"My job isn't to explain the lease to you." She screamed at us and told us that we're paying for flood damage even when the apartment was at fault. Its been flooding everyday since the day they worked on the pipes. She gave us a three hour notice for a work order (that we did not put in) and when I told her this was inconvenient for me and I want it rescheduled, she said she didn't even have to notify us at all. Whenever I asked who was above her to speak with someone with more knowledge she sarcastically said "God." After calling the cops on us, she stopped answering all of our questions. All she says is read your lease. She said she doesn't have to answer any questions. When asking if there would be anyone more helpful around here she shrugged and looked at us smugly saying no it's just her. I will tell everyone I know to never stay at Woodstone she talks to her minority employees terribly and we've seen it first hand. She uses work orders as an excuse. We see that we've apparently made 9 work requests when we've made none. She is forging documents. Stay away from this place if you can After living here for over 8 months and paying rent every month on time, we refused to pay for this last month's rent until she gave us our repairs. She denied the repairs and instead sent a notice to evict us 1 day after rent was due. Right before the court date she scheduled painters. We told her there was mold on the wall and I have pictures on my phone that I'll upload later but she was trying to resell the unit and have the mold painted over. Disgusting business practices being performed by the property manager here. I feel bad for anyone who moves here and I regret renting at Woodstone Manor for my first apartment.”

They talk a great game to convince you to move in as all good salesmen do, but after moving in, immediately the place just went to hell. My ac stopped working, weatherstripping all needs to be replaced, waterm damage in 6 areas, and every time I talk to someone, they give me another excuse not to do the work. Honestly Management is very unorganized and unprofessional. Especially Kristina in the leasing office. They tell you one thing, and switch everything around. All apartments in the complex have mold!!! To shut you up, they will come and paint over the mold. My personal items were damaged and all they will do and tell you is to report with your renters ins. They don't care for there residents. Also, I paid $300 for pet fee, and when you sign at move in, form says $150 non-refundable and $150 refundable, with non damage!! I turned in my apartment clean! And spotless!! No refund at all, they will slap you in the face with all kinds of charges!!! Also when I personally came in the apartment asking manager if I could paint my kitchen cabinets because the cabinets looked disgusting , I asked if I could paint them grey she said no, that I could only paint them white, brown, or black. Very excited she wanted to see how it turned out, once I painted black, she even asked for pictures, BUT slaps you IN THE FACE with a charge at move out. Tubs in the restrooms are discussing, they are covered in white paint! Two years complaining that the paint is very slippery, never was addressed. So slippery I myself almost fell, sadly the one with the accident was my husband, he slipped slit his knee, and slightly cracked the tub, after it was never addressed, they will charge you very proudly for the repair!!! Pointless it was to go to corporate. They can careless. But again we're just another angry resident , they don't care. Very sad apartments!! Please avoid them, go somewhere else!!! Gun shots at night, apartments turns into a party once the office is closed. ROACHES and ANTS EVERYWHERE! They broke into the neighbors car and they won't care in the office!! Don't not believe anything the old lady in the office tells you!! She is a liar!!!!!! Don't even bother with Corporate, Karen will never answer you.”

Your electric bill will be very high The permanent billboard by the leasing office that reads "undergoing renovations" is laughable and should be your first detourant. — 10250 Lands End Dr · Houston“I moved out almost a year ago and upon trying to get into a new townhome, found out that I had a balance with Woodstone Manor. I hadn't been notified that I had any remaining balances, one of which included a lease termination fee. I stayed 60 extra days to avoid paying that termination fee, but when I called the debt collectors, the form I had signed regarding my 60 days notice had mysteriously disappeared. Long story short, I ended up having to cover the termination fee I was avoiding in the first place and I covered the extra charges on top. Well in the thousands as far as cost. After this experience, I don't trust this apartment management at all. A gentlemen there named Brian, however, proved to be helpful through this. As far as the apartment living quality goes, decent space for the cost, though, I didn't have a main living room overhead light. No matter what lamps I put wherever, it was always somewhat dim. Quiet neighborhood. Outdated pateos and metal staircases/fencing. I requested maintenance to fix the water heater I don't know how many times, so I lived with cold water for almost 5 months of my lease. Every time maintenance came to fix the water heater, they would replace some rusty part on it, only for it to die out soon after. To be perfectly honest, I don't want to give this apartment any stars, but I have to put one.”

The apts are old & ragedy, they painted the kitchen sink, it started peeling a week after i moved in, was scared to walk on the floors, they had dents in them, was scared i was going to fall through. They told me my rent would be 645.00, they sent me an email with this price locked in, but when i got there, to fill out an application, the price jumped to 690.00. My 1st water bill was $17, the next one $37 & each month getting higher & higher & i didnt have a washing machine in my apartment. The refrigator light bulb, kept blowing out as soon as i put a new bulb in. When you take a shower, you better hurry, the water goes cold after a minute (im not kidding). This place is a dump, not worth the 690.00 i was paying for a 1 bedroom. There was an overspray of white paint on everything, the outside of the refrigator had dents in it, the inside was nasty, the cabinets were nasty. They showed me a model apartment with hardwood floors, i ask will my apartment have hardwoods, they said yes!!! I didnt get to see the apartment i was moving in, til after i signed the lease! Put the key in the door, to my surprise they had some old dirty looking carpet in there. They did upgrades to the outside of the buildings, very sloppy job, it looked better before they painted, not that much though!!!! Dont rent here, you might get robbed, someone was robbed at gunpoint on the property in the washateria! Oh, they dont like kids living there either, i was in the office one day, heard a manager say, " she dont want to hear no balls bouncing"!!! I lived here only 6 months, worst place ever!!! I wish i could rate this place a minus zero!!!! The kitchen cabinets were all mismatch, a couple of them wouldnt close all the way, the oven handle was really loose, like it was going to fall off at any time. In my short time here, saw 3 new managers, the lead manager is an a**hole!!!!! PLEASE DONT RENT HERE, YOU WILL BE SORRY!!!!!!”

She was claiming the move out date was different than agreed upon and charged extra fees without notifying me then turned it into the credit company. I have great credit and had NEVER had to pay a credit company for anything. Let's just say I was not too happy. She also took over 6 business days to send my rental history to my new complex and delayed my move in. The new complex and I both made multiple fax and phone calls to Woodstone Manor over the week where I was finally and very rudely told by the manager that she was too busy to send it. I personally went to Woodstone where the manager finally agreed to have it sent by close of that day. My new complex received the documentation 3 days later...”

There are roaches EVERYWHERE, even though you pay a monthly fee for pest control. The AC would constantly break down but don't bother contacting the office because they make you sound stupid and could care less. The manager made her wait an hour and a half to make sure it wasn't working. This was in the middle of July so it was obviously hot. When the AC finally was fixed then the water wouldn't get hot. So, they would fix the water and the AC would stop working again. It was a constant back and forth mess. ALSO, recently, the water smells like sewage!! The manager illegally changed her locks while trying to EVICT her. They will find anything and everything to fine you for. DO NOT MOVE HERE, EVER. Believe me when I say there are many more negative things I could say.”

The apt complex is quite and everyone minds their own business but it's the manager Kristina, she and her assistant are two nosey b*t**. They walk around the apt complex asking questions about your neighbors, I find that to be very unprofessional. At first both of them were very nice at the time on signing your least but after that they're the landlords from hell. I truly believe that they are going into people apts while you're not at home and looking through your things. You are told that your rent for a 1 bedroom is $650 but if you want the upgrades it's $730 and for what, the apts are very old so yes you want the upgrades but what do the upgrades consist of, appliances only and the rest of the apt looks like ----. The bathroom smells horrible all the time like the sewer is backed up and when you complain about it Kristina makes you feel like ---- and then she retaliates against you, she's very rude and I'm sure her home doesn't smell like ----. The main water pipe busted a couple months ago and now the residents are having to pay for it and we didn't have water for a couple of days. But did the apt complex apologize are give us a slight cut in your rent NO, they billed us for it, REALL?...NO I DON'T RECOMMEND THESE APTS they cost too much for very small outdated apts that have pot holes throughout the complex.... please don't be sold on the model apt you are shown because your apt you rent will look nothing like that....I feel if they get rid of the front office staff and put money into fixing up the apts and the pot holes that this wouldn't be a bad place to live because its very quiet and your neighbors are friendly.”

Also our toilet keeps flooding ------ water from the bottom,and the tub fills up with poop and everything else that went in the waste disposal. they came about 5-6 times to fix this already. they fix it & the next thing you know your coming home to a flooded smelly bathroom to clean up :) how pleasant!”

First off ive lived here for about 7 months. I was showed a one bedroom flat as that was all they had available to show. I was advised that there would be a one-bedroom townhome and it was in great condition. However, it was not ready to show. I paid all necessary fees to move in without looking at the actual unit (1st mistake) the day before I was due to move in the leasing agent Kim (no longer works here) advised that the unit was ready to view. I was unable to make it on that day. On the day of move in I went in to view the unit and it was so small you couldn't even change your mind in it. There was dead roaches everywhere, paint was chipping and all they did was paint over it. The supposedly "all black" appliances were SPRAY painted black!!! It was literally a hot A** mess! It was just so tacky until it was ridiculous! However, we had no place else to go and the apt manager Kristine acted as if she could care less that I was unsatisfied with the apt as I had signed the lease already. They charge you for water. Your rent is $635 but you end up paying $710 a month because of water!!!! You wont get a bill for about 4 months then all of a sudden you get hit with water bills from $60-90 for a one bedroom with an adult and small child. When you call the manager to get an explanation she is very rude and unprofessional making very rude comments. They charge you for trash and pest control and there are still roaches everywhere. They come from under the cracks of the front door due to it not being sealed properly. We were told that we could have the option to have our unit upgraded when I first moved in and after kim left it never happened. The foundation is cracking and all they do is paint over it as if you wont notice. There is so much caulk on the tub faucet that its just so tacky. Gun shots all the time and ppl getting killed in the apts across the street The school around the corner is horrible (smith Elementary) the school itself is on academic probation for under performing. I would advised you not to move here unless you like being disrespected when you call the office by the manager. The only pro I have is that the grounds are kept up. They are always doing landscaping and blowing leaves on the porch or in my apt because I like to have the door open. idiots!”

She seems nice and professional when you first meet her, but once the lease is signed she transforms by yelling and talking very rude. One thing she forgot to tell me upon moving in...these apartments has bed bugs!!!!!!! We had to take ALL of our furniture out to the dumpster because the bed bugs got all over our things. Then we had to watch others as they thought they had won the lottery and came and got the things we thrown out. What made me notice the bed bugs is because they had been biting on my baby. Financially we cannot move yet, but now we are sleeping on air mattresses until financially we can move out. This sucks!”

I have no problem with any requests, they do it pretty quick and do notify me when they are done. The only things i dont like is all the potholes (please fix ASAP) and the neighbors visitors taking the residents parking spots when they should park on visitor side. Ive seen plenty of cars without stickers parked on residents side for several days. Other than that things are good”

She let me know after they shampooed the original carpet, it didn't look good to her. She said she had a little extra money and decided to replace it. It was only yesterday I got my keys and it's already down. Great staff, great personalities! Friendly neighbors! Recommended!”

Of corset management tried to put the blame on me but I did not have bed bugs where I moved from. For me to get the situation addressed I had to call the city. Preparing for the exterminator to exterminate was overwhelming. My closest was piled up in the kitchen and my restroom. Two treatment s had to be done so I was not accessible to my kitchen for about 3 weeks. Management did not notify any of the tenants about the bedbugs. I had to throw away a new sofa,new mattress and two other chairs. Someone took one of the chairs and when I told the manager she said she was going to put a memo out but she did not. I have never experienced anything llike this before. There was no compass showed throughout all of this. They are more concerned about the money than the welfare of their tenants! Not recommend!”
