“Rats and roach infested apartments. This is a horrible place to live. Maintenance is horrible, office people are horrible. Don’t believe any of the positive reviews they are a lie. Please listen! The bad reviews are telling the whole truth and nothing but the truth so help me God! They tow your car for no reason. You miss work and pay $300 to get your car back. They have the towing down to a science! But they can not repair your AC. Or your toilet. Or anything for that matter. Maintenance sucks badly. Poor guys are hired but have no training in AC or plumbing repair. The amenities are never in working order. The pool has been open TWO days in two years! No exaggeration! It’s like a prison here. Don’t move here! Read the reviews and don’t be fooled by the nicey nicey reviews. They are a lie!”

It smells like dog poop outside. My daughter was in a car accident and she fell behind on rent she tried calling the office and didn’t hear from them until after they filed for an eviction and said my daughter should have said something because they do payment plans well uhm she did you guys never answer the phone. They have no issues throwing people things outside which my daughter witnessed with another resident while it was raining. How do people sleep at night knowing people are being kicked out with no where to go. Worst apartment complex ever. Since she was told she was evicted they turned her hot water off for the remaining of her stay”

Dogs Pooh and dogs are not leashed by the tenants though complains have been sent but they never send mails to the tenants to leash their dogs and dispose off their dogs Pooh. They were asking the community that see something say something and inform the management but as usual management is sleeping ,they don’t care ????? the staff from the management living in the same community even taking her dog out for Pooh and never disposed the Pooh of her dog. The gym on the synott side is worst and filthy even on westheimer gym is not clean spiders and insects are crawling on the floor . Machines and exercise equipment’s are never sanitized nor clean.”

That should’ve been the first sign for me. We lived there for 3 years not because we loved it but because it was conducive to our budget while we saved up for a home. The staff at the Artesian is abysmal to say the least. They never know anything and quite frankly didn’t care about anything but their rent being paid. Many times we would put work orders in and things that they claimed should take 2-3 business days to complete, took 3-4 weeks. You’ll call the front office, no one ever answered. You’ll go up to the front office to talk to them, you’re met with rudeness. Ask for their managers information they give you the wrong email address. They are also super disorganized. There was a dent in my garage door that was there when I moved in and I put that in my apartment inventory. One night I accidentally parked too close to the door causing it to not open so I submitted a work order and they came out to fix it rather quickly but said they needed to charge me to fix the bottom 2 panels of the garage: I told them that my car didn’t create the dent and that they could see this on my apartment inventory, they claimed that I either didn’t submit it or they lost it. I challenged them with how is it that I didn’t submit it if there were work orders that THEY entered based on the things I noted on my inventory sheet. They still went ahead and charged me for the garage door. The amenities were wack too. The mailboxes were always broken into, the mail room app rarely worked, stray dogs all up and through the apartment, trash was strewn everywhere attracting rodents and crime seemed to be on the uptick. The gates barely worked and the trash compactors were always broken. The only positives were that we got a good rate on our rate and it only increased by like $300 the entire time we lived there. They had a dog park( which they rarely too care of, poop was everywhere and the fencing needed extensive repairs), my apartment was fine but you could tell that they cut corners with the supplies they used within the apartment, the gym was cool. My advice to future renters is to rent at your own risk and make sure you get pictures and make a copy of your apartment inventory so they don’t try to pull the wool over on you. Happy renting”

The unit was not ready The unit was missing a door to the master bedroom, a door to the laundry room, no mailbox keys, no garage remote, a broken washer machine and a broken bath tube in the masters bedroom. The microwave as a short and turns on and off when it wants to. The light fixture in the guest closet is undone We have been waiting patiently for over 2-3 weeks and these issues are barely being resolved. they barely answer the phone. Tammy is probably the only one who will try and go out of her way to get something done for you. Cynthia never emails back. I am still waiting for my mailbox keys. Haven’t checked my mail in 2 weeks . The property is great and the floor plans are spacious. But the office needs some work. Pick your poison.”

They can actually make you have depression so quickly. They don't fix anything for you if something is broken in your apartment. Can you imagine adding more than like $300 for a lease renewal? After the first year it was hell on earth, NOTHING IS FIXED ON TIME. My front door was broken for three weeks, sink clogged, tub clogged due to the paint peeling for the last year and washer and dryer broken for a month and was never resolved until I called corporate, thank god I live on the first floor or I would have stuck climbing the balcony to get in to my apartment. I have had money stolen off my dresser by maintenance and the leasing office did nothing about it. My front door was kicked in by a resident and after hours maintenance told be that there was nothing they could, so I had to find a repair man at midnight to come fix my door do I could feel safe to sleep in my apartment which has still never been replaced. The trash compactor is a rat hotel, there are literally 100 rats the size of cats living back there, and the grounds people do not clean the apartments daily it’s always trash everywhere. And to make matter worse they are charging me $2700 for a month to month term on an apartment that I have been paying $1246, which is beyond crazy. Because I won’t sign a new lease, and they refuse to try make the situation make sense for both parties. So basically they want me to fulfill a 60 day notice at $2700 a month so that I have a ding on my credit and my rental history. This has to be the most heartless, inconsiderate management and property I have ever dealt with. DO NOT MOVE TO ANY PLACE OWNED BY THEM.”

Current management wants to fine residents for trash issue because they’re not competent enough to have trash clear out. Brook, the manager, “reaches” out but doesn’t help resolve issues within your unit. It’s all for show. Swimming pool always under maintenance. No billards as advertised. No restroom access at the larger gym. Don’t let pictures fool you. Move here at your own risk.”

My roof was leaking for 6 months filling the house with mold and they tried and tried but finally said I guess let's get you out of there... when I moved in I applied for a unit and then was denied saying I had a bad criminal record and I went crazy and denied they're accusations and they told me I could dispute it and I did and then was told oh yes you don't have no background issues I lost my deposit and the apartment I had wanted and ended up paying more for a downgrade unit and was told to pay for the background again but since I dispute it already they not even going to do it again just going to keep it under the table... If you move in this complex you'll be making the biggest mistake of your life!!!”

Company has switched twice while I’ve been here and the staff has gotten worse. They treated on site security so bad that he quit and they never replaced him. Maintenance is a joke and people throw parties at the pool every night until 4 or 5am. Office staff intervenes with absolutely no onsite problems and rarely keeps residents abreast of break ins, robberies, suspicious activity on the property (not even as a courtesy). They only send emails if the trash compactor stops working and residents pile their bags outside of it. Ooooorr if you smash a flower bed. Lord knows the earth stops spinning if that happens Only advantage to this property is the convenience of being off of westheimer and the amount of space in a unit. Other than - super trash. I raved about this place when i first moved in but much has changed over the last few years. Staff would do better working as jack in the box management. Paying a certain amount of money should afford you a piece of peace. You won’t get that here”

— 13099 WESTHEIMER RD · HOUSTON“O GOD! I was supper excited to move here. Move in day was a NIGHTMARE! While I did not get a full tour of the property, due to COVID, I assume. All that new tenants get to see is the Model/Demo unit. It's beautiful. So I anticipated that my own unit would be the same. I signed at the end of October for a unit that would be available by December 14th. After I signed, I had not heard anything from the complex. I reached out on Dec 6 for updates. They had not yet started working inside the unit yet. I was told that the old tenants had just moved out and they had left the place in horrible condition. Fast forward to Dec 14. I could not go in to pick up the key and welcome packet until after 4:00pm. (Ok, thats strange, but ok). The leasing agent asked if I wanted her to bring me to my unit. (Well, Yes of coarse, isn't that what you are supposed to do). First red flag... Once we get there, we drive around the garage and park in the street (red flag #2). The alarm system is not activated, it will take 2-3 weeks before someone comes out to activate it. But I am still being charged. (3rd red flag). I do not have a garage key, they ran out she says. So i cannot use the garage to drive into when i return home. I have to wait until they get more remotes in. (Red flag 4) BUT THE MOST DISTURBING issue of all is the condition on the apartment itself. O MY GOD! Words cannot explain. I wish I could rate in the negatives! DoNOT judge the complex by its exterior. PLEASE take my word. It smelled like a doZen sweaty men. The bathroom molding was hideous. The mirrors in the bathrooms were gross and looked like someone took a hammer and beat up the edges. The cabinets looked worn and should be trashed! TRASHED! All of them!! The lighting is horrible. I felt like I would be moving into someone else's filth. And all she could offer was that maintenance was busy working on other units and would not be in a rush to get to me again to fix anything. I did not even get to see what else was broken, damaged, or just plain old. I was too disgusted and in a state of shock. Very unpleasant experience for a new tenant on move in day. It literally drained me. There was NOTHING luxurious about that unit. I'm shocked that they would even attempt to deliver this square footage of trash to someone and ask for $1300/mth. I literally was in tears! I cried and was disappointed in myself for making that decision. The unit was not anything like the pictures show. It is old and run down and horrible. I cannot live in a place like this. This is what the girl in the front office said to me: Hello, I do apologize for the inconvenience, I spoke to manager , we have nothing else to put you in so the only choice there is if you stay with that apartment or just leave it but you will lose the money you paid for already. Thank you :) __________________________ UNACCEPTABLE! I need the contact to Corporate. Or I will send an email to the Fogelman's (CEO &. President) directly.”
“I have been a resident here for a year now. Their front office staff is ridiculous and not near Professional. They never answer to any Maintenance requests in a timely manner. Everytime you call the Office they always say it's not an Emergency, and they have gone up on rent as well. If I am paying rent which is now about 1700 a month how the hell can you tell me what's not an Emergency. No one came to fix my washer until after a week and some days later and I had to call twice before they sent someone. My washer is still not fixed to where I can use more than 1 cycle and it goes through the whole process . They never answer your Work order and leave it sitting there. Ok, my air is out now and they have it under the Emergency voicemail and the Maintenance guy says someone one will be there in the morning. I hung up because, I was already upset. I put in my Request at 5 or 6 a.m this morning. Why no one came today. I wouldn't refer no one to live here. It's not worth it. Sincerely, Pamela”

The residents of this community have complained about the soccer field being utilized by every person in Houston except it's residents and the property management has done nothing. Our cars are being hit and damaged by soccer balls and they take no responsibility. Right now we are in a state of EMERGENCY and this is what the management of Artesian on Westheimer is allowing.”

When I saw the unit I addressed a number of concerns and I was assured that the issues would be taken care of before move in. When I moved in the problems still weren't fixed. Then on top of the already problems in the apartment I've had roaches in my apartment since DAY ONE!!! I've called the office multiple times and put in numerous requests but they give me nothing but excuse after excuse. The rent is to high for me to be going through all of these issues. If you can avoid these apartments I would advise you to do so. I wouldn't suggest this apartment to anyone.”

The grounds are well kept, there are activities, even though I have participated once.But, I have 3 problems which are; 1. The garage door under my master bedroom makes a lot of noise. It seems like there are many people living there. 2. Neighbors that make a lot of noise in the early and late hours. 3. The Synott gate is open over 70% of the time.”

They just email a notice out today about towing being enforced and mentioned how the "courtesy officer" will be checking paper tags to make sure they are legit! Maybe you should find something better for your "courtesy officer" to do. Maybe then my car would not have gotten broken into this week overnight! The gates on Synott side are hardly every closed or working. If you are looking for luxury and most important safety then look somewhere else because this community is not it. Neighbors let dogs out in the morning and afternoons unsupervised or unleashed and the dogs harass the school kids walking to and from the bus stop. For the cost that they ask, you can get a lot more amenities and upgrades but more importantly a community that uses officer for safety and not as parking police!!!”
