“Here is my take on this property: Pros - If you only speak Spanish, most people there speak Spanish, including maintenance and office staff. (Not everyone on the staff speaks English though.) Cons - 1) Other than paying rent on time and parking in your own spot, there are no rules that are actually being enforced, which is great if you don't plan to enforce them anyway, but unfortunate for the other residents. 2) Lots and lots of unsupervised kids running, screaming, riding bikes, playing ball whenever and wherever. They even climb on other residents' balconies, playing hide and seek. Don't be surprised if they knock on your door to ask for water. I stress, unsupervised groups of kids. 3) To extend on the previous con, there is a playground right under some residents' windows, which is more like a stadium. This area used to be a nice quiet grassy oasis that they tore down and cemented several years ago. Again, no fence, no rules, unsupervised kids play ball, ride bikes, run and scream there right under residents' windows, sometimes unreasonably late - you understand, of course, that this is a never-closing area (the fence cannot be locked, since there is no fence). 4) Other than the constant noise from the children and even adult residents, there is no less constant noise pollution from the passing cars (lots of trucks) and construction that never seems to end. During the hot months, construction workers begin especially early on the weekends, while it's not too hot outside. 5) Lots of nasty trash laying around, including dog waste, as there are no actual consequences for not picking up after your pet. 6) Office staff does not reenforce rules (which doesn't mean you won't get your car towed). Frequently, they don't even answer their phone. If you complain about something, they will tell you that they'll take care of it or someone will call you back. Of course, none of it happens. So be ready to deal with your problems alone or just accept them. 7) Don't expect to get your deposit back. Miraculously, the "damage" to your apartment plus the previous utility fees will add up exactly to your deposit amount. I would definitely take a video of your working AC unit and your clean apartment right before you turn the keys in, because two of the bogus charges can be a broken AC unit and a dirty apartment. 8) Not a safe neighborhood. You may hear some gun shots at night now and then. 9) Unreasonably high rent (and keeps on increasing), considering all the cons. So, I suggest you decide if you are prepared to live with the the cons and pay high rent before committing to this property.”

Security: The guards at the front gate are very responsible. They take their time to confirm the identity of anyone who enters. I have seen cars being turned away several times. I feel safe living here. Quietness: I am no longer a college student and I love quiet time in my apartment. I have lived on the 2nd floor for 1.5 years and my experience is great and I haven't been waken up in the middle of the night by loud noises even once. Sometimes I forget that I even have neighbors. However, the 1st floor could be loud depending on your upstairs neighbors. I told management about that and they did call them to try to resolve the issue, but there is only so much they can do. Flooding: Hurricane Harvey just passed. From what I saw, there was no flooding damage. The worst I saw was about half an inch of water in the parking lot. Laundry room: After the renovation, all machines work all the time and I never need to wait in line to do my laundry anymore. The room is clean as well. Mails/packages: I have not lost a single package living here. Maintenance: Most of my issues, such as clogging, leaking, and AC not working, are fixed within 24. Staff: They are very helpful and friendly.”

I have lived at several other complexes around Houston and so far this is the one that I have lived at the longest. The office staff is great always handle our request promptly, they take packages when your not home and for me that is a huge plus since I always have things delivered and I'm at work all Day and always missed deliveries. The security is one of the biggest plus for me there is always a person at the front guard gate only letting residents in, visitors are stopped and are approved by the resident before coming in. Like i said I have always enjoyed living here neighbors keep to them self and for the most part are friendly. I had never thought about writing a review i decided after all the hard work I saw the property put in before Hurricane Harvey and after that they deserved props. I saw them digging out new ditches all around the property before the storm and no doubt that saved our property from flooding. The office staff walked the property the day before cutting down tree branches that seemed dangerous and overall prepping the property for the storm. and after the storm as well we lost power for a day and the office staff was out there on Sunday in the rain trying to chase down center point to come restore power. The office was actually open their normal schedule I never saw it closed during the storm and saw them walking in the rain checking some apartments that were still with out power on Monday. We were blessed here at Aspenwood that Harvey did not cause damage and I feel for the people that were not as lucky as we were. I would recommend this property to anybody else looking for new place after the devastation with Harvey.”

What I value the most is the sense of security that Ive acquired here over time. The Staff at the office are always polite and caring. They offer things like Guardhouse surveillance 24/7 and they have video cameras everywhere on the property, compared to other apartments in the spring branch area this is honestly the best option for a great price if i do come back to TX I know definitely where I am living again.”

When I decided to move back to Houston I looked through different apartments and came back to take a look at Aspenwood. I can honestly say I was very pleasantly surprised with their GSD apartments. I currently have one of their upgraded units, a GSD, that comes with the newer washers and dryers and I love it! The wood flooring is a plus because it looks really nice but what I like the most about here is the security. There is ALWAYS someone at the guardhouse 24/7 and they don't let just anyone in unless they're on your visitor list. Would definitely recommend checking this place out if you value security and a friendly environment. Office staff is always on point and maintenance requests get done same day. Love love love this place!”

At first glance, after hearing bad things about the Spring Branch, you're like another run down place but not the case we are in an upgrade unit, the 24 hour gate entrance is a plus. Some might complain about the extra time because the person is trying to get in and they are not on a list. Therefore, I would rather deal with a line than having random people have access to the gate; eliminates a lot of problems. We really haven't had any maintenance issues only one we had, it was take care of timely. The staff from what I have dealt with is very friendly and nice. The only problem I do have management has not control over...my upstairs neighbors and there thousand kids. I'm hoping once school is back in session my ceiling will stop shaking.”

I also was ecstatic with my first light and water bill and how cheap it was! My last apt was too expensive and this was perfect for me. I live in the remodeled unit and its beautiful and very affordable and spacious. I definitely plan on renewing my lease here and will refer others here. It is an older working class community so I have had zero issues with late night parties or loud music. I am currently in a basic apartment but will be looking to upgrade into a GSD (Granite Super Deluxe) soon.”

Maybe it was the rent, or the apartment size, or the gate/entrance security, but after living here for 6 months I have a good idea why I enjoy living here. Aspenwood is one of the few privately owned apartments, the landlord shows this in his day to day policies/procedures. To name a few: They dont add additional fees (all over apartment wanted 85 ish "sure bond" insetad of a security deposit, or $500-800 if you wanted to do a security deposit, for Aspenwood they only equire a $200 deposit, the surebond isnt even an option. (to be honest surebond sounds like a scam). There is no "convenience fee" added to your monthly bill, other apartments wanted to charge me a "convinience fee" for having a dumpster in the parking lot. There is only 1 way in, the always staffed security gate, there is no card to swipe, no button to press, no remote, the only way in is by going through the gate and guard. This was probably the top reason I decided to stay here, with just this small feature I feel safe and more importantly I feel that my girlfiend coming home late will be safe. The first time I pulled in to look at the apartments it was a bit of the hassel with the guard, off putting at 1st but once I was a resident I appreciate the effort the guard give in order to only let the right people in. The staff here is great, they know every tenant and are always helpful. Sandra especially gives extra effort to make sure all is well with me. Every weekend there is always yard work and cleaning going on, the place is always kept clean. Pros: Affordable Safe Clean Cons: Parking is limited (better than most for the I-10/610 area, but still limited) Sandra has a day off, she cant work 6 days a week Laundry rooms are nice when they are all working, but on few occasions there are several machines out of service at the same time. (to be fair, they use a vendor that setup and repair/monitor the machines, the maintance for them isnt in-house) other: Noise- I can only speak for myself on this one, I have mormons living below me and a quiet family living next to me, I would not have known they existed by noise alone. I'm sure this varies depending on your neighbors, but for me I've never had a problem.”

Glad that other reviews had a good experience here (the main reason why I moved here in the first place) but overall I have not enjoyed my time here and am quite anxious to move out. First off, I will try to be fair and say that alot of the issues I had were not completely the fault of the management. In fact, I do appreciate the gated community and maintenance has always been timely at least with my own apartment fixes. Now with the bad: the laundry facilities have been a huge nightmare. Found poop once in the machines, stray dogs and it seems like they are always broken. My apartment has had a consistent bad smell since I moved in. My experience with management has also been hit or miss. I won't list names, but overall i have not found them very approachable. So I will say this is not a bad place at all considering the price. But not enough to make me want to stay. I'm glad others had better experiences and hopefully others will to, but for me I will be glad when my lease is up.”

I heard the manager said she saw a kids get hit by a truck. First of all the driver of the truck should have been driving slow and been able to avoid hitting a place where they know children are at play. now i don't know the full story to fully understand the whole situation, but this is rediculous. Kids need to exercise and run to be able to use all the energy they have... I work in an apartment complex myself and i seen drunk drivers come in and hit and kill a women. But we didn't take extreme measure to say no one can be outside or drive drunk it is not our right to do that. these people are just outright STUPID to say kids can't play outside. The kids can easily get hit by a truck walking the park that is supposedly near by, and then what. this is stuff that can't be prevented from happening and the kids shouldn't be punished by that. they are kids and they are not understanding why they cannot play outside. all they see is that grown ups are mean and won't let them play outside. Stupid and Poor management.”

I have an amazing kitchen with granite countertops.stainless steel fridge, stove, and dishwasher. hardwood floors in the living room and bedroom aswell. crown moldong throughout the apartment. beautiful newly tiled tub surround. designer 6 panel doors. faux wood blinds. And new LG waher and dryer. the prices are very reasonable as well. I feel very safe. they have someone watching the gate 24/7. checking with the residents to make sure their guest is allowed entry. I love getting a call notifying me when my guest has arrived. I have assigned parking right in front of my apartment. I wake up fairly early ever morning around 7 a.m to feed my daughter and I always open my blinds.And every morning it never fails. there's always someone outside cleaning and keeping up with the gardening as well as just sweeping extra debris off the sidewalk. the staff is amazing. rosa is the best apartment manager ever. there also very helpful when it comes to working out ways to help with rent if your a little late or having a little bit of a financial issue at the moment. love love looovvee the staff. I would definitely recommend people to move to aspenwood. this is the third and final apartment ive rented. And it will be my last. I see no need to ever leave aspenwood.”

Sandra & the rest of the ladies in the office are very sweet & understanding especially when it comes to finical problems, I recently got fired from my job & was late on my rent (which is now paid in full.. lol) so i went to talk to Sandra told her what was going on & why i was late, she was very understanding & considered working with me as much as she could & I am very thankful for that, cause most apartments wouldn't help you out at all. But overall my experience here has been great so far the apartments are very well maintained, very quite, beautiful pool area & very friendly staff, only problem is parking but that's every apartment complex. So with all that being said I would recommend Aspenwood to anyone looking for a place to live :)”

We moved out due to work relocation, but if you are looking for a safe and quite place to live this is your place new up grades in apartments, and some with out. The up grades has new appliances tiles and wood flooring through out, also they are pet friendly and have a huge party room to rent, we will miss the place, but when we come back this will be our home again.”
