When i first came to see the unit ,i like it so i paid for the application then i came back few days later only for Marco to tell that the particular unit i saw has been leased out to someone else by his colleagues without his the next unit is same as the one i saw and he promised to make it ready for me .needed to fix the cupboards,change the door, the basin were peeling , water closet was broken too, sockets ,change the carpets upstairs which has about7 nail. You have to be careful not to step on them. . But to my greatest surprise non of this were done b4 my move in day but he promised to do them before the end of the week during my move my contact ended with the old apartment and i didnt have a choice than to move in and take his word for it. The story changed AFTER i moved in. The broken door was fixed 6months into my contacts after a lot of pleading at the apartment. The drawer,basin and the carpet with nails has not been touch till date. Instead of changing the WC then kept repairing and that gave developed problems severally and each time it take the management 4/5 days before they come fix it . The light at the top of the roof has been out for almost a year. They told me that they dont have a ladder to change the bulb. 2ndly Beware of crazy neighbors with loud of unit 204 those folks will run your crazy. 3rdly security on a 0% , Someone opened my car on 3 different occasions. Just 4days ago Someone stole my neighbors washing machine... my car was also trolled twice within two weeks saying that my park tag expired 6days before it was trolled.I'm definitely leaving. Never seen such an unhelpful and rude woman in life. On top of that she has the audacity to lie on face about the repairs promised and expected in a new apartment (it has been more than 6 months now). On asking for paper trail she would deny and ask to come later saying we have other important things to do. The dryer has been broken since first day and never gave a new one. The refrigerator and microwave oven were replaced by old one to give a smaller and older size one. The window nets were broken before moving in and didn't care to change it even after requesting for 6 months. Entire kitchen wooden cabinet has been worn out and were requested to change it but Ms. Ruth denied to change it. This caused roach problem in the home. This has caused stomach infection to one of the guests staying at home. The pipeline of the apt complex leaked 6 times in last 2 months which led to sewage and feces to come out giving out a bad odor and unhealthy place for kids to play. The management seemed least bothered to fix it once and for all. The management tries to make money off of tenants wrongfully by creating false parking reservations. Hence if the car parked in reserved spot will be towed and hence tenants are forced to buy their own parking spots.”

The complex itself needs a lot of work and looks fairly run down. We were told by neighbors that things went downhill after it was sold to the current owner. There are too many potholes in the parking areas. Front and back gate are often broken and open. The surrounding area is bad, we have heard several sounds of shootings around the complex. The landscape stops being unattractive past the front pool area by the office. Wood gets replaced on the outside of buildings but never gets painted . Renters are not held responsible for broken blinds. It started to look like it a very low income complex.Even though the complex has a very nice playground kids are everywhere and parents seem to kick the kids out to play unattended all day. Today we almost hit a child with our car that was running unattended in the parking area :( The pool looks great but remembering last summer we probably will never use it since kids just go in or groups of teens just claim the pool to be theirs and the relaxing atmosphere promised noon existing. the management members are definitely trying their best unfortunately the owner likes to receive rent but does not have money for paint and a bit of mulch to make the complex look cleaner. One would think that they invest to keep it up and re-invest to make more money and keep the complex rented out. We will move soon. Not because of the apartment itself. Its a fair price and the inside is old but nice.We are ashamed to invite friends over since it looks so run down here and are looking for a complex that keeps the grounds not just clean but attractive and an owner/ company that actually is not afraid to reinvest and keep things up.”

We had to buy floor lamps and fans for our unit. We put a request in for maintenance back in June 2016, still waiting on that to be fixed. We asked for a different order to be handled by maintenance back in the beginning of December 2016, that hasn't been taken care of either. The one short maintenance guy tried to enter my unit without knocking and only when he found the deadbolt was locked, he started knocking and banging on the door like a crazy person. I asked who it was and he just yelled back "Maintenance! Open the door!" So needless to say I had an attitude when I opened it and asked him what he wanted, he said I have to replace your blinds and tried to just walk in and push through me! There is mold! The floors have holes or dips or something in them. It's very uneven and if you're wearing heels headed to work you can roll your ankle stepping in one of them. We've asked for that to be fixed also. But, you guessed it, still not taken care of. The windows don't stay up, they let the cold in during the winter and vice versa. The doors have big gaps between the door and the door jamb. Bugs crawl in through the gaps. We requested that be fixed too. There are cracks and spaces between the countertops and the cabinets allowing for more bugs!!! No one picks up after their dogs. There's poop EVERYWHERE! Oh also, there are feral cats all over the property. They have assigned parking for $25 a month but people always park in your spot and just put their hazards on. The residents who don't have reserved parking have to find a spot in the visitor parking and that's nearly impossible. They could at least have a resident only area and then designate a visitor parking but they just rather further inconvenience their PAYING residents. People hit your car and no one seems to see anything and absolutely no one cares until it's their car that gets hit. Of course. The gates are always broken and the neighborhood kids and wandering people, just stroll in try to break into your vehicles. During the summer, they come in and use the pools and maintenance NEVER cleans them, well I take that back they clean it once a year it seems. And that one time they do, the chemicals are so strong you can smell the chlorine way before even getting into the pool area. People steal packages off your doorstep because the ladies in the office are just too busy either, closing early, talking and gossiping, or on their cellphones, to accept it for you. They don't acknowledge you when you walk in, they seem annoyed whenever they have to do any actual work. They roll their eyes at you and are very rude when they finally decide to do their job. I mean if this is what you like, by all means please move in. But I suggest you STAY AWAY!!!!!”
“I've been living here for about a 1 1/2 and has no problems except my noise neighbors but once I called and talked to the manager Ms.Ruth she got right on it and I haven't had any more problems. I had no issues with my apartment. I actually love these apartments everyone is very nice so with everyone negative comments I just don't understand like everyone goes through financial issues and even myself I always go ahead and talk to the manager Ms.Ruth or her assistant Nancy and they help anyway that they can. I look on here and some says that they are racists or they rude and I don't see none of that at all hands down I believe that they are the best staff since me moving back to an apartment complex. Right now our kitchen and bathroom over overrun by roaches. They also would not verify my rental history with the apartment complex that I will be moving too, because I had more than 30 days left on my lease. Although I have never missed a payment, they would not verify that with the new property. This place is a joke, and I can not wait to leave. --------------------------------------------------------- My boyfriend and I moved into Summerstone in November of 2014, and it was an overall good experience until a few months ago. We live in a 1bd/1ba with a washer/dryer in our unit, and for the rent we are paying ($720) I couldn't really complain. But the steady decline in property management over the last few months definitely has me ready for my lease to be up. 1. A few months in, the complex decided they were no longer accepting packages in the leasing office. I *believe* that they kept misplacing people's packages and no longer wanted to be liable for misplaced packages. It's not exactly convenient as a resident, but not a deal break either. 2. When we moved in parking was first come, first serve and that worked well for us. By about May they started offering reserved spots for and extra $25 a month. This made finding parking a hassle, particularly after about 9pm. It's also mandatory "front end parking only" which is stupid. Once again, very annoying but not exactly a deal breaker. 3. Around June we started getting an influx of roaches, specifically in our bathroom and kitchen. Now, it's Houston, Texas in the summer, and we live in an older apartment complex. I wasn't exactly surprised that we had new visitors. What did upset me is that when we asked for the large cracks in our bathroom to be sealed (where the bugs are CLEARLY living, and coming in and out of) we never had anyone come out to fix the problem. 4. The gate to the complex was frequently broken, but generally it may be stuck open for a day or two before it would be resolved. It didn't bother me much. In August however the gate completely broke and management removed our gate card scanner (I suppose to be fixed). The gate has been permanently open for the last month or so due to this. I'm more concerned that the management never sent out any kind of notification to the community on what the issue is, or when it will be fixed. 5. The last straw for me happened recently. I guess they are doing construction in the parking lots, and due to this they've opened massive holes in the ground. Right now it's like a maze trying to drive through the parking lot, and the large holes are blocking off perfectly good parking spots, and making an already difficult parking situation extremely hard. I'm particularly upset because again they did not send out a warning about the upcoming construction, an apology for the inconvenience, or a timeline for how long the construction will be taking place. Complete disregard for residents. The property has steadily declined in the last few months, and I am more than happy to relocate when our lease is up in November. The turnover in the staff is extremely high, which may contribute to the issues. It's unfortunate because up until now we were content with living here.”

After the management company changed, I began to have issues with slow maintenance work. I have also had an outbreak of centipedes and roaches (Yuck!) and when I called to request pest control, I was told that they only come out here once a month. I was also told to go and personally buy "roach powder". After I finally got them to spray, I still saw bugs. I also had an unsavory discussion with the manager about me being able to make payments online. She was not only unprofessional, but also very low-class and disrespectful. If she is the face of this company, they are in dire straits. And, if they would like to continue to have a successful business, they should start by firing her and hiring someone of higher standards. ****Complaining to the management company does NOT help because they hardly ever answer the phone and if they do---they either hang up on you or barely understand English (Asian company ).”

I got into a very heated argument with the staff like many others and I was called "------" Because I was told "To get the hell out" by office staff as she walked into another room and asked her to say those words to my face. And also told "If I don't like the apartments then to leave" This should tell you the integrity of the staff here. They do not care for residents that are unhappy. If you are unhappy you just need to leave. That is the only solution in their eyes. So in other words if you expect anything from them besides taking your rent money and you having a roof over your head, then you need to not come here. 1. You have to harass them to fix things. 2. There is no accountability from the GPI management office (the ones who I assume own the property) 3. I called to talk to the summerstone manager at about 12:30pm and I was told she was at lunch (fair enough) and would be back at 2pm, she wasn't there at 2pm and I was told she would be there at 3pm. I was told that "I don't know what to tell you" (unprofessional) when I asked why was I told 2pm. But they have an excuse for everything as the manager told me "She doesn't have to answer to anyone about where she is and they don't have to tell where she is" When NOBODY ASKED WHERE SHE IS!!!! I asked to speak to her and that is it. 4. Every neighbor we have had has played loud music in their apartment. When we initially moved here we were told this was a quiet, family environment and disturbances would not be tolerated... they ARE tolerated unless many people complain about different things or the tenant does not pay their rent. 5. The other tenants are right the staff is rude and does not care about your being upset. They will just ask you to leave the office if you are upset because they have no interest in finding a solution to your issue. 6. It is the summer time and both pools are closed most of the time. We had to beg all day for them to open the pool so my kids (who just recently had swim lessons) could swim. then they do not make sure that only tenants are in the pool, so even when it is open (after you have begged all day) it then gets packed and you leave anyways. We have just resorted to going to the local YMCA because we can't swim where we pay rent. 7. So basically if you want to pay high rent for an old apartment and also be disrespected by staff, this is the place to go. They asked me to leave from their office and I did, but who would stand for their disrespect and callousness to their residents that pay their salary. But I am the one that is ------... I did have more to write but after the 3 day notice who cares. We are ready to move anyway.”
“Although I have not lived in Summerstone in a while (since 2014), I must comment on what my experience was like. But to give a quick spoiler, it was a terrible one. First, I must say that the front office lady whom I signed my lease with was the nicest individual. She seemed genuinely kind and attentive. And because of that, I thought the staff would be a reflection of what I saw. However, in the later months, a new office lady (I believe her name was Lariza or something similar) started working there. And she was the worst most unpleasant individual I have ever leased from. I cannot believe she is allowed to work customers in a capacity that she does. And what makes it worse is that when I needed to put in work orders for problems with my apartment, they never got pushed past her to maintenance. Of course she had no problem keeping my deposit fee for problems which I had submitted months prior to moving out. She was such an unpleasant individual that I am making myself write this review a year later because I am still so angry with this person. And if this is the kind of employee that Summerstone apartment hires, then there is something wrong with this company. Also, my apartment was infested. I had to disinfect and fumigate my own apartment for bedbugs. And this is after maintenance came and said they sprayed my apartment for bugs. I should not have to put in so much time and money to making sure that I am able to sleep in my own bed without waking up to bed bug bites. That was ridiculous. Even more ridiculous considering that I had a bed bug clause in my leasing contract which I signed with the office. I chose this apartment because it seemed to have good reviews according to google and apartment guide. However, I believe that the good ratings are from the staff just trying to scam people into renting. I had a terrible experience with this place, and would never rent from this place. I hope that if you decide to rent from here, that you have a better experience.”

Appliances are super cheap when replaced and most maintenance does not speak a lick of English. Don't move here with a pet. Not only do they want a pet deposit which is pretty standard but they want it for each pet . Now all of a sudden they want on top of that pet deposit a monthly pet rent fee. Landscaping is unreliable and ant piles are growing . It starts looking really run down but their hands for add on dollar amounts stay open. Over years there was an extended crime rate from multiple rapes, break ins, car damage and instead of continue to have officers patrolling they put up cameras. Management is all -------- and seems to have " black " issues and the older manager can't smile to save her life. There is no longer anything special that makes it worth living here. Units are overpriced for this area and customer service is non existing. I would love to say something nice but.... I miss the prior manager before the propert was bought by some owners that are unable to be contacted . So with issues ppl still have to talk to the rude lady . Time to move. It was SO bad my front door was like a water fountain. I called, emailed, and everything I could think of.... I had to threaten to call the health and human service to get it done. 3) My upstairs neighbor was having water problems with her bathroom. We did not know this and we had mold on our molding on the wall. Maintenance claimed I didnt let the wall breath because my DVD rack was in the way. LIKE I NEED TO MAKE A WALL BREATH WITHOUT KNOWING THERE WAS A LEAK COMING FROM INSIDE THE WALL. 4) Maintenance takes forever to get anything done and when it is done.. the put little band-aids for something needs a stitch for. 5) Since the new management and owners I believe they fired the bug gay, who use to come a few times a week. Because I have not seen him and I been getting a crazy amount of ROACHES. In the beginning (6 months) I saw 2 and in apartment I expected that. When the new management came... I can't leave ONE thing out without bugs attacking. 6) The apartment is not worth the price, because small bedrooms and things brake very easily. 7) Patio is very small and smells outside a little. 8) Water bill is a joke! Everyone pays for each person who lives in the apartment. There is a new manager by the name of --- she has no customer service skills what so ever which translates over to her employees. I have had multiple issues with this lady, she is rude cuts me off while i'm speaking, does nothing to rectify a problem, and tries to blame me for issues. I don't know who or why someone hired her for the job she is in but they need to go back to the drawing board. I had made multiple complaints to the office regarding the upstairs neighbors and the noise this has been done consistently for over 90 days last week when i spoke with her she tells me there is nothing she can do and that it is normal noise however when im making a complaint you tell me you will put a lease violation in. If something is normal why would you put a lease violation in hmmmmm... that makes no sense to me. Also one of the other leasing reps while calling to make complaint on the neighbor after going upstairs and nicely talking to the neighbor finds out she wants out of the apartment because she hates its, when i called to notify the office i'm greeted with "what is it now" as well as a hang up. I proceed to go to the office to ask why she felt it was appropriate to hang up on me well she wasn't so happy that i was recording her on video ( which is posted to youtube along with other recorded conversations of their rudeness) she proceeded to try to close the door in my face haha..... some customer service right this property was so much better with -----, and ------ they had true customer service skills and I will continue to voice that because its been a long time I experienced good customer service. Also just for anyone having issues with noise and management is not doing anything take a look at some information below: The landlord has the right -- not the duty-- to evict noisy tenants. However, if the landlord fails to take action, the tenant may have a claim to end the lease because of the landlord's breach of the covenant of quiet enjoyment. The covenant of quiet enjoyment covers more than you think. Residents are entitled to the peaceful enjoyment of their leased premises. But the covenant also covers repairs, actions of other residents, and potentially more. The covenant is not defined by what it covers, but rather when it has been breached. A covenant of quiet enjoyment is breached when the premises become unfit for the purposes for which they were leased, or resident is deprived of the beneficial enjoyment of the premises. Anything you do or don't do that renders the premises unfit for occupancy or deprives the resident of his beneficial enjoyment theoretically breaches the covenant of quiet enjoyment.”
“I am so glad my lease is up! I personally know that the staff writes the good reviews to get new prospects and to keep the apts at 95 % full. The only staff member that was really for the residents was Lorena and they ran her off with their petty drama. The person that said the staff(Mirna and Shelly) shows favoritism is correct. Once they see you have not fallen for their gimmicks they will harass you and treat you very unfairly. The apartments are in a OK stage and the maintenance will fix things in a timely manner BUT PLEASE make sure you are home when they work on it things came up missing from my home and when reported the office never even looked into it. I think the breakins were somehow tied to the manager and her doings! If you have any issues or need to speak with management they will just smile in your face and plot behind your back. They tell other residents about your personal business and will deny it when confronted! The parking is horrible and if you work late you will not be able to find a spot. They have parking permits but will not tow any unauthorized cars. use to think that BH had all great properties until I moved in Summerstone. I'm surprised the staff is still there even with all the complaints against them!! Bh has really went down.”
