“Well let's start here it's a good thing that you have to have access to get in but did you think about the kids I have kids crawl under the gate to get to the bus stop and try to wait on a car to come to get out which is dangerous the maintenance man be picking up paper so why he's not allow to open the gate during school hours for the kids they shouldn't have to do that just to get to their bus stop”

“The Pinnacle staff is GREAT!!!! The ladies in the office now are very helpful and auhturo is awesome. The office has come a long way. They are in their ---- now..... Every time I have situation the Pinnacle staff is on it. Way to go ladies”

“Staff is a bit lazy and the area is getting dangerous, there's cats and kids running around, I find dog poop everywhere and trash, people are always screaming at each other and you smell weed while ur walking around at night and the pool has been close during covid while other apartments have had it open and I mean for the price we pay I should be avail to go to the pool simple step could have been taken but the staff is too lazy to work and figure out simple solutions”

“Horrible place, kids are always running around throwing trash, people are always fighting with each other and the other day there was a drive by, management is horrible and on top of that too high to deal with attitude with that price range they should bow down to us Save up more money move somewhere else but here”

“I have been living here for awhile and they argue and loud all the time. Management like to cover it up. They break in cars and apts and they don't do anything but say they will see about security which they don't have. My family can't wait to leave this hell hole. The good reviews are all bd I promise you!!! Beware !!!!”

“The poorest quality of maintenance service. I have been requesting to get my unit A/C ducts cleaned and decontaminated from mold and mildew since October of 2019. They ignore my requests and put the blame on the previous manager or office employees because within that time frame they have fired and hired 2-3 different sets of office employees. The maintenance workers blames the manger saying they never give them the work orders. Also every month I request an A/C filter change or replacement and that also have been ignored since December. They neglect their tenants and it is so awful.”

“This place can be a better place to live if they get rid of the asst.manager who don't give a damn about any of the tenants. She lies and she is just not cut to be a asst manager or a manager because she don't have any people skills with her nasty ways. She make tenants think she cares when she really don't. She need to be replaced with someone who really have interest in the care of all tenants and not just her race. These apartments really have gone down since her and the manager took over and tenants moving out like crazy. The maintenance team don't do they job as well and they are sorry also. It sad the only thing that management care and worry about is rent and not the tenants living conditions. There is some hard working tenants just want to be able to come home at the end of the day and enjoy they apartment. These apartments was once a great place to live and call home and know that hat they safe and can enjoy they apartment.”

“This is the worst apartment of all apartments. The office don't put in work orders, maintenance is slow and rude and tell use we will be charged for things that's out of our control. (garbage disposal) they do random inspections of the apartment o and can't forget when maintenance came by knocked on the door and covered the peep hole with his finger so I wouldn't move here. I could go on and on but I don't have that kind of time. If your looking for somewhere to stay DO NOT stay at the pinnacle apartments located at 10451 Huffmeister rd 77065 Houston, Texas”

“I am a current resident at Pinnacle Apartments. I have lived here since 2017. When I first moved here the staff was nice and the maintenance was quick with work orders. Within the past year the staff and maintenance have gone down tremendously. My microwave went out and it took them a month to provide me with a new one. My front burner on my stove has had an electrical short in it for a year and has been "repaired" 4 times and still has the same issue. I asked for my carpet to be replaced, it is and has been separated from the tile since I've been here and it has yet to be replaced. The nails stick the bottom of my feet every time I step in the bathroom. My shower broke and it took 3 weeks to get fixed. All of the faucets drip which causes major stains in the tubs, but supposedly maintenance fixed that too. The office staff never answers the phones or returns calls. The rent constantly fluctuates up and down. I once needed my hot water heater to be relit after I had to have my services reconnected and the office staff charged me a $50 fee to have a guy from maintenance come to lite the heater because there was a "special key" needed to unlock the door where the water heater is located on my patio. Well that "special key" happened to be a screwdriver that he used to pop the door open from the side. I could have done that myself, but was charged a $50 fee. I am not sure if this property is going through a transition, but it has gone down. They don't fix anything on time if at all but expects your rent to be on time and incur all types of fees if it's late, but they feel its fair to make you wait for basic services that they are suppose to provide. If it wasn't for the 60 day move out that they require, I would have definitely moved from this property. Hopefully some changes will be made soon.”

“I like these apartments but they seriously have the worst management. Christina is really unprofessional and rude. No communication and zero care in the world. They need to get her out of there ASAP. I've only been living here a short amount of time and she's given me a hard time since day one.”

“It's horrible the managers she will tell you they will come and fix your problems but then a month passes and then you have to keep calling, she gets upset when you complain about her not doing her job she will says that you have an attitude and that she will not speak to you when she's the one talking with an attitude and her staff is never inform about anything and apparently there's only one person at the office at least that's what they tell me when I call”

“I have lived here way longer than I should've. The price is cheaper than any apartments in this area, but you get what you pay for. The maintenance man came to check my ac unit 2wks ago and after that my heater is no longer working!!!. I asked the offc. To have maintenance come back and fix whatever they messed up, but I got a letter on my door stating there would be a $50 charge for reconnecting if gas was turned off?!?! ..WHAT??...1st my gas was NEVER disconnected and I am using the oven to help heat my place!! And I went to the offc again and spoke with one of the personnel. She said he would come in Monday 2/04/2019. STILL NO HEATER ITS 28 DEGREES TODAY AND MY CHILDREN ARE RECOVERING FROM THE FLU. THANK GOD I HAVE A SPACE HEATER SINCE NOW THE OVEN IS NOT WORKING NOW!?!?! ..PLEASE, I KNOW THE PRICE SEEMS INCREDIBLE BUT YOU WILL DEFINITELY GET WHAT YOU PAY FOR DONT MOVE HERE!!!”

“I lived here for 6 months and twice my garage has messed up the first time it took them a two weeks to fix it and what makes me mad maintenance would drive right by my garage and don't do nothing but always talking now the second time my garage broke is now and I called Monday they said "we will send someone right now" so I went to work and kept the garage open so they can fix it I get off work at 3am my garage was still open and haven't been touched I go everyday and they tell me they sending someone it's friday now and my garage won't close I goto work at 3pm I have things in my garage that I can't fit in my door and now they not answering the phone”

“I have lived here for about 2 years the staff has changed since 2015, the new staff is pretty friendly however one member is very rude and at times very unhappy with his job his name is John. I came into the office to pick up my package he told me its not there, he then asked which name the package would be under I him the name and my name and apt number he then said its not there. I went back home called ups they said no the package was delivered, I had to walk back up to the office again just to find out the whole time the package was there he just didnt turn the box around to find the lable. Then walked towards me with an attitude and walked off. First of all its not my fault he did not look correctly then just said its not there. Then he goes to the nice lady that helped me and complains to her about how the whole thing was my fault. I am sorry but he needs to find a new job somewhere else because he is not happy there.”

“My mom lives here and they are the worst people ever. Even with a parking pass, they towed her car twice. They leave the gates open on purpose so the tow trucks can come in late at night and prey on people. This place honestly has the worst management ever. They are so rude, they do not respond to maintenance requests, have not even come to replace/fix my mother's fridge. Management could care less about their residents and the conditions they live in. I would give this place negative 5 stars. Please save yourself a lot of money, time, headache, and energy. DO NOT LIVE IN THIS PLACE!!”

“I have lived here for 7 years. 4 years back they were changing mgmt. and office reps. every couple mos. Since Sue has been mgr. things have been improving...evict the culprits that are causing property damage is the biggest problem here and unsupervised teens and children. Be responsible. Maintenance works hard on keeping housing and grounds nice. You want tagging and broken gates and ------ like surroundings then go live on the south side!!! Respect is earned. Respect the grounds and the people around you!!”

“In the beginning Pinnacle Apartments seemed like a good choice by all appearances sake but lately, there has been a shift of professionalism and honesty from management and staff. When I first came by to.look at the apartment I noticed that the fire alarm kept making a chirping noise the lady showing me the apartment said yhe batteries are low and they would put new ones in needless to say, I am still hearing the chirping noise! When I called maintenance about it they said it must be electrical or something telling me there was nothing they could do and they didn't do anything about either. I repeatedly asked the leasing office to have the maintenance man come and repair door closing off my washer and dryer since the wheels are not staying in the track it was falling off hinges and may hurt my children, they came but nothing really was done to repair it, it was still falling off hinges. When I signed my lease for my second year, I was told by the manager Sue herself that my carpet would be cleaned, that was told to me in June of 2014 now it is February 10th 2015 and still nothing! January 28th maintenance came by to replace my light bulb on my patio and I asked if he could repair my w/dryer door he TOOK the door I asked him to take both doors because I will replace them with some curtains to avoid any more problems he agreed and said he would be right back to get the other door I he went door stairs and out my front door and that was the last time I saw him. I called management the same day and was told by Shanay that the maintenance man did not have a break but as soon as he gets back he will come by but he did not. On the next week I repeatedly called management spoke to Sue regarding this matter, but my trust in her failed from the "carpet cleaning incident" and the way she is operating the leasing/maintenance staff she assured me that maintenance would come by they were short handed blah,blah,blah. How hard is it to come and remove a door especially, if I should have been first on your list the very next day since I was the last on your list the day before? Do they think I like having one door on and one door off?..it looks ridiculous! I will not sign another year lease with Pinnacle!...sorry this was so long”

“Are there any new updates/reviews on this property??? I'm looking to move here in February 2015. The reviews I've read have me very hesitant though. I'm a young (20 something y.o.) woman & student, & these apartments are in my budget & from the outside looking in they look REALLY nice for the price..what really has me looking at the pinnacle, are the attached garages, bc they seemed more safe. Can someone, ANYONE give me more RECENT, detailed information on this complex, management, safety, etc. before I go & pay my deposit to get on the wait list??? thanks in advance. DISREGARD MY RATINGS BELOW, I'M A -PROSPECTIVE- RENTER..BUT THE RATING IS REQUIRED :)”

“The outside of the apartments and the inside is alright....I would say the people that live around are somewhat uneducated (being curtious). I would not recommend anyone with a family just because i've see a lot of illegal activities. It is hard to find a parking space specially on the weekends. BY FAR THE WORST THING ABOUT THIS PROPERTY HAS TO BE THE MANAGEMENT!!! They are by far the rudest people i've ever dealt with. They will yell at you for no reason... You cannot ask or complain about anything because you will be yelled at. Manager Sue and her little pet assistant manager need to get the hell out of here and go back to burger king. My contract is not over until a couple of months but i cannot wait to get out....Someone please report that little pet.”

“I am shocked and I guess greatful to read all these comments. My family and I recently moved out of there but had been living there for about 3 years and have never had an issue. We for surely did not like the manager before Sue. But in all honesty, when Sue came on board she took care of business. She tries she really does. We never had any pest control service either in all those years living there and had not seen even a spider. I guess maybe its because we were in building 1 and our neighbors were not on the ------ side. We rarely heard loud noises. A new family moved in and it must be said but they were black and really loud. They would sit outside of their garage till 2am and they talked like they were a mile away from eachother. We would also hear the ------ people in their cars blasting music real loud as they exit the gate. That was annoying and just ------! This is not managements fault but the residents. But never had a problem with staff or maintenance. They fixed stuff right away and staff was always nice, warm and attentive. I never took my kids to the pool or the playground because after finding a needle syringe in the playground the first time going, I just couldn't bring myself to go back. Sue really is trying to clean the playground up. Also the pool was just abused (people swimming with their socks on-yuck). maybe they can enforce that more. But all in all, I feel really blessed that we didn't experience any of the horrific things I am reading in these reviews. I would still recommend these to friends, basing off our experience alone :)”

“I moved here in February of this year and thus far I had a good experience here. The management I love. If there are any problems or concerns Sue made sure it is resolved the same day with no complaints. They try to make this feel at home for you. This also is a up coming promising area and you are close to the freeways. I would recommended this property. Sue is the best!!”

“YOU GET WHAT YOU PAY FOR! I would not recommend this property to anyone looking for a safe environment for your family, if you can afford to stay away! In a nutshell you would be semi-ok if you live in the immediate front, but anywhere else...NO! You can't be too choosy in a low income property though, & it's sad it has to be that way. I feel bad for anyone that has to stay over here bc they can't afford to move. I'm out when my lease is up...THANK GOD! In a nutshell, crime is very high and residents are not notified when things happen in the community. Break-ins, drug raids, vandalism, people roaming around late at night, etc. It seems as though management is more concerned about the property than the residents. Management seems to place all residents in a bracket of ignorance because there are many people that have to be dealt with in that manner, but not everyone has to be dealt with that way. As a resident, I understand that there are people here that are not very cordial and very rude, but good customer service doesn't mean treating everyone the same way. Thus, management should really do a better job at interacting with residents. There are groups of kids and teens that are very rude, disrespectful, and appear to not have good home training but there's nothing that can be done about that at any apartments because that goes back to the parent. My family personally has experienced some break-ins and kids knocking at our door and running. Not too big of a deal. One of my main concerns is how the children attending school from these apartments get categorized in a certain low-income bracket because of the place they are coming from. I grew up in CFISD and things were great but things have also changed and the kids get treated a certain way. There is always trash on the ground in the community, but that is not managements fault because they do their job at picking up around the place. The children and adults are the ones constantly putting trash on the ground. I even witnessed an adult putting her water bottle in the bushes instead on putting it in the trash can. A SHAME!! So...management is only part of the problem. The residents allowed to move in are the bigger problem., but again, you get what you pay for in a low income property. If you can afford to stay away from ANY tax credit property do so if you want to be safe and secure. But then again, keep in mind that crime can happen anywhere!”

“I am a current tenant here. My rent is paid up until September. Ive never had a lease violation and being new to Houston I have fallen in love with my city but sadly have been discouraged and placed in a mental distress and traumitized from living here. My life has been threatened twice on this property from individuals who are knowling arenot suppose to be here and one isnt even on a lease. Harris County Sheriff has been called,police reports filed as suggested by management so they can supposedly handle this in protocal manner to no avail. As stated in previous REAL comments the management do treat you like your uneducated and ignorant. You can tell while they are standing there nodding their head being oh so sarcasti they just dont care and very unempathetic of ones concerns and safety. Just yesterday I came home to a notice of 2 breakins but what got me was this statement in the notice.Due to the ecomic and financial hardships of our country" I mean really. I ignored other tenants, extenants, public safety, and neighbors in this community and renewef for 6 months. Howevet when I cant have peace in my home and just take a morning walk due to an individual still being allowed on my property that Im legally renting from why yes it is time to move away and not refer anyone. It really should be quality over quanity but money speaks volume. I pray Higher corporate as well as the owners take heed. You've already had a shooting here Ive hear what else is it going to take. Start with your internal infrastructure. Favortism is very big here but at all not just!Im am a b as ttered wife who is just trying to start my life over regain myself in peace and serenity. It is VERY important where I reside is also peaceful and safe also.”

“RUN!!! Dont be fooled by the landscape! There was Harris County police all over the place just last night! Drugs! You cant talk to the management they are rude. The manager Sue smiles in your face in the office but does nothing. Instead of ridding the trouble tenants she makes excusrs to keep their section 8 vouchers. You walk in the office and they will treat you like your invisable. This is a projects in the suburbs. Roaches on the inside and dog poop everywhere else. I look for someone to get hurt. Didnt know there was a shooting here a few years ago. Its always teenagers walking around intimidating everyone. Even the police tell the tenants to move.There are supposed to be security guards but they are never around.Please if you want peace dont move here. You can look at the help and see how cheapwork is done. There are felons all over there place also and they know it. But like someone else said once they get you in your just an apartment number. One neighbor got threatened and they did nothing.The kids are bad, run loosely and unsupervised.When our leasr is up we are out.Dont come look at the apartments till afyer 6pm. That way you can see the real truth!”

“These apartments suck!! DON'T MOVE IN HERE! OUR LEASE IS UP THIS MONTH AND I CAN'T WAIT TO RUN OUT OF HERE. THEY ARE ALL NICE WHEN YOU GO TO THE OFFICE TO TRY TO RENT HERE. BUT ONCE YOU ARE IN, OMG THEY ARE RUDE! THE MANAGER WILL NOT LET YOU TELL HER WHAT'S WRONG SHE JUST TALKS OVER YOU. HER NAME IS SUE. IF YOU LIKE LIVING WITH MICE AND ROACHES THEN YES MOVE OVER HERE. THERE ARE ROACHES EVERYWHERE. WE CALLED THE OFFICE BECAUSE WE SAW MICE AND THEY SAID THEY WOULD SEND SOMEONE OVER, 4 DAYS LATER SOMEONE CAME AND PUT STICKY PADS DOWN. NOTHING HAAPPENED!!!!!! WE ENED UP BUYING SOME MOUSE TRAPS AND CAUGHT 3!!!!!!!!!!!!! 3!3!3!3!3! I'm so disgusted by these apartments, I wouldn't want anyone I know moving over here. DON'T DON'T DON'T DON'T MOVE OVER HERE!!!”
