“Been living here 6 years and enjoy this community. It is quiet, with friendly neighbors and staff. I like this location because I can be mainly at anydowntown location in 15-20 minutes. Toyota Center, House of Blues, Hard Rock Cafe, zoo, etc. etc. Pet friendly, which is good for me as I have 3 cats and a dog. This is a nice peaceful property”

“This place is a slum & management is rude and refuses to address major health liability concerns. The air vents r infested with black mold & what looks like asbestis. No hot water many of times with no notice of it being cut off. They do not put the heat on in 40 & 50 degree weather. This place should be condemned. I wouldn't move a rabib animal in it...let alone my family”

“HORRIBLE PLACE, THEY HAVE MAJOR PLUMBING ISSUES, raccoons everywhere even inside the apartments, the manager is very rude and adds fees to the rent for no reason, she only cares about the rent but does not take care of issues. No hot water because they said there is a broken pipe that they are always trying to fix, but they don't hire professionals because they don't want to spend money. I hope they condemn this place soon. they are just ripping off people.”

“These apartments suck!!! Run fast!!! Where do I start? Well first of all no security even though they say there is don't believe it!! Maintenance sucks!! They never fix anything!! The sewer over flows to outside of building and they do nothing about it!! We had to smell poop and watch where we would step if not we could possibly step in other peoples poop!! The toilets don't flush correctly you have to flush at least 5-6 times before it flushes. My husband was admitted for 5 days in the hospital this past week for severe breathing problems and this was his second episode in 3 months! We didn't understand what was going on since he's a healthy strong person. Well when he came out of hospital he investigated apartment and come to find out the apartment air condition vents were full of black mold!!!! We took tons of pics reported issue to apartment with no response or concern! I took it upon myself to report it to Houston Health Department and get this the next day they brought us an ebiction notice that we had to vacate the premises within 24 hours!!!!! Delia the manager said she no longer would accept our payments, she was not going to work out any arrangements with us since we were not happy living here!! My husband told her who woyld be happy living with an apartment full of mold? Hello i have to look out for my health i just got out of the hospital!! We were appauld at the response we were getting but just shows they were retaliating because we reportrd them to the health department!!! Another thing dont be late on your rent because they will turn off your light in a blink of an eye!!! My husband almost slipped and fell while showering when they cut our lights off even after we had paid!! Their excuse oh sorry our mistake!!! Other things to look out for they have a nosey employee who thinks she's the apartment manager but she's a nosey person who acts like she's your friend but turns around and stabs you in the back and reports your every move to manager!! Don't let her fool you and let you believe she has your best interest because she's a snake in the grass!! The apartment manager Delia is also a person not to trust!! She doesn't want to hear any excuses doesn't want any complaints about apartment issues. If you decide to move here good luck!! Don't report any problems because u will get evicted!! We are currently suing them because my husband could have died from his breathing problems and we were treated unjustily and they are going to pay!!! All I can say is good luck but you will regret living here!!!”

“THIS PLACE IS THE ABSOLUTE WORST PLACE EVER TO LIVE. DONT I REPEAT DONT EVEN THINK ABOUT CONSIDERING THIS PLACE. RACOONS RUN FREE AND SO DO CATS AND DOGS WITHOUT A LEASH. THE MANAGER DOESNT CARE, INSTEAD THEY JUST WANT YOUR MONEY. THE MAINTENANCE IS HORRIBLE AND THE APARTMENT IS UGLY. The only reason I'm still here, and I've been here for 11-12 years, is because we weren't financially stable to move out. Now that we are, we are just waiting for our lease to expire in November so we can move into a much better place that actually cares about its residents. So I insist, if you are considering this place, turn the other direction and keep on looking.”

“The staff is friendly, I give them that much. The grounds are not kept up with. Maybe 2 of the maintenance guys actually do their job. I have to keep calling the office and answering service to finally get maintenance at my apartment, when I needed some easy stuff fixed. My neighbors have been here since 2013 , so they seem to think they own the place. Constant parties & loud music. It is near the school zones, so it is a fast travel if you have children attending school. I have not had any major problems here, except after certain people moved in. My door was messed with and it was very obvious the idiots did not succeed and breaking into my apartment. I do not recommend this apartment for anyone with children. If you are single or a couple, by all means, it saves you money living here.”

“This is the absolute worst place to stay, the sewage builds up in front of apartment 39 & inside apartment 41! We have to walk outside of our doo a see human feces & tanpons coming from the ground & on top of that they barely clean it, maintenance is the worst, they just walk into your home without warning & never finish they job, one weekend we went without water for the entire weekend and come to find out the maintenance cut off the main valve so we didn't have water, pipes bust in alartments 41 over a month ago and they have yet to fix it, They are rude & disrespectful, they are never in the office and the 24 hrs number never answers, they alway refurnished the office but have yet to refurnish our apartments, Do not move here, you will really regret it”

“The place is poorly maintained. There's sewage backing up and out right in front of apartment 39. The new manager in the of likes to money grab, doesn't work with any of the tenants, and too lazy to even get out of her office chair. I would not recommend this place to anyone. They rather put their money into signs, instead of fixing the sewage problem. It's been going on for 6 years. It's not sanitary to have poop and toilet paper sitting on the sidewalk.”

“MAN OH MAN WERE DO I START... OKAY THESE APTS USED TO BE GOOD AFFORDABLE PRICING WELL TAKEN CARE OF UNTIL NEW OWNERSHIP TOOK OVER. THEY INVESTED MONEY ON PAINTING AND FIXING THE OUTSIDE BUT CANT INVEST ON THE INSIDE OF THE APTS. THE PLUMBING IS HORRIBLE CANT TAKE A DECENT SHOWER WITHOUT THE WATER BEING BI POLAR ON ME. THEY CUT OFF THE WATER WITHOUT ANY NOTICE. AND THE NOTICE WE DO GET IS TO LET US KNOW TO GET OUR A/C UNITS OUT OF OUR WINDOWS AND IF WE DONT THERE COMING IN OUR HOUSE AND PERSONALLY DOING IT AND WE WILL GET FINED. SOME LADY GOT ROBBED ON HER WAY TO HER CAR AND ALL WE GET IS A NOTE ON THE DOOR NO DESCRIPTION OF THE SUSPECT OR NOTHING. MEN DRINK REAL LATE AT NIGHT WITH LOUD MUSIC ON THROW THERE BEER ON THE SIDE OF THE BUILDING. THE BIGGEST PROBLEM I HAD THERE WAS THE RACCOONS. I WOULD HEAR THEM ON THE WALLS AND ON THE ROOF REALLY BAD. I HAD TO WALK A LONG DISTANCE TO THROW THE TRASH BECAUSE THEY MOVED THE DUMPSTERS AND WERE THE DUMPSTERS ARE AT ALL THE BIGGG RACCOONS WOULD BE THERE I WOULD BE SCARED. THE MANAGER HAS NO PERSONALITY SHES REALLY RUDE. I HARDLY EVER CALLED HER FOR ANYTHING AND WHEN I DID SHE DIDNT PAY ATTENTION TO ME AND DIDNT CARE. I WAS A GOOD TENANT NEVER GAVE ANY PROBLEMS PAID MY RENT ON TIME. SO MY ADVICE WOULD BE LOOK SOMEWHERE ELSE NOT WORTH MOVING HERE UNTIL ALOT IS FIXED.”

“I having been living here since 2007. When me and my wife first moved in, everything was cool. When ever I needed something done, they were right there to fix it. But by the end of the year, I guess management changed and all kinds of things started happening. By the end of 2007, my car alone had been broken into 5 times. One night me and my neighbor happen to come outside, luckily we did. Someone had broken into all of our cars. When I went to the office, they said it was nothing that they could do. They sit there in that office and don't do ----. They mislead applicants, telling them that we have a patrol car that patrols the complex. That's a damn lie. They told us the same thang. No patrol car has ever patroled these apartments. When you report break in's to the office, they just shake their heads. They don't send out memo's or anything notifying other residents about what's going on. I mean, it has gotten so bad, that everytime my car gets broken into, I'm paying more to get my car fix than paying in rent. When you call the police, they don't even come out anymore. They just take my report over the phone. It's bad when a HPD officer tells you that you just need go move because the office will never do anything about the breakin's. I guess if I was mexican or --------, maybe it would make a differnece. That's all that stay's over here. If you are from Mexico with no paper's, this is the place for you. If not, and you want to keep your car, don't move here!!!!”

“been living here for 6 months, very quiet. parking isnt that bad and the all bills paid is a big bonus. the only problem i have is that the cable boxes are old and the signal we get for internet/ cable tv is not that great. from what i was told that with written permission from the front office you could get a new line installed to your apt. i just havent had the time. Maintenance man works 24/7 and clean up guy works 8 hours everyday making sure the apartments are clean.”
