“This is the worst condominium to live in. If I could give it 0 stars, I would. The houses are a disaster, unevenly built, and the office staff is poorly trained, providing incorrect and misleading information, creating more problems than solutions. They do not answer emails or calls. The house we were given had holes in the walls, was poorly painted, and infested with cockroaches. Maintenance never comes on time, so we had to fix the problems ourselves. The washer and dryer are a joke, flooding the house and not drying clothes properly. Anyone can park in your paid spot, and management doesn't care enough to tow or put a sticker on the vehicles. The worst part is, we informed them we wouldn't be renewing our lease, but we were told we didn't need to give 60 days' notice if a roommate was transferring. They advised us to wait until the transfer process was complete before submitting the notice. When we sent the letter stating that we were not going to renew on the 25th of May, they told us that it was fine, that on July 3rd we would only need to turn in the keys. We returned the keys a few days late, they tried to charge us a full month's rent, claiming we didn't give the 60 days' notice. We called multiple times, only to have the phone hung up on us. I went to the office and was told not to worry, just to pay the fees, and that rent would not be charged. They assured us that the 60-day notice didn't matter as long as they received the letter. Now they're charging us DOUBLE rent and refuse to resolve the issue. They don't answer emails or calls. This is the worst condominium in the world. Do not rent here; it is truly horrible. I deeply regret ever living here.”

“Maintenance is a joke. 24 hr maintenance emergency phone number has never been answered. Huge piles of trash laying around on the grounds even after a month. Patio fence is rotted out. They painted over hair on my bathroom wall. Washer & dryer stopped working after a week. Came home to my window busted out and they have done nothing about it even 2 days later. Actually a squatter had busted the other window before I moved in and they took a week to board that one up. Carpet has stains everywhere and the roaches are ridiculous. Took a week to get my parking spot but since people park in your parking spot & you are not allowed to tow, there’s no point to having a spot. I’ve only lived here a week and a half and am regretting it.”

“DO NOT RENT FROM THESE SCUM LORDS My ac unit went on 6/9 and my apartment was 90 degrees. 6/10 instead of replacing my 17 year old unit they traded it with a vacant units ac unit which was the same make, model and year at around 6:30pm the maintenance team said it would cool down in about an hour, I came back to my apartment at 10:30pm and it was still 85 degrees in my unit. Earlier that day I called the office several times, emailed and received no response, I had to leave work and physically come into the office and ask what was going on and ask if I needed to make arrangements for the night which the office reassured me I wouldn’t have to, which was incorrect. The morning of 6/11 at 7:30am I checked on my apartment it had only gotten down to 77 degrees. I got off of work early and checked on my apartment and it was back up to 81 degrees!! When I went to the leasing office the woman was extremely rude and dismissive and unempathetic and didn’t give me any kind of information or time line. The lack of communication is ridiculous. I still have no idea if or when my issue will be resolved”

“I have found that the property is older than expected. My tub and sink have been painted over and the paint is starting to peel in both. My toilet has had flushing problems ever since I moved in. First the handle broke then it began to over flow. Our water boiler has been broken twice causing us to not have hot water twice. Overall Im not happy with my apartment and I do plan on moving to woodlake oaks or another apartment in the complex that has upgrades. At this time I would not be able to recommend this property to anyone.”

“This is the worst place I've ever lived. The property is unkempt. The residents are trashy. The management is poor and careless. Leasing associates are incompetent and lazy. Some unites are riddled with pests.”

“My answer to this question is a complicated one. There have been vast recent improvements from a managerial standpoint in my community that have made the normally horendous living situation much better. Even then, it is still only approaching what is considered to be a baseline level of operation. As my mother always said, "you shouldn't get credit for doing what you're supposed to do." In addition, the pattern set by corporate of cyclical staffing in the leasing office leaves me unoptimistic about the prospect of sustained success. Overall my experience at Woodlake on the Bayou has been dismal. Fires, break-ins, safety hazards, and inept staffing have been the norm. Location and space/price are the biggest pluses. That being said, living at my Richdale community gives new meaning to the phrase "you get what you pay for."”

“Management now best in 4 yrs trying to improve. It's the tenants that are bad dumping their trash in street outside trash bins and playing car music loudly in parking lot late at night or after 10:00 pm”

“Love the apartment and the convenient area but there are some issues with maintenance and grounds keeping. Also, no security. The "in" gate is always closed but the "out" gate is always open, and folks drive through the "out" gate like it is the "in" gate.”

“For the most part living here is ok; however it is a little annoying that when the power goes out in this area we are the only complex that stays without power the longest. I do wish the complex would consider doing some upgrades inside the townhomes like removing carpet and updating appliances.”

“It is really beautiful and big but sometimes rent can get a little high. Other than that everything is great No other problems also one thing that needs fixing is the laundry room there are only two dryers working and one of the washers does not drain the water all the way”

“Every thing was fine and my apartment was clean and had new carpet when I moved in. Maintenance of small problems were quickly taken care of. However I fractured 3 ribs and one punctured a lung on Easter that put me in hospital for 11days. I was told to buy a grab bar for my tub/shower which I did. Management has not yet installed it and has not returned my calls since Monday when I was told they would install it. I am very displeased with their failure to return my calls or install it.”

“Well the apartment building next to the one I reside in was hailed with a barrage of bullets, the damage has still not been completely repaired and the shock from the incident was unnerving. Since then I haven't seen people toting simi auto rifles around. I have gotten messages about the office being robbed and car parts being stolen but there is still no security. Also the community took away the parking that was available since 2020 and now says that these are fire lanes. The parking in the parking deck is limited and there is no security to ensure your vehicle is safe. People coming in the gate the wrong way is a major problem too.”

“Initial unit wasn't ready at move in. Carpet was wet at move in. Carpet never replaced. Fleas and bugs everywhere. Approved for new carpet but never received no one ever knows anything about it?????..”

“This is not a safe environment for kids. The townhouse is old and everything is falling apart. I submitted repair request and 4 months later I still have the same issue. The bathtub paint is coming off.”

“Had a leak in my ceiling that was there everytime it rained for almost 2 months before it was fixed. My parking space is way to small for my truck, and my parking neighbor has to get out of her passenger side to exit her vehicle and no one has reassigned us despite us contacting corporate. I do like the trash pick up and the unit itself. Office is almost completely non responsive. Even had someone at the corporate office hang up. I can deal with all this because I feel like my unit and services are fairly priced, but won't be renewing if the pricing goes higher.”

“I like the location and my neighbors. Some neighbors think they're above picking up their dogs poop, but it doesn't happen a lot. I wish they would replace all light bulbs to deter crime in the area?.”

“Hardest front office to reach. No matter when you call. Always getting a new property manager every month. Parking sucks I can even get to my spot cause they let cars park anywhere. No towing, cars get breaker into. Submitted an Exempt pet for to later get charged $450 showing miscellaneous income, right before rents due. Call and have to wait over the weekend, never get a response so I call 3 more time and accumulate a 100 late fee when the office should do their research before applying a fee. No one cared to review my documents and was quick to charge but takes forever to get a response. Can't wait for my lease to be uP”

“I've actually lived at the property for 8 years. I was in a townhouse with someone else first for 5 years. I've had good experiences and some bad. There is way too much turn over in personnel. Maintenance is quick to respond. Really wish they would bring security back. Too much non residents getting in the gate that have no business here. Need to bring back activities for the residents like we had before. Parties and prizes. Manager is nice and leasing group too. Wish we had designated spot for barbecue pits since we can't have them at our places. People also need to clean up after their pets and make sure the doggy stations are stocked with bags”

“The place is spacious but repairs aren't made in a timely manner. I have not used the washer and dryer since moving in 7 months ago. You pay for anemities even when you're not using them. My family is comfortable I just wish things were fixed.”

“Generally terrible. The staff seem negligent, lazy, and apathetic. In my unit alone, we have had several issues from literally day 1. The first night living in my unit we had a leak from the washing machine upstairs. I would narrow my 3 main critiques as: lazy, incompetent maintenance staff that make patch-work solutions to our issues, poorly maintained grounds that are overrun with roaches and raccoons, and unresponsive office staff. Most of my emails regarding information does mot receive a reply. I typically have to go to the office in person to obtain an answer. The cheap rent is still too high for the experience my fianc? and I are receiving.”

“I like the appartment I have. However, some people don't respect the assigned parking spots, or park in the red lines and make very difficult to get in or out of my parking spot; some pelople just throw away trash on any green area or in front of their appartment; some children playing around destroy the plants and small trees just for fun; sometimes you see suspicious characters just wandering around on their car. Some staff members (not everybody) don't know about costumer service.”

“Honestamente no es muy bueno, el mantenimiento adentro de los apartamentos es p?simo cuesta que lleguen a arreglar las cosas cuando algo se da?a y hay mucha plaga de cucarachas, no recomiendo este lugar”

“I am a current resident here and am moving out soon. My experience here has been what can only be described as a long long ongoing nightmare. The staff can be nice but they are not very competent usually. The gate door closed on my car once after I waited for my turn and for the gate to open for me it closed back down onto my car. The property manager said it was a short circuit and that they will be contacting the company who is in charge of the gates maintenance but essentially took no responsibility for it at all and nothing was done about it. People leave trash everywhere and they didnt accommodate the amount of parking so you see cars lining up all along fire lanes. Also i am moving out on the 24th but they refused to prorate it and make me pay for the entire month. I asked why and the female said "it is just how it is done here." I replied and asked her "if i call someone from Richdale would they agree to that?" she then put me on hold and told me to call account services. They didnt pick up, finally i called about 12 times and they finally got me with the property manager and she was again rude and dismissive but she finally gave me my prorated amount after i had to basically wrangle it out of them. Now I am here waiting for them to update the correct, prorated amount on my residential portal as they have yet to do that. DO NOT SIGN A LEASE HERE. I WOULD HIGHLY NOT RECCOMMEND.”
