“Since my lease is ending soon and I will NOT be renewing I want to share my experience. THIS APT COMPLEX IS ------. I have stayed here 2 years but we have had three property managers. It seems they have gotten progressively worse. The reason why BBB rates the currently Property Managers a F is because they refuse to respond to complaints.portico property management is the worse company i have dealt with. Not only is the staff INCOMPETENT. The property manager obviously has never been in customer service before. The courtesy officer is non existent. I had to consult with an attorney to weigh my options. The people who live here are either quiet OR you can be like my upstairs neighbor who is a party animal who plays music all times of night, has parties etc and well after Houston noise ordinance is in order they STILL continue to play . But guess what you can call the courtesy officer( he doesn’t exist so no action) then you call HPD and its not priority so you dont receive help. The office, forget it you cant even get in contact with them unless you pay them a visit in person. If you don’t want peace of mind and dont mind a disgusting place to live at that the property manager doesnt care to take of, and BUGS this is place for you!!!! Do yourself and run away! Forget about move in specials, i wouldn’t recommend this place to a homeless person.”

Since Tarantino took over, living here became unbearable: - Hallways, garage, outdoor area are always filthy and never been power washed or cleaned (including patios) since I moved in. Hallways always smell pot, and now are filled with dead roaches and garbage bags - Trash is always thrown in bags (that are open and you can see all the trash items) outside of designated hours and without bins. - Office doesn't accept USPS packages and USPS doesn't deliver to you apartment. That means every time you receive a big package that doesn't fit your mailbox, you have to go to the local office and stand in line and wait another 15 minutes until they open the window in order to retrieve it. - More than 6 managers and leasing agents came and left. Leasing agents are all rude, unhelpful and incompetent especially Lauren. Office door is closed to residents since the pandemic and you have to go through the main entrance. No coffee, water or business center offered to resident. - Gate was out of order for more than a year and only recently got fixed. - Elevator is out of order for more than 8 months now. - Expect to pay for you kitchen spot lights, filters and other maintenance items for your apartment because this is resident's responsibility since Tarantino took over - You pay for pest control every month, but there's no pest control. - Nobody at the leasing office answers phone or emails. You have to go the leasing office every time you have an issue. Can't wait till my lease is over and would never recommend this place or Tarantino management to anyone.”

I have a severe ear infection and the sound literally penetrated my ear drum and worsen my condition, and now i'm waiting at the doctors office, then going straight to my lawyer's office! Had they notified us of the inspection, I would have left the apartment early to avoid the horrifying sound. But of course they won't and never will since new management came. They don't send notifications or emails about anything. The new management's distasteful and useless staff don't answer phone calls or respond to emails. Called the office numerous times to inquire about the issue, as usual no response. My car broke into many times. No security...Nasty hallways and garage with suffocating smell. Lost 3 expensive packages because office doesn't help or care about their tenant's packages. All they care about is taking our money. Toilet is always flooded. My AC stopped working more than 6 times in the two years I lived here. Stay away! Disgusting service deserves minus zero!”

I have heard kids bouncing balls, abuse from the neighbors above me, people flushing the toilet, and loud music constantly. When your neighbor walks too hard it literally makes the light shake in the kitchen. It kind of remind you of project housing or all bills paid apartments. Second: The pluming sucks so make sure you have a plunger handy and if you have a 2 bedroom and you have pluming issues they may not come to your unit for 48 hours because you have "two bathrooms" Third: There is no security and people break in cars and apartments and they never send notices to let the residents know. Fourth: This apartment has changed names a few times since opening a few years ago.. They recently sold to Lincoln Properties. The staff members have changed more than I can count so it is almost impossible to get a personable experience. When the time came for my 60 day notice they did not notify me until days after the notice was actually due which caused me to have to pay more after my lease was initially supposed to end... I have lived in several apartments and I have always been told about my lease ending prior to when the notice was due. I called to speak with the manager regarding my concern and she refused to speak with me. You would think that this lady was the CEO of Lincoln Properties by how unavailable she is for her tenants. The only person I was able to contact was the assistant manager who told me the notice was sent late because they only have two staff members not really sure how that is my concern. In short pay an extra $100 and move to a better apartment. Most of the reviews here are old so I thought that a new update really showing how horrible the experience of living here really is. Good luck if you already signed your lease.. move on if you haven't :)”

This has to be by far the worst complex I have ever lived in, and I've lived in a lot of apartments. You never get information or on time. Their way of letting you know of a situation, is the tape a notice in the elevator or by the mailboxes. They failed to think about residence on the third floor who don't check their mail every day or use the elevator. The parking garage is full of abandoned cars, And the valet trash is a total joke, they charge you $30 a month and half the time they don't even pick up, and then you get a nasty notice if your trash is out 10 minutes too early or it's not tied up properly to their satisfaction. The apartment complex right next-door uses the same valet trash company and they only charge $15 a month to the residence. The new manager who's name is Dollie has to be by far the worst apartment manager I've ever experienced, she has no people skills and is extremely rude and condescending towards the residence. The outside Entry gate's do not latch properly and half the time do not work if you need to get back in from taking a walk. They do not enforce guidelines to the patios and people are using their patios as storage units for tires, boxes and other crap and it makes the beauty of the place go down. Other than that, Is the complex gorgeous and bougie, yes it is, and the interior is beautiful and location is great. However this is my home, and I expect nothing but 110 percent resident satisfaction which we are not getting . I am counting down till I can put my 60 day notice in. This place is going downhill fast.”

Over the past few months I have watched her bring in upwards to 6 men a day into her apartment. I see her go out to the plaza and walk back with these men, she lets them in through the back door and the worst part is that I can hear all the time! The problem has only been getting worse, she lives with another spanish girl who has been doing the same thing, and within the last week another girl is working out of this apartment! I am not paying to live next to a brothel!! They also have children in the apartment with them, these women need to be jailed, have their children taken away from them, and deported!! I wrote a letter to the office about a month ago and nothing has been done about this prostitute issue!”

But I'm not saying the people in the office now are rude. Apartment complex management ANY WHERE you go has a high turnover rate PERIOD! I've lived in a high rise in the Houston Medical Center. $1900 rent. Stuff broken, rude valet service, issues with staff, gates been broken. People with dogs let them pee on the elevators, and in the hallways, exit areas. Basically that happens EVERYWHERE. It's pretty quiet here. Neighbors in my part aren't noisy. People can be loud on the weekend every once in awhile. But once again what apartment complex isn't. I like living off westheimer. It's conveniently centered near beltway 8, I-10, westpark, 610 and 59. Lots of nice restaurants in the area. Maintenance has addressed the issues in my apartment within 24 hours. People keep to themselves around here.The hallways are kept clean until someone who has a dog willingly fails to pick up after their dogs. They fine you for not cleaning after your pet. And I agree. I like it here. Come check it out for yourself. Don't judge a book by its cover. Ask about these issues.”

Ive heard the staff giving tours to people and talking about the beautiful tv by the pool...that thing has NEVER worked. The type of people that live here are about half decent looking young professionals and the other half make you feel uncomfortable and look extremely sketchy. The area and building are not safe at all. There has been a couple of times where I've seen dog poop in the hallway and even a condom wrapper on the floor. It looks so amazing from the outside but after a few weeks of living here you will feel so sorry for ever signing a lease. The staff in the office is absolutely terrible. Every other apartment I have lived in, the front office workers are extremely nice to residents and go out of there way to make sure residents are happy. This is the exact opposite case here where you feel like they are just waiting for you to get out of their sight. The prices in Houston have dropped in all areas so you can get a much safer and nicer place than Alta Woodlake square for about the same price/a few hundred dollars cheaper. Save your money and go somewhere else where you don't feel like you live in the ------.”

I moved in shortly after the building was completed, in the fall of 2013. I immediately fell in love with the area and my specific apartment. I have seen negative reviews being thrown around and I'm honestly at a loss for words. I have never had a bad experience living here, for the past 2.5 years. Yes, the ownership changed hands a year or so ago. No, there were no hiccups on my end. I still think this place is a great value and has tremendous benefits to someone looking to live within the beltway. I think I'll regret relocating to a different city, primarily because of much I enjoy my neighborhood and apartment. I think the staff is wonderful here and I have always found them to be so friendly and helpful. Overall, don't let a couple negative reviews sway you from visiting the leasing office. I wasn't asked to write this review, I happened onto this site and saw some negative press undue to such a nice place that I've enjoyed living in.”

Like all apartment complexes, there are a few growing pains with changes in management, neighbors, and broken gates. The staff is always friendly and responsive - and has continued to be the few times I've needed their help after I moved out (final invoice was lost in the mail and I forgot to change my address on one of my subscriptions). The unit was beautiful, the closet was huge, and I appreciated the counter space in the kitchen. This has been one of the better places I have lived.”

'Convergent Billing Fee'!!!! they explained that we charged all our customer for this fee because they are doing billing process. So basically, we are paying for their billing process. and noise is kept going. I complaint twice already, however, they only took note at that moment, and never call you back!! the other day, the water is off for whole day, then per your logic, should you refund us??? don't move in. It's like a black hole that kept asking you to pay. and agree, the new management team is awful. ohh, almost forgot to mention, the safety in this area is super bad, a year ago, on the day when I first move in, my uhaul got stolen. No CCTV was provided by alta woodlake, and they provided no help!!”

Sure there are issues but that's part of apartment living and I can live with those. STAFF is nice. Steven Ramirez is the nicest apartment representative you'll ever meet. He never pressured, gave me my time and answered everything I asked. He made my decision to move here easy. Then he was transferred to another property, but the management team is always courteous and gets things done. I once had a problem with my neighbor who blows music at night, and a lot of it is because his living room is just beyond my bedroom. It persisted for a week and then the management stepped in. The neighbor complied and never blew music at bed time again. Tbh, I didn't expect the noise problem to be resolved so fast after reading all these horror stories online. There are social events from time to time and I can always use the gym when I wanted. Sometimes the pool gets loud but as I recall it was never too long into the night except maybe a couple of occasions. I didn't have noise issues except the neighbor I mentioned before. But I chose to live on the 3rd floor, with a premium. Cannot comment on the noise if someone is walking over your head. Yes, the apartment looks modern but some of the things could be made with higher quality parts. Just for example, my wife who couldn't open a bottle of water on a bad day, tore off the handle on the patio door. They changed it with a metal one and no problem thereafter. they fix things very quickly. I didn't have a lot of issues but they always come within a day. The maintenance guy is outgoing and could be taken by some as "asking too many personal questions" but hey, people are different. I didn't have any bug problem like some mentioned. People say they saw blood in the hallway which I never did. A few times I saw cops in the garage, but never received anything from management or heard anything. I felt safe walking in the neighborhood in the early evening. Part of it is because the neighborhood is quite busy with a Randall's, a Walgreen, a boxing club and quite a few nice restaurants / fast foods and other stores. We liked the neighborhood. On the other side there are a few tennis field and a very old basketball rack which I heard tenants in AWS can also use. I didn't try myself though. I saw people jogging in the neighborhood, even along briar forest. Now I wish their valet trash service could be better. They had so many requirements. Sometimes I just go throw trash out myself or go to the trash chute, which unfortunately could use more maintenance. One more important thing about an apartment is how they handle your move-out. Last time I researched on apartments I passed on quite a few nice ones because their tenants reported outrageous move-out fees. I was charged nothing when I received the check from them. Overall I would recommend this place to a friend.”
“I lived here for about 2 years. In a nutshell, Alta Woodlake is not well run. I think all the problems I experienced were because of the bad management. You pay about $1700, but you do not get what you paid for. For example, residents smoking in the building or the garage, dog poops in and around the building, broken gym equipment for months, broken gates or access doors for weeks/months, strangers sleeping in the club room, residents not obeying parking rules, and trash in the pool/garage. Needless to say, the type of some people the management lease is too absurd. Some of the residents look like ex-felons or they act as such. You never feel safe...”

A lot of my things I had a my previous home I had to get rid of because I didn't have anywhere to storage my clothes & boxes. I work from home & never really had a problem but once. Allan is very nice & helpful. Maintenance is always on their job. I'm not to happy with the comments others are saying it's trashy residents here which makes me feel there are many racist people in this building. But yet have so much to say but judging a person appearance by calling them trashy. I'm friendly with all races & speak to everybody at the complex. To me long as no one is bothering you and your property isnt trashed you can't tell others where to live or make comments on where you think they should live. I have seen a few others complain about dogs & pool parties but it's a pool who cares. The dog issues are totally understandable but I also feel it depends on your neighbors. My entire hall is quiet literally. I never really hear to much. I come home and mind my business not looking at what others are doing at a pool. My neighbors above me have kids and make noise here and there. But I expect that when you have someone living above you. If you want a perfect complex maybe you should buy a house or rent a home where your off to yourself. Do everybody a favor and move. I will be moving soon only because I want something bigger and I also have a kid but she needs more space to play and do what she want. I feel limited with my family. The place is great honestly and I would recommend others here. Make your own judgment by viewing the apartment yourself before viewing ratings because clearly everybody isn't honest & truthful. Your entitled to your opinion but don't take anybody word or judgment but what you see for yourself!”

Alan was a great help for me, even when moving out because I needed to extend my lease for an extra 30 days. The maintenance team would fix things asap and very responsive. They would hold your packages, email you when you received them. The pool was always in great condition and the gym as well. Yes there were issues w gnats but pest control was sent whenever i asked. The amenities in the floor plans are great, granite counter tops, wood flooring, usb port charging stations, built in bluetooth speakers. Top of the line apartment amenities in the area.”

Since moving in 4 months ago, I've had issues with gnats, mold, and now water bugs. I keep a very clean house so this is unacceptable. I called regarding getting rid of the gnats and it took two weeks for them to send the pest control people, who literally walked in and sprayed something down my sink. I had to call them back a week later. Two months later and I'm still having to make home remedies to minimize the amount of gnats in my place. Maintenance is fast about coming to fix your issues inside of your apartment. However, one othe gates has been broken and covered with caution tape for over 2 weeks. This makes the apartment look bad and it is also a safety concern. In addition to all of this, the complex went through three different online sites within a month and made a lot of mistakes regarding payments. My first two months were amazing until the shift in management took place. This is when I started having issues. The staff is nice, but that does not make up for all the issues I am having. I will not renew here.”

Some of these people have no home-training...therefore, they have no respect for the individual(s) living next door or across the hallway. I'm VERY disappointed in this place & have NO plans on renewing my lease. The emails that they send out are just as good as the time that they took to send them out...NO GOOD! I'm tired of the noise...it's almost like management is afraid to single wrongdoers out. I've HAD ENOUGH & can't wait until March comes! I'M SOOO GONE!! Some of these people were raised in barns, but management seems to be quite okay with it! I know of some folks who want to move to Houston, but I'm NOT recommending THIS place to them at all!!!!”

Do a favor to yourself and DO NOT MOVE IN. We are desperately waiting on January when our contract expires to move out. This people will always be after you trying to find how to make you pay more money. They have errors in billings all the time that eventually get fixed but you will have to argue for months until they start paying attention. Another example of how stalker they are and how desperate they look for money is this. We got them taking a picture of our dog in the balconee. When we asked why the apologized and said that they thought we were nit there and therefore the dog was outside unattended which is against their policies. For their surprise we were there and we left the dog outside for like 10 minutes before they show up. What does that mean? If we wouldn't catch them' they would have put the penalty on our system just because they assumed the dog was unattended. I am so tired of this people and their attitude, I regret so hard having renew my contract for the second year that I am just relieved thinking that in about 5 month this will be over.”
