“My family and I moved into these apartments, (formerly called Le Renaissance) about 10 years ago. The apartments are very old and dirty but reasonbale for the price we were paying until the new management took over; Moody Internationals. I usually never write any reviews but since the new management took over, they have left me no choice! There is mold growing everywhere and even after complainging multiple times, no action has been taken. The wood on the outside of the apartment is decaying, the pool is green (I don't think I've even seen it clean), there are mice running around the attic (my family actually caught one on a trap and complained to the office regarding this situation but nothing was done by the management). Just recently, I complained about water leaking from the roof and they said they will send someone to look at it but it has been 2 weeks with no follow up. The new company that took over is horrible; they increased the price of the apartments by a lot and took away parking spots from residents (multiple spots are open but not for current residents even though they don't have any space to park). My family has three cars but we're only allowed to have one parking spot which we have to pay for (How is that fair?). New management does not care about any problems that are brought to them by the residents. The new manager, Jeff, is very rude and racist. He threatened to evict my family just because my brother and dad went to the office and asked about parking. They do not care what the residents have to say! Jeff has told my family that he is terminating our lease just beacuse he can! He even sent hs the letter and told us that we better be out when our current lease ends. He also threatened to record my dad just because he was in there questioning why Jeff had a picture of my brother on the table. There is also a woman that works in the office who is basically the managers pet...whatever he says, she repeats in a weird way (she needs a job so she has to to do what she is told). The new staff seems to be very illiterate and will not care about anything the residents will say. Please think twice about moving here and be sure to look up all the reviews under the name of "Le Renaissance". Moody National changed the name of the complex knowing that the old name has a bad rep so make sure to do all your research before moving here. I would rather live out of a car then to give these crooks my money. They cant even appreciate residents who have paid on time for 10 years without missing any payments. Watch out for Jeff!!! He is very very rude and manipulative, he will try to record you if you say anything out of the ordinary or if you complain about anything that is wrong with your apartment. He refused to give the number to upper management or the corporate office, saying he is the upper management and he receives all the complaints anyways. He really isn't a the brightest guy I've met and if you have the horrible experience of meeting him then i wish you luck! My family is basically being thrown out because we complained about our living conditions which happens at every apartment complex but the tenants are threatened to be evicted or given termination papers with a picture of your family member (how creepy is it that Jeff actually had a picture of my brother printed out on his desk, all because he asked where to park his car). I am very eager to see how the manager responds to this review (if he does) because there is no justifying his actions. If you want a decent place to stay with your family then please don't move here. Regardless of the amazing location, I would never recommend anyone staying at these apartments! Before 2018, this complex was not perfect, but living here was justified with being affordable apartments in such an excellent school district (Spring Branch ISD, south of I-10). We had typical issues that come with such an old complex: rusty pipes, leaking, AC going out multiple times (they finally replaced it in 2017), doors falling off their hinges, able to hear your neighbors through the walls, SMELLING your neighbor's curry through the walls (!), huge tree roaches roaming around the complex, etc. It wasn't nice to experience all these issues, but for the low price in this very high valued area we took the negatives to give our kid one of the best public schools in Houston. Fast forward to 2018, and we are MOVING OUT! The new owners and managers have zero consideration and empathy for residents, especially long time residents who never caused problems and always paid rent timely. Felicity, the assistant manager, is absolutely untrustworthy and talks down to you when she feels she's in a position to do so. Get whatever she tells you in writing, and ask a lot of questions to get the truth out of her. Jeff, the manager, is nice to speak to, but definitely take what he says in writing and ask a lot of questions as well. The owners of the apartments must have trained them to be dishonest and only tell half truths. Speaking of the owners, they are greedy and will try to squeeze every little cent they can out of you. Here's why: 1) Prices for my 2 bed/1 bath unit are going up from $1200 to $1600! Yes, renovations are going on, but these apartments are so not worth that price even with renovations. 2) They claim there is only one parking spot per unit, and that for a second vehicle you have to pay for a spot (covered or uncovered). With this new policy now implemented, there are SOOOOOOO many empty free spots in the parking lot! Complete BS from the owners to tell current residents to buy their second car a spot, and to disregard the fact that 2 or 3 bedroom apartments will almost always have more than one car. I believe they are doing this to just make more money off of us because in the past 5 years I've only experienced parking outside because of no parking spots inside the complex only TWICE. They are renovating these apartments, but it's just heavy makeup on top of an ugly face. These apartments are so not worth the price hike because structurally they are really old apartments, and there are just too many issues to be paying that kind of a price. Stay far away unless you are ok with being overcharged for this place.”
“DO NOT move here!!! Heed the warnings! We have lived here a month and our ac has gone out, we have had no hot water and now no water at all. When we moved in we were promised issues would be fixed and they were not. Our toilet seat was broken and our faucet in the kitchen was leaking so they turned the water off completely. We have several plugs that do not work. Please save your money and move somewhere else!”

The new property management is unprofessional, inattentive, and severally lacking in empathy to its own residents. I had issues with leaks, mold, and broken appliances, all of which took a minimum of 3 written requests or complaints for each issue. The pool was horrendous, it turned form a decent blue to something Swamp Thing would live in. The gates break every other day and there is no room for children to play. The amount of suspicious and illicit activities that occur are completely negligible to the staff, primarily since the desire to care escapes them. Great location and school district, this place has so much potential, however I would not recommend it. I moved out in May and am still fighting with them to get my deposit back.”

It is next to the I-10 freeway, Bunker Hill plaza which has an HEB, Kroger, Memorial City Mall, City Centre, and others. It is a very safe apartment complex. I have never had a problem with finding parking in front of my apartment, entering/exiting apartment complex, or with other neighbors. It is a very quiet place, primarily because it is mostly families that live here. My apartment is a very spacious 2 bedroom-2 bath. In the 3 1/2 years I have lived here, I have had no problems and have enjoyed the great location.”

The apartments are old and has many issues. What really makes me mad and annoyed, is the Management in the complex, they have a bad attitude and they lack flexibility ... they don't allow kid's bikes parked at patios, small things here and there but it makes difference.”

They will bump up the rent such that you won't believe (in my case they bumped up 110$+ per month). I could have accepted that raise happily for better apartments but not for this crap. Only reason we stay here... Is for kids school and they are making cash on our helplessness. Old management "LSR Communities" was very fair in prising although the maintenance was bad (you pay for what you get).... But the new management "Moody National Cos." (Which they bought these apartments from LSR) making residents life more worse by raising the rents inappropriately (you will be paying rent equalent to luxury apartments for this crap... So why the heck you want to stay with pets like roaches, ants, lizards, worms inside your apartment.... Better to move out)..I hear similar complaints from other residents. Finally I decided to move out...by sacrifing the kids school. Crazy..Loca...malo I Dont even want to give a single star but looks like that is bare minimum... Loca - john”

I had a leaking toilet hose in my bathroom for three weeks by now and the maintenance haven't shown up till today's date, I have submitted up to 3 maintenance requests and everytime they promise to send the maintenance man the same day, and never showed up. I also had referred a tennant (By they way I told him to avoid this apt complex) and the deal was to pay me $500 referral fee after 3 months from his moving date and when I claimed it they told me there is no written agreement to back up my claim!!!!!.... Therefore they will pay me a courtesy of $150!!!! The gates are always broken and fence that facing BBVA bank is down. The only laundry facility was and still broken since 2013. Security wise the complex is wide open and many robberies has happened since 2013. Starting soon you'll have to pay for covered parking space!!!.... isn't it awesome! Overall avoid this rat hole of an apartment complex.”

First, they deposited my deposit check before I ever signed the lease after assuring that it doesn't get cashed until after you sign. My lease says that I have 2 sets of keys but only got one and that was after waiting over a week with constant reminders just to get my mail key. I still don't have 2 sets and they're refusing to give me 2 sets because "you should have been more responsible when you signed the lease" but the person I spoke to said that he's incapable of handling the keys and the manager would do it the next day. NEVER HAPPENED! Maintenance is horrible! Work orders not being completed correctly at all or two weeks later. I called and gave them an FYI that the ceiling was leaking and they had to call me back twice to ask what it was that I meant and then that work order stated completed with a note saying "changed a/c vent". Put in 2 work orders that my master bed didn't have a screen in the window and was left a note saying that the living room did in fact have a screen in it. My lint trap in my dryer is completely missing. Told them this and he changed out the dryer hose. This was over 3 months ago when I returned that work order re-stating what needed fix. Never heard a word since. There's bugs everywhere. The picture is how the pool constantly looks. Never gets cleaned. I was promised the next 3 bed townhouse but have seen others move into them since. I would break my lease in a second but I refuse to give them $2800 to do so. The biggest mistake I have made is live here! DO NOT MOVE IN!! YOU WILL REGRET IT!!!”

Being next to the freeway and due to faulty windows that don't appear to have any sealing or insulation it sounds like you live in the middle of the freeway. The grounds are regularly flooded and the smell of sewage is common in the parking area. The floors in the apartment are so slanted from foundation shifting the dresser drawers shut themselves. Heavy rain results in leaking from the ceiling. The paint started to fall off the first week we moved in and they never bothered to do anything despite requests. The office staff is argumentive when ever you try to talk with them. The listed phone number (online) goes to a caller who just hangs up and the listed email address comes back with delivery problems. They regularly have the main office closed without warning which is annoying since they receive all packages despite requests that packages be delivered to residence. The first month our next door neighbor was burglarized and the rental office never said a word about it. Only reason we stay is to avoid early termination of the lease, but already are prepared to move as soon as the lease ends. This place should be condemned and often feels like it already is due to the disrespectful office staff. Only saving grace is the maintenance workers, they may not respond to all calls but when they do they are polite. I wish there was a more positive note to end on but this is just a continual nuisance I finally have to speak out about.”

I haven't experienced any rodents or pests in my unit, I'm always cautious but have never felt unsafe, all repairs have been met in a timely matter, and the front office staff has always been friendly and professional. My only gripe is the parking situation. If I get home after 9, I can forget about parking close to my apartment. Every now & then I can hear my neighbors, especially if their kids are crying. I live by the pool, so I hear kids ALL the time. Any complaints I have are things that come with the territory of apartment living. Other than that, I'm very happy here. I'm super close to work, close to two grocery stores, and plenty of dining options. It's only a 10 minute walk to Memorial City Mall (I actually had to walk there one day) and super close to lots of other shopping options. This complex is also zoned to some really good schools.”

It is extremely convenient to the two really good shopping malls, Sam's, Wal-Mart, several great strip malls, Kroger, HEB, all within walking distance if you so desire. Great schools with very high academic ratings,again within walking distance. My apartment is great. Very quiet. Great neighbors. Any time I've had a maintenance problem (3 maintenance calls in over 5 years) it is promptly resolved. Eddie and Rachel care about the residents and do an overall great job of taking care of us. I also feel that Eddie puts his all getting the older residents to renew their leases even though prices increase the new assistant manager is always on top of things and looking out for property. The property in my experience is secure and well maintained. You can't beat the price for the great location and the excellent schools. There are few other options to live in the area and get access to the schools without buying something in the $350K range! The management here have worked with me, been friendly and been helpful from the day I applied. They have continued to treat me well over a year after the ink dried on my lease. If your looking for an apartment in the area I'd move them to the top of your list and call them today.”

He doesn't care about your requests like fixing leaking pipes, cleaning dirty pool, etc. The Fitness center is dirty and the equipments are not working especially the tread mill. They are just decorations. The Kitchen appliances are old(90's) and so is the washer and dryer. And we are paying more the $1,000 per month. NOT RECOMMENDED!!!”
