up property ownership. You can mortgage for around the same price. Since I've been here, they don't leave work orders, staff is in cahoots and lies smile in your face and LIE, my grill and license plate got kicked in, my upstairs neighbor floodedy apartment - no help from management, called 311 and HAA LOL and because leasing management is in house, they just laugh it off lol I'm NOT moving. I'm going to FINISH my lease and get a house. #facts”

There has been robberies , car break-ins and even the office got broken into! The gate is always open it has never been fixed so anyone can come in and out. There is no security or cameras around the property. The apt is nice on the inside but its the crime on the outside you have to worry about. There is only one office lady she don't work on weekends and one maintence man they don't have funds for security. I would not live here unless you don't mind being robbed or your car stolen/broken into its not worth it.”
— 1325 Greens Pkwy · Houston“ive been living here for about 10yrs now and i will soon seek a new apartment to live in. the first 5yrs were great, but after, with the different companies taking ownership, the apartments have gone downhill. the past 3yrs , theres been a big roach and raccoon problem. the roaches are heavy during the summer months while the raccoons come around during the winter months. i have a family of raccoons living in my roof ( i live on the 3rd floor). ive taken pictures, called the property management to complain and nothing has been done. its scary to be asleep at night and you hear the raccoons scratching at your roof and walls. if management would up keep the apartments, i would suggest for people to live here, but instead, management wants to raise rent and not fix the apartments. i will be leaving this complex when my lease is up.”

I must say, Ms. Ruby, the current property manager, is the nicest and most helpful manager this property has ever had. Since Ms. Ruby has been here, maintenance requests have been completed in a timely manner of reporting the issue. The property looks better now, we have weekly landscapers that come out to maintain the gardening and cutting of the grass. The towing company has always been helpful when I've had to call them in the past, always cordial and courteous on answering questions I've had on the parking permits, visitor spaces and rules enforced on the property. To say there is no crime would be a lie but I've noticed that since Ms. Ruby has been here the crime has gone down, whatever she's doing has managed to work. I would gladly refer anyone to live here with the great staff we now have.”

The apt is very small and not worth what they ask for in rent. The many issues I've had were the pest problems, racoons living in the ceiling, No Hot water which is a current issue. Also the tow company towing your car in the middle of the night without warning and on that note I feel like a warning is fair but thats not the case when they are after your money!!!. However, the noise from car alarms in the middle of the night to early mornings are very annoying. So with all that being said I would think twice about where you move. Do your research or you'll regret it!!! Can't wait to move into something more comfortable and worth spending my money on. This is not worth none of this at all!!!! Wouldn't refer anyone. Bottom line.”

The windows are very thin it takes a very long time to heat your apartment. So count on a very expensive light bill during the winter months. The property grounds are not well kept. There's dog ---- everywhere. There's a dirty pond nasty mosquito nested, with frogs hoping all around. There's a lot of families here with children everyday there's about 10-15 kids out side play in the pond because there no play area and the walls are very thin so you hear the kids until they go in their Apartment. Property management sucks. My first year here I had to deal with Monica and Kate. Monica was very cool Kate was too but she would to make you think she really getting something done when she's not. Example. I'm in my second year and I still have no closest doors witch was promised to me when I first sign my lease. Now we're under new management that don't listen to nothing you have to say. It's like talking to a wall. I have over ten major repairs that's need in my apartment only thing has been fixed. When the unit above me that's a bath or shower the water leaks into my bedroom. I had to replace my mattress because it happened so much. And the only thing the management told me was I should have renters insurance. No you guys need to fix these pipes.. any who... There so many things that wrong with these apartments. I'm fed up and plan on moving very soon. Good luck if you move here. Oh I almost forgot. There mood in every room in my apartment and they just painted over it.. really... It's so sad out here and the prices just went up. So choose wisely.”

But really, they aren't everything I thought they would be. There are constantly people outside, loud music and children running everywhere. The inside of the apartment falls apart within a couple of months of moving in. My battery has been stolen out of my car! Now, that being said. They are somewhere to start off. If you just need cheap rent and shelter, then really there is nothing wrong with it.”

I moved out last year after I began experiencing headaches, constant sinus congestion and I was finally placed on steroids. I purchased an air purifier because the problem was so bad. I filed each and every complaint in writing, however, the first management company didn't have the resources to address the problems, and finally Oak Leaf Management took over, and only patched it up. My air conditioning vents were consumed with black mold, and their were water leaks throughout the unit (large two bedroom), causing further water damage to the carpeting. Channel 2 news team was dispatched, after a new born became ill because of the mold and bacteria on the property. I understand the property has been painted, patched and new boards replaced on the outside, but please do not be deceived... this is a cover up. Stay away from the property. Oak Leaf Management also has a history of poor management and maintenance. I've lived on another of their properties, and when they arrived, I was able to inform other tenants of their history... and I was right.”

My cousin try to come and because of his felonie they did give him an apartment but now they are moving all kind of people with criminal and I know for a fact because my friend got an apartment here and it has a felonie. I truly do appreciate the courtesy extended by the office staff and love the floorplans. The fireplace is great and the washer and dryer connections are so helpful. — 1325 Greens Pkwy · Houston“I was told about this apartment complex through a family member who used to reside here but no longer does, upon examination and meeting of the staff i was assured that this is the right apartment for me and my significant other, although after many and i do mean many changes of management i have come to the conclusion that this is place is not a good place to call home. When moved in everything was peachy but since i have been here for a while its unacceptable. First problem i ever had was when i thought one of my vehicles had been stolen, but the actual truth of the matter was the apt. management had it towed since the back passenger rear tire was slightly over the line she considered it to be double parking, but come to find out after getting in her --- she took the money i payed to get my vehicle out of the impound lot out of my rent. Secondly, the maintenance people take for ever to come and fix a problem most of the work was done by my significant other and the amount was deducted from the rent, however they never sent an exterminator to my apartment except for once when i called the health board and i have been living her 3 yrs. Last but not least, i just found out there is a new management taking over and that the apt was a foreclosure(something none of the tenants knew about)and that our deposit have been stolen and in order to get it back we would have to go to a small claims court. My advice to those who consider moving in here is to do a thorough examination of the property and make sure you keep all important documentation stating what was, and to take photos of any damages to the apt. AS SOON AS POSSIBLE!!”
