“Do not move here! The new company that has taken over is terrible! No trash containers so the back of the property looks like a landfill! They’re so desperate to get the vacancies filled they’re letting any and everyone move in trashing the place! The gate stays broken and your car tires can and will be stolen! Hallways and buildings are filthy! They raised the rent $500!! I went from $1250 to over $1900 for rent with a trillion fees added! They are the worse company I’ve ever dealt with! THE ENTIRE OFFICE IS UNPROFESSIONAL AMD FULL OF ----! There is one maintenance man for the entire property! I am ending my lease early to get away from this hell hole!”

Here the manager states she wasn't notified until 7/29/24 which is a lie as I have an email claiming she wasn't made aware until 7/25/24. Which one is it? Who knows, the date night change again in favor of them. Unfortunately it's not my job to notify EVERYONE in the office. I did my part!!!! The people working in the office should have done their jobs and made the report properly. If staff dropped the ball, they dropped the ball. I should not have to be subjected to these living conditions. Also, they sent a company out to do an air quality/ mold test but REFUSE to share the results with me. Make that make sense! Meanwhile, I'm expected to live in an apartment covered in mold and sleep in a bed covered in mold. The Peri on Westheimer, managed by Willowbridge Property Company, is full of LYING INCOMPETENT, RUDE, UNCOMMUNICATIVE people. STAY AWAY FROM THE PERI ON WESTHEIMER!!! I've lived here for almost a year now and up until last month I've had a relatively positive experience with my biggest complaint being the copius amount of dog poop left everywhere from irresponsible pet owners. I did have to submit a workorder 3 times for my lights to be changed and twice for my fridge filter to be changed but those weren't pressing issues so it didn't concern me too much at the time... Then we get to June 2024. I went to the office on 2 separate Saturdays a week apart (specifically so that I could talk to someome face to face). The first Saturday was to report that my apartment smelled stale and moldy and to ask them to check for any leaks. After a week I noticed noone had been by to check so I went back to the office the following Saturday. This time to report that I saw some growth on a portion of my son's wall and on his gaming chair, which I thought was mold and to ask them to please check my unit. Again NO ONE was sent to inspect. Then we had Beryl. I was away from home and did some traveling. I assumed during my time away they had tended to the issue. I was wrong. I came home to an apartment FULL of mold. My apartment is currently still mold infested and uninhabitable and they just don't seem to care. After much back and forth with rude office staff, finally maintenance came and did NOTHING but advised me to simply turn off my ac as it was "just ac condensation." I had to go back to the office for them to get maintenence to come back and wipe the area around my vents. Mind you walls, furniture, clothes, and appliances were covered in mold. This issue is much bigger than simple ac condensation and now the complex is ignoring my requests to release me from my lease 2 months early. I've reached out to the regional manager Theresa A. and I'm STILL waiting to hear from her. They sent a company in to clean my airducts, which weren't dirty according to the company. I feel as though they are just putting bandaids on the situation without addressing the real problem all while ignoring the health risks this moldy apartment poses. At this point my health is in jeopardy as mold is EVERYWHERE to include under my bed and behind my headboard. My son's whole entire ceiling and wall is covered in mold. EVERYTHING in his room is covered in mold. I'm going to have to get rid of all of my belongings and they don't care. I've sent pictures and emails to the complex and to the regional manager with no resolution. I believe YELP allows pictures so meet me over on YELP to see actual proof in picture form of my mold infested apartment. Please beware of renting here, especially unit 11201.”

I’ve contacted the leasing office multiple times regarding the issue and still roaches everywhere. I’m afraid to even furnish the apartment. They were in the refrigerator, behind the dishwasher, & even in the stove (like actually inside). I’m frustrated and pretty sure I need to see someone about the anxiety I’m getting from being here. And I’m pretty sure they’re ignoring my calls now. UPDATE: 8/6/2021-It's still ------ here. The online payment system conveniently went down right before rent was due....& even though I made my payment BEFORE the system was scheduled to go down per the leasing office emails, my payment didn't go through apparently. I stopped by the leasing office to show proof of payment, they're telling me I need to submit a cashiers check or money order and that a NOTICE will be posted on my door tomorrow despite me showing the proof to them in person today....oh and I took care of the roach infestation ON MY OWN! Definitely NOT renewing my lease. ZERO stars should be an option...fake luxury apartments.”

On 3 separate occasions I reported loud arguing, fights, and even gunshots in the middle of the night and early morning. The last occasion I was working from home one evening around 6pm when I heard 3 gunshots outside my living rooms window. After the gunshots an argument ensued and I heard two people going back and forth - one person threatened to blow the other persons head off. I will say that I totally believed them since I had just heard the gunshots that I actually have a recording of since I was on a business phone call - my client heard them as well. It took several days and me actually visiting the office before the manager Rhonda responded about it. She stated that she would help me be released from my lease since I was fearful of being there, but when I came back to let the office know I was leaving she conveniently forgot our entire conversation. Not only this but also lied and stated there were no calls to 911 although I personally called myself and have the record from HPD and a picture of the individual in question walking around outside with gun in hand. For the amount of money you pay for this community one would not expect this type of environment. It is very ------ and reminds you of living in the hood with all the music, arguing, and fighting day and night. I would not move here period!”
— 13328 WESTHEIMER RD · Houston“If you're like me and like to modernize the place where you live with Smart devices, like the Ring Peephole doorbell or Nest thermostat or Smart lock, you're out of luck, if you install any of these devices, (that don't require any permanent modification, like additional holes, etc.) the leasing office will tell you that you're violating your contract because of an "Unauthorized modification of dwelling", like if you're bringing down a wall or changing the flooring. I tried to talk to them explaining that any of the Smart Home devices really require any modification at all, they just use existing holes and wires, but it seems like they don't know much about it or they're just against technology. So, if any of this is important for you, you better think twice before considering moving here. It's a nice community and apartments, but some design decisions didn't do good for the space distribution, leaving some areas too small compared to other comparable size apartments.”

I definitely wouldn't rent here again just based on this fact alone. Community is full of sketchy characters who speed in the parking lot and blast their ------ bass out of their cars late at night on work nights Apartments are all infested with cockroaches, even if they spray they come back. Office is not 24 hours, they started to automatically close it making your key fob useless. They advertise it as a 24 hour space but that is a lie, it is only open at their whim. Sometimes it will be closed as early as 6PM in the evenings depending on their settings. Office coffee is hardly ever stocked with coffee or cream. Apartments themselves are very low quality. At first glance they may look decent but live in them a while and you will realize all the material is low quality and quickly falls apart. Get used to calling the maintenance because you will need them, a lot. Gates are always being broken by low class types hitting them and random people are going in and out at night without any security protocol. Office management does very little to improve quality of life or ensure community is quality. Manager is impersonal, anti-social, and a terrible communicator.”

I truly think that half of the people living there is under someone else name, because the cars never move to go to work, only a hand full of cars leave to go to work in the morning. Night time is worst and very dark. Cars sit at the gate and follow you in, and broken cars in the back is being sold off the apartment premise, who does that. When you go in to talk to the manager she is always so busy or not there, The assistant manager is very rude and they care less what your problem is. I got the hell out because I have never live in the ------ and when I say ------ it is ------. Folk smoke weed all the time on the outside and the inside you can smell it through the walls, people play loud music, trash sitting out on the porch and it is not even trash day, I could go on but it is not even a waste of someone hard earn money to live in that type of situation”

No one on the sides or above me. When people started to move in is when things started to be a problem for me. The walls are EXTREMELY thin. You can hear you neighbors breathing! Above me I can hear everything they do, and I do mean everything if you get my drift. I can hear them thinking up there my goodness. They also have a dog that is constantly running around and barking. Beside me they are arguing, playing loud music, running in and out all day letting the door slam. There are stains in the hallway that have been here since the day I moved in, long overdue for a power wash. Parking is a joke, good luck if you don't want to pay the extra $40 for covered and don't get me started on visitor parking, its limited spaces, and little to no lighting. Dark and sketchy and several cars have been broken into. I'm paying well over a grand a month in rent and should not have to deal with these things. Apartments are cheaply made and they want top dollar in rent. It's not worth the money in my opinion. Oh and did I mention I've saw several thumb size roachs in my apt.”

So on Saturday, May 12th my Ford Mustang was towed from the property. I was parked along the fence away from the buildings which wasn't covered and not labeled "Resident Parking" and my car was towed. Yes I know I should have got clarification on if this was appropriate spot but since I have been here many times I have parked in this area to avoid my car from being broken into again since the poor lighting. The visitor parking as I mention still hasn't been provided with more to brighter lights. Tonight I took pictures so you can see for yourself. Clearly the management company doesn't care for anyone's safety, the $230 I had to pay to the tow company, it's residents and/or guest. Lincoln Property Management and Park Flats please get it together. Â� 2.13.18 Tonight while visiting a friends place. My vehicle was broken into. A debit card, small amount of cash/coins, cd's and miscellaneous items were taken. I feel violated to say the least. I understand crime doesn't have an address but better lights should be provided for the residents and visitors. It's enough that the visitor parking, is a good distances from the buildings for the units located in the very back of the community. The lighting is non existent which makes this area very vulnerable for vechiles to be targeted and maybe even people to be robbed. I know the community is brand so hopefully this brings attention to the managment to make some changes. I know I don't feel safe visiting my friends place in the future with these pre existing safety issues.”

— 13328 WESTHEIMER RD · Houston“I suggest to the management to get rid of the trash door pick up service (which they charge an additional 27$/month) because it is producing the adverse effect of what it was intended to do: instead of it providing convenience, order, and cleanliness, it actually is messy, makes the place smelly and ugly looking. Ref to the picture which is what you will come back or come out to every time of any day of the week. Not only do the tenants not abide by the policy of placing trash out at designated times of the day/week, in the provided bins, they don't even seal the bags which becomes magnet to insects and reeks of filth (with dirty biohazard on the stairs: dirty cotton buds, hair, dirty diapers ... etc.). The tenancy contract stipulates a penalty for not abiding by the trash rules but the management is slack and doesn't enforce it, despite a zillion complaints with proof pictures. Ultimately, the quality of the tenants will continue deteriorating (it already is guetto as you can read in other reviews) and this place won't be worth your money. I don't think we're staying here for long. In a nutshell: expensive and not good value for money at all. UPDATE: rent went up to 1800$/month excluding parking, trash, and pet monthly fees. Someone tried to put their trash in my trash can after it was emptied out. - Too many strangers in this apartment. - There is no available parking space if you come back home late, although you have parking permits. And too many vehicles without parking permits parked in parking spaces designated for those with permits. Two week ago, I came back home late and no available parking space, even for visitor parking. I had no choice and parked in covered parking, then my car was towed away (I believe many people have same problem like me.) I came talk to manager to ask for refund and solve this problem. However, she denied my request and ran away from apartment's responsibility. 1. She said that another visitor parking lot under construction, and she has sent warming email. - I have NO CHOICE to park in covered parking. Why did she let vehicles without parking permits parked in parking spaces designated for those with permits? Why did she not tow away those cars? 2. She said that it is trickier for covered parking than general parking, and it is friendly community so visitors are welcome. She told me that I can buy covered parking. - Oh yeah, because you have to pay more for covered parking, but I am not living here for free, I should have my general parking for my car with permit. I am so disappointed for this answer. They just care about money, and force you to buy covered parking. Once you signed the lease you are done. And it is not safe when everybody can come and park here so easy. Why did they provide parking permits for residents? What is purpose of it? I asked her what I will do if it happened again tomorrow? 3. She said that I can park somewhere else. It is normal when you are living in any apartment. - Really! It is not normal for me. I can't say anything after this answer. If I knew it, I never want to live here. Very disappointed. 4. She said sorry, she can't do anything. - I am sorry too, you just lost a resident and my 5-star review. However, the leasing agents are so nice and understandable. I give 1 star because of them.”
