No piece of mind, the upkeep of the grounds are below 1 star. There are constantly pests/ Animals in the attic they drag their feet with emergency maintenance. It’s a do it yourself style of complex. — 872 BETTINA CT · Houston“The office team are never cooperate with us and just for an example we have trouble with our kitchen sync and the sync drain line blocked and black water blow out from our sync and we just let them know more than 30 hrs ago but they did not care about this emergency issue. Even i went there two times in person and talk to them the secretary said we will do that but they did not. Even I ask to talk to the property manager and she said you have to have an appointment. It is very bad experience and we still can not use out kitchen or dishwasher or wash the dishes.”

How can they be so careless. There are also a lot of break-ins when I've talked to other tenants (hasn't happened to me yet). Overall, the management is really bad and doesn't care about the renters here except to cash a check.”

This was a great place to live at one time, not anymore”

So much mold/mildew, old pipes (brown/yellowish water - see photo), faucets in restrooms are outdated and hard to pull for use (see photo), walls are thin and you hear everything and the re-surfacing of the tubs is just appalling. Withing one month, the resurface of the tub started pealing off (see photo). I live on the bottom floor, and the neighbor upstairs is the noisiest person I have ever lived under. I understand there will be noise when living on the 1st floor, but D@mn. The rent is overpriced for this unit. OLD OUTDATED PROPERTY. UPDATE AND YOUR PRICE FOR THESE UNITS WILL BE PERFECT!”

I were living there for 1 year. The structures of these community's buildings are not good all but you hear your neighbors conversations, walking, using the bathroom and most especially the bedrooms activities! It SUCKS to live in your own place, you called home that you have to take double dose of sleeping pills just to get a rest of sleep! Staffs: The only person I always noticed that always has a good customer service is Danille, the leasing agent. The rest of the office staffs attitude SUCKS and RUDE as hell! other old lady.. People... there are plenty of great apartment communities in the area thats way better than this hell! I were cannot wait to get our contract to end or I just have to pay for the entire lease of 9months to get the hell out of this place!!!! I'm screaming for mercy! the rent is so expansive $900 for one bedroom!!! Staff SUCKS!”

The understand that its extremely overpriced rent because of the location, but like the reviews before, the new management is what prompted me to write this review for potential residents. The manager, liz gonzalez, can be perfectly described with one word: -----. We recently had a huge hole in the bathroom ceiling and nearly flooded the the entire bathroom. It took days to fix, and we now have a cockroach infestation for the first time in my 10 years living here. Instead of coming up with a solution, the manager had the nerve to blame us for the cause, and even threatened to kick us out. Incredibly rude, unprofessional, and just a plain ----. I would walk in the office at times, and always find angry residents arguing with her pretentious mindset. PLEASE take into consideration the below reviews about the terrible management. If you don't ABSOLUTELY have a reason to live at this specific location, you will be much happier with other apartment communities with MUCH cheaper costs, and efficient management, which refuses to work with the residents.”

Unclean, old floor plans, rude rude staff and management that doesn't do anything about problems... The staff is what tipped me off to write this review. I can deal with anything else really... The only complaints I can provide are an odd musty smell(possibly from neighbors or from older walls) that we fixed by keeping our carpets clean, burning candles and keeping air fresheners plugged in. Appliances are not the best-nothing is newly updated and the counters and cabinets are clearly older. BUT the community, staff and our neighbors were great. Our next door neighbors have lived in their apt for 8 years and say they do not plan on leaving soon. We would've stayed if we didn't need a two bedroom; we also moved to another city. The property is beautiful. We never had an issue with AC going out or anything like that. Maintenance is quick to respond for small fixes. No pests ever. Very quiet complex even though there are lots of children. Park across the street from the complex and mall on the other side. Staff is friendly and efficient. Only tip I can give is to update the units a little but who knows-maybe they are already working on that. I definitely recommend.”

The biggest complaint I have is that the apartment smells like old, wet, wood and carpet and no matter how much I ventilate it, the odor seems to be in the walls, AC and the carpet. The apartments office seems more concerned with increasing my rent every time they get a chance instead of offering me solutions. I will have someone come an test my apartment and make sure that I'm not being exposed to anything dangerous. For all other aspects I have no complaints.”
— 872 BETTINA CT · Houston“A lot of these reviews are old so I wanted to write a more updated one, since I relied heavily on this site while searching for apartments. We have lived here for 3 months and so far it has been great. For the relatively lower price we pay in this expensive neighborhood, I am realistic about what to expect from a complex. However, this place has really exceeded my expectations. For anyone writing about rude leasing office staff, they seem to have replaced those people with newer, much nicer ones (we never dealt with a Kristina). Norma and Chris have been extremely personable, attentive and helpful with all issues and accomplish everything we ask in a timely manner. The units are old, but at least they put new carpet and fresh paint up for each new tenant, and the place was clean when we moved in. For some reason, they quoted us a number higher than our rent was supposed to be initially, and instead of just overcharging us, they actually told us there would be a decrease and honored it, which I thought was pretty cool (we signed a lease with the higher number and wouldn't have known any different). It's also been very quiet in terms of our neighbors, we don't hear much. Maintenance has been EXCELLENT. We have called and sometimes they have even come within the same hour (or with very little turnaround time), and they have fixed everything right the first time. Utilities are reasonably priced, and there is a nice trash pickup once a week (where they pick up 2 bags outside your door). The complex as a whole is also very quiet and people are respectful of pool hours and late nights and whatnot. No W/D hookups, but there are a lot of places to do laundry on the premises and I've never had a problem finding an open machine. It's also pretty safe, and there is also a nice security guard I see regularly. The pools have all recently been resurfaced and are cleaned daily (I know in old reviews the pools were gross, they even told us as much when we went to look at the place). Landscaping is done once a week and looks nice. Everyone gets one covered parking spot included (which is all we need) but when we've had visitors, there has never been an issue for them to find visitor or street parking close to our apartment. The Fitness Center is brand new and though pretty small, I've never had an issue with getting a machine. Overall, this is a solid complex for your money and you really cannot beat the location (especially if you have school-aged children). The schools are excellent, everything is within close/walking distance and there are stores and restaurants galore within a 5 mile radius. The park and track behind the complex are nice, too. It's nothing glamorous, but we've enjoyed our time here. If that changes, I will update this review.”
“I have living here for more than one year. The only reason that I am still here is because the location. The facilities are old in the unit and need to share laundry room. I have four iron plate in my kitchen and three of them cannot work! I tried to call the leasing office for fix but it took really long time and I called many time, then finally they sent someone. They told me the problem was fixed but NOT! I still have two iron cannot work at all! And there are many thing such as this. The leasing office clerk is ridiculous and don't know how to help and fix problem!”
— 872 BETTINA CT · Houston“We just moved into this complex.....and quickly found out how ridiculous, rude and unprofessional management can be.....Kristina is the worse...she's a liar and barely knows how to do her job....she has no clue what the word professional means and thinks its okay to speak to people any kind of way.....and Sasah is her little puppet....we requested maintance and pest control neither came out til a month later.....the roaches and fleas are horrible.....we dont even have animals.....then pest control leaves a random note that they will be out with no specific time.....so when they did come to our apartment at 9 am we were sleep (we work nights) and were told that we would have to schedule them to come next week because he was just getting in his car to leave.....SERIOUSLY....after going thru weeks of getting bitten by fleas.....the smoking is ridiculous the dog ---- all in the grass is gross....and to many times we have come home to somebody parked in our parking spot.....we call the tow company they never come....whats the point in going to management if their going to treat you like your lesser then them and are going to take forever to do anything to fix the problems....their never consistant with their info.....FIRE KRISTINA AND SASAH.....GIVE US BACK OUR DEPOSITE AND WE ARE OUT!!!!.....WARNING : THE APARTMENTS ARE NICE FROM THE OUTSIDE DURING THE DAY....BUT YOU WILL END UP FEELING LIKE YOU MADE THE BIGGEST MISTAKE.....THESE APARTMENTS ARE ------ TRASH”

However, since Hurricane Ike, I've noticed things. The Grade A service slipped to a fair C level in the 2009-2011 period. Now, with the new company, Lincoln Property, taking over in 2011, they lost their way and I'm thinking about leaving. Simple tasks like replacement of kitchen lights take them a week to deal with now. Long gone are the days when instant service within 24 hours was the norm--and at lower rent levels! What keeps me here are the even nastier reviews people are giving the other complexes in Houston on this website.”

Unfortunantely, they failed to finish the project in one day, and failed to let residents know that if they threw away garbage they would be locked inside the dumpster area. (My girlfriend was stuck in the dumpster and had to scream for help late at night.) 4. REDUCED COMPLEX TAFFIC! By shutting down the shuttle bus program that provided transportation to the doctor/pharmacy/grocery store and mall for the elderly residents! 3. SAVED US 100 DOLLARS! By only raising our rent 100 dollars instead of the 200 dollar rent raise some other residents got. Thanks! 2. HOSTED A 3 DAY HEAT FEST! with temps ranging in the mid to high 90's inside apartments. ( I believe this heat fest was the grand finale to their already raised caps on air conditioning-with the old management our apartment stayed at a constant 72 degrees, the week the new managment took over our apartment no longer fell below 76 degrees) 1. REDUCED COMPLEX NOISE- by firing the music blasting security guard who lived above me, thereby increasing crime 300%. I had never once seen the police here under old management nor had i heard of any break ins. Since the new management has been here, I received 3 break in notices, saw police here twice and had my own car broken into. Way to go Lincoln properties! You have managed to line your pockets while bringing down the safety and INTEGRITY of your apartments and the respect of your residents! I hereby nominate you for slumlord of the year! We had every intention of staying another year but since these fools took over we have given our 60 day notice. We got a 3 bedroom updated townhome a few blocks away for a few dollars less. Keep looking, you can find much better.”

Kristina is nice while she is leasing you the apartment but once she does she as well as the other staff are not responsive. You have to call several times to get things done. There have been three breakins in apartments in the last couple of months since Lincoln Property took over. These break ins were in broad daylight. Several residents are moving out since the breakins are to both cars and apartments. Additionally since Lincoln Property took over there is no security and they did away with the shuttle which many elderly residents used. Residents are moving out and from what the maintenance man says it is due to the rent going up 80 to 100 dollars when you renew your lease and when new tenants come in they are given a lower rate than long time residents. The walls are very thin and kids hand out and have sex in the swimming pools. Kids also hang out by the park area smoking marijuana and there is still no security. Office personnel needs to be constantly reminded of work orders. The office is a zoo.”

The only reason to stay there was that it close to good schools and used to be relatively affordable. Recently the management and the owner changed and it made the situation awful. The new management consists of professional liars, whatever you ask the response is "Leave us your phone and we'll call you back" and of course nobody ever calls back. They try to cheat on everything, don't make a mistake and never move in. What is really ridiculous that someone was impressed with Kristine. She is the worst liar I've ever seen!”
