“Fist off I love this are... Im an outting type of person & their are many stores to shop at. Also my son attens school at a school around the way i loved everything about it. The area or neighborhood was never loud or rowdy its kept up very well & matienance was on hand & on time. One thing i loved about the office staff is that i never saw them unless i was paying my rent they never bothered me & i had no reason to bother them. Like any ither complex they have rules but u would never know cause theirs never a problem. I recommend anyone with or without kids to live herd... Oh & tgey have ducks on the property which they cant controll from using the redtroom on the grounds but other than that these apartments are nice affordable& kid & pet friendly????”

“I've been living here 4 yrs plus and mangement constantly harassing me because I think they are lowkey racist and like to harass certain people's and I know some will say why want you move; being so I can't at this time is because I couldn't afford to move. I got a new job amd informed tbem of the rental car and it would be on tbe premises until Tuesday and why Tuesday morning my car was towed, now I missed reporting for work because of what they did for no reason. You can't complaint to corporate because I did it before when they towed my car for the 3rd time and corporate had attitudes and upholding them for there behavior. I'm going to contact corporate again and see how they respond to my new issue and see how they will handle tbe situation. My new job is going to get involved and maybe I can get legal help to take action on tbem for all the mental distress they caused my abusing their authority in the wrong way. So don't move here; you have been warned !!!! And for maintenance they are very slack and they only hire their on race, so that let's you know the type of people you're dealing with”

“I've been living here for 3 weeks now. Yes, the gate is broken, very bad unknown people can just walk/drive through. I was looking forward for the Fitness Center, but the hours are their Business hours 9-6. I work 8-5 so i cant exercise. I have to drive to a park :/ Visitors have to park at the back of the building or the front. Long distance. I guess. I love the apartment i love the flooring. The only odd thing is my closet is in my bathroom? Idk i feel weird using the restroom i can see my clothes lol. So i close my closet door all the time. The restroom light is outside the door. So my 4 year old turns off and on the light while in the Restroom. (why make the light switch outside the door?) lol..The Patio has French doors but one is sealed shut so you can only open one door lol.. Theses are minor things though. At night its quiet. Just the lady upstairs she always yelling at her kids late night. I put my kids to sleep at 9:00PM on a school night? I have to expect that when you live on the first floor. The Staff so far they havent gave me no problems. When i do call & Ms. Veronica answers. She is very helpful and pleasant. Overall from 1-10 its an 8 to live here. So far my sons and I are happy and comfortable.”

“I been renting here for 2 years other than minor issues its a great property for a good price. Apartments are nice and spacious they keep going up on rent due too "following guidelines with the state" so I feel there should be updated to the units. Neighbors are normally quite but unit walls are very thin you can hear everything. The apartment grounds are very clean unless its over the weekend and then its trash all over the complex. As far as safety always watch your surroundings just like any where you go but I never had a break in or nothing to that nature; unless you park outside the complex is where the big problem is. They tow you for any little stupid thing trying to get money. Surrounding area really nice quick to access almost anything store wise freeway ect. Maintenance normally comes same day and fixes problem good maintenance staff. As far a the STAFF watch your back at all times very nice people but very sneaky. I recommend to get everything in writing and turn everything in writing because they are quick to tell you something and do other wise. Depending who you are they are willing to help ! They need a different system as far as collecting rent like online payments due to the fact the drop not working and if you get off late and the office is close they throw late fees at you just fix your freaking website people have to work so yall get yall money. ALWAYS if something does not get done stay on top of them !!!”

“Worst apartments ever. My car was towed for no reason other than management not liking me and calling the tow company to tow it. My car was broken in once a month and nothing was in it. Who ever was doing it was stealing auxiliary cords, phone charges, and coins. No reason to continue to damage my car door and radio because I didn't leave items in my car for you to steal. Neighbor will hit n dent ur car and don't no how to park right. Neighbors or loud and leave there ------ kids home alone. Pool smells of urine under lounge chairs. Ducks poop all over complex ground and in front of your door. Management and offices workers suck you have to ask for maintenance 3 times before they show up. Air conditioner or right by bed windows and or extremely loud. Neighbors play loud music as wary as 7am. You get what you pay for. Renter be wear.”

“Of u ever move here please I urge to read your contract especially the part that states do not park reverse they will tow your car without a warning or consideration of the fact that they know your income status and even if you are the most compliant tenant with zero violations ..... FYI they toe cars for being parked in reverse yet allow half of none tenants to park over night why I assume because they aren't getting paid at night to do rounds n check yet have the nerve to tow a good tenants car for parking in reverse the reason behind it I was unloading gated the big blue bottled n it was raining n pregnant not to mention I honestly did not know it was a violation.”

“I've lived here 3 years now, the office staff is awesome and maintenance is quick. Whenever I report an issue (depending on the issue) it is done within 3 days. Yes, kids play outside but they are not loud and they do not disturb or break anything. I've read reviews that stated that people are hanging outside all times of the day, but never once in the 3 years I've been here, have I ever seen people just hanging out until late hours of the night. There are break-ins into cars and robberies that have happen but the staff will notify you -with suggestions on how to stay safe, you cant blame the staff it can happen anywhere you live. Here are some things I don't like: They have stopped the overnight drop box for rent payments. Which is fine, because apparently people have been stealing checks out of the box or people who live here are lying about actually dropping their rent checks in there. However, don't just take that option away and not implement other options. The office hours are (9am-5:30pm) not convenient for the every day working person that works a 9-5 (plus traffic).. Online payments would be nice. I have mention this to the office staff a few times but I always get the same answer "We are working on it". Its been almost a year now. I mean, how long does it take to get the website updated? The pool is nice. But I believe (and I could be wrong) there are people that come to the pool that don't even live here. They just come in the gate, park their cars and wait for someone to open the LOCKED pool door. Its already crowded enough. I remember there being an officer during pool season to control things, but that was the first year i lived here and I haven't seen him back since. Maybe getting and officer and giving us some residents only pool passes would help. Lastly, they do small things for the people that live here. I.e: donuts in the morning, story time for the kids etc..but its only offered during their business hours, which again are the hours that most people work. So I never get to catch anything :(. Overall this is a good place to live, the rent is SUPER cheap. Some of best rates you are going to find right now. I would recommend this place to anyone.”

“I have only been here for 6 days and I live on the second floorr and my neighbors upstairs are making so much noise it's ridiculous. I use to come by here just to see if I wanted to live here and it seemed quiet but it's not. Very ------ with people just hanging outside the apartment in the parking lot. The walls are paper thin you can hear everything. My neighbors decided they wanted to vacuum their apartment at 10pm at night and I have to work in the morning. I don't think I'm going to make a year here already thinking about Breaking my lease. I'm pissed bad choice.”

“I have lived here for one year and I decided to not renew my lease. My neighbor above me sounds like Godzilla stomping around and sounds like she has a mini bowling alley upstairs. The management is horrible! When I first moved in, I was told to have my lights and gas turned on before I moved in. Just so happened they screwed up in the office and had my electricity switched back into their name. I had no Idea until I received a notice to pay a ridiculous electric bill. it had no kwh, just a bill. After they were found at fault, they decided to waive the bill but ever since, I feel like I have been a target of hate. I had someone pick up my kids from school everyday to drop them at home and I received a lease violation because they said that the person was living with me. When I went into the office to discuss the violation, I was told that they seen this person come and go everyday with my kids in the car and that was the reason for the violation. Which made no since at all and they had to remove the violation. The front gates have worked a total of three days in 1 year. They recently issued a new parking amendment. I was told the car had to be registered in your name and only one parking permit per apt was allowed.They also said I was only allowed to have one vehicle. Really?? I had to move my other car to my friend's house. Then visitors could only be allowed 9am-9pm. I felt like a college student living in a dorm that had curfew and someone always watching your every move. The parking is still bad even with the new parking amendment. If you are not home by 5:30pm, you might as well get ready to walk.”

“As I sit here reading reviews I must say I wish I knew almost a year ago what I know now! Lease can't end soon enough! I live underneath Jurassic Park, the neighbor above me has no control of her kids... I turn the volumes up on my television as well as my radio to try and drown out the noise they make. The parking has been horrendous since I moved in... Now it's worse! Management decides they want to treat adults like children... parking permits were issued which I understand but you may as well say NO VISITORS they are only allowed to park way in the back (building 14) no matter where whoever they're visiting live. Bad move! Unsafe! Three months upon moving in I received on two different occasions notices on my door informing me of several robberies at gunpoint in the parking lot...so who do they think wants to walk from building 14 if they're visiting someone living in building one... other option park out on the street management can care less. No Security! The gate has not worked but once since I moved here... I used the remote one time in a year and on that particular time I found out why... happened to be one of the occasions I received one of the notices on my door informing me of the robberies at gunpoint in the parking lot. The new parking rules suck and management has just made it easier for a lot of people to become victims... Every time I've visited the office and asked to speak with the manager to voice my opinion and file a complaint on my neighbor above me she's either out of the office, or there and hiding... always busy. So I have gave up on speaking with her my next move is Corporate! No one should be treated disrespectful nor should a person feel unsafe in an environment where they reside and pay rent! The City of Houston is in a class all by itself as it is a person should be able to come home and feel some type of safety although you're not promised that no matter where you live but it's always good to know there's some form of effort involved when it comes to your family's safety.”

“If you want to move to a quiet place for a good price you should come here. The front office people are nice and so are the community people. Only problem is parking which they have fixed you have to have a tag from the apartment now to live here or else your car will be towed. i love it here some mornings i get up and feed the ducks bread its very quiet and peaceful. Ive been living here for a few months and i enjoy it i have had no problems with roaches probably because my house is clean. i mean thats anywhere if you have nasty neighbors you will have bugs but i guess my neighbors are clean if not my house stays clean so i have no worries. The kids get out of school around 3 and they make a lot of noise for about 10 minutes walking to the back because i live in a 1 bedroom and i don't hear them except for that time. Other than that i have no complaints i love these apartments they are near a walmart 2 malls lots of stores and a freeway its secluded tho its in a great location! I don't even know how i found them!! But these are wonderful apartments great size great price id recommend them to anyone!!!”

“Me and my friend went to look for an apartment and we literally stood there for 5 minutes before someone came up to us. They were just sitting at their computer. When we mentioned we wanted to see an apartment, she said they had nothing to show and that she would call us in 2 days. We NEVER received a call and it has been 2 months. Office staff is very rude!”

“my husband and i went to longboat apartments to see pricing right when we walked to the door we stood their for a good min or two till they finally said if we needed help. and when we told them we where looking for a 1bedroom apartment she just flat our told me they didnt have any . she didnt even bother to even ask when we needed it by or if we where intrested in looking into anything else . when i replied that it wasn't for right now she just gave a rude noise and said we would have to come back at later time.. DON'T WAIST YOUR TIME!”

“god i've been living in these apts for about almost 4 years only cause of my mother lives here and they have the worst parking in history and the rudest staff possible except for veronica i like her but there is this skinny little ----- with a bad ------- attitude all i needed was just to fill out one little part of a document and be on my way even though she had someone eles she was dealing with but when i asked her (while she was making copies)should couldnt even ------- do one little thing to make it go by faster just to let me fill one little thing out and be on my way god i wish she could get fired”

“I have lived here for almost a year. The only problems I have is the speed bumps , FOR REAL!!!! I live all the way in the back and its crazy... and the kids around here are horibble. They are all ghettofied !!!! My kids dont even want to go outside cause of the kids here. Im trying to move into the front by the office were it seems more civil. A few parents around here do keep thier kids in check but its not many. Its very quiet peaceful where i am. I love my neighbors , even though we hear them at night.. everyone is semi friendly. The ladies in the office have never givin me any problems. They always seem nice and extremely helpful. The ducks are a bit annoying. They are nice to enjoy when the babies are here. But when they try to always lay eggs in your plants on the SECOND story it makes it hard to like them. I think that if the management did alittle on who comes and goes this complex will be a great place. Its a good place right now and i would recommend it here. Just make sure you get a good area. The area by the park is the worst part. Anything before the park and where i stay is a great place. oh and roaches , i have NEVER SEEN A ROACH HERE AT ALL !!!! Spiders , everyone is going to have spiders even when i lived in my house i had them. Its almost like its spider season. But even still they are not alot. The pool has not opened yet so we are not sure how that is gonna go. We will see. If all else fails we will just go to my moms to swim.”

“Lived here since 2006 and new managment have taken over. With the old managment the apartments were well kept and nice. We used to really like living over here. When company would come over we would get all kind of good compliments. It used to be worth the stay...UNTILL NOW!! NOW it seems like this new managment lets any and every ------ hoodlum move in here. For the past two years these apartments have gone down hill and its not coming back up until they make serious changes of who they let move in. I feel like im in the projects sometimes. I look out my balcony window and see males sitting on the stairs with their shirts off and shorts saging, always smoking. I have seen some of these people now walking around the complex shirtles..REALLY!! This section I live in seem like it gets the worst of the worst tenants. There are some nice people that stay in our unit area but the rest should not be here. This is what you get for income based apartments, anything can move in. Kids hanging out in the apartments late at night like they do not have school the next day sometimes. If you live on the first floor be prepared to hear the upstairs walking, running, and screaming if they have kids. The walls are thin as paper on first floor units. If you look remotely attractive guys are trying to get your number. I come home from work at night and guys are just outside, no life, and trying to get women phone numbers. Cars are broken into and the staff does nothing about it. Windows are broken and sometimes the stupid fools dont take anything, its like they are doing it for fun. Once my mother car was stolen and another time my farther car windows were broken along with a whole bunch of cars that day. Parking is a major issue here. If you do not get home by as early as 6pm during the week, good luck finding a spot. These residents have their whole family, friends, cousins, uncles living in their apartments taking all the spaces. Weekends are the only times you might find a spot and the reason being is because the tenants are gone out to the club. The gates work when they want to and the pool is only open during the summertime and it dont actually start when summer hit. It may be mid June before they open the pool. When the pool is open you still may not want to get in now because its filled with hot ------ mess. Your best bet is to go swimming at night and hope its not jammed pack like a music video. I will say maintaince try to do their best around here and respond in a timely manner. Although they were not able to get these roaches out our apartment that came from our nasty neighbors. We are still dealing with that issue and whatever maintaince is using has not helped. For you spider lovers, u will like it here. Spiders love to hang around your front door and make webs. We have to sweep our door constantly and they still come back. I hate spiders so that really bothers me. Ducks ---- all over by our door area and walkway and we clean it, not maintaince. A few years ago I would recommend but definitly not now. All in all its not worth moving over here now if you not into the ------ sceneary. We are moving out very soon and cannot wait.”

“I lived there a year and in a section that's apart from the other buildings. I have had no problems at all. the maintence was prompt when called. I experienced no roaches. the only problem for me was the nasty ducks. They were always in the way and always eating the trash. Also they have to many speed bumps, other than that it's a okay place to live. (school district not to great)”

“This is a great place to stay. Jeanette is a very great manager and the staff is great also.Never had any problems out of anyone in the office.”

“Me and my husband have been living here for almost a year and from our experience we have not had any problems with the apartment. Yes parking is horrible if u dont get in within a decent time during the week and maybe on the weekend. But if u have a apt in the back u are fine there is plenty. Other than that for the price they are spacious and very quiet.the building i stay in people are friendly and we love Veronica in the front office. i would recommend this community to first time renters, roommates, or single family home who would like good quality but at an affordable price.”

“I have lived here for 2 years and was actually assured by a coworker that this was a nice place to live. Wrong! The first night I moved in here, my apartment was overtaken by roaches crawling everywhere. I complained to the management the next day and I was given the option of either allowing the pest control company hired by the complex to come out on the next scheduled day or to take care of the problem my self. ( The pest control company was not scheduled to come for another 4 days). Also, the adults in the complex let their children run up and down the stairs and all over the complex unsupervised until well into the middle of the night on weekends. I have not had any problems with the maintenance coming as soon as I submit a request, but I have had a problem with my electric breaker that causes my electricity to go out at least once per month and I have yet to get this problem resolved. Also, the tenants here leave trash everywhere and expect the maintenance to clean up after them. If you hate kids running around unsupervised, roaches, trash and duck poop, DO NOT MOVE HERE. The rent is affordable but the noise and stress that you will surely encounter will not be worth it.”

“I just have a question has janeth or any of the other two ever worked in apts.? janeth can act like she wants to know what she is talking about when she knows she has no clue both janeth and veronica speak poor English its sad such a nice community such poor staff.”

“Complain to the mayor about the unprofessional manager and staff. Especially the the gate issue. If apartments come with security they should keep it up. This is a safety issue and what appears to be an unfit manager. This manager is obviously in the wrong line of business. I've been trying to help find apartments for someone i know. This is ridiculous! I've read so many horrible reviews on other apartments too that surround my area where i live. I asked a friend what people could do to stop this nonsense. He said the mayor of houston. So all tenants should go to the mayor for these kind of issues. No one should have to live with this way. Its horrible to pay for crappy service.”

“I move here when it first open very nice place at the time now because of management not inforcing the rules the apartment went down they need to do a better job off make sure every one live by the rule that is in the contract.one year before I left the gate was allways wide open what is the reason for haveing a gate if it is always open any one can come in at any time off the day this is safety issue.”

“These apartments are GROSS!!! They do not clean the grounds and if they do...NO ONE can tell!!! Parking is almost impossible after 7pm!! The ducks are gross and teh staff is VERY RUDE!!! I have roaches in my unit not because I'm dirty because I clean ALL the time but beacuse they dont spray the grounds like they claim to!! They should be taking prie in their property but instead they let it just run down!! Im certain if the owner came through HE/SHE would be HORRIFIED!!!!”

“Everything they say about the office management is true. Janette is a huge b!@tch. They try and evict you if you leave stuff on your balcony. The only reason I'v lived here so long is because my family couldn't afford to live anywhere else. But thats all changed now. The gate is never functioning, it has even been shot to hell so that someone could break in. It takes forever to get someone on maintenance to fix something because they either don't care or the paperwork is "lost" or "misplaced".However it is relatively safe the cops are out like 5 or 6 times a night. Parking is a pain in the ---, if you park in a restricted zone for even a few minutes, they will tow your ---. The grounds are nothing spectacular, if you happen to get a place facing the lake you get a good view, along with a porch covered with duck crap. Overall, if you can afford to live somewhere a little better you should. It will pay off in the end. And if you do move in they are supposed to clean your carpets once a year when you sign your lease, my wife and I were not so lucky to get our carpets cleaned a single time in the 3 years we've lived here. You will have to fight for this, though Its in your lease agreement.”
