The pinpad at the entrance does not work and management does not want to take it down. Most of the laundry machines does not work and the office knows. The patios have rotten wood and needs to be replaced.”

It takes forever to get maintenance to come out, I have a neighbor that plays loud music all day and night. I've gone to the office too many timess to count and nothing has been done. I'm told a warning has been sent out, well evidently that doesn't work because he hasn't stopped. I have called the cops and they don't even show up. It is currently 11 pm, Nov 5th, and the music has been going since this morning. I went in the office today to hear the same tired excuse, "we'll send a warning." The laundry area is raggedy, there are so many apartments with broken windows and covered with plywood, I'm embarrassed to invite guests over. Not to mention my ceiling has been leaking and is now discolored and cracked.”

In the very first week, they sent the maintenance because there's dripping water to downstairs unit and wanting an access to repair it. It turned out to be an internal water leak from a pipe at bath tub. Then they kept coming every week to repair it. They had sent a different person every time, and for the sixth times they all failed to repair it after damaging the wall with big hole. Every time they come, they spend the whole day in and out and I can't sleep as I work over night. He replaced the faucet with another in a way that it can only gets hot water. So I went to the office to report this to the manager, and I told her "Sandra" that her maintenance has replaced the bath tub faucet with one that can't produce cold water but hot only, and from there, I have to take showers with only boiling hot water, then she replied with disrespect that I have to give the faucet time to get cold water. I replied to her that it should be working with cold and hot water right away without giving it days or time because it isn't a car transmission or engine, besides all that, he left the big hole uncovered without tiles, but he just covered the hole with a carton paper and tapes and a trash bag. She replied that it is going to be like that. I replied that this is funny, then she replied while yelling "Do you think I'm funny ?? do you think I am a clown ??", she said. Then she told me to get out of the office. Very unprofessional and disrespectful individual. She should not be not only a manger but not even a staff member. I must leave this apartment complex at the beginning of its lease because I have standards and will not go down to her level and answer her. Besides I will not be able to get into that office again to report any problems I may have after I got told to leave from it when I was respectful to all the staff at all times. She didn't even want to repair a water leak I have in my kitchen. Even the apartment complex water boiler has had a continuous huge amount of water leak for two months filling up the walkways with water all the time and she didn't even attempt to repair it. The complex gate was also stuck open since I moved in for several weeks. There's a dead dog right infront of the dumpsters and stayed there for several days until it is now a skeleton and the maintenance team have never attempt to remove it. It collects flies and produces maggots and parasites. To those who want to move here I tell you better don't unless you don't mind to be treated like dirt and to live among animal carcasses. From what I saw and read, it doesn't seem it will get any better in here but to worse.”
“Management team is very incompetent. Make sure you get everything in writing and make copies because they will lose your files. They absolutely are the worst in fixing maintenance problems. I wouldn't recommend to anyone to come and live here. Worst apartment complex infested with roaches. Our pipes bursted 3 times. We had holes in our rooms because of that and no one ever came and fixed it because they change personnel multiple times. You have no type of security. They broke into my vehicle twice. Shattered my window. If you are looking to lease beware.”

They tell your personal business as well. Maintenance came to fix a pipe and bust a hole in my wall. Then covered it with cardboard. I won't renew my lease so they won't fix anything. There may be mold in walls. These apartments need a serious make over”

It was very peaceful and a joy to reside. It also was very convenient to walk anywhere or ride the bus if I didn't feel like driving. I went to apply for 3 bedrooms with fireplace some years back because I loved it there but didn't have any availability. One of the office staff member ran my history and credit and was approved. Saw I was a former and good resident told me I can return to reapply when I'm ready. Thank you guys so much.????”

Secondly 3 months after moving in I had to break my lease and move out. Little did I know They loved me into a roach infested apartment. Pest control came out 2 times while having to hire my own pest control as well, who informed me due to the feces, egg shells, and dead roaches prior to move in that it was infested long before I came. I am a very sanitary OCD clean person. Management is terrible and was not concerned with the issue. I have severe asthma and had to see a specialist for the roach feces in the creeks of the wall as well as all the toxins used to spray it forced me to have to vacay the apartment. Basically roaches took over my apartment and kicked me out. I reported them to Houston Apartment Association with evidence, such as videos, pictures, receipts, etc. therefore I did not have to pay the full remainder of my balances only a few fees which the apartment management has failed to direct to procollects. I guess they don't want their money. Overall this place is filthy, old, and disgusting. I wouldn't waste your money or time.”
— 2305 HAYES RD · HOUSTON“I've been living here for 9 months now and here are some observations and experiences based on the fact that I walk my dog twice daily and, for a few months, I spent a lot of weekday daytime hours in the apartment. This is the best place I could find for the rent and amenities: gated, tons of visitor parking or park on the street (the free alternative for your extra car), laundry inside the unit, pet friendly, close to everything without having to get on the freeway all the time, walking distance to many amazing shops. This was my first choice after hours of apartment hunting online and it lives up to it. The area is generally quiet. The most noise you will hear will be lawnmowers and the occasional kid in the pool during warm days if you face the courtyard, cars if you face 7th, or the train that goes by on what would be 8th (behind the complex/ visitor parking) honking the horn every other hour during business hours. In the area: lots of people walking their dogs, pushing strollers, jogging, or riding bikes, especially now that they opened the new apartment complex next door. You will see the occasional homeless person because the park has a public restroom, but they keep to themselves and their distance. Office staff: Extremely helpful courteous and respectful! I enjoy every person here they are always smiling. To finalize: - Do have in mind how the sun hits your apartment. I've noticed some don't seem to get any sun at all, (just in case that's important to you, it sure is to me!). - Apartments facing the courtyard = "living with your curtains closed." - People are quiet and management has free dog poop bags so there's never poop on the grass. - I've never had anything stolen from my door and have only ever seen 1 person trying to sneak inside the complex.”

The online listing said this place had W/D hookups, but it didn't mention that that doesn't apply to 1-BR apts. The laundry facilities are unreliable at best and require a special card that you have to load with money during office hours. They charge you extra for garbage pickup, but the garbage pickup is so unreliable, I stopped using it. The apartments themselves are crummy. Bugs routinely get into your apartment. The roof leaked on occasion. I can't honestly think of a redeeming quality for this complex.”

The garbage runs over and smells every weekend until Monday. They cut the water off without notice. I been living here about 2 years and if they weren't overpriced i probably would stay, but it's not worth it ewww. I'm not saying don't move here, but if you can find a nicer apartment for the same price which I'm almost guaranteed you can; choose the better option.”

The apartments are very close to the beltway and if you are a college student very close to bus lines and the community college and library is right across the street. I went from a efficiency, to a 1 bedroom, and now I am in a 3 bedroom. the maintenance people are nice and the office staff is OK, but they tend to act like they don't know anything. No problems with roaches in any of the 3 apartments I have lived in. My sisters family is growing so we are going our separate ways and when our lease is up I will be moving back to a 1 bedroom in these apartments.”

They give attitude and the manager seems to be on a long vacation or a long phone call. she is never available. FOUNDATION: The foundation problem is true. SECURITY: the gates are always open. NOISE: A/C s make a very load noise, you will hear loud music after the midnight, garbage machine comes early in the morning and is EXTREMELY loud don't think about deep sleep without noise And when it is raining or after that, you have to walk in the mud”

My vehicle has been towed for being too close to the white line.my home was kickdoored in december.I had just renewed in september.only because I could bot find one decent place at the time and did not want to do worse than here.I was told the door would be repairand the surrounding wall.it is june and that never happened. In december I also gave a written copied statement of at least 20 repairs that were needed throughout the unit.again I have been in the office sat down maritza pulled the paper from my file checked off what would be done and it is june not one repair including missing laundry doors broken drawers no grease guard above stove two eyes never worked ants in bathroom and now bedroom a rocking toilet foundation problems make doors hard to open and close lights blinking in kitchen the entire lease and lights out throughout the unit.however theu immediately accidently charged me late fees a few months ago in which I had to contact corporate to jave dismissed.theu now accuse ne of having a pet and charging me 100 dollars and a lease violation.yes please get it all out because I will stay in a damn box before I re kease here and one thing about it...they will have vacancies because trucks are moving people out of here quickly.did I mention the robbers that took everything feom my unit lived next door and nothing....theu were preying on everyone until theu decided to leave on their own. I resigned that lease.more things happened to me.if u come here things will happen to u.if u stay here theu will continue to happen to you while theu drive away to their peaceful homes.they are spending lots of high water bill money on new decorations out front but nothong toward this foundation problem and cracked walls. And most definitely not the front gate that anyone may freely enter.disgrace at wetchase”

These include 1)Sending monthly bills on time for a few months and then not sending it a month and charging $100 fee from every one who didn't pay by the end of the month. 2)When you want to check out, make sure you get a written statement that you gave them a 2 months notice. They told me they will give me a notice in a few days and then charged me another months of rent because I didn't have a written notice. 3)when you pay your rent, ask them to give you a copy of the check with a signature on it. I have talked with a few tenants who have been charged fees. The other important issue with these apartments is the bugs, including roaches and a small bug that bites and comes out of the plumbing system. I thought I can take care of this but trust me there is no way you can control the pest at these apartments, they crawl on the outside of apartments and they come in from smallest holes. This whole area is infested and I dont know if there is really a way to get rid of these bugs. Another issue is the maintenance. After you signed the lease, don't expect any maintenance. It takes months for them to send someone.”
