“Official move out is in Sept 2014 now. They are still trying to sell out rooms while they can. I use to love this place but since Grey Star took over. The only improvement I've seen is to the pool water color but it's freaking winter, however it's the only thing they clean on a consistent basis. They hire a company once a month to cut the grass and pick up poop and there is no dog doo-doo bins so enjoy lazy owners neglecting there furry friends feces all over the place. Gate doors being jimmied and left open for potential robberies, smashed glass bottles and overfilled dumpsters galore. Last month there's been a hot water issue or lack there of. Neighbors are 50/50 some are friendly and considerate while others are loud, sloppy and have already given up just like Grey Star.”

I am Reading the Reviews and I see there are some Negative Reviews which Somewhat is Upsetting me because Out of All the Properties I have worked for, this is by Far the best especially for the Price in this Area. We have Residents who have lived here for over 25 years and we primarily stay 100% Occupied. We are located right on 59 and Yes, It may seem noisy on the outside but it's not bad at all when you are in the Apartment especially when you have furniture to absorb the noise. Some of our residents describe it as "White Noise" which seems peaceful to them. Parking might Sometimes be an Issue if you are Coming Home late but then again We are A small community of 90 apartments consisting of 5 buildings so It's really not much of a walk to get to your apartment and you will still be able to park inside the gates. Most of our Residents don't even own a vehicle and commute by bicycle to school/work. I noticed People said they were getting their Car broken in to...This can happen anywhere. As long as You don't leave your laptop, Ipod, or any Valuables in the opening of your car then you should be fine and like I said that goes for anywhere. We Clean our Swimming Pool Everyday in the Morning. Pest Control Comes Every other Tuesday and Air Filters are changed Monthly. Maintence Requests must be in writing unless it is an emergency but We have it fixed A.S.A.P. We Also have a Maintence Man and a Courtesy Officer who lives on Property. Sometimes when we have Plumbing Emergencies we do have to shut the water off which is an Inconvience to our Residents and we do apologize for that but It is NOT an all the time thing. The water Pressure seems to be somewhat of a problem here but mostly in the City of Houston in Some Properties. Our Maintenance Men can make this problem better though if the issue is Addressed. The downfall is we don't have any Storage so if you have a bicycle or grill it has to be kept Inside of your Apartment which some of our Residents have bike racks inside their apartment/on their car. Just think if everyone kept their bicycle and grills on their patio then he Place wouldn't look very presentable. Everyone talks about the Property Manager as Rude and a Bad Person but this is her Job and she has to follow the Rules just like Everyone has to abide by the lease contract/Community Policies. We specifically State this when Signing the lease and that goes for anywhere you rent. Our Job is not to Ruin Rental/Credit History However, If You break your lease or are Evicted then this does go on your credit Anywhere you rent. Overall, We Are a Great Property and We want nothing more than to Make "The Place Apartments" your Happy Home!!!”
“If you are looking to ruin your good credit or rental history then this is the place for you. I moved into this place to lower my rent, and to still stay in the loop. I should have known that you get what you pay for and I certainly deserved what I got. That said here are the issues that I had. Parking, there are no assigned spots and that means if it is a weekend or you came home later you will be lucky to find a place to park. This wasn't a big issue for me, but it sure pissed me off to see people's friends taking parking spots that should be for tenants. In all truth, I never was without a spot though some nights I was in one of the last 2 spots in the complex. That made me nervous. Noise, once again not really a problem for me, I love the freeway noise and it is soothing for me, but it is indeed loud even on the backside of the building. Garbage collection is a totally loud and if you are there during the day you will hear it, and the first time that you hear it will scare you. This is only an issue with certain units. Tenant noise is ridiculous. I am old enough and mature enough to understand that your neighbors must walk around and maybe watch Tele or whatever, but the floors and walls are paper thin and you will be able to hear your neighbors. The floors in my unit had serious water damage and this made them very squeaky, I felt bad for my downstairs neighbor. And now I am going to get into the issues that I found to be a no go with this place. The first one is their bookkeeping. Expect to pay for it. You will never know how much you owe in this place and if they misplace checks from you then you will pay for the late fees or whatever fees they deem fit to tack on. They could never give a straight answer as to what was owed for the utilities and when they brought out the ancient calculator, I was laughing/astonished. From their side they are forgiving of their mistakes, from your side ... good luck. I started following up to make sure that I wasn't charged for their mistakes. The maintenance people here are decent and someone will come to your place relatively quickly if nothing else to assess what is needed. But that is as far as it goes. It seems to me that the maintenance people's hands are tied because this place is so cheap. It seems that even duc tape and bailing wire are too expensive for this place. I think that this is the prime reason as to why this place is a disaster to live in. They will NOT maintain their units. As an aside, when the cute little girl giving you the tour tells you that they have been remodeled think ... new coat of paint. These units have been seriously neglected and the "remodeling" was to cover up any disrepair. My final and largest problem with these apartments is the bugs and black mold. Yes I said black mold. I will start with the small fly's that we started to get about 2 months into our lease. At first there weren't many and I thought that maybe the trash or something was the problem. So I started emptying the trash daily and I checked the can to make sure that I didn't miss anything. Nothing. So I looked in the pantry for something that would be the cause. Still nothing. Because I kitchen had a giant bubble under the tile slapped over linoleum I thought it might be that the dishwasher was was leaking, so we stopped using it. When that didn't work I assumed another neighbor wasn't being so careful and that they were coming through the walls or something. The fly's got worse so I let the management people know, and they said they would have the exterminator look. OMG ... he came and his solution was ... wait for it ... wait for it ... fly paper. Yup, fly paper. He said that the bugs were coming through the window (which they were not), and there wasn't a lot that he could do. Well the bugs continued to get worse. I was really fed up with this place by now, so I closed the kitchen off and put down plates of water to catch the bugs and it got a little better in the living areas. It was gross I would dump the water with 100's of dead fly's every morning only to have to do it again the next day. At this point, I was just hoping to get things liveable enough to get through the lease and get out of this dump. Then the final shoe fell. I was getting progressively more tired and more sick. I didn't pay much attention until we had the cold snap. I had used the heater earlier in the year on accident and it smelt like old wet socks on a radiator. It took me 2 days to air the unit out and burn incense and candles to get rid of the smell. So using the heater was a no go. So during the cold snap I started to take really warm showers. After about 5 days my problem showed up around the edge of the bathtub. It was black mold and it was growing with a vengeance. I am aware that just because it is black it might not be "the" black mold, but I wasn't taking any chances. I bleached the area which killed the mold that I saw, and got a gym membership so that I could shower. It was getting harder and harder for me to breathe and was getting more and more tired. I had gotten rashes on my legs, but I didn't pay much attention to them (because I am a man :) ), but when the rash came across my chest that was it. I left. The place requires that everything that you do with them be in writing. This is so that they are off the hook legally for anything that happens, which in my opinion means that they are covering something up or hiding something. But on a less conspirtorial not they really don't want to deal with you, and their tone in dealing with you is very adverserial. Once again my opinion, I think that they know about the serious underlying issues in the units, and are just too cheap to fix them, and to be honest the problems that they have will not be cheap to fix. I think that the there are serious issues with water leakage in not just the unit I was in but many units, from both a roof in disrepair and plumbing that really needs updating.”
“The remodeled apartments are very pretty and updated (granite, stainless steel, etc). The price is ok for the area, and we did not experience safety concerns, except for car break-ins a couple of times per year in our lot. Also, the office is generally good about accepting packages. The location is convenient also. HOWEVER, the staff is very slippery. They appear nice and friendly before signing, but once we moved in, they were impossible to work with. The manager's assistants are usually nice, but change frequently. When our hot water went out (as the water at this complex frequently does), we were told that it was our fault that it took them weeks to fix it because we had not submitted it in writing (Even though we submitted several phone calls and in-person chats). If you do not send something in writing, it does not exist in their minds- we learned this lesson very quickly. The maintenance is usually prompt, but left a mess virtually every time they fixed something, and even destroyed items of ours while making repairs. Maintenance were also very into "fast fixes" which didn't last very long. The manager blames you for every single thing that happens. No bikes are allowed on the property outside of your apartment, and if yo leave it outside, you will get a violation of lease notice. The laundry room is small, and the dryers frequently don't work. Also, the water pressure here is terrible because it is an old complex, and the water is shut off frequently, often with no notice, for repairs. If something happens over the weekend (like a clogged toilet), you are out of luck until monday--- we were left having to go other places to use the restroom. Additionally, the management often ignored our complaints about maintenance or health issues, and when we persisted in asking for them to be fixed, we were told that we would have to pay for the repairmen to come if they did not find a problem. When a problem was found, the manager was *so surprised* that we weren't making things up. Also, pest control here is a joke. We had ants in our apartment for months, and their main solution was to send someone with a can of raid. The apartment is noisy from the freeway but we got used to this. What was a bigger issue is that the wall bordering the parking lots is not very well insulated, meaning that we were often awoken at all hours of the morning by people in the parking lot, or by suspicious activity. Overall this is a pretty and convenient place to live, but caused us too much stress due to the management problems and consistent repair issues. Also, there are cheaper and larger places in the area. I do not recommend this place.”
“Kathy, the owner of The Place Apartments, is rude. I lived there for a year and it was by far the worst experience I've ever had dealing with an apartment complex. Meghan, the assistant, is the sweetest girl on the Earth and of course she'll get you to buy an apartment with them but it's not worth it. You're basically paying for the area, which also isn't worth all the problems I have had with them. Maintance is the only thing that gets fixed, but it depends on if the managment likes you. I needed my mail box fixed for over six months and no one has even attended to it. When I moved out and my lease was ended Kathy charged me for things that had already been cleaned and fixed. The water is turned off once a month and they never have any idea when it will be back on. There mass amounts of rats, roaches, etc. You're better off going further down Richmond to the Galleria where they actually care and the prices of the apartments and square footage make sense. If I could stand outside and warn everyone before they come in without getting a ticket, I would.”

I usually took a bike to go Rice. It took about 10 minutes(I am such a slow biker) Cons: *Noise from 59 and the parking lot - If you get a room here, you can notice that your bedroom faces either 59 or the parking lot. I cannot get a sleep without earplus and wake up because of the noice from the parking lot. It makes me crazy. This is main problem why I want to move out. * No water - On average, you need to expect that you won't get water at least once a month.(Sometimes twice a week) The management usually give us notice a day before but sometimes you cannot get water without notice. It makes me crazy. You cannot shower or cook without water. * Dirty pool - They don't change the water very often. It's usually dirty. I've never tried to get in there since it looks dirty. * No airconditioning in the laundary room even during the summer * Roaches during the summer time.”

— 1341 Castle Ct · Houston“Don't be fooled by office staff writing their own "reviews" I have been living at the Place for over a year now. I will start off by saying that there are some benefits to living here. It is close to a lot of shops and great restaurants. The units are only one bedroom apartments so there isn't a lot of noise. They have a pool and a jacuzzi which is open 24/7. This complex has covered parking (although unassigned) so your car will be okay if it rains or hails. Now for the stuff I have a problem with. The apartments are very very very close to the freeway. If you come and checkout the unit, make sure you step into the bedroom and close your eyes for a second or two and make sure you are able to sleep through the noise. Keep in mind that it will never be quiet if you are close to the freeway. Never. Make sure you check the hot water pressure. I have asked maintenance again and again to come fix but they say that nothing is wrong with the pressure. Go ahead and turn on the hot water and see how little water actually comes out. I like my showers hot so I have to stand almost pressed against the wall to take advantage of the water. If you like colder showers then the pressure should be fine and this shouldn't be a problem for you. That is to say, if there is water to begin with. Water outages come frequently. In the past year, the water for the complex has been shut off at least 20 times. I'm not kidding on the number. Don't believe me? Ask them? Don't believe them? Stop and ask a random tenant. It wasn't until I threw a fit that they started giving a notice the night before that water would be shut off the following day. The outages would still occur, but now at least we have notice. Imagine the horror of waking up to get ready for work and realizing you can't shower, brush your teeth or use the restroom. Stuff like this shouldn't be dealt with. Their excuse was that it was the city's fault when i could clearly see plumbers working on an apartment nearby. The days that water would be turned off on our units would not be for a few hours. They would shut the water all day from 8am to about 6pm. The office staff changes every month. I wonder why the manager there can't keep an office assistant long enough. Every time I go in there, there's someone new. The manager is very hard to reach. Every other time you call, the answering service picks up. There are 8 washers and 6 dryers that the entire complex shares. In the year that I have been here there is always at least 2 dryers that are not working (which I wont' find out until I place my quarters in the slot) and 2 washers that wont' spin. Go ahead and take a peek at the wash room to see the signs posted by other tenants indicating that the machines are not working. My car has been broken into twice while living here. The first time my checkbook was stolen as well as my temporary plates that I got my vehicle with. The second time some sunglasses and an ipod. When you sign the lease, I asked for a copy and I realized that the copy I had signed to begin with was void. It was an old lease that shouldn't have been used. If you are a current tenant make sure your lease is accurate and up to date because the TAA won't help your rights if you lease is void. That's all for now, although 'm sure I can think of a lot more to say about their unprofessionalism and quality of this place.”

It was safe, quiet, maintenance was top notch, well kept grounds, and nice to have a security gate. The neighbors knew each other and everyone got along for the most part. I liked the location - couldn't be beat. Its sort of out of the way. When I lived there, the freeway was above me instead of below me so I didn't really hear much. I lived in the building where the pool was and loved using it. One of the nicest things about it was that all apartments were ONE bedroom only. This means NO KIDS! I have since bought a new home out in the suburbs and reflect back to the days I lived at The Place. It almost makes me want to sell my house this place and move back home to Castle Court...no kidding! By far its probably one of the better places I have ever lived and have fond memories of it. If you are considering, as you probably figured out. I'd highly recommend.”

Only complaints are that the gate sometimes stays open, and the landscaping needs a pick-up, but that is going to change. Vacant units at The Place are undergoing extensive renovations.”
