I have to harass office mangers and works about updates. Nobody is giving real time or real dates on how long we will be without hot water last week I spoke to office worker and property manager Lynetta Johnson on the matter and her reply was “Ive been in this business for years and the hot water will be fix next week” *This week* and still no hot water. Also another issue was maintenance works we have a new maintenance worker every week with no iD badge No uniform just random guy’s we even had a couple once I’ve never felt unsafe in my life. The least Trinity company can do is give us updates on new maintenance works someone we have to let in our home or even scarier someone who’s coming into our home when we are not there, but I’ve done my research and I found cases of maintenance works accused of sexually assault with this company. *I’ll link the news article* Please do yourself a favor and not make Timber Run a place you call home. The staff is outstanding right down to the maintenance guy. The grounds are maintained very well. There are lots of kids playing outside but if you don't mind that it's not a problem. Generally, the parking is good with separate spots for residents and visitors. Pets are allowed and you will rarely encounter them outside. People are friendly here and mostly keep to themselves. It's not a party kind of attitude here. There are plenty of shops and restaurants nearby and a grocery store a few blocks away. Overall, I recommend this property without hesitation.”

When I first moved in to my apartment it was infested with fleas and I dont even have an animal. It was not panted and there are holes in the wall. There is mold in the vents and around the tub where they did paint to cover it up. There mantince man will come and go in you house with out leaving a note stating he was there. I would not ever reccomend these apartments to anyone. DO NOT MOVE HERE YOU WILL REGRET IT THE WHOLE TIME! Bionca is very rude and there is no way to talk to upper managment about anything becuase they do not provide that information anywhere.”

I don't have kids, but I see kids out playing in the grass field in front of my house. The noise level is very low the only time you hear your neighbors screaming is when the Texans are losing!! The front gate has broke a few times but has always been repair within a day or two.”

Every request that I've made has been met (and I like to think that I'm a needy tenant). There are A LOT of children that live in the complex. If you don't have a problem with the kids everything else is great. Maintenance is out within the next business day. I moved here from Michigan and I'm afraid of bugs- I haven't had an issue with any in my apartment. I'm thankful for the staff, I don't socialize too much with the neighbors but everyone seems pretty nice. I've lived here since April 2014.”
— 13000 Woodforest Blvd · Houston“Pretty nice apartments. Moved in October 2011 with my fiance. The first manager was a bit helpful but the new management is extremely nice. The pet fee is a bit high (the first manager told us $600 for each pet). We had a leak in the bathroom, but they fixed it as soon as I let them know (took 3 days). Maintenance is only a few guys, but they are really nice and polite. I loved that they had new light fixtures when we first moved in (they renovated a few units). I live upstairs and there are a few noise problems with the neighbors sometimes playing music too loud, but the management sent out a letter addressing the problem just yesterday. The water is cheap (included in rent). The mailboxes could use a bit of fixing up but not too bad. All in all, this a very small apartment complex and their rates are really good. I am definitely renewing my lease! -Proud Tenant EDIT: Parking is a bit of a hassle but they just put up signs to tow away the vehicles who double park. Never been to the pool, but kids sneak in at night. I feel pretty safe at night, but always be alert. For my studio apt I'm paying $435/month. Pretty nice.”

When I went in no one greeted me, I searched aound for an open door to ask for help and when I found 2 people there they looked at me and continued with what they were doing. Finally I asked them can you help me and the guy just said "hang on just go over there and sit down or whatever". They had no refreshments on top of that I had to wait like 10 minutes. I asked for the prices and he wrote one price. Then he said "do you want to know the special" I thought that's what I came in for. I got 2 sets of prices written on a floor plan but no description on what was what. I have no idea what the app fee is and I don't even know the guys name. Overall I did not like the community. And as I was leaving I saw 2 men making "home-made" cigarettes.”

But then again, assistant manager Demona had the nerve to ask of me to give her a deposit of $100 to hold an apt and then asked of me $300 cash! The other manager Stacey well she sleeps around with residents here, then leaves stalking letters on residents cars! Apt trash pickup comes once a month and horrible stinks where ist right beside the bus pick up for school! THESE APARTMENTS SAY THEY ARE BASED ON INCOME, HELL MY 2/2 IS 850!!! AND I ONLY MAKE $10 AN HOUR!!!!! The do random checks and steal your valuables! i have set up video foortage of Demona going thru my jewelry and taking a pair of diamond earrings, $200 cash and spilling a cup of coke on my carpet! I called corporate and let me tell you Bob from Corporate is coming down TO FIRE ALL OF THEM!!!!!!!!”

The management was very friendly when we were signing the lease, but those people are no longer there. In fact, the management has changed three times since I have been here. Each time it has gotten worse. The current manager is less than friendly. That is the nicest way I can put it without cursing. Aside from the manager herself, they do not repair anything. I have made several complaints about the broken window blinds, cabinet doors hanging off their hinges, broken drawers, air conditioning that does not work, door seals that let the outside air into the apartment. It is so bad that it wouldn't make much difference if I left the door wide open during the hottest days of summer. The apartment never gets below 85 degrees until the weather cools off. I cannot blame this on the maintenance lady. She is one person working as hard as she can to keep up with an apartment complex that is falling apart at the seams. They refuse to hire anyone else to help her just as they refuse to renovate the buildings networking to maintain compliance with current standards for the RG 60 lines that Comcast and all other high speed internet and digital television services use now. The rent may seem reasonable, but if you are planning on living here then look forward to terrible conditions inside. Another problem is that the security gates rarely work. Sometimes they will only open half way, or they will not work at all. They will repair them, and then the gates will break again, and remain so for weeks or even months at a time. There have been reports of home invasions in this complex, and a previous maintenance person was beat nearly to death by a past resident just 6 months ago. The residents of the complex show no courtesy to anyone at all. They play loud music all the time, and carry on drunk in the common areas. It is common to see some guy going to the bathroom on the sides of buildings. In summary, all I can say is if this is where you want your family to live then good luck. I will pray for your safety as I pray for my own family's safety.”

This is my very first apartment, and I am not satisfied at all. The people in the office were courteous and polite when we were there to look at the units and discuss filling out a lease, but it seems the ONLY way to get in touch with these people is by going to the office. Each time I call them I get the machine. Maintenance is very poor. They fired the man that was working here before, but it seems things aren't any better. During the time I've lived here only more problems have shown up. The apartments themselves are old - I'd lived here when I was very young - and old appliances still remain in the units and mine are either broken or very close. But even though we've gone to the office several times and complained of feeling unsafe and how unhappy we are at the status of our unit we've yet to see any improvements. People are always outside yelling across the parking lots at each other or playing very loud music from their cars, and children are often running through and around the cars and have even been seen climbing into the beds of trucks parked there. I would be very upset if I saw someone else's child climbing on my vehicle, and would be angrier still if I found damage to my vehicle because someone couldn't control their children. It is not safe for them to be playing in the parking lot in the first place. The stove has been broken for nearly a week now, and though they tell me maintenance will be out 'today', they have yet to show up. They've taken a look at my leaking fridge and crooked sliding-glass door, and have claimed that parts need to be replaced, but it's been about three weeks since I last saw them. The light fixture in the bathroom has blown up two light bulbs since I've been here, but all maintenance has done is put in more bulbs. The apartment won't get below 80 degrees, and I have a feeling it has something to do with the dinky units we have outside - mine has wires jutting out the sides which I know isn't normal.. Frankly, if you're looking to get a new apartment, just move past this complex entirely. I chose this complex because it was one of the cheapest rent-wise, but now I see that maybe paying a little more for a complex that actually cared about its residents would've been worth it. I plan to move out as soon as my lease is up.”

They have repeatedly asked for maintenance and they won't come to fix it.”

Aparantly someone broke in befor I moved in and left the water running in the kitchen, thus flooding that area and warping the counter top and floor . Although they did patch up the kitchen, they never fixed the counter top .. still warped to this day! The management at the time said I could not transfer to another unit.<br><br>The management changes every few months or so, and are not helpful at all. I had a downstairs neighbor that would play very loud music late at night. Complaints to the management would only get responses like "..well why did you move in an apartment if you didnt want to hear some noise from the neighbors" .. even though I had police reports from calling out the police to force them to stop playing loud music at 2 in the morning during the week. They also, for the most part, ignore most repair request.<br><br>The security gates are always broken, the grounds are littered with trash, many cars are broken into, the units are litteraly falling apart - gutters missing or hanging from roof, parking lot has major potholes and floods during storms, many buildings foundations are cracked - many cracks in outter and inner walls, lots of people just hanging out in the parking lots at night with lot of noise and fights and police activity and such.. the list goes on and on<br><br>Do yourself a favor and please do not move here. I have lived in several apartment in the area, and this one is by far the worst apartment in the area ... you have been warned!”

— 13000 Woodforest Blvd · Houston“I moved to Timber the middle of Nov. 2003, my unit was not made ready, i put in a work order to have the dishwasher replaced, its still not in, 3 months later, from the first day i moved in, the people upstairs, and their children, have made loud noise on a daily basis, and i complained over and over, and was told since those people have lived here for 5 years and are good renters, they will not do anything about it, but they will be happy to move me, which i can´t afford to move again,and feel i should not have to, as i was not doing anything wrong. I recently took a state job ,and am out of town during the week, when i got home this week end i had a notice on my door to get rid of my pet. I rencently got a dog, and had not had time to go talk to the manager about the pet deposit, but she had this notice to get rid of it, or i will be charged, or they will remove it for me. I was also told noone had ever complained about the people being loud upstairs until i moved in, so therefore it must be because those people do not want me here. I have had friends and family over and they hear the noise, and ask me how i can live with it. I tell them i can´t, but the manager will not do anything about it. I asked to be let out of my lease, but she refuses. The noise and banging upstairs is so loud one evening, it literally knocked my closet door off the hinge.At this time i am writing this, i can hear the kids running from one end of that apartment to the other. What i do not understand is, why they are allowed to continue to live there, with 2 kids and 1 on the way, with the law being, no opposite sex ages 3 and 5 years of age in the same bedroom, and now a 3rd on the way. Now if this is not discrimination then i do not know what else to call it. If you plan to move here, be prepared for loud noise, no repairs, and alot of hassle from the manager......”

The paint was slathered so thick on the walls it is peeling off. The cupboards are old and falling apart. Our dishwasher has been broken for over a month--they don´t care. Our upstairs neighbors broke their glass patio door, totally covering our patio in glass, and ruining a rug and a cloth chair, and there is glass all over in our grill and garbage can. The manager wouldn´t even send someone to sweep up the glass and refused to replace what was broken. The complex is very noisy and people will park behind you to block you in. When you think Timber Run, run the other direction.”
