“From our initial visit to the time of moving in the management, staff was excellent and extremely helpful with communicating the process for us. The community is quiet and clean and very spacious. The few maintenance issues that we did have were corrected instantly we would recommend this apartment for anyone who is looking for a safe quiet community to live in”

“I have been living here since 2006 and do not plan on leaving. I get my morning coffee in the office and start my day This community is home. The office and maintenance are extremely friendly and kind.”

“Always helpful maintenance staff and completes my word orders within one day and if lobger then im aware and the office staff is always accommodating and friendly. I recommend this property to all my friends and family.”

“I don’t like the fact that there are roaches every time you turn the overhead lights on. The toilet seat is to low. The door to the bathroom can not be completely opened. I like the fact that the apartment is on the first level and it’s quiet”

“Needs a lot of work really check out apartment before signing anything and test all appliances and lights. Initially the pictures were perfect online until I saw in person - a disaster nothing was cleaned and I was supposed to be moved in the next day … I was anxious because how were they going to have it all ready by tomorrow. They said it would and I could move in at 10am… oh no nothing was ready I didn’t get to move in until like 3pm”

“During my 7 year residency at this community I have had my vehicle broken into several times due to ineffective security measures. Most of the gates won’t lock and frequently do not work. The apartments appear nice but they are not. Frequent pest problems and repair are needed. The units are inefficient and have high electric cost. Parking is an issue. The spaces are small and limited. This community has the potential to be really nice but due to poor upkeep and low tenant standards it is somewhat of a dangerous place to live.”

“In past years the property was quiet and clean. My breezeway on the second floor is dirty. My work orders get closed out and never done. I’ve submitted them several times this year to only have them closed out and never done.”

“Everything is easily a 5 Star rating. I never have any issues with anything since I've been here. If anything I just wish the management or manager and assistant manager would stick around for awhile instead of always getting new ones.”

“Living in this community is truly a hidden gem off of the 45 South and Ellington Field Corridor It provides clean living with well kept grounds at affordable rates while still being able to easily access the main veins of houston that provide jobs like the medical center and energy corridor . The apartments are truly a magnificent value and a hidden gem as noted for first time apartment leasers or long term career holders in the area that need to remain in close proximity to their jobs due to their careers. Whatever the case the choice to live at The Breakers is a well rounded Win for most regardless of their personal or professional reasonings.”

“Love the apartment, staff, area and community. No complaints. Even when I hard troubles with certain issues, the staff has always been understanding, helpful and acted quickly. Maintenance man responds fast to request and resolves the issue every time.”

“It’s been ten months since I stayed here and I really like it here because it is near where may workplace at and it’s convenient and safe to walk around even if it’s during night. Administration, especially at the office are so accommodating.”

“I’ve lived here for years now and I absolutely love the complex and the community. Other places don’t compare and part of it is because of the awesome office management. Carlos and Valerie have repeatedly gone above and beyond for any issues or concerns we have had. They are truly dedicated to making the apartments feel like a home. The complex is calm and quiet and the apartments on the ground floor have fenced yards which is unique and awesome to have.”

“A great place with an amazing lake view for people to share with nature. The gym has all the item I need to excercise. I love to walk with my dog next to the lake. And the pool is very relaxing and always available.”

“Great place to live, with a beautiful lake! The sunsets looks amazing. Very quiet, great pool and bbq zone. Also, my dog loves to run in the dog park! Have a place to exercise while looking the pool and the lake is a plus! Thanks to all the stuff, they are so nice, great people!”

“We have lived here for several years off and on and we always come back because we really enjoy the property and apartments themselves. The apartments are spacious and updated and many have fenced in yards that really add to the home feeling. Carlos and Valery are the current management team and they have been really great from the start. They are always so receptive to any concerns we may have and are really quick to find a resolution. They truly make the renting experience so much better.”

“Being at these apartments over the years both Valeria and Carlos have a been a major factor in how great its been living here. As time goes on they continue to help create engaging activities and events throughout our mini neighborhood to bring everyone together in a positive way. It's great to have managers who care about their tenants and creating a community where everyone is interacting with each other more frequently and bond simultaneously. I personally enjoy having my family in apartments that feel safe and quiet to live peacefully.”

“Been staying here 6 months now and love it. Don't have any issues or problems. Great place to live. Property staff are amazing and friendly. Maintenance requests are done expeditiously! Please consider renting at the Breakers!”

“The community is nice and quiet for the most part. Slight roach problem upon moving in, but was able to control it. The lake in the back and large patio provided a nice experience. Everything was great except a couple of times when my bike was stolen from my patio and when my vehicle was broken into. In another occasion there was a theft attempt on my vehicle and the door was broken and alarm was disabled. When I recently moved in, I think there used to be a security who would pass by during night hours, but I have not seen anything like that in months. Therefore it makes sense more cars are being burglarized.”

“I looked at a lot of apartments. You can't beat the small community, amenities (fenced backyard on the lower lakefront floors) and being able to live on a scenic lake -as well as reasonable pet fees. All for a competitive price. The air traffic is a bit annoying, but I grew up in the area and you get used to it-eventually.”

“I will recommend this beautiful community for any person who would like to lease apartment in this complex I love this place it’s very clean and the leasing office agent are very nice with the community”

“Avoid this property at all cost. My first few years here were pleasant but once new management came within this last year everything changed! Communication is horrible! Packages get stolen and mailboxes tampered with. There is no courtesy security anymore. Overall not a good place to live anymore.”
