“I have lived at Bellrock Summer Street since February 2025, and in just a few months I’ve experienced more frustration here than I could have imagined. I want current and future residents to be aware of what you may face living here. On July 3, 2025, a pipe burst outside my apartment, flooding my unit. It took over 1.5 hours before the water was shut off. Industrial blowers and a humidifier were placed in my apartment and left running for more than a week, nearly doubling my electricity bill. Management has refused to assist with the cost or offer any form of compensation. Since then, the repairs in my apartment have been delayed for over six weeks, with no clear communication. I’ve received conflicting updates, broken promises of start dates, and little to no follow-up despite repeatedly asking. Hallways were repaired while resident units (where we actually live and pay rent) were left waiting. Even more concerning, on multiple occasions, I have returned home to find issues that compromise my safety and health: - My apartment door left cracked open after someone entered without proper notice, leaving my home unsecured. - My front door still does not close properly since the flood. - I am worried about potential mold developing due to the extended delays in repair. To make matters worse, another flood occurred on August 19th on the first floor, proving that these water issues are not isolated. Throughout all of this, management has shown little accountability. They have not offered to move me to another unit during construction, they have not reimbursed my electricity costs, and they continue to provide vague and conflicting updates. The only person in the office who has been truly empathy is Diamond , everyone else Jenny(leasing agent), Rachel(manger) has been dismissive or rude when concerns are raised. Mark ,the assistant manger, I can give grace because it is clear he did not have any information. This has been one of the worst living experiences I’ve ever had. For the high rent prices charged here, I expected professionalism, communication, and support. Instead, I’ve felt displaced, unsafe, and ignored in my own home. If you are considering moving here, please THINK TWICE!!! And if you are a current resident, you already know…management does not prioritize tenants’ well-being. ?”
— 3030 Summer St · Houston“This complex is a nightmare, you are better off being homeless than taking up residency here. Too many problems that are seldomly fixed and the management could care less. In the time I have lived here, I have had plumbing issues that took months to resolve, had a huge mess with sewage, feces, in my sink and no access to kitchen, mold everywhere, infestation of roaches and rats and yet STILL had to pay a full months rent with no credit or deductions! The City has been out numerous times due to negligence from unlicensed workers who had no permit to work here. Numerous citations issued to office, Tenants are never considered first, they would rather work on empty apartments than take care of their residents. You have to pay for a parking spot monthly on top of rent which is nonsense! Who pays extra when they should be given a spot automatically if you live here? They refuse to do certain repairs like paint walls where there is mold, send in a cleaning crew after tearing up your apartment and never inform you of when things will be completed. This place and its owners/management are less than friendly and will not accommodate ANY of your needs. The place is filthy with trash all the time, memos are never sent out unless it's a threat of being towed..it's just not the place a person would want to reside. Too many problems NEVER fixed. It's a shame being that the area itself is nice but this particular complex is like being in the barrio. Consider passing over this place, your health and mental being are much more important. There isn't one person living here who is happy, they are waiting for their lease to be up. I have survived 2 hurricanes that destroyed my previous home and yet this place is far worse!”
— 18100 NASSAU BAY DR · HOUSTON“If you would love to reside in a place where you are infested with roaches and rats, have black mold throughout your unit, never have anything repaired, have plumbing issues for over 8 weeks while fecal matter, contaminated food comes up in your sink, have appliances that are not up to code placed in the middle of your dining room for weeks on end, have undocumented, unlicensed workers never fixing the problem, do not abide by codes and don't use permits, never resolve any issues and then threaten to evict or ruin you if you do not pay rent because they will not deduct any amount from your rent while you are living in unsanitary conditions, do not offer to place you in a different unit, threaten you to not contact the city, threaten to call the police if you dare complain, if you like the grounds nasty with trash and like having your patio used as a ashtray, never having issues resolved when other tenants allow their children to destruct your property, charge parking fees on top of your rent, if you like dealing with high crime, enjoy being treated like you are nothing and always shown rudeness regardless how much you try to resolve the issue you are having, if you have any health issues, you will become ill residing here from all the unsanitary conditions..basically if you love to suffer, this is the place for you! Take this warning seriously, these owners and managers care nothing of your complaints and will not resolve any problems no matter how major they are. They care only of themselves, not their tenants. Now, we are under new management for more than the 3rd time sinceI have been here. They can not find my move out letter. i have requested a number for the corporate office and called 3 times today. the 1st 2 times, it rang forever. finally, on the 3rd time, a recording stated that there was no room for another message. the manager told me i would have to keep calling and that she could not help me and that if I showed up in the office for an answer, she could call the police. DON'T RENT HERE. HER name is NORMA . tab below would not let me state that i will not be recommending this place to ANYONE that I know or like”

The staff is rude and cares nothing of its tenants..there is no emergency maintenance for anything so don't call, they get upset and don't believe you even if photos are sent to them..they do not send help regardless of the circumstance. Unsanitary living conditions..roaches, rats, sewage water coming up through the sink all the time and never permanently fixed..it's always temporary and happens time and time again (8 times for me), they clean nothing and you are out the loss of all things ruined..mold everywhere..you have to pay extra parking even though you should have a reserved space for a least one vehicle..there is NO parking. If you like responsibility for all things that aren't yours, living here is for you! They take absolutely no responsibility for anything..washers and dryers don't work..you have to call to get them fixed, same with parking issues, you have to call and have vehicles towed..you have an emergency don't tell them, call the police. You constantly get nasty letters saying you owe money when you don't and that you will be evicted within 48 hrs, they do not hold up their end of the lease..the crime in these apts is astounding..drugs, illegals, people hiding out with warrants, loud noise, fighting and music at all hours along with drunken behavior. No good lighting if you would like to walk your pet which is dangerous to tenants. Nothing is considered important to staff or maintenance and so you are left repairing, cleaning, etc. yourself. If you don't believe me, ask anyone living her now or previously they will tell you the horrors of residing here..people have gotten injured in their own apts due to the apts negligence..they do not enforce the code guidelines and you will literally want to pull your hair out before your lease is up. I implore you to find a better living area..your sanity is worth it. Living here will only cause you much unnecessary grief and I can assure you, the apt office and owners will not care one bit. Happy hunting for your new home but don't do it here!”

It them 3 days to put in a rusted out fridge. The HVAC took 24 hours. The water pressure was very low to the fact that we had to schedule our showers around everyone else in our building. My AC went out an additional 2 times. The first time it took them a couple days. The third time it took them 2 weeks in the heat of summer. They claimed someone broke the pool pump and the City of Nassau Bay said that was the priority. I called the answering service several times and no one ever came out. During my time there, other residents had major issues (flooding in the apartments 1st and 2nd floors, one person fell in a sewage grate in the middle of the courtyard, and another had her ceiling cave in). Another major issue is the parking. Be prepared and know that you will never be able to have guests. The office staff was useless. Maintenance is overworked (it was only one person). Excel Property Management is a woman who claims it is her and several others who own the property.”

Most of the staff does not have papers and they steal everything out of apartments and the office everytime they change staff. No hot water, bedbugs, toilet broken, tub taken apart and still waiting for new part which has been way over 2 months, kitchen sink overflow with nasty water, in other words, hazardous. Constant police reports, noise, trash everywhere, nasty swimming pools, people move out during the night, never fix doors that don't lock, and if that's not ;s some had all the apartment keys stolen and didn't tell tenants, they always send out overdue notices along with late fees after they claim no printer and computer stolen with all our information. The laundry room is a nightmare and if they don't work, tenants have to call to have them fixed. No lights around the complex, a lot of renters have warrants, too much drug dealing and they rent out apartments free of charge to their illegal families. Everytime you complain they are rude and state "it's not their problem" everything is missing in their office and there is nothing they can do. But yet they keep telling everyone they owe more money. The maintenance people do not speak English and one that is employed with them at this very moment, personally stole from me. These people are worthless. We do not have water over 75% of the time. They do not care and continuosly make excuses for their incompetence. It has been an absolute nightmare and there are many to back my claims. The staff is always out of the office. It's a shame that the few who do reside here are treated so horribly with their threats of evicting you in less than 12 hours, yes, I said 12 hours. I have written notices to support this and pictures. The complex needs to be shutdown due to complaints and hazards. This may sound like a lot but I would have wanted to be warned before residing here. Lastly, do NOT initial or sign anything before you make sure all the blanks are filled in. They changed the rent amount without my knowledge and then weeks later when they had a printer, left the lease on the door with the incorrect amount. If I do anything with this letter, I hope it is to warn you of the problems so that you don't have them. Go anywhere but to Colony Oaks on the Bay in Nassau Bay, TX!”

When I moved here 18 years it was beautifully and we'll managed. No more. It's horrific. The management refused to replace my carpet....someone who has lived here 18 years or to give me hardwood floors. They did away with trash pickup at the front doors. Their washers and dryers do not work. Management allows mariachi music at bedtime and appliances on said tenants porches. I've had rats for 3 months and gotten no real help. I have to pay someone &140 a week to watch my dogs because I'm afra8d for them. They don't think rats the size of cats are an emergency though they carry disease and eat wiring which could cause the complex to go on fire. I'm so afraid of them I just got out of the hospital for a bleeding ulcer where I almost bled out. When my partner of 16 years died on the couch of cancer 6 months ago....they knew him....they threatened to have his car towed immediately because his inspection was overdue. They would not allow his brother time to get it. I had to pay someone in San Antonio to get it. The maintenance sucks. The pool has trash and is green and you fear for your life here. Avoid this --------.”

When we moved in the apartment was filthy, we were promised that the cleaning lady would come and clean yet that day, but we had to unload and get settled in. The stove didn't work, no gas hook-up, they brought us another stove. The dishwasher leaked, and the refrigerator wasn't cooling. Oh yeah and the AC didn't work. The Maintenance staff worked hard at first to rectify the problems, but it went down hill from there very quickly. The place was infested with ROACHES!!. We requested pest Control, but were told they didn't come until Monday, this was Tuesday. 3 1/2 months later we are still battling Roaches. The kitchen sink keeps backing up. So now we can't use the dishwasher nor can we hand wash our dishes because the sinks back up and over flow right away. We are told the pipes outside underground are broken which is why this keeps happening, but they don't have any idea when or if it will be fixed. The Laundry areas never have all of the washers and dryers working at once and when you report it they say they will call it in, but they are still not working. Rent is cheap, but remember you get what you pay for!!!”

They also walk the apartments hugging kissing holding hands she is supposed to be at work not on dates everyday but she knowsvenus that was why she was hired that says it all . who ever reads these needs to come look for them self other than Venus the ungrateful witch with a miserable life”

I lived there 13 months and from move-in day it was terrible. I could not move in that day because of maintenance issues that still were not fixed when they finally let me move in the next day. There are so many horrible things that happened that I'm just going to highlight the very "special" times. There are A LOT of drugs and dealers here. People come and go all night. My neighbor was shot in his apartment by a deal gone bad and then the next neighbor had his apartment robbed within 3 days of moving in. I have heard gun shots in the middle of the night and there was constant music coming from one neighbor or another almost every night. I came home to thousands of bugs in my apartment at one point and they would not pay for the a hotel nor take care of the problem for almost 2 weeks. Water constantly poured from my ceiling over & over. They wouldn't fix the problem. They would just "patch" it and it would happen again. I was flooded many times. The manager there is the worst. She argued with me every time I had a problem or complained about a neighbor. Everything was uphill with her. Everything. I could not wait to move out. It was my year of hell & I'm surprised that I didn't get shot, mugged, or robbed. If I could give this place 0 or negative stars...I would. DO NOT move here.”

Parking is a joke. Don't feel safe leaving home after dark. Assigned parking spaces always get taken but never done anything about. Arguments with other people in parking lots because they repainted the guest parking spaces too small and people constantly hit your cars. Lots of peoples cars have been broken into. Rent is outrageous for the quality. Nothing every gets fixed. Police were out here the other day going around the neighborhood to inform the residence about all the crime that been going on in the complex in particular. Pay a few hundred bucks more do yourself a favor and DON'T MOVE HERE.”

Don't get me wrong there is some flaws like the extra parking and not having any connections but for the size of my apartment I can definitely overlook those things. When I put in work orders they are typically done within 3 day which is a lot better than my last apts. On the outside is clean most of the time but I have seen some people literally just throw trash for their car to the parking lot, when I let the office know they assure me they will talk to them. Two thumbs up!”

I got a 350.00 parking ticket for parking on the street with my flashers on to deliver groceries as there are not enough parking spots for everyone. They tell you to park across the street in the church. Maintenance is horrible, they never fixed anything, they just do a temporary fix to shut you up. As for what happened before we arrived, who knows but from all the neighbors we have met, this place is fantastic! Moved from the Woodlands, looking for a quite place on the water closer to the beach. Love this place, can not say enough about how huge our place is and how wonderful the neighbors are. The grounds keeper and crew keep this place looking amazing. One of the biggest highlights is the management which we are so impressed with. This weekend, the AC starting running hot so I spoke with the office and they had someone over within minutes. They then came back over Sunday and checked it again and the now the AC is ice cold like we love. Any issue is resolved so fast and everyone is very friendly and helpful. Hats off to the excellant property managers Venus and Omar, they are two of the best reasons why we love our place and look forward to many years of living here on the water. Again, we are new and we love this place and next year I will come back and update everyone on our place.”

The first person was shot by drug dealers and the second person was beaten with a golf club. Nice. But, wait, there's more... People are smoking pot on their patios and dealing drugs out of their windows (yes, we all see you!). One couple stays drunk and high all the time and wander around outside in that state. They have loud screaming fights, run naked from their apartment to the pool, get taken away in ambulances after fighting, but they are allowed to stay. Incredible! The pool went from blue to green to brown. I swear, BROWN. All but 3 of the outside lights have been out for over 4 months. It has been reported, but no one bothers to fix them. The water is NEVER warm - it constantly alternates from freezing to scalding (if we have any hot water at all). No relaxing showers here! Apartment management says they have done everything they can do and it cannot be fixed. Really?! There is trash (beer cans and fast food bags, and poo filled diapers) everywhere and property management just strolls past all of it like it's not visible. The cheap laminate flooring is coming up in all of the apartments and it is never addressed. The refinished bathtubs peel and no one cares. They close work orders without actually doing the work. Management never responds to any requests. They just ignore the residents. You can report maintenance issues all you want, but nothing will be addressed, EVER. Then there's the manager. Her name is Venus. She is pretty special and difficult to describe. You cannot possibly imagine how awful she is. She is beyond rude, uncooperative, unprofessional, and an out-and-out liar. I cannot believe some moron actually PAYS her to do what she does, which is nothing at all based on the condition of the property. The bottom line is that no one cares what is happening here - not the manager, not the management company, not the owner. No one. People are paying money to live here and the owner and his staff need to take it all more seriously. If you don't care anything about other people, that's fine, just don't own a place where they LIVE and are trying to raise their children. The moral of this story: find somewhere else to live. I am trying to help you.”

Police said he is expected to survive his injuries. Nassau Bay police said the victim told them he was inside his apartment playing video games when he heard a knock at the door. He opened the door and two men, one armed with a gun, demanded money from him. He told police that when the men couldn't find any money, they got upset and shot him. You have to get nasty to get anything done and they still won't do it. It took me 2 weeks to get me new mailbox key now my kitchen sink has been leaking for a week I CANNOT WASH DISHES!! They have just now put in an order to corporate to order a garbage disposal and can give me no idea of when that will be. When I asked for their corporate office number, they refused to give it to me. Floorplans and location are great but that is it!! Overpriced, no water pressure or temperature control and hot water goes out about 50% of the time. It is going to be a long 12 months!!”

She is stern and make sure parents are responsible for their children, took care of the plumbing issues, make sure everyone follows the same rules. I have seen nothing but positive since she took over 2 years ago. Omar to very sweet and great spirit to have in the office. Nice to everyone. It seems as those who post a review attach her character but not managerial skill. She has always taken care of me and maintenance issues if I have any. The only downfall is parking to me.We have 2 cars but only 1 space. No break ins, grounds kept clean, and never any safety issues. IN a great location.”
