“RUN TF AWAY. These are the worst apartments you could ever decided to move into, I know they have great promo deals but it’s not worth it. My house is so infested with roaches that they crawl on us at any time of the day. The bed bugs are in every nook and don’t take this lightly because it’s bad. I can’t use my dish washer or my cupboards as there are dead roaches in every single one. A while back my AC broke and was out for 3 months before they finally decided to come fix it meaning it was 85 degrees for 3 months and we were actively putting in service requests. I’m in the process of moving and turned off my breaker and left 2 400$ tanks with 3 bearded dragons total costing up to 100$ each aswell as one of my guitars and a bunch of plants. I came to get the rest of my stuff and my door was left unlocked and my breaker was switched back on by whom I’m assuming was maintenance. Well all my lizards are gone my guitar is gone and one of my plants are gone. That’s over 1000$ dollars of stolen items from my home that I know for a FACT was locked. I hate this place with a passion and the office ladies aren’t nice at all. They are so disgusting and vile it makes you question whether or not you’re human. The gate is ALWAYS broken for anyone to come in meaning it’s open 24/7. My neighbor also got 2 of his plants robbed and another got his car crashed into while being parked in the middle of the night. Please don’t give them your money it’s not worth it and I’d haul --- if I were u. And if you respond to me Cambridge , get your ---- together and I don’t want your apologies I want my lizards and my stuff. DO NOT BELIEVE THE “GOOD” reviews it’s all -------- to get u to move here, the staff literally asks u to write them a good review anytime u go into the office whether its to drop off your money order etc.”

— 10901 MEADOWGLEN LN · HOUSTON“Every place has its pros and cons and before I proceed to lambast this place I'd like to point out few of the good things about taking residence here: >Near to many stores and restaurants >Minutes from beltway 8 >Great price per square foot with authentic functional fireplaces in applicable units >Generally kind office staff Aside from the above there are no other reasons at all that I'd recommend anyone who can afford to live elsewhere to live here. In my time there, I experience no shortage issues, most of which I have record of in my maintenance requests, others reported via phone conversations. My first week of living here I had a roof leak that resulted in water in my dining area that thankfully only resulted in soggy sales papers but also was not fixed right away and the dome light in the affected area had to be drained and the drywall on the ceiling patched. Also the only other light fixtures in the entire 767 sqft unit were in the aforementioned dining area, the kitchen, the bathroom, the entry way, and the walk in closet which required I purchase a series of lamps for sufficient lighting throughout the unit. Roaches and pest were a recurring issue, which to the credit of their pest control service, did the best they could but there was seldom a moment I wasn't fighting off roaches in my kitchen and bathroom. There were even instances other insects and even lizards entering my unit which is disgusting and a health hazard for persons with allergies, asthma and weakened immune systems. Another MAJOR issue I had in my experience was with the AC/Central Air. The anemic 1.5 ton compressors did nothing to cool my unit during the harsh Houston summers and after countless attempts to have the unit serviced I eventually caved and resorted to purchasing a set of fans for each room. What adds insult to injure in this department is that everything was working against the cooling solution; doors were not cut to size or sealed properly resulting in air leaks (some fix, some were not), there was a total of TWO vents to dispense conditioned air through out the entirety of the unit (one in the bedroom and the other positioned near the dining area) resulting in the least efficient and affective cooling I've ever experienced and often resulted in high energy costs as it took an hour or longer to drop the temperature a single degree AT NIGHT. Something that must also be mentioned is the amount of crime and violence that takes place in the area. This year alone there have been 4 documented homicides in the immediate area including one that took place right in the complex with bullet holes that to this day still remain in the doorway of the man who was killed during this altercation that previously lived there. No recompense was offered to anyone affected by the event nor were we able to receive any information without getting the run around from the leasing company and Houston Police Department. Couple this with the fact that the complex gates are frequently broken and the sense of safety and security becomes nearly non-existent here. Lastly, and not exactly at the fault of the complex but something to hold against them for how poorly they have handled it is the construction that has taken place through the entirety of this year. There have been several instance where tenants would lose access to running water with NO PRIOR NOTIFICATION and a half hearted explanation only when you called and asked about it. 8 or more hours without clean/running water is absolutely unacceptable and should lawfully would make this place uninhabitable. Additionally vehicles have come to be damaged due to how dangerous Walnut Bend has become, which by the way is the ONLY ENTRANCE to the part of the complex that most people either live in or are forced to park in given how little parking there is at the entrance nearest the leasing office and front facing units. There are many other reasons I'm sure why myself and many other have moved recently, including but not limited to: >Unit rattling and tremors from the unending construction >Disruptive neighbors and domestic disputes >Poor construction quality of campus (uneven/unlevel flooring in units, rickety stair cases to 2nd and 3rd floor units, etc) But ultimately I cannot recommend this place due to the abysmal quality of life I've personally experienced here.”

And they're doing nothing about it. Also, there's been construction on the streets the entire time I've lived here, making it even harder to find parking. Just an overall negative experience. This is my pure, unadulterated opinion. Please. Stay away from this place if you can afford ANYWHERE else. The price IS too good to be true. Please, read this review and stay away. I had the misfortune of living in two different buildings here, and had the same problems in both. ROACHES. EFFING. EVERYWHERE! seriously. Roaches in your oven. Roaches in your bathroom. Roaches crawling on you at night. They will get in your drawers. They will hide in your electronics etc (be careful when you move out of here. We had to spend an extra 3 days carefully checking every last thing we moved, for roaches. I found dead roaches in my PlayStation!!!). They're not the big tree roaches that are native to Houston, they are the disgusting, oily, infesting German roaches. They will NEVER go away, save for maybe 3-4 weeks in the winter time. We used some gel bait in a tube, and after a few weeks, it would minimize the infestation, but....your neighbors are young, dirty, or simply don't care/are used to it. I felt like I was the only person trying to get rid of the stupid roaches. It made my life miserable. Pest control is laughable here. Roaches! I found them in my clothes drawer. We are VERY CLEAN PEOPLE. we kept all of our open food (grains, pasta, even flour) in the freezer to keep these horrible things out of our unit, and nothing worked. I was losing my mind. On the last 2 weeks of our lease, I heard something squeaking inside of my wall. I tapped it a few times, and it made a thud and squeaked again. I felt sick to my stomach. Huge rats were in the wall now. (unit #335). Even though our lease wasn't up, I called my husband at work and said please, come help me pack up essentials so we can get out now. I had never heard anything before, but I know that wasn't that rats first night there! They are in your walls, people. The one I heard was sick or injured (I actually own 2 pets rats, bred for pet purposes, not wild ones lol. I know what a hurt/injured one sounds like). Do you want them to come out of the many holes/gaps/drafts in the walls and foundation, and come give your kids rat bite fever at night?! When we got to our new apartment that night (after spending hours shaking out every garment, box, etc), a MASSIVE roach fell out of a shirt pocket when I transferred it to the dryer (we were washing everything to be extra sure that we didn't bring any bugs to our new place). I almost fainted because it was so gross and unexpected. That's how bad the infestation of roaches are at Cambridge place. I am not exaggerating. It is VILE. This infestation was at both buildings we lived in, on day 1. Upon move in, they pulled a bait and switch. We didn't actually see the unit we moved into, until....we did. Dead roaches everywhere. Disgusting grease and slime under the oven, in the pan drawer. Dead roaches in every cabinet and drawer. Your neighbors will blast music at all hours of the day and night, with a heavy bass/treble that will shake your walls. If you live in a unit next to the road, be prepared to hear gunshots, constant music from sound systems (inescapable. Extreme amounts of bass) from the stoplight, AND the strip center across the street. So much loitering with loud sound systems. The music doesn't stop and go like you're thinking. It's there to stay. The building is old and worn. Mold issues in the vents. So drafty, you will have to run your AC 24/7. Bugs like moths, snails, roaches, spiders, ants (oh yeah, we had an ant infestation, too!) Can literally walk in through the GAPING HOLES IN YOUR WINDOWS. we called maintenance to fix it many times. They put up some putty. It wore of the next time it rained. Rain was pouring into our bedroom every time it stormed. I watched massive roaches just cruise on in under my closed front door, like it was Friday night at the taqueria and we had free beers. Your neighbors will throw blunt wrappers (I don't care about MJ, but I do care about people leaving their waste on my porch, where my child and I went out to blow bubbles etc), toothpicks, plastic tooth flossers, plastic, bottles etc into your back porch, and the grass around your front door. I have lived in a lot of bad places in my younger days. I am SO blessed to have the funds to live somewhere nicer now. I feel incredibly sorry and sad for people who are stuck in this place and can't afford to get out. My heart genuinely aches for you. Please, please avoid! There are countless other issues with this place. Too long to list. Literally.”

The "fixes" maintainance does are shoddy at best. Mold in the windows that has gone untreated. Have I mentioned roaches? I have put down my own treatments that have culled them somewhat (their "pest control" is laughable), but they always come in from..you guessed it, my neighbors walls (I know this because I can see "new" undrunk roaches feasting on the adivon gel poison, and they come from my bathroom which is adjacent to another unit). Yeah, roaches are a part of houston, but do you know what it's like to see baby/adult German roaches scurry over your makeup brushes on the counter when you keep a clean home? Please. Find anywhere else. Somewhere without anywhere busy intersection. Somewhere in a different area of town. This place has an infestation. I never feel safe here. Someone was murdered in broad daylight a few years back and if you notice the shopping center across the street. .yeah. don't even have to tell you that it has a boost mobile in it, huh Note, I'm not some salty ex employee or resident. I live here. Right now. Am literally clamoring and counting down the days until I can leave. Do. Not. Come. Here. The first thing they did was repaint this place an ugly yellow. I have read the reviews and agree with the recent ratings. We have roachs everywhere and we pay a very hi price for them. My rent was raised 250 dollars per month last year. It feels very much like theft to me. The US Residential has done nothing to improve this place. Beware of your parked cars. Some ------- guy smashed into the back of my old car and ------------- said I had to move it off the property immediately. He did 1,500 or more dollars worth of damage and he moved immediately not paying me a dime. I have been paying storage fees of 50 a month for the past 2 years. The witch -------(I am just quoting what another resident already called her) doesn't care or respect anyone, I don't believe and her sullen staff just stare at you when you go in the office or they pretend to be nice, but we all know better. ------------- blames -------------- from US Residential for raising my rent. I called her office but of course she doesn't return my calls. It seems that these people live like parasites off of working class people. Who will they live off of when the middle class is gone entirely. The owner's remain anonymous at: RFI Cambridge Place LLC 717 5th Avenue, NY NY. I am paying 700 per month and my carpet is 25 years old in my bed room. I live with roaches. They hired a security guard after the homicide in 2013. Funny thing is though. Most of the time he is to be found in the manager's office. I have told him that we have a drug dealer just a few paces down the sidewalk from my front door. He still keeps renting here because he is too smart for the guards. He always acts like the people going into his apartment are his best friends, although they only stay for 10 minutes and then leave and rarely are they the same people again. I suppose it is because ----- is a security guard himself. This, too, will give you an idea about how important Cambridge Place Residents are. The homicide that happened in the back parking lot was something only the police and media were privilegded to know about. ------------- didn't deem it in our best interests to tell us that some one was shot and killed in broad daylight not a hundred yards from my front door. Yet, they advertise with signs that they are a part of a blue star community that translates that they are supposedly concerned about our safety. That is a joke. I hear a drum beat usually late in the evening. I don't even bother to call the office. The sad fact is that before US Residential, there wasn't any homicide. I wasn't broken into. My car wasn't smashed. That car just speaks for itself.. They don't care who they rent to, so the rest of us just beware. They rent to drug dealers and people who can't drive. So while those people in NY NY are making lots of money off of all of us. We back here in Houston, have to be afraid to even leave our doors at night. If that isn't enough for you, we live here with cracks. The foundation is bad in these apartments. They tried fixing it back in 2006, but we still have problems being able to shut our bathroom doors and shut our living room doors. We also get black mold very easily here. There is more than likely black mold under my bedroom carpet. I used to shampoo my rug a lot before I gave up and covered it with large area rugs. Now, I know better than to shampoo carpet because the moisture invites black mold. Someone drove up to me in the parking lot a little while ago and asked me if I recommended these apartments. I laughed. No I wouldn't wish them on anyone. The one positive thing US Residential has done has made me realize I have to go buy my own condo, but that too is very difficult in this city. I am still hoping that the owners will sell to someone else and ------------- and her insufferable secretaries that like to laugh at other peoples misfortunes, will all go away. The problem is that they are making so much money off the misery and hard work of others like myself that can't afford to buy their own condo that I am afraid their surly lot will be here for an eternity profiting off the misery they cause me and others as well. “I was a first time renter when I moved into Cambridge Place I was so excited to be on my own that I overlooked a lot of things. I have lived here going on 2 years and I am READY TO GO! MANAGEMENT: The manager Diane is a witch in appearance and attitude. They increased my rent by $80 for a studio apartment... A STUDIO APARTMENT! They did not make any upgrades to my apartment or the property and when I brought up my complaint I was ignored. Since at that point, I had not made any plans to move I decided to stay and agree to the ridiculous increase. The girls in the office are okay, I usually deal with Jasmine. She can come off rude but you have to know how to deal with her, because of that she does not bother me. LOCATION: The location is fantastic that is what lured me here. Everything I need and want is less than a 5 minute drive. PROPERTY: The parking lot could use some help. The entrance gate on the Walnutbend side is always broken or jammed to where residents cannot even get inside. This has to be the most "creature" infested place in Houston. When it rains...snails fill the walkway (you can not help but step on them) and they crawl up on your door (cringe worthy), lizards on your door, roaches the size of your big toe everywhere, frogs sitting on your doorstep, possums in the parking lot, and countless other unidentifiable bugs and amphibians. Maintenance does usually come quickly and the guys are always nice! APARTMENT: The apartments are old but they all have a patio and a washer/dryer connection. I have not had a terrible roach problem until recently when undesirable tenants moved in up stairs. You see the big roaches when it rains and they usually come in 3's. It is upsetting because I am terribly afraid and have to run go ask a neighbor to come kill them. Parking is pretty convenient for me my car is practically at my doorstep. Lastly, lets discuss this water bill. It really grinds my gears!!!! I live in a studio apartment by myself and my water bill is $50/average. It is as much a my light bill and I use way more electricity than water. This place kills me with these water bills. When I moved in I was told it ranged from 20-40 dollars. I have paid water bills as high as $70 in this place usually they are $40 or more. I am at the point where I am going to refuse to pay because it is ridiculous. The fees they add are sickening. I do not like that they divid up the water bill between tenants because I live alone and upstairs from me there are two people living in studio apartment... why am I paying for their extra water use??? OVERALL, do not and I repeat DO NOT move here unless you like critters and being financially taken advantage of. I CAN NOT WAIT FOR MY LEASE TO BE UP. I am packing from now!”
“This place is okay to stay in if youre just looking for an affordable basic apt.i moved here because it's literally 5 mins from my job so I cAn ride the bus (which is very easily accessable ) instead of driving my car. I've lived here almost a year so I feel like I can give an accurate review. The office staff is ok. I feel like they could be a little more enthusiastic when dealing with their residents. Jasmine and Jessica have major attitudes I try to avoid them .They seriously suck at customer service. I really liked Iliana, she seemed to care the most but I don't think she works there anymore (go figure) Diane the manager is sweet I never had a problem with her, but I feel like this is just a 9-5 job for her. Where are the community events?? a pizza night or meet and greet? Can we even get a monthly newsletter ?? Do something that shows you appreciate us living here. Their maintenance staff is awesome! If I call they come that same day to fufill my request. My a/c had a leak and stopped working on a Friday. so they put in a work order to install a brand new unit and gave me a window a/c unit to accommodate me over the weekend, since I had to wait till the following Monday to get the new unit installed. I really appreciated that! I see bugs here and there. Mainly the giant roaches that come from outside. Thank god I have never dealt with an infestation of any sort. We keep our unit clean and leave no food out. Also orkin comes and sprays every Monday. We also use bug barrier on all windows and doors. The water bill is my biggest gripe. One month it's 30 bucks then next month it jumps up to 70 bucks?! That's ridicoulos and unpredictable. My unit is one of the older units. I think the only upgrade I have Is wood panel floors in the kitchen, dining room, and entry way. The cabinets and stove are outdated and not appealing at all. I mean my stove looks like it was made in the 70s. The cabinets are poop brown....they don't even have handles lol. But you get what you pay for I guess. I really wish the complex would invest in painting the buildings . These buildings are so unappealing and drab looking!! Grey and yellow paint it's just god awful. And the staircases are wobbly, I would hate for someone to fall and get hurt. I will say that they keep the grounds well maintenance and manicured.”

There has been 4 murders and a shoot out in the 5 years I have been here. It wasn't to bad until this last management company took over. I will not be renewing they over charge for water. I have a 185 dollar water bill on a small 2 bedroom with no washing machine in apartment. Friends have moved out and they put false charges on their credit report which I am afraid of. Stay away at all costs.”

Although this is an older property itÃ??Ã?¢??s very well maintained. The grounds are well manicured and always clean. The office staff is pleasant and extremely responsive to all requests. Not only do they promptly respond to all maintenance requests, they always follow-up to determine if the issue was resolved. It doesnÃ??Ã?¢??t matter if you drop off the request or fax it over; itÃ??Ã?¢??s promptly resolved. When we initially viewed the property, I asked if it was a Ã??Ã?¢??Blue StarÃ??Ã?¢?? property. The agent stated that the property was working on that certification. Interestingly enough about a month after we moved in they received the Blue Star certification. The program's goal is to help law enforcement officials and the multifamily housing industry work together to effectively reduce criminal activity in rental properties. Frequently leasing agents will make statements that are at least exaggerations, in order to lease a unit. ItÃ??Ã?¢??s refreshing to encounter a leasing staff that is both friendly and honest. I would recommend Cambridge Place to friends, family or any nice people.”

My air conditioner broke down the first week I lived here on a Saturday, and even though the maintenance apparently doesn't work on Saturday nor live in site, they came within an hour and had it back up and running in a short 30 minutes. Any time I have ever had a problem or a question, the staff has done everything to get me what I need. The neighborhood isn't that great, but its gated and quiet. Overall, for the price, I am a very satisfied resident.”

It is clear that some type of extermination was done in my unit shortly before I moved in because I see some dead bed bugs in the sides of the carpet. I spoke with someone In the office about it and she swore she's never gotten a bed bug report from previous tenant or neighbors. I will investigate this matter to the last person. When I moved in I noticed two former tenants dumping a couch and mattresses at the dumpster. Beware of Bed bugs at this apartment.”

Jessica has been awesome since my move in. The manager is very nice and always willing to do what it takes to make your apartment comfortable. I requested an upgrade in the bathroom; the manager approved it the same day with no problem. I would recommend these apartments to my family and friends!”

The same Jasmine mentioned earlier didn't correctly know how to finish the leasing papers and made us make another undesired trip to the office, since apparently she had forgotten to mention to us about additional lease signatures that were required on the paperwork: so I'm just confused as to how she has offered others adequate information and/or service. Since I moved in 2013, the units have consistent cockroach infestation. Not a good look! I just want to give future possible residents the opportunity to realize that a lack of experience in the Leasing Office essentially equates to poor customer satisfaction. The bookkeeper, Jessica, had no idea who the tenant that was paying her was that occupied one of the apartments for over a year: really? The bookkeeper is also lost, ya'll. Yikes! Another point worth mentioning is how the entire property is subsidized with a weighted average on te water bill = expect to pay an additional $40-$90 per month for the sewage cost (apparently a fee incurred by the City of Houston). Finally, just recently discovered that not everyone in the leasing office is able to get the gates to properly be matched with residents' phones. All I can say is, "timber." When it all falls down, boy does it crash in epic proportions.”
