“These apartments are ran by a small business, they don’t care about your receipts when rent was paid they lie and say it’s late fees makes no sense whatsoever they’ll just harass you and hang on your door like the police when you try explaining to the manager. Corporate still hasn’t got in touch with me but Maria said it doesn’t matter because they wont help me. Pools have mold, haven’t had mailboxes in 2 months now, gates haven’t been fixed in 4 months. Kids can’t even enjoy summer because they haven’t even attempted to clean or fix the disgusting pool. My car was broken into 2 times I had a police report and tried getting out of my lease because I felt unsafe here. Not worth moving here!!! Everything is old and broken down not to mention they charge 50 dollars just to park….HORRIBLE SERVICES HERE”

I have on more than one occasion been accosted by these displaced people within society. Cars have gotten broken into. Residents have been beaten by pistols by "gang members" from what the residents unearthed. As if these things weren't bad enough, this new management company refuses to provide effective communication whether that be in their poorly (grammerly) written group texts to their lack of correspondence via email. The property manager when asked for assistance states that he is unable to assist because that is not his purview; resident accounts, he is unable to explain those...how is he the property manager? My real issues are as follows: I work 40 plus hours a week and attend college online but if I had the time I would stand at the front of the complex and implore prospective renters to go elsewhere, until my lease ended. I have tried to communicate with the individuals at the office on more than a few occasions with hopes that we all could arrive at some understanding. My rent was wrong on the lease I just signed for August! I went to get the actual balance on my account, and this was a circus itself. They told me to go get my lease and then they would change it, but all the lease information should be at the office. Alas, they looked into my file and found where they, the office staff, were in error. At this point, my statement was changed but I had more questions. My electric bill and water bill went up. My water bill went up $40. This is preposterous when before they arrived the bill was no more than $30 for months. I asked for an explanation then I asked for better clarification from the answer they provided and the regional manager who was on site stated that, "If I didn't understand the response that her office manager and staff gave then I needed to go elsewhere." Is it not their responsibility to provide me with the understanding of why my water bill increased so drastically? I questioned the response to no avail. My next issue, these are just from this month alone, the new management company has changed the format and method that the residents use to pay their bill. We must now utilize PayLease to pay for renting at Carrington Court. I went to do this and the place I went to, which is an approved location as per the document left at my door, for whatever reason, the bill payment place could not find the account from the statement left at my door. The people at the office all the way up to the regional manager stated that even though (Side note: I work during normal business hours but I find a way to pay my bill on time every month) I went to the place to pay my bill by the 3rd and even though they could not locate the account I am still subject to the "System Generated" late fees . This, again, is preposterous. Since they have changed the method that the renters must pay, allowances for at least the first month should be in place to ensure that every resident is not only knowledgeable about the required payment method but also able to effectively perform the new payment method. The lack of compassion and/or taking ownership of their responsibility which I received from the current management team has proven to me that all the other residents that I have come to know over the 2 plus years that I have lived with at this location, who have moved out, for whatever reason, ultimately made the best choice. I cannot see myself staying at a place where I am not valued enough as a tenant to explain until comprehension as to why I am being charged the amount on my statement. If you made it this far...thank YOU for at least hearing me out. Best of luck on your quest to find a dwelling to call home. I would love to be contacted about these experiences.”
“I have been living here for over 6 years and i loved the place, all the former managers were nice and willing to help and listen to our problem, except this new famale manager (she took over March 2019) she's literally awful, she got an attitude and that why she looks at you and not welcoming or smiling. And whenever we ask her for something she responded negatively. I hope she changes her away and be more friendly, otherwise this apartment complex will lose their residents.”

GATE only one fate to come in and out.... And guess what a lot of times the gate won't open cause it's broke you so you will be arriving to work late! And think of it as a fire hazard..... If there ever is a fire and the Gate won't open you will die burning.... Play ground infested with wasps.... Swimming pool has a cracked floor.... And well to top it all of they take their sweet time of fixing things if anything! My advise DONT move here!!!! Worked place ever and I am out as soon as the contract ends! Oh and just so you know office only opens Tuesday through Saturday.... So if you have to do laundry and fill up your laundry card with funds then you must do it on Saturday or you won't be able to do laundry for the whole weekend and that's an other thing.... Laundry machines all have defects and just eat your money! Worded apt ever!!!”

There's only one entrance/exit from the complex which is both good and bad. Bad if you're leaving and need to head east on Westheimer at the wrong time of day where you have to wait for endless amounts of cars and then wait some more to make a u-turn. No fitness center but pool was nice. Washing machines in laundry facilities would break from time-to-time so you'd be stuck with paying to re-wash in another machine. Diana the manager was fantastic and catered to our every need. Gated parking behind the complex. I never had a problem finding a space and security was never an issue. We were on the second floor. The unit below us I guess housed a high school kid who would always blast death metal music when his parents left. After about the third time this got pretty annoying over the course of a year lease. Diana eventually put an end to this. The other issue we had was in the middle of summer. All of a sudden one bedroom in our unit became infested with bed bugs. Maintenance quickly got a team out and resolved the problem. The two guys in that room had to get new beds. Determined they were coming over from the upstairs unit next door that was completely infested, although it wouldn't surprise me if we already had them. Oh well.”

My BMW has gotten a bad scratch acroos two doors from some sleazy person who has no regaurd for other peoples things. Dogs dont even get me started. Affresive breed dogs are not allowed here yet people have them. Grilling has been banned by the fire marshall yet people still grill right outside their apts. Carrington court keeps raising the rent and not repairing anything or not repairing it well. i will be moving from here and i suggest that if anyone is looking to move in here dont. you are not safe and these people dont give 2 shits about any of their residents.”

The grounds are never clean, and as I write this they are using rocks to cover up the mold and mildew outside my window next to the AC unit, because they allowed the lawn care guys to use a weed-eater on it for over two hours. In two years I have reported the light in my back yard is out no less than six times-- It is still out. When my neighbor's mailbox was broken into, it took 4 business days for them to fix it. The useless gates that they raised the rent to install for this useless "Blue Shield" (BS!) don't work, and they refuse to fix them. There is always trash everywhere, and the tenants do not pick up their dog mess-- speaking of which, they claim they do not allow aggressive breeds, but do not enforce it. The washers and dryers never work properly, costing hundreds of extra dollars if you like clean clothing. (No washer & dryer hookups in the apartments, you have to use the public ones). The tin roofs are falling off the covered parking. The new manager is nice enough, but doesn't know anything about any of the apartments. When I moved in here a few years ago this place was fantastic. Now I am probably going to break my lease to get away-- And I suggest anyone reading this stay far away and do not buy into their dog and pony show! I am including a picture of what it looks like inside my AC behind the filter, just in-case you might be interested in what you and your family will be breathing if you live here.”

However, we had a horrible bug problem that would never go away no matter how many times they sprayed (and we had dogs so we didn't want to keep doing that), the kitchen floor NEVER GOT CLEAN. My roommate and I would get up at 2 AM for water or something, and the ENTIRE KITCHEN was COVERED IN BUGS. It was disgusting. We stopped cooking and eating there out of fear and disgust. Prostitutes lived upstairs from us. Yes. Prostitutes - who gave the gate codes to random men - who knocked on our door thinking we were prostitutes. To be fair to them though, they only worked 9-5, so they were relatively considerate prostitutes. Someone tried to break into our apartment and shattered the patio glass doors. Someone kicked out one of our window screens. And lastly, one night, someone just tore down all the mailboxes. Now, new management did come at the end. They installed cameras around the whole place. They started renovating it majorly, which hopefully took care of the bug problems and the kitchen floor that wouldn't get clean. Take your chances.”

My complaint is with the office and their unprofessionalism. The apartments are huge and spacious with plenty of storage. If you want space, look no further. The only unsightly problems are the laundry rooms. They got broken into all the time and the machines always had something wrong with them. The new key card system worked well so the machines were no longer holding cash for the thieves.”

There was mold on my ceiling and they refused to fix it. After one month of complaining, I contacted the health department and then they fixed it. I was driven out of my home for 5 days because of the fumes form a chemical they used in the apartment below me. The water and trash bill is pro-rated and paid with the monthly rent which is nice, except they screwed me when I moved out. I moved out and needed to pay the electric bill. I contacted the apartment complex several (about 5 or 6) times and left my phone number to resolve the issue (same phone number from when I lived there) and they never contacted me back. They sent the electric bill to a collections agency and then added two months of water and two months of trash also. All I owed was the electric bill. The monthly water bill was $30 but the collection agency wants a total of $140 for the two months even though I already paid the water with the rent.”

I see people driving through who are not suppose to be there. They do not take care of the land scaping.I do not feel safe at all there.”
