“The apartments size and price are relatively good, the area is centrally located and its easy to get to and from different parts of town. It is a friendly community of people who live here. The grounds are not well kept, there is frequently trash or dog poop lying around. The community garages are disgusting and there are almost 10 abandoned cars in one of the community garages that I have reported and nothing has been done about it. There is only one gate in and out that works, when i moved in there were 2 and now there is only one, it is frequently broken. The maintenance people are awful and do not care about the property when i moved in i had to submit more than 10 work request because they did not properly turn over my unit and then they said they completed them but they had not I had to put in maintenance reports 2 additional times to have all of them items fixed. Beyond moving in anytime I have needed maintenance I have had to submit the request twice to get them to actually fix the issue. The office staff is kind and when I have complained about maintenance they always get things done that same day, but it shouldn't come to that. While I do like the price, size, and location, the other issues for me personally mean that I likely won't be staying here long.”

My original leasing agent, Briana Holland, handled my tour and initial information well, but the process changed immediately after I submitted my application and payment. I was misled about my move-in date and pricing, and the leasing manager, Crystal, repeatedly acted annoyed and unresponsive to emails and calls, as if the miscommunication was my fault. Once Briana changed locations, I was told the issues were because she was "new," which felt like shifting blame rather than taking responsibility. I said many times that I would not have moved in had I known how unprofessional the process would be. The only person who made an effort to help was Alberto, who remained kind and tried to smooth things over, even after I finally moved in. Meanwhile, Crystal didn't greet me or acknowledge the situation when I arrived for my keys, let alone offer an apology. This review isn't meant to upset anyone or cost anyone their job. I simply wish I had been aware of what to expect from this community, and I hope this helps someone else in the future.”

Throughout the ordeal, neither staff nor the manager offered timely updates or help, and the manager's dismissive response further increased my frustration.”

A key distinguishing factor of this community is its trees. They provide beauty, shade, and aesthetic appeal. On the bad side, the maintenance is pretty bad. I'm currently struggling with issues that haven't been resolved in almost a week. The cleanliness of the spaces, the trash everywhere, dog poop everywhere, the hallways are dirty, it's not a pleasant sight. The gates break constantly have seen a couple of cars broken in left with no tires, have seen cars with full families leaving after using the pool. The office staff can be pretty dismissive, with no sense of urgency.”

Parking - get rid of unused reserved parking and free up parking. Gates never work. Replace them at this point - It has to be costing more at this point to continue to repair them than to just replace. Rent does not match what is provided We are charging in comparison to apartments that have landscaped property throughout the complex and not just around the leasing office. Plants die and they are not replaced just removed. Amount of trash on the grounds is unacceptable. Makes you question who we have moving into the complex. The parking lost do not match the number of residents. Meaning most of the parking is taken and perception is we do not have that many residents living here. A parking sticker needs to be provided and enforced. Emails are sent telling you have to remove lights from patio railing. No drapes. No grills. Parking. But nothing is truly enforced because it is still present. Does not seem fair to those of us obeying this demand when others are not. Building 10 first floor has a grill on the patio that is used regularly. They also have a container that is used typically for storing gas. This is an old complex - it would not take much for it to go up in flames.”

Throughout the years and a series of owners and management companies, things have declined. Right now the management team is very good, and the maintenance has improved dramatically. It is still a nice complex in a great location, but the grounds have deteriorated a lot. I'm sure this is because the owners don't want to spend the money on it. We also have a lot more crime than we used to because of spotty security, although this has also improved under current management.”

I called the management when my wheels got stolen, they said the manager would get I contact to talk about it, but there has been no follow ups on that issue.”

There is a huge parking issue? 85% of the parking lot is reserved (paid parking) and there are a handful of unreserved parking spots open? literally makes no sense. Do NOT move here.”

From the very beginning, there have been discrepancies and issues that should have been addressed before I even moved in. Firstly, I was informed that maintenance and repairs were being conducted upon move-in, which meant I couldn't see the unit beforehand. This lack of transparency was already a red flag. Upon finally entering the apartment, I was greeted with visible gaps in the vinyl flooring and a rusted stove. It was evident that the entire apartment had not been properly cleaned, requiring a deep clean before I could even settle in. To make matters worse, there were numerous problems with the functionality of the apartment. The keyless deadbolt was missing from the door a promising amenity, compromising the quality of my living space. The outside patio utility room door couldn't even shut properly, and the exterior door to the apartment balcony was left ajar, leaving me feeling unsafe and vulnerable. Even within the unit, multiple doors were unable to close completely. Despite reporting these issues and the promised structural repairs, my problems persisted. The AC unit repeatedly malfunctioned, requiring multiple repairs and inconveniencing multiple times during the heat of the summer months. The stove continued to malfunction, making it difficult to cook meals. Furthermore, the promised keyless deadbolt was never repaired, leaving promises unmet for repair and a lack of quality amenities. Additionally, basic amenities such as the icemaker and dryer were not functioning properly, despite multiple attempts to have them fixed. It has been frustrating to deal with ongoing repairs and maintenance visits that seem to never fully be resolved. Moreover, I discovered cracks and structural damage within the apartment, indicating poor maintenance and neglect. The exhaust fan is now out of order, causing discomfort and inadequate ventilation. Even after structural repairs installed doors continue to have issues, making them unable to close properly. Overall, my experience at the Villas at Hermann Park has been and is extremely disappointing. The initial discrepancies, subpar cleanliness, and a multitude of ongoing issues with key amenities and apartment functionality are unacceptable. The lack of timely and effective maintenance response further exacerbated the problems. I strongly advise potential residents to thoroughly reconsider before choosing to live at this establishment. Attached are a FEW current photos of indoor structure damage following exterior repairs. It’s been promised to be fixed but seems unlikely with current repair trends.”
“This is apartment is managed by incompetence. My ac has been out for 11 days now. I reported this on the day it happened. No one looked at the a/c until 2 days later. The a/c unit was broken and I was told that they would order a replacement the same day and it should be arriving next Tuesday. I called corporate since I didn't even hear anything from the folks here and it was Wednesday now. Apartment manager reached out and told me they would install it by Friday (today), but I received a call from maintenance that the ac unit that came in today was defective and that they would receive a new on by Monday. I doubt they ordered the ac unit when they said they would, especially when the AC arrived conveniently defective.”

This was my first apartment that I would be getting w/out a roommate and I made the mistake of trying to get somewhat of a bargain on rent. If you haven’t noticed, this complex offers lower rent and more square footage than usual for a lot of inner 610 loop complexes. It also (appears to) look fairly nice and kept up. Let me tell you, there’s multiple reasons for that!! I even came to this site and read the comments before signing a lease and I just thought, “well, these people were probably just asking for too much and being “Karen’s”. No, they were absolutely right. Firstly, if you have an upstairs neighbor, you will hear every single step they ever take and it sounds like stomping. I don’t even blame my neighbor much, he was a nice guy. The building is just terribly built w/ no soundproofing. It made me absolutely miserable the entire time I lived there and lose countless hours of sleep. Second, if you have ANY type of maintenance request - emergency or not, forget it. They have an online portal for maintenance requests that they do not read at all. I had to take off work to go to the front office to track someone down to ask when they would be getting to my urgent request. They literally told me that they don’t read the portal and that I would need to come to the office to track someone down if I needed something. I honestly don’t know what you’re supposed to do if you have a pipe break or a fire starts, just suffer I guess! They also have locks on the doors that you can only unlock w/ an app on your phone. I didn’t mind this upgrade and thought it was useful, BUT god forbid you leave your phone inside your apartment and lock the door when you leave outside of Monday - Saturday 10am-6pm when the office was open. I had to literally sleep in my car once because I was unable to get anyone to help me w/ getting access into my unit because the office was closed when I accidentally locked my phone in my unit. Using a neighbors phone, I tried to call the number to the apartments (which goes to the mgmt company’s hotline) and they were entirely unhelpful, per usual, and told me I’d have to wait until the office opened if I couldn’t get to my phone. Which brings me to my next gripe, if you ever have any kind of issue or request for maintenance, some billing issue, financial question/concern and you have to call the hotline, get ready to never be helped and passed around just to get nowhere. The mgmt company for these apartments has turned me off so badly, I will NEVER rent another apartment ANYWHERE if they’re the same mgmt company. I mostly blame all the issues on the mgmt company because I know the people on-site were always very understaffed and had a high turnover rate - no doubt because of their employer issues. Lastly, idk if this was entirely the complex’s fault, but I’ve never lived somewhere that had the electricity and/or water shut off for the whole complex “for maintenance” for hours and hours at a time more in my entire life. It happened at least 6-7 times in the short year that I lived there. I have now moved into a better, more expensive complex and it’s miles better than this -------- of a complex after just the short time I’ve been here. If you’re looking to move into this complex and you’re reading these comments, please take my word for it. I am the most low maintenance people I know, I don’t ask for much and I don’t go out of my way to leave bad reviews on places unless they were extraordinarily horrendous, like this place. Do not move here and give your rent to somewhere that will at least act like they want you to live in decency and peace.”

— 6301 ALMEDA RD · HOUSTON“Let me start with why I liked the complex initially. The location, the units are spacious with good storage space, it appeared they had adequate amenities. None of it was worth it with my moving out experience. Management changed some time last year to Haven Residential. For months the elevator was out, common areas inaccessible, the security gates often fully open with no night time security whatsoever. I personally know of two tenants who had their things stolen and gotten absolutely no help from management, including permitting to review security footage that is available for limited areas within the complex. Regardless. The straw that broke the proverbial camels back was when it came to renewing my rental contract. Due to prior lease terms being 13-14 months, I had only 7-8 months left before moving for a different job. Anticipating a hike in rent, I reached out through the resident portal requesting a renewal quote, especially since I wanted to avoid moving for such a short period. Not only did I not have the option of leasing for 7 or 8 months, the hike was quite steep. They forced me to have to renew for six months with the new rent & then pay month to month fees for the remainder. This when new tenants can sign for any lease term, as confirmed on their future resident forms. I requested a negotiation, while trying to find a new place. Notably, despite reaching out few weeks before the 60 day mark/move out date, they did not respond till I only had 45 days left to move out. So between that and having to figure out an alternative, I couldn’t give a 60 day notice. They pushed my move out date by a month. Sheree attempted to push it another month halfway through claiming I hadn’t sent a notice. At this point, I’m paying approx 700$ more than my previous rent, without accounting for amenities. Any attempt at contacting them is shot down immediately. The only way to reach is via their resident portal - where I’ve rarely received a response, or via their phone number, which is also not a direct line to the office. There is never a direct connection to the office. Lastly, the month I was to move out, despite me staying only 10 days, I was charged the entire months rent with other charges, crossing 1000$ of my original rent. I noticed this unfortunately when I tried to pay rent, which was a weekend. I calculated the approximate amount that would be rent for ten days and submitted that to avoid late charges. However with all the additional charges and rent in my apartment, I overdrew my account while doing so and the transaction was declined, which came to my notice only 3 days later. In the meantime, I called the office every day requesting they give me the right amount that I can pay for the month. Of course, they added further fees but never corrected the rent to reflect I’m there only for ten days. I went there in person several times, as much as my schedule permits, often to be told that the person who does finances is either not in or won’t come in till the middle of the day or whatever. Eventually you end up in the managers office, Sheree McGowan. Unfortunately there is no reasonable interaction during with her. She does not listen to your full sentence before blaming you for not doing something. When you try to reason, upset due to the inefficiency, she tries to police your tone, drag witnesses into the conversation to gang up against you and refuses to engage. There is absolutely no way to go above her to the landlord or her supervisor. Every thing you do is not enough - why didn’t you make an appointment. Why didn’t you keep contacting? Why did you come here? Direct quotes from the worst leasing staff member I’ve interacted with include “I am all you get” “It doesn’t say anywhere in your contract that we will respond on time. It’s your responsibility to be on time.” “I don’t care. Read your contract and tell me where it says that.” I’ve tried to reason with this person at least five different times, each time her interrupting me and refusing to engage any further. I’ve been reduced to tears every single time, to the point outside of her office her other staff members are consoling me. In her absence every one is reasonable but the moment she is there, they cannot say a single word, except forcibly agreeing to her manipulative responses. This being a private property with a brand new management, they do not care one bit. For me the extra close to 2000$ is distressing, and not from lack of trying to reason with them initially with not being given a renewal quote on time, and second by not correcting the charges for the month I was to move out despite contacting them every which way. The charges that you incur for each day is automatically added. All in all, do not get fooled into their rent specials or claims of services, they will more than double the amount you owe them when you move out. The amenities are terrible, the premises are never clean, the elevator is always out, there is no security, there is no consideration for a loyal tenant who lived there for 3+ years always paying rent on time, and no humanity. Do your future self a favor and keep looking for other apartment complexes. The psychological trauma inflicted by their callous management is not worth it.”

For the rent they charge you can get a much better place that is secure, has adequate parking space and actual amenities in the same location. The management also changed recently so a lot of the older reviews are for different staff, the current crop are rude, play dumb and are not responsive at all. Regarding the property itself: - the parking garage is so tight, you have to pray that you don’t run into a speeding car each blind turn because often you have to drive between the two lanes to avoid hitting pick up trucks and bigger vehicles parked in the restricted space. You will also have a lot of body damage in this apartment as each space is very constricted and you or the driver next to you are likely to scrape by the beams or cars next to you. Literally every car in this garage has dents or scratches - Terrible security. Things get stolen and you’re on your own. A neighbors personal items were stolen and some of it retrieved from an empty apartment months later. Also gotten stuff stolen from cars. Apartment provided no form of assistance in the first case, including allowing to review security footage. The main gates are constantly open, and there is no onsite security personnel or tools - Frequent water outages - Frequent fire alarm inspections . They are courteous to let you know half the time, so good luck getting some sleep in after a night shift - really sparse amenities. The gym has barely 3 working equipments. The common area is not accessible before 10 am and after 6 pm on weekdays. They do not keep the corridors clean at all. Overall if you care about amenities this isn’t a good place for you - access issues from the garage due to needing steps to get into each individual building. Elevator is almost always out, so if you have something heavy to get to or from your apartment and you don’t live on the ground floor, good luck - hiking the rent. No room for discussion. Worst case, if you have to renew your lease for anything other than 6 or 12 months, they will not let you do so . This means, if you choose 13 or 14 month leases and are left with only 8-9 months for your last year (eg you’re here for limited time, near the medical center for whatever reason) you do not get an option to renew the lease for 8 or 9 months. They will force you to sign for a 6 month lease and then charge a much higher month to month rent for the remainder. However, they offer various lease terms for new tenants. Any discussion is met with “it’s in the contract” so you’re on your own. I was not given a renewal offer within the 60 day period and reached out earlier to plan accordingly. Not only did they not respond till 45 days before the move out date, they refuse to budge on the 60 day notice because I’m supposed to blindly decide if I’ll leave or stay regardless of what prices they offer for the rent. Completely selfish, inhumane and heartless management, and I wouldn’t have written this review if I didn’t feel so strongly misled by their initial presentation. If they were available easily for discussion it would be another matter. I would strongly avoid this complex and it saddens me to say this. No offer they give you is worth it, you will pay for it in other ways”
“Although I feel that there have been some good updates to the property since the new management took over, the amount of new fees on my apartment is horrendous. Not only am I now paying a "community fee" for the SAME amenities and also building insurance on the exterior, which I didn't have to do before. But I also can't do a free credit card transaction when I pay for my rent. All of these things add up, and now my rent is significantly more than it would be for other facilities in the area. Also, when renewing my lease I got very frustrated because the manager could not give me any better price then a brand new resident, even though I had been at the complex for 5years and nearly the whole place was under construction. haven should be more considerate and flexible when it comes to raising their residents rent. As for the staff, they are great.”

We used to have a Security Guard walking around when we first moved in, but I guess it is not cost effective for the apartment complex. Instead, they email us a canned email saying to get friendly with our neighbors and to get video cameras which are cheap to purchase. I see video cameras around the complex, but do not know if they work or not. They finally did add more lighting (our complaint after our first break in (which they did nothing about at the time). They did announce that we can meet with the local Police in a meeting, but that was all that seems to have been done.”

I was not communicated with about a time I should arrive for my move-in until an email was sent 2 minutes before the leasing office closed the night before my move-in date. That is unacceptable. The only reason I rated my overall experience higher at 3 stars is because the staff present the day of my move-in were friendly and accommodating.”

I like the location close to the med centre but also on the other side of Hermann park, which is a great location for runs/walks. This is probably the apartment's best quality. The unit is nice too; I like having fibre internet, and there's a good amount of space here. Issues I have mostly surround recent decisions that were not communicated with the residents before being made. The first has to do with changing the locks on the doors from conventional keys to app-operated electric locks. One day we got an email that this was happening, and no one asked if we wanted it. It takes longer to unlock than regular keys, won't work if your phone is dead, and makes it possible for you to lock yourself out, oof. The second is that the apartment recently decided to get rid of its mail room entirely, opting for a third-party service that brings packages to your doorstep. This means that we have to send our packages to a different address and wait for someone from there to bring it to us from outside of the apartment, which obviously means that a package will take longer than if it came directly to the mailroom. It also makes it easier to steal packages because they will just be sitting at our doors rather than behind a locked door in the clubhouse. This is a minor addition, but I find it inconvenient that if a friend wants to send me a package, I have to give them the address of some warehouse rather than the place I live. Once again, the landlord company never asked if this was something the residents wanted, and from checking google reviews of the delivery company (Fetch), I am very disappointed. Last, thing: maintenance requests have been slow lately, but the maintenance team is nice, and I can't say whether the wait time is representative of everyone's experience. Bottom line: great location near the med centre + Hermann park (grocery store also super close) with nice units and lots of trees, but be wary of poor communication with staff and (likely) corporate-decision shenanigans.”

Maintenance issues go unanswered for MONTHS. It literally took them Two months to even come look at my tub. The deaths in my opinion could have been prevented if the gates were closed like they're supposed to be. Also the pool has been closed for over a year. All last summer and the year before. However, once again I PAY for both spots. There are no signs posted that say you can't park like that or your car will be towed. I have video proof. I was told by Michael at the towing company that this a new contract for them that they received week ago. Once again, there was no communication given out to the residents regarding this. I was told by Pollet in the leasing office that I was responsible for getting my car back, and she threatened to take one parking spot away if I didn't need it, which I feel is absolutely ABSURD, since I pay for both spots. It is astounding as to how rude, disrespectful, and inconsiderate the leasing office staff is. I pay TOO MUCH MONEY to live here to be treated this way. What am I paying for if I can't park in the 2 spots that I pay for, and WHO am I hurting? It is ILLEGAL to tow a vehicle without POSTED signs. This is causing me to miss work, losing wages all while we're already in the midst of a pandemic where so many people hours have been cut already such as myself. The staff here is HORRIBLE! It's an older apartment complex that hasn't aged very gracefully. Now granted we have lived in 2 units in this complex and the second one was nicer than the first, it has a digital thermostat, a ceiling fan in the bedroom and *some* of the kitchen appliances aren't 20 years old. I am a woman in my early twenties and I don't feel comfortable walking around the complex after dark, and my boyfriends car has been broken into. I know there is plenty of pot getting smoked here. I know there is a weight limit on pets but I don't think it's enforced at all. Lots of big dogs, and dogs that are not leashed. I would like to complement Perfecto and the rest of the maintenance crew though. It takes forever to get work orders processed but I know once they get them they do a good job and I know they have their work cut out for them at this place. It was very strange with the name change to "el sol del prado". we got a letter dated 8/31/2011 that the name was being changed effective the next day (9/1/2011). When one of my other friends who lived in the complex tried to pay his rent with a money order with the old name on it, they refused it, which is ridiculous since we had only the one notification. I know they are trying to upgrade the complex, but unless they upgrade the residents and staff, it probably won't work out too well. As for myself and my BF we are moving forward and OUT!!”

Jenny in the leasing office was the worst when it came to customer service. I called 3 times to check the status of my application, I yelled my last name 4 times spelled it 3 and she still didn't get it right. Never recieved a call back, had to call to check the status of my application. I had some identity theft on my report, that was supposed to have been cleared up a year prior. They wouldn't accept any other form of documentation to prove that I had good rental history. When speaking to the other leasing agent (also RUDE) she butted in. Bottom line management should probably select their leasing agents more carefully. I came to collect my deposit only to find they had placed it in an UNLOCKED drawer. Despite me coming in politely to collect my deposit they still made me feel like a criminal. They asked for the $45 application fee in another money order. I will be calling the management company tomorrow for the lack of service.”
