So many people complained about their cars being broken into as well as their apartment homes being broken into .My apartment had been intruded twice, Once by maintenance unlocking my bottom lock and walking into my apartment while I was showering. Also 2 -------- males startled me on a Saturday night by opening my door while I was home (I have video surveillance) There are people who do not live here walking around knowing there are NO security guards here at 2222 smith st. They should hire a security guard , fire the maintenance , and the concierge. The rude front desk staff is always absent when I went down to get my packages, concierge should enforce much better parking. I Have emailed Management about my concerns Twice for the community yet no reply from anyone...”

I have asked for the mold to be removed 3 times, they just come and cover it. There are ROACHES, huge ones that will crawl from your drain and scare you in the shower. The washers and driers are older than me and barely wash or dry your clothes, they wont replace that either, the tile in the bathroom shower are falling out of the wall, also covered in BLACK MOLD but no one cares about that. I have have asked to move but instead of finding a place for me to move within their HUGE network of properties, the Morgan Group people have denied that and just continue to send MX to cover the visible mold. Living here is a nightmare and only adds to my anxiety. OHH yea ! also, we are right by downtown and NONE of the garage cameras work they have been broken for more than 6months , someone's car is broken into on the daily basis and the office does nothing about it, ever. Mine was broken into along with several others. Signing this lease has actually been my worst decision in life thus far. Save yourself!!!!! RUN!! the rent is no where near low enough to deal with this.”
“Except the noise and price, nothing too bad. But be watch out that once you move in for a year then they will tell you to sign a move out agreement follow by a renewal contract at about your original price, which is pretty common. BUT, once you signed the move out agreement, they will then give u a new renwal price saying it's due to market reason(in less than a week), with 12% annual increment on rent, or you have to move out. Pretty nasty trick, but commercial world, well expected, either you suck the 12% per Year increase on your rent or trouble to move out. Fine for your if only for one year term with their "trap you in " offer.”

Although the walkable location in midtown may seem appealing, the truth is the area is crawling with drunks and homeless people, and the building offers zero security. The gates in and out of the building have been broken on more than one occasion, and that is the only security provided. We have received multiple emails about break ins to apartments and to cars parked in the garage. Furthermore, the maintenance staff is utterly unresponsive on weekends! I had to go two entire days without AC when it was 97 degrees out, because no one responded to the "emergency maintenance" request line. Bottom line: there are better/safer apartment complexes in midtown. I would not recommend moving into this one.”

Con 1: Strict parking rules due to Midtown location. Con 2: Apartments that have not been renovated recently may have older / inefficient appliances (that still work though). Con 3: Elevators are slow.”

The community is very nice and well kept, the management is always super sweet and most of the neighbors were nice and looked out for each other. Super safe community. I thought about leasing here but was turned off by the fact that all the units aren't upgrade (stainless steel, nice counter tops) so I had to lease elsewhere because there wasn't an upgraded unit available. If management wants to make more money then they for sure need to invest in upgrading everything. But overall nice community, they just need to bring the units up to the times. I mean the property is over ten years old.”

I got the chance to meet with Albert, Shannon and Lisa after my move and the vibe I got was great! For a building that was built 10 years ago it is well taken care of. The noise level in Midtown doesnt bother me at all. I was reading some reviews on here and i think that if you know what area your moving to, it shouldnt bother you. Everything is walking distance from my apartment, not to mention Specs is right across the street. When i get settled in more to this area im sure ill fall in love with it more, at least I know some nice people so far I can go back and talk to if i need anything.”
— 2222 SMITH ST UNIT 325 · Houston“I recently moved to Houston as part of a corporate relocation and looked at numerous corporate housing options. 2222 Smith seemed to provide the best overall solution to my needs. They have covered parking, an on site security guard, a nice size gym, beautiful pool area, very helpful management and the location, for me, is ideal. The first couple of weeks, I was a little concerned because some of the residents would break into the pool area very late at night and party it up. I waited to see if it was just a temporary thing because of the July 4th holidays, but it continued. I mentioned it to management and they immediately sent an email to all residents. Additionally, they provided me with a number to call if it were to happen again, which it did. Within minutes of calling the number provided, a security guard was there informing the residents to vacate the area. The resident population tends to be on the younger side, and with that there is the normal amount of irresponsibility. There isn't excessive noise, but many of these younger residents party to excess and for some reason do not seem to realize that they are in an enclosed environment, where many of the other residents are witness to their poor behavior. The location really is ideal as there are restaurants, bars, drug stores, dry cleaners and a UPS store all within walking distance. The fact that there is a SPECs right next door is a mixed blessing (see above).”

Overall, it has not been an extremely bad experience but there are certain issues that are really starting to bug me which prompted this review. THEY NEED TO FIX THE TREADMILL IN THE GYM. There are only TWO treadmills for the entire complex (3 ellipticals and 1 bike for other cardio equipment - what a waste of space, NO ONE USES THOSE) and ONE OF THE TREADMILLS HAS BEEN BROKEN THE MAJORITY OF MY TIME HERE! I have had to wait in a 'line' in the gym for at least 40 minutes at times. One treadmill for the entire complex is NOT ENOUGH. When I spoke to management, they pushed the blame on the equipment supplier. If it takes longer than 3 weeks to fix a treadmill (which I think it has been longer, it has worked intermittently for a few days)then management needs to invest in new equipment! In addition to the equipment the gym is just VERY small in general. With three people in the gym it is crowded! You should expect to add a gym membership some place else to your monthly payments if you really need the equipment. Do NOT count on this place. Aside from the rant about the treadmill - my time at 2222 has been okay. I live on the farthest side from the garage which is a LONG LONG walk so I do recommend trying to get a little closer to the side with the garage. It really has become a huge pain especially with groceries. Maintenance was quick to respond with an issue with our washing machine so I was pleased with that. Overall, it's just a decision if you are willing to pay for the location. With rent increasing all over Midtown this year, I will definitely not be renewing my lease. I would rather have a little longer drive to work and pay about $300 less per month.”

The staff has been so friendly and gone out of their way to take care of me as I have a disability that may need medical attention I can't get for myself and they have been very good at keeping tabs on me which all three of the management teams that have come and gone since I have been here have done, and one had to put plan into action and I couldn't of thanked her enough. That definitely goes above and beyond their duties. I see them working hard an being extremely friendly to anyone who comes in with a problem with their apartment and trying to take care of it as soon as possible within the time and manpower constraints ( handy men who only work 8 hours a day) but for emergencies, they drop everything and are there to pick up the ball. Their was a fire over a year ago that water logged my apartment and the apartment manager had gotten me an apartment that had just been vacated that was by no means ready yo move in as it was carpet and I needed the faux wood because I had old dogs that couldn't wait sometimes. In one day she had that place painted, refloored and ready for move-in by 7 PM and they paid for my moving expenses for a full service move. They really go out of their way to fix a problem. The grounds here are kept with blooming flowers every day of the year and maintenance sweeps the property in the morning for overnight debris that accumulates from people throwing their trash or beer cans in our yard. It's nice to wake up to it all clean. The pool has already been redone and the property has only been here 9 years or so. They are continually painting the walls and staining the floors so thew look brand new and the scuff marks are gone. It's a bueatiful property in the most ideal location in town. With Randalls, CVS, and Walgreens all a block away your household needs and medical needs are taken care of but it is our next door neighbor that makes this location so special, Specs. With wines and liquors from around the world and the same thing of meats and cheeses, it also has a deli to die for. Even with these neighbors, there are resaurants and bars within walking distance but the best ones are just a light rail station away in Downtown Houston where you can party thw night away and not have to drive anywhere. After 8 years, there is no where that holds a candle to this place and their have been complexes competing for my business. I'll be her a year and a half longer to finish my Masters then I go to a different town and school for the PhD.”

It is totally amazing to meet the people/couples who reside here.. so many different agendas... we are sold on this property as to it's size, the pool area, the location is fantastic especially if one works in the downtown area.. we have looked from time to time at other complexes however we have yet to find a similar "Master" layout, if you will, that we have now.. two "huge" closets in Master as well as the large Master bath.. we do rent the largest available.. there are "hiccups" along the way and new processes and procedures implemented from time to time; however if one puts all into prospective... this is the way life works... go with the plan....life is way too short! we have resided at 2222 Smith Street going on Seven (7) years now (I think)...we appreciate the staff and all they do!”

I find the staff and management to be extremely accommodating and willing to please. It is true, this building lies in the heart of midtown and is surrounded by bars and the morons that go to them and get way too drunk most every night. There are many times I have gone out to walk my dogs, or get something from my car and there is broken glass or trash or puke on the sidewalk. Not pleasant, but I am not sure how the management is responsible for all of that. Sebastian and the rest of the maintenance staff have a thankless job, but nevertheless stay on top of cleaning and repairs for the building. There are homeless people that live in the area but they are still human beings and most of them are genuinely nice folks and I have never seen any of them cause any trouble or be anything less than courteous to the residents maybe it s because I am respectful to them that they in turn treat me with respect. I am 30, single and a professional. I wake up every day at 4am to go to the gym and then on to work. I have dogs (and I pick up after them). I say hello to my neighbors and I don t take personal offense if someone doesn t say hello to me. In conclusion, this probably isn t a good place for people who are light sleepers and are too uptight to deal with other peoples choice of lifestyles. I rarely go to bars in the area, but I enjoy being able to walk to CVS, restaurants and other stores. I like having a pool to relax in. I especially like being 5 minutes from work and maybe 10 -15 minutes from anywhere else I might need to go, I guess I pick my battles and don t let little things bother me. Life is full of tradeoffs and I caution anyone considering moving to the building to weigh their options. 2222 Smith is very convenient, the units are nice, it is a bit pricy but I have found no other building in the area which is comparable. But, SURPRISE . . .it s an apartment building you have to deal with other people. If convenience is not something you value above solitude, I suggest you buy a single family dwelling somewhere like Sugarland and relax life is too short to be miserable.”

The atmosphere here is made for dorm type parties. The noise level is out of control between pool parties, beeping alarms from the hallways, and thin walls/windows you'll be lucky to have any peace or quiet. You can hear everytime some one closes a door no matter where you are in the complex. The bars crowds are very noisy and can be heard on the fourth floor plus the turtle race crowd and music from another bar flank either side of the bldg which guarantees you get to hear one or the other every weekend. The trash is a major issue too as the parking garage and walkway are adjacent to trash chutes and the foul smell carries across the walkway. The residents are also rude and just dispense without any semblance of pleasantries such as a hello. Not to mention that they smoke and drink all over the place, let their dogs crap anywhere they want, and leave their trash everywhere. The maintenance staff are good at cleaning, god bless them. they have a tough job. The location is good for being next to everything but the rail is a tad too far and the Randall's is way over priced. Just pick a different place where mgmt will appreciate its residents. The pool is nice when you can get to it plus there is a grill area and fire pit. Parking is fine and it seems fairly secure with the gated access. However street parking after meter hours is always taken by bar crowds. So don't count on that too often. There are a lot of bums in the area as well.”

It is in the heart of midtown and is within walking distance to almost anything you would need or want. There are pros and cons as with all apartment complexes, but the interiors and the way the complex is beautifully maintained make it one of the best in the area. Things to think about while you are looking: the first floor has the only units with hardwoods, the rest have carpeting so it is just a matter of preference. If you are going to pick an interior unit, be aware that the pool area is very wild during the summer months and can get extremely loud and unruly. This is not a place you can quietly relax by the pool on the weekends - this is currently one of the only complaints that I have here and I am hoping that the staff will address this in the coming months this season. Foot traffic and the bars keep it bustling as well during the weekends around the building but you do not hear that from the interior units and I believe the higher the floor, the less noise you will have to deal with. Increases on the units can be fairly significant when your lease comes up especially if start your lease on a special that is being run and be aware that whatever your rent price is, you will be paying an extra $25 on top of that for trash pick up (I personally think it is worth it, but good to know on the front end). I would definitely recommend but would not continue my lease if the rent increases again as I feel I am paying a more than fair price for my square footage already. Again, I have enjoyed living here and the staff is terrific. I think it is just a matter of making an educated choice as to what type of unit and what works with your lifestyle.”

Many of the tenants are disrespectful and like to throw parties and be incredibly noisy at all hours of the night. It doesn't help that the windows are very thin and don't seem to keep out much noise. Also, tenants are disrespectful of the grounds. Beers cans and cigarettes are strewn through the hallways and by the pool. One night I woke up to someone throwing beer bottles down the hallway. Broken glass lay outside my apartment all night until finally it was cleaned up the next morning. I made many calls in the middle of the night to the phone number provided by management for complaints and was redirected to an offsite answering service. Some tenants just started calling the police because the offsite answering service and "on call" officer in the building didn't seem to respond to complaints. Oh, and if you receive a package in the front office, they don't even email or leave you a note letting you know you have a package. And good luck getting anyone from the office to respond in a timely manner if you need to move in or out. If they got better office staff, this would be a great place to live.”

I have friends living in some of the other midtown complexes around here, but I definitely think that 2222 smith street is the best value for what you get. Also, the staff is very good and responsive to any issues you might have. Any time I've had a light burn out, they've come within 2 days to fix it. I also had an issue with the garbage disposal. The staff did a wonderful job of following up with me until the problem was fixed. I cannot say the same for other "big name" apartment complexes I've lived in prior to this. I would recommend this apartment to anyone that is looking for place that is beautiful, secure, and in a great location.”
