“OMG! Where do I start? I hate it here. Roaches galore. Been here 2 months. Just nasty people here. Should've noticed that when they showed the model apartment. Surprisingly mine looks nothing like it. Dogs bark constantly all morning and night, dogs not on leashes and run around and bark at you, and they pee and poop everywhere because they're watched. My daughter stepped in some. Just Gross!!! A pizza man comes honking his horn very loudly and yelling PIZZZAAA! Annoying & nasty. Especially since i work at night. Who wants something made I don't know how long ago and has been handled by God knows who? Parking is joke. People actually park on the sidewalk & in front of your apartment on the grass if there are no spots available (no towing). They also block the walkways, so my grandmother (in a wheelchair) hates coming over because she cant get through. That's my heart and I hate it cause she doesnt like coming over. Theres no fence on the so called patio but yet you're allowed to put patio furniture on it for someone to steal. Apartment smells bad too. Can't wait to move. Please don't move here unless you like pure caosity everyday.”

I visited a couple of other properties but this one was the most clean one and with the best customer service. I liked how they greeted me right away and took the time to answer all my questions . I was disappointed when they told me there was no washer and dryer connections but they have huge laundry rooms ! I didn't lease for this 1 reason but I would totally recommend this property.”

LAUNDRY.one laundry room .always full on week ends.more than the half of the washing machines are not working properly, dryers as well..Count 4 to 5 hours doing laundry for 3 to 5$ wasted in a machine that does not work.Of course there is no warning signs!COMPUTER LAB.two computers. only one is working and you can use it for 30 min max.Printing 1$ /page, scanning impossible. option free is copying .Bring your own paper.FITNESS .6 machines.2 are working. POOL.THE RULES ARE NOT RESPECTED. fully dressed people in the water ( cloths smoaked with sweat, socks)...I let you imagine how disgusting is the water ! dirty as I never seen before.some days the water is just green. food,beers and soda's cans on the concrete area outside the pool...cannot even describe it ! See the pictures. For the sake of your health avoid that place.GROUNDS .Very poorly maintained!.there are fecal matters left by resident's pets everywhere! Trashs left by residents directly patios and the grass!even the kid playground is dirty and not maintained !!! .UNITS.units are old and not maintained properly.They allow more people in unit than they are supposed to which explain the lack of parking lots. When there is heavy rains the place is flooded. Expect water in your apartment if you live at the 1st floor. PESTS.bugs, bed bugs, fleas, roaches...are everywhere !such a nightmare Even if you clean your place every single day you will still experiencing roaches.MANAGEMENT STAFF.Once you ' ll sign your lease you will meet such a unfriendly staff. Unprofessional. Meeting the manager is complicated unless you have a lot of time. MAINTENANCE STAFF.good customer service. They try to help you and it is very pleasant to deal with them. When I was there I used to think that they were not correctly notified by the office about services requested. which explained the delay to respond. Here the positive side of that place. - southwest Freeway at 2 min -public transportations at 2 min -short distance to Galleria, downtown and midtown -bars and restaurants on Richmond -on site store.That is it! Briefly the place is a garbage dump.i saw that their website have been renovated but the pictures are very far from the reality.i took the pictures this year I believe they talk for themselves.none rule is reinforced by the management office except when it is about the rent!and believe me the rent is a way too high.i used to pay 950 plus utilities fees...(those were going up and up and up without any reasonable explanation).its OK to pay more than a thousand if you live in a descent environment but to pay that much for that place that is just a joke!a word to the wise!good luck”

The laundry eats money, and they charge fees on top of fees. My car has been towed more times than I can count and I live here. Parking permit and all. Worst thing I ever did was sign a new lease.”

From the so called leasing agents and receptionist in the office that are always on their cell phones when you are talking to them in person and have no idea what they are talking about and being rude in general to the maintenance that drinks and parties on the premises out in the open, everything is a mess. The laundry center here has been in disrepair for months and after many complaints still nothing has been done. This is a huge complex with 1 laundry facility, to have half of the washers and dryers not working and not attempting to fix is horrible. This place used to be run competently until Parawest took over.”

My apartment got infested with bed bugs and my $900 couch got ruined. They attempted to get their bug guys to come out, but that didn't help. I personally had to hire Terminex and they couldn't even fixed the problem. Another problem I have is the safety. There used to be security guards, but now there isn't. The gate is ALWAYS broken and people always tailgate you to get into the complex. Also, if you plan on paying extra for a parking spot, expect people to double park. It happens at least once a week. My lease ends in about 6 months and I am counting the months!!!!!! My utility bill here is ludicrous. In the summer, expect to pay around $150-$200.”

The leasing manager, was going to move me within the complex and after two weeks of runarounds with her. I finally thought the apartment was ready and my Att install guy was waiting for me in the complex when I arrived. I went I to the apt complex and the manager told me the unit was still in use! And wasn't.t going to be ready for another week. Mind you, I had my stuff packed and everything ready to go. That was literally the worst day I've had in awhile. I hated living there the last few moths of my stay. I had lived there for 3 years and I had bed bugs before but with the extermination the first time I was good for awhile. I believe the whole apt complex is infested, there were always mattresses and couches by dumpster with black feces all over them. The neighbors keep I to themselves which is good but they let their dogs sh** everywhere so you constantly have to watch your step. The grounds are not landscaped or maintained. Management is not inviting at all, sometimes they don't even acknowledge that you're in the office and ignore you until they're ready to take care of you. The worst place ever, I wouldn't live there if u was given free rent and a large sum of money. LOL I rather be broke and bite free! I spent money on a mattress encasement and box spring cover to avoid ruining my bed. When I moved to my new home. I had to get rid of my bookcase because I found 2 bed bugs on the wall next to it (they follow you wherever you go FYI) and I was being bit at night.. AGAIN. I figured out the headboard was the culprit so I threw it out right away. Been bed bug free since. That's what Happens when you pay for cheap rent, literally a ---- hole. And the apartments flood very badly, anywho aside from bed bugs there were carpet beetles, fruit flies, and LOTS OF ROACHES. The extermination they did for the roaches was a freaking joke. They used some gooey brown stuff that made the apartment look disgusting like ---- on walls. I'm writing this review for the reason being that I wish there was a review warning me before I stepped foot in that place. Word of advice: Turns it being more costly in the long run when paying for less. I'm paying 100$ more at my new place but I'm no longer afraid of my own home. I have hardwood through dining/ living room. Nice carpet in room, renovated ceiling fan and bathroom! The bathroom is inside my room.. Thank goodness lol. And overall I love it here, it outs Beverly palms to shame. Plus management goes out if there way to make you feel welcome, and always greets with a smile in their face, and their really personable. Ok I'm done with my rant, hopefully you apt. Seekers will not take this with a grain of salt. Happy hunting!”

I don't know a thing about ac units, but there is obviously something wrong. This would be horrible, horrible if I had children. I have been complaining for over a month now, and they have only once sent their maintenance guy out, who did nothing but tap on the thermostat. It must have a leak, or straight up needs a new one. It's getting unbarebly hot, to where it feels better outside than inside my home. This is something that is important,, and should be priority to have fixed but yet they do absolutely nothing. I would never recommend anyone to live hear. All I can say is i'm stuck for now, and thank goodness I don't have babies living with me. These apartments need to get their prioroties straight.”

Read all the reviews the good ones are written by the staff a real resident would never be happy with this place. Rent keeps going up, and the apartments are old and going down. If you tour them notice the second floor is not level and neither are the apartments, watch out you might step on a roach!”

On top of all that the complex is in a far from desirable and very unsafe location. Spanish is the primary language spoken by residents and staff alike. I will not be renewing my lease and would discourage anyone from living here.”

When I moved in to my new apartment there were many things broken including the toilet, sink, blinds, a/c and many other things. I have been living here for months now and they still have yet to fix many things that were broken since I moved in. No matter how many times I tell them to come fix my things they dont. They now leave the gates open and never have I seen a security guy. Awful apartments and I would not recommend them to anyone!! Seriously dont waste your time!! I cant wait for my lease to be up!”

I am an Apartment Locator and I also have worked in property Management. So, I have no problem telling the truth. My lady had to move very quickly and had no time to waste. She moved in 3 months ago and I have not heard one complaint yet. I make sure my clients are taken care of. Stick around the complex for 30 minutes max without someone walking you around and lying to your face, you'll know right away this is not a place you want to live(however, you may fall in love with potential neighbors) Wish I paid attention to it a little more before I started renting here. Just heard about this site from other Tenants and now we're all trying to get on here and warn people! You can save yourself a lot of money living somewhere else, nicer, on the same bus lines. May be a little more expensive, but not by as much as we pay here. The water is either scolding hot or freezing cold when you take a shower. There are vermin everywhere, and they don't do normal bug sprays. So, it's like, you have nooo clue what's going to be where when. And, its too much money! When you rent in a complex, you're paying for the maintenance, right? This is horrible. Run away, run away. Check out some other places; Tanglewood Court Three Fountains One The Winrock BriarWest They're all way better, and the same amount of money. Oh, yeah, you won't have a place to put your car anyway! A lot of places get broken into around here, and even some cars. They offer garages, but you can barely lock them, so, that will likely be an easy target. Oh, man, and the gate? It's always open. If you're a student, like me, you'll be stressed out all of the time. Try student housing from the nearby schools if you're in school. Closest ones are HBU and AiH. Goodluck!!”
