These properties are a disgrace to the beauty of the Westchase District. Roach infested, overcharged on utilities, automatically charged for pest control that isn't automatic and non existent. Those people ought to be ashamed to work for these parasites. Really they are parasites. Don't let the look fool you. You will wake up for work to find your vehicle towed!!!”

New management took over for the last 6 months and it’s been a hell of a place. Apartments are infested with roaches water leaks from the bathroom from the ceiling. Ceiling is falling apart, they claim it’s a foundation problem but won’t move one finger to fix the problem. The portal has rent and utilities to pay in one invoice. Every month would be the same problem getting emails and messages that my utilities were not covered. Parking got worst as they would be requesting tenants to register for park permits every three months. Just a way of hustling ppl. The manager is racist they don’t like -------- ppl. I wish we all move out and let her manage the units without tenants. I don’t recommend anyone moving in.”

She helped me with doing everything from application, to doing the lease and she sent me everything I need to get set up for my move in July, me and my daughter can't wait I hope the pool, be done bout time we get there since she did say they fixing the pool area now mind you all I'm from Arlington Tn and this helped me out a lot .. she's very patient sweet an kind I've read plenty of reviews but it can't be all that bad if they tenants says they been there for years so we gone give it a try anyway.... Have been placing a workorder to fix a leakage on our bathroom for more than a month but no one has ever showed up .. i went to the office ... Told them the problem .. showed the video .... Called to remind them ... Nothing seems working at all!! Even they falsely claimed that they came and inspected the issue and its normal to drip A/C condensation on your head while taking shower !!! Even the common driers are not working properly for more than 2 months !!! The management is not helpful at all ! Don't get rented here !!”

You definitely have to call several times after putting the request in. The upkeep of the apartment is horrible. The ceiling is cracked in several places. bad roofing and floors. it's not too noisy, but the rent is not worth the quality of living here. Can't wait to move. Just wanted to warn you. Oh, and my car was broken into 3 times throughout my time year. -- gates are always open. Management is very unprofessional and not trustworthy. Do not ever owe any type of balance or you will seriously regret it... Pass this place up, it's not worth it. The remodeled apartments are way over priced and not worth it either. The foundation of this place is just horrible and all the walls are paper thin.. you can hear everything and you will be heard from everywhere.”

Upon my move there to sign a lease this older man told me shook his head at me and said do not move here. However, i did not listen. My upstairs neighbor has kids which isn't a problem, but they run all day and partly late at night. i am that neighbor who will ask nice a few times, until i began to beat on the ceiling to get some peace. then there was the mold in the bathroom that began to grow and the maintenance just came and sprayed it with 100 percent bleach. more mold grew in my children's closet that was literally growing up the wall the size of a 5 yr old. you pay for trash to be picked up and sometimes they do not get it and its not way to get out of that bill or nor is it compensated, the cats get a hold of the trash while in the trashcan on your porch. my car along with 18 others had all be broken into in one single night. my car was broken into on the day of my birthday after coming home from work 5/23. the back gate is never secure it allows anyone in. termites are eating the front porch up and the pest control said they are nder my tub after seeing them come from the drain in the bath tub. there has been 5 mangers in the year that i have been a tenant there. this was the worst move ever made!!!!!!! i guess they say you pay for what you get. i stayed 5 min away and paid 1300 and some times went to bed kids in all with the doors unlocked and never had any problems. piped ruptured in apartment which was on the apartments but i had to use my rental insurance to replace my own things.”

Neighbors told us that the apartment had been infested with bugs previously to us moving in. When the cable guy removed the outlet, it was disgustingly full of dead roaches. The bathroom leaked and was not able to be fixed and mold formed in the ceiling, and the solution was to paint over it. We had feces on our front porch for three days their answer was to give us a month free, and when we moved out, they sent us to the collection for not paying. I would not recommend this complex to my worst enemy, and that's saying a lot. I wish we had taken a little more time to look.”

Once I moved in apartment had Bed Bugs everywhere I had to get rid of all my furniture and the office said I had to pay for exterminator when I had only has been there a couple of weeks when all this happened. This is a horrible place to live mailboxes and pool was never opened. Do motive here unless you want Bed Bugs and roaches!!!”

The only reason I did not rent the apartment that day was because I could not decide if I wanted a 1 bedroom or a 2 bedroom. I just hope they still have the move in special.”
— 10881 RICHMOND AVE. · HOUSTON“our lease ended two months ago. when I asked for our deposit back $100 they told me we only had $58 back, I said why, they said because we have fine for water bill?? so when I asked back when are we going to get it our remaining deposit back, they said its ready, but the no. 1 on the lease should be the one picking it up, knowing my name is on the lease too, im like WOW ok! other things were like I referred 3 friends to move to this complex- the other two friends, I don't mind because I was not sure if they told them they were referred but the other friend said yes. so when I asked how to get the referral fee, they told us, they cant give it to us because we're moving out anyways and we have to be with them another month for us to get the referral fee, when I asked how much was it? they told me its only $50, so I told them, they can just KEEP IT!!! on our 1 year lease with them, I had 3 incidents, all of them are water leakage, one from the unit beside us, two, from the wall and three from the AC located inside the bathroom on the ceiling. you know the feeling when you want to relax after work but u have no choice but to deal and dry it up. I had no problem calling maintenance people, because I would call them like every 5minutes. the water bill is ridiculous, let say your bill for a month is $35, it will be multiply by people who live there, for example me and my husband total will be $70; they also charged you $50 if you pay a day late and then $10 per day. their dishwasher didn't work after 5 months and so smelly; their water both on kitchen and bathroom has some type of yellowish color; they had no built in lights in the bedroom and living room; too much roaches;”

AND IF YOU ARE ONE DAY LATE THEY CHARGE YOU RIDICULOUS FEES , YET YOU HAVE TO WAIT A WEEK TO GET SOMETHING FIXED! HOW IS THAT FAIR?? THE LOCATION IS GREAT. BUT THAT IS THE ONLY GOOD THING ABOUT THIS PLACE, THERE IS ALSO A PROBLEM WITH THE PARKING LOT, I NEVER FIND A SPOT! AND I HAVE TO PARK ON THE STREET. THE MANAGER'S ASSISTANT AND A GIRL CALLED JACKIE ARE SOO RUDE, AVOID THIS PLACE, I AM MOVING OUT AS SOON AS POSSIBLE WHEN MY LEASE IS OVER SINCE THEY DIDNT LET ME GET OUT OF IT EVEN THOUGH THEY HAVE HORRIBLE SERVICE.”

However, just like a took the time to write about the common problem... Let me write about management really addressing the issue. We don't have much of that problem anymore. Kudos for management, they have really stepped up to the plate, and now roaches are not taking over. I still do see 1 or so every now and then (but nothing outrageous). The PROBLEM HAS REALLY BEEN ADDRESSED. They now even spray outside the units, which I believe makes a REAL DIFFERENCE. GOOD JOB MANAGEMENT! Never had a problem with maintenance. The maintenance team are NOT rejects. These guys really know what they are doing, and they fix things really promptly here. Maintenance, never was an issue... they always been on top of their game. The supervisor IS ALWAYS WORKING. He's Not the type that tells his staff what to do (and does nothing)... Nope.. THIS MAN GOES TO WORK AND LEADS BY EXAMPLES. OVERALL: Good place to stay for the price! The apartment complex HAS DEFINITELY IMPROVED!!!!!!!”

I've lived here for not even a month, I'm barely home to make a mess, and there are bugs EVERYWHERE. Roaches, flies, and even RATS. I was out of town for one weekend and I come back to find rat pellets in multiple corners of my floors. The construction work is so poorly done that there are holes in the cracks and corners of my kitchen, probably where all the bugs and pests come from. The water system is horrible. It nearly shuts off at random times, even in the middle of my showers. I can hear people running up and down the stairs in the apartments above mine. Cars are blasting their music through the neighborhoods at night, causing other car alarms to go off. If you leave in the afternoon and come home after 8pm, expect to park at least a few apartment rooms away from your own. The gate to the apartments is currently broken, meaning it's been open for the past week for anyone to just come in. Thank goodness my lease is only 6 months. I'm getting the heck out of this place when it ends.”

I've even gone to the professional pest store to buy special bug spray and some kind of jell for the roaches to eat. It doesn't matter where I've lived in the past, this stuff always worked for me, until I moved at El Gran Sol. The ROACHES are always going into the dog food bowl. There will be like 100s of them all around the dog food bowl. I have sprayed and sprayed, time and time again and again, over and over. The ROACHES just keep coming all over the place, from on the couch and even in my bed. A roach even crawled in my ear one time while I was in my bed asleep. That was so creepy! That's when I said that's it! No more! Please don t move here!”

Bound to have an accide nt since people drive like maniac. Don't get fooled by the clean well represented front and how slap happy everyone is up front or the gym up front half the t ime kids are running around inside and more than half the equipment actually work! Major dog problem crap all over and on the week ends its like the while complex is having a party and NO its not a secured property everyone come in like it's another street people waking around at night driving in and out no security the gates sometimes work got kids hanging on it as you drive in the walking gates are always open the pools are filthy def not renewing my lease”

Also there have been several instances that we have had food and or refreshments taken out of our refrigerator when a service call was suppose to be complete while me and my roomate were at work. They charge you for water trash and gas and they don't pick up trash from your door. The office doesn't do anything until your decide to move out then they don't start fixing things until your done. Do not move your gonna regret it. I promise.”
