“I love this community because of the management staff are so corporate, very good and fast maintenance and everything is so good so good. Manager, bookkeeper, leasing agents, maintenance are so cooperative. Security system is awesome. Love everything.”

“they have the worst staff!!!!!! they never help you. when i try to contact the office they never answer!!! online it says they close at 6 pm but if you call at 5 pm they do not pick up and send the call to the automatic system .These have been by far the worst apartments i have ever lived in. i do not recommend them at all!!!!”

“please read these reviews! I should’ve before moving into them.. worse mistake we made! One of the worse apartments I’ve lived in! They tow cars like they change underwear. Resident cars should never get towed! They get you by having only 10 visitor parking spots. It is such a hassle to park! And people get into fights for visitor parking spots!! It’s scary at night so I don’t recommend if your a girl to walk around. Not a safe area”

“Would not recommend, it's the worst place you could rent. The manager ---------------- is not professional and rude to renters (to the point where she hangs up the phone on you). When you need repairs, they take a week to address it or they don't finish the job properly. Since Harvey, they haven't repaired my window or the mold that formed from it (which I had to clean up). They constantly cut the water, sometimes with a notice and sometimes without. They also have many stray animals and neighbor disagreements which they seem to ignore.”

“I rate Hawthorne Apartments a 0!! My apartment is filled with roaches and rats. It took them 6 months to send a professional to come to my house and spray. Management sucks. 6 months ago I moved In and told them about problems in my apartment that needed to be fixed. They lied and said it was fixed when I contacted Corporate. I have pictures, videos, emails that I will post everyday of what I've been suffering with. Here's a picture of a broken drawer that was supposed to be fixed when I first moved in. Next I will post pictures of my home preparing my meal and roaches greeted me to say hello. Rats feces in my laundry room. Etc. Stay tuned. Don't move here!!”

“I have been living in this complex since 2013. it is a decent complex. maintenance is good. they have security people every day. the complex is well lit. they need to work on the playground and make it safer for the kids. They had a problem with the main entrance but they are fixing it.”

“The manager is a manager from hell, she always have a fake smile and then she gets so mean, she has no caring inside her to resolve any issue.(SHE IS CLEARLY A BULLY) She will treat her kind ok, from my observation. Park sucks,maintenance staff ok. they say they have security????? gates stay broken, big pot holes at the exit gate.”

“There is never anywhere to park when i get off work, so my only choice is to park around the corner amd walk a long way to my apartment in freezing cold and raining weather. They lie to you before you sogn the lease then surprise you with all types of ridoculous hidden fees and And the manager --------- is the rudest woman ive ever met in my entire life. I would not recommend these apartments to anyone”

“HORRIBLE! Lived here two years. I made the apartments aware several times about the issues in my apartment such as: ROACHES, BAD PLUMBING, MY CEILING FALLING IN 3 TIMES AND MULTIPLE BREAK-INS IN THE COMPLEX INCLUDING MY APARTMENT! and what do they do? Instead of taking care of the problems they choose not to renew my lease and then lie about why they did not renew it.They are more focused on the outsides of the building then on what needs to be taken care of in the apartments. Don't even get me started on parking or the non maintainance of the swimming pools and playgrounds. Oh and if you dont have washing machine and dryer dont count on using their facilities as they dryers never dry. out of four only one ever works at a time and good luck trying to guess which one is working on any given day. Plan on paying double or triple to dry if you use their dryers.Not to mention the manager Leigh Is a bold faced liar and she will tell you one story to get you in and then once you sign the lease you find out something totally different. If you come to her about a problem in your unit she turns it back around you. People move out of here faster then they move in. This is by far one of the most ratchet, ------ complexes in the area. it has been through about 5 different mgmnt companies in the past three years so that should tell you something.DO NOT rent here”

“If you like living in Joe's Apartment...then you've found your NEW home..but if not....This is the WORST PLACE EVER...they cover up a lot...so looks can be deceiving. First let me say that this place is ROACH INFESTED. Not to mention there is a breakin EVERY month. There is MOLD throughout the apartment. Plumbing is horrible...and did I mention taht it is ROACH INFESTED. Please stop looking here...turn around!!!!”

I would never recommend this place. Moving out ASAP. If you have to live here, consider the month to month option so you can leave once you see how bad it is. The cockroach problem is bad too.”

“My wife and I visited this property and we very please with the way we were treated. we are planing to move from our current locations in about 6 to 7 months from now. we are seriously considering these apartments for our future home. the staff here is wonderful. and the property is so nice and clean a major plus. thank you all for the great experience.”

“The hawthorne is alot better than alot of apartments in thid area. Its very family oriented and pet friendly. The office staff will go out of their way to make sure you are happy. Im grateful to be here considering the last apartment I used to live in. This place is alot better.”

“I would really like to know where the supposed security is supposed to be. There are people drinking in the parking lot ( near the front gate, and throwing fireworks that are landing right next to windows and cars”

“It seems that since it has been under new ownership/management the last few months things are actually being taken care of. Actual people in the office who will listen. Also they have a security officer every night now which is great and needed. There has been a lot of deferred maintenance but it seems they are starting to take care of things. We'll see.”

“IF THREE MANAGEMENT COMPANIES IN A 10 MONTH SPAN ISN'T ENOUGH, THEN TRY HAVING AND AC PROBLEM THAT HAS BEEN STATED AS BEING INEFFICIENT BLOWING. THEY STILL HAVEN'T COME TO FIX IN 4 MONTHS. I HAD TO BUY MY OWN WINDOW UNITS....YA I SAID WINDOW UNITS TO KEEP THIS PLACE COOL. THE RENTERS HANDBOOK STATES 7 DAYS TO RESPOND TO SUCH A CLAIM, AGAIN 4 MONTHS AND STILL HAVEN'T. 4 MONTHS ON MY LIGHT SWITCH FOR MY KITCHEN TURNS OFF MY TV ON THE OTHER SIDE OF THE ROOM. !!!!THAT'S NOT SUPPOSED TO HAPPEN!!!! GUTTER HANGING DOWN 2 MONTHS MAINTENANCE WALKS BY I POINT AT IT, THEY JUST SMILE AND KEEP ON MOVING. MAINTENANCE ALSO HANGS OUT IN BACK A LOT. DON'T KNOW THERE SCHEDULE BUT IT DOES SEEM LIKE IT IS ON COMPANY TIME. SINKS LEAKING 2MONTHS UPSTAIRS AND DOWNSTAIRS. NOW, I SEE THE GARBAGE DISPOSAL IS LEAKING TO NEED TO INVESTIGATE THAT NOW! A MULTITUDE OF PROBLEMS AND THEY ARE THE WORST I HAVE EVER BEEN IN. NOT A CALL, NOT AN ACKNOWLEDGEMENT OF ANY OF THE CONCERNS, THAT HAVE BEEN EXPRESSED VERBALLY AND IN WRITING. SO BEWARE OF THIS PLACE...THERE'S MORE BUT COULDN'T FIT ALL THE PROBLEMS SHAME ON THEM FOR THERE BEHAVIOR TO A GOOD RESIDENTS.”

“This place is a HOT MESS..in this year alone there have been three different management, different property owners..total confusion..I am still getting water bills from the previous property owners. The office is NOT helpful. The playground should be a hazard, it is seriously out dated. It is more weed smokers and loose teenagers hanging out at the park than kids. People party all night long until 3am. Kids running throughout the apartments ALL night long. The walls are paper thin..you can hear EVERYTHING. The walls along the carpet are cracking and roaches are under the carpet and crickets come in through the cracks. Parking is a BIG joke. There are nasty cats running loose throughout the property and they have mange..they are all over your porch. At night HUGE tree roaches are seen on the porches. The dumpster is always over flooded and running over. I can not wait until my lease is up so I can leave this place..if I am gonna live in a hood environment then I should be paying hood prices. They are extremely over priced for all these issues and def not worth even looking at. They might bait you with a deal..but remember not all deals are good deals.”

“It seems like the new managements is trying to do better, but they are doing too little too slow. There are enough bad residents here to make you wish you didn't live here. They try to circle around you while you are halfway into your parking spot. Even when the dumpsters are empty, they don't throw their garbage in it. The rent here is higher than the type of residents they allow here. For what I'm paying I could be living in a much nicer area. Face it, when the lease is up, I will be moving.”

“Since the new management has come in, they have lost leases, sometimes the same lease , one person lease 3 times. They continually give away parking spaces that has already been assigned and paid for. If you go to the office and wait your turn, you are more often than not ignored.”

“these apartments have really went down. there is allways trash on the ground.. the hot water works maybe 1 wk of every month, then you have to keep calling the office to fix it, bc its not really being fixed if it keeps happening every month. you pay 10 for parking and it is horrible the spots are so small.”

“IT IS NOT WORTH YOUR TIME, YOUR FAMILY TIME, NOR YOUR MONEY. I HAVE HAD NOTHING BUT PROBLEMS SINCE I HAVE MOVED HERE. I HAVE HAD UNWANTED RODENTS THAT MANAGEMENT COULD NOT GET RID OF AND THAT RODENT WAS IN MY HOUSE FOR ABOUT TWO MONTHS BECAUSE WHATEVER IT WAS THAT THEY WERE USING TO GET RID OF IT NEVER WORKED. I HAD TO GO OUT AND BY MY OWN POISONING TO GET RID OF THE RODENT. I AM A VERY CLEAN PERSON AND DID NOT UNDERSTAND WHY IT ENTERED MY HOUSE BUT IT CAME THROUGH THE WALL WHEN THE RESIDENTS ABOVE ME MOVED OUT, AND PUT SEVERAL HOLES IN THREE OF MY WALLS. I HAVE TO YOUNG DAUGHTERS AND THE ONLY THING THEY COULD COME UP WITH WAS TO MOVE ME AND MY GIRLS TO ANOTHER APT BECAUSE THEY COULDN'T GET RID OF IT UNTIL I BOUGHT MY OWN POISONING. AFTER THAT PROBLEM WAS SOLVED, IT RAINED ONE DAY, AND STILL TO THIS DAY I HAVE WATER SPOTS OVER MY FRONT DOOR THAT THE OLD MANAGEMENT AND NEW MANAGMENT KNOWS ABOUT BUT STILL NO ONE HAS COME TO FIND OUT THE PROBLEM. THESE ARE THE WORST APTS I HAVE EVER STAYED IN AND I WILL NOT EVER STAY IN THEM AGAIN. MANAGEMENT HAD THE NERVE TO PAINT OVER THE NUMBERS ON MY PARKING SPOT CLAIMING THAT IT IS VACANT WHEN I HAVE BEEN PAYING EXTRA FOR IT EVER SINCE I MOVED IN. ON TOP OF THAT YOU HAVE TO PUT IN A 60 DAY NOTICE BEFORE YOU MOVE OUT AND IF YOU DON'T THEY WILL MAKE YOU PAY MARKET RENT PLUS AN EXTRA $100 BUT THE CONTRACT STATES THEY ARE SUPPOSED TO REMIND YOU FIRST AND IF NOT YOU CAN PUT IN A 30 DAY NOTICE. THERE ARE ALSO A LOT SPIDERS AND ANTS THROUGHOUT SOME APTS INCLUDING ROACHES. THE MANAGEMENT IS REALLY TRYING TO GET OVER ON THE RESIDENTS BY RAISING THE RENT TO PAY FOR RENOVATIONS. THANK GOD I ONLY HAVE ONE MORE MONTH AND I WILL NOT, MOST DEFINITELY NOT RENEW MY LEASE UNDER ANY CIRCUMSTANCES. I HATE THAT I WASTED MT TIME AND MY MONEY ON SUCH A PLACE.”

“I HAVE BEEN LIVING HERE FOR 3 YRS. ALL WAS FINE TILL THEY CHANGED OWNERS AND MANAGEMENT. THE OFFICE STAFF IS COMPLETLY RUDE AND UNPROFESSIONAL, THEY ARE RAISING PRICES LEFT AND RIGHT. PARKING SPACES USED TO BE 10.00 A MONTH THEY ARE NOW 40.00 A MTH! RENT IS GOING UP TOO, ALONG WITH WATER AND SEWER. I WAS EXTREMELY HAPPY BEING HERE BEFORE, NOW MY LEASE IS DUE TO EXPIRE AND I WILL NOT RENEW HERE. THEY HAVE WATER LEAKS EVERY WHERE, BECAUSE OF THAT WATER IS GOING UP. THIS IS DEFINATLY NOT A COMFORTABLE PLACE TO LIVE AT ALL. I RECOMMEND THE OFFICE STAFF TO TAKE SOME CLASSES TO GAIN A LITTLE PROFESSIONALISM WHICH THEY GREATLY LACK.”

“These apartments are affordable and I have been living here for almost 5 years..when I first moved in it was fine for a single mother with 2 kids..I am a workaholic and I do not have the time to look for affordable housing in a quiet neighborhood. So this place was ideal for me at first..its the only apartment complex at the end of Bellaire..however it has its faults..someone is always breaking into someone cars (never mine thank God) some one apartment gets broken into and they just put a note up. They have changed management company and the new people are heartless and rude. They always seem to have a attitude, they answer the phones with nice words but horrible tone. They are changing rules left and right with no notice. Rent is due on the 1st, they give you until the 3rd to pay it, after that its late a 50.00 fee and no personal checks after the 3rd. You have to have rental insurance in order to have a satellite dish along with a 100 deposit that isnt refundable..a gate card-25.00 deposit its refundable, parking you have to pay 10.00 a month for each spot..but the spaces are limited for residents and visitors, but there is no one to call if someone is in your paid for spot..roaches out the tail..I have to pay for my own extermination company..the roofing is horrible..mine was crack and it leaked for months..then when they claimed to fix it, it still leaked and they painted over the spot and damaged my curtains..charge for trash and water and trash is ALL over the property..Large dogs like Pit Bulls and etc ALL over the property. Pool is open only certain times a year..no exceptions..I REALLY hate that I renewed my leas here and I will be GLAD when its up so I can GET OUT of this working class-hood roach invested sorry management Nancy, Erica apartments..You have been warned this place has REALLY gone to TRASH!!”

“I have lived here for 8 years---but no more!!! I JUST FOUND OUT (because someone was parked in my space--that I PAY for) THAT GREYSTAR IS NOT HONOURING OUR SPACE ASSIGNMENTS! Yet, they still took my parking space $$$$ for the last THREE MONTHS and NEVER SAID A WORD!!! Parking is horrendous here, and I depended on an open space because of the odd hours I work--and you DO NOT want to walk through these dark apartments at 2a with all the creepy characters hangin' out. As was said, you get what you pay for--and this ain't worth it.”

“I have lived here for 4 years now an I must say its not that bad but then again there's a difference between living in the front then the back & I stay in the front ok yea management wasn't the best an they changed that new girls seem really nice especially mercedes an I can't remember the leasing girls name the manager nancy I met once an she was ok but other two have been really helpful now property they do look nice love the fact its not around other apartments an in middle of a neighborhood tones the violence out a little but we do have little groups of youth gathering being loud an obnoxious but tone that done will be good now inside of property we have lived here for awhile an the old management promised me new carpet never got suppose to paint my apartment still nothing sweep my chimney nothing as well I will say new management came in fixed my blinds an cleaned my carpet not what I wanted but it will work for now parking does suck major an ppl still park in my spot an I can't do nothing about it cause they fired towing company dumb mistake but sure they have there reasons um if they get all these little errors fixed especially the gate I won't mind renewing my lease but if not I'm afraid will be moving else where over all this is a nice apartment complex to live in for the alief area!!!”
