Do not move into these apartments, the staff is really unprofessional and they lack communication when you reach out to them to solve a problem. Management Jennifer and Tajmah will lie and sale you a dream of these apartments than what they truly are. After you move it, they will treat you different as you don’t matter to them, they become rude and will not answer your questions that you have. Save your time and money and move to somewhere else.”
— 2931 BARKER CYPRESS RD · Houston“If I could rate this apartment complex a -10 I would. I started looking for an apartment in an attempt to downsize from a 4-bdrm home. I have been living in Katy since 2014 and I have come across Grand Palms many times (however, it was previously named differently). I explained to Jennifer Canales (leasing agent) exactly what I was looking for. Jennifer showed us a cute (upgraded) 2-bdrm apartment on the 3rd floor. I commented on how cute the apartment was. Jennifer explained all of the upgrades to the apartment. On move-in day...everything changed. Red Flag #1 - There were no apartment upgrades. When I addressed this with Tajmah (apartment manager), her thoughts were, "I'm sure Jennifer told you that the upgrades were not in the apartment you secured." Basically calling me a liar. Jennifer KNEW she did not mention this to me. Red Flag # 2 - The apartment is roach infested!. I noticed a few roaches when I dropped off a few boxes to the apartment prior to fully moving in. I fumigated the entire apartment (with MY money). However, once I fully moved in, I would continue to see roaches. When I brought this to Tajmah, she initially acted like it was no big deal. When I told her I do not live with roaches, she offered to pay for Ortho powder to put in the apartment. This STILL did not get rid of the roaches. I literally had to fumigate my apartment EVERY 30-days to keep the roaches at bay. Once I was fully moved in, I noticed that whomever painted the apartment before I moved in, painted over roaches. My family and I have a permanent cough due to all of the insecticides I have had to use to keep these roaches at bay. Red Flag #3 - The stove, microwave, and refrigerator were FILTHY!. When I brought this to the attention of Tajmah, her response was "It was clean when I did the walk through, prior to you moving in." Really? Then that tells me your personal house is a nasty mess. There were layers of grease on the stove and microwave. I used 2 bottles of Ajax degreaser detergent and STILL could not get all of the grease off. The surroundings of the complex is just as bad. Garbage dumpsters are always full. They started charging for trash pick up; however, whomever they contract with leaves more trash than they pick up. Car theft/vandalism is horrible. There was a point when a tenant's tires were stolen off of her car twice in one month. There are several drug dealers that lives in the complex. Tajmah's answer to everything is that it is the tenant's responsibility to "look out" for criminal activity. Not to mention, they tell you that there is an officer that lives on the property and patrols the property. LIES! Someone parks a police car in front of the office, but here are no police officers patrolling the property. Forget about maintenance coming to do repairs in a timely manner. I made a maintenance request and the maintenance man responded 3 weeks later. And don't get me started on the gates that are ALWAYS broken. The icing on the cake for me was my move out. Because I do not trust any of them, I took a video and still pictures of how I left the clean and painted apartment. They sent me a bill stating that (1) I did not clean the stove (what a joke), and (2) there were chips on the counter in the bathroom. I guess they thought they were going to get me to pay for them to upgrade the apartment. NOT! All of the staff are liars and untrustworthy. I want to prevent another unsuspecting, hardworking individual from falling prey to the lies Grand Palms tells future tenants. Do yourself a favor and go somewhere else. I am so traumatized from my stay at Grand Palms. They have ruined any chances of me ever living in another apartment.”

The shutters on the buildings have all fallen off and management doesn't replace them. It's they started the mandatory concierge trash service they never pick it up on time and people abuse it and it has resulted in cockroaches all over the place.”

Third party contractors comes into apartments with no authorization and the list goes on and on. I am out of here”

Which brings me to current. THE WORST PLACE TO LIVE BY FAR. It has literally gone to the Dogs. It's always under lit you can barely see at night. It's mold and pest problem is out of hand. They want you to pay piece by piece for UP GRADES! So much to tell. So little space.. Run DON'T walk away from "GRAND PALMS"”
— 2931 BARKER CYPRESS RD · Houston“Because it's very noisey here,you constantly hear people walking around who live above you...an some people walk very hard frequently..you cannot get a good night sleep depending on your neighbors...an if children live above you ,forget sleep an relaxation!!! you can even hear when others use the bathroom too,the maintenance people are very inconsiderate when working in the apartments,they walk very hard,throw ,bang,an drop heavy objects on the floors often when working in the apartments..not caring or showing consideration or concerns to paying residents from 8am on...They don't have sufficient security out here,no cameras either..although the office staff are very nice here,they do try to help..but it doesn't change the aggravation you experience while living here... kids walk around all times of the day and night without parental supervision dog poop not being picked up,sometimes it's on the sidewalk! ...DONT MOVE HERE IF YOU WANT PEACE OF MIND,YOU WON'T GET IT HERE???”

Maintance is wonderful, repairs are done in a timely manner ( usually the day you call or the next day). I live in the back of the property, it is maintained equally to the front. I feel safe here and I am on the first floor. Noise level from other neighbors is minimal.”

— 2931 BARKER CYPRESS RD · Houston“Landmark at Barker Cypress has been by far the best property I have ever resided at. The staff is outstanding starting from Mrs. Blevens, the property manager. She has been nothing but a great help to my family and I from the start! When I first moved to Landmark I was just as happy as the first day I came out to tour their model. They didn't sell me on something unrealistic. Just as Kim the leasing lady had showed me and sold me on the model, is exactly what she presented to me the day I picked up keys. LOVED IT! Tajmah, the assistant is just as amazing. Super professional, and extremely polite. Kim is also just as great! (I can't stress how much customer service goes a long way, and it starts with staff). My a/c went out and Alberto was out to fix it immediately. :) There are so many positive pro's for this property. The landscaping is always nice, the pool is literally cleaned daily. The courtesy officer (Schilling) is always a call away. They do frequent resident events, give my kids snacks every Friday when school is in. Always have complementary coffee in the office for their residences. Maintenance staff is great, maintenance staff I absolutely love. I can actually trust them coming into my unit and not have to worry about them unprofessional for one second. I mean realistically I have had an issue here and there, but nothing they haven't been able to assist me & they do so in a genuine way. With a smile on their face and in such a polite manner each and every time. I love this place I call home at Landmark of Barker Cypress!”

The office is the most unprofessional group of people that you will have to deal with regardless on who they revolve in the office. This high price prison have priorities f**ked up and dont care about the residents just those that spend all day sitting on their --- with time to complain about trival BS. I never used the word Hate before but that is the only way to describe how i feel about this apartment, the cost, most of the petty neighbors, the courtsey officer, and Most of all the manager. This is a high priced prison. They dont care about you or your family and will look you in the face after they get your money and be rude and hateful. Dont get swayed by some of the good comments. The apartment is full of drugs, peodifiles, and bigotry. They dont listen to you and i just want to warn anyone that feels that this won't happen to you. You will be trapped in a year long sentence of hell once you sign that lease. Just an opinion of a resident. #RUNANDDONOTLEASEHERE”

The staff overall has been very polite, and maintenance attends to your issues in a timely manner. I really enjoyed the Christmas party, they had MR. & Mrs. Clause come out to interact w/the Kids. Since the office staff has changed it's the worse place ever as they just can't get their ---- together. I gave practically a 3 month notice but when I finally started applying for a new apartment they told my new complex I never gave notice. It took the new complex faxing them the reference information and me calling at least three times before they finally filled it out correctly. Not to mention now all of a sudden they act like they can't tell you when you have received a package over the phone when you call to verify. Now the straw that broke the camels back is that they 'accidentally' painted over my reserved space even though I have continued to pay for every month for the last three years. They gave a half assed apology and are taking their sweet time to correct the issue because I'm moving so they have no care or concern of my inconvenience. Long story short go spend your $1000 a month for a one bedroom some where else that will appreciate the number of years you've lived there and not just take your money.”

Management can make or break a property and I feel this is what is happening now. Several people in the office left once she came on board. My understanding is she is flat out "MEAN". I feel as a resident, that once I am here, I no longer matter. They get you in the door and the lease is signed and then you are just an apartment number. She has decided that the complex no longer needs a courtesy officer and has blamed recent attempted break ins on him. When we know it is the time of year and it is also very common when school is out. When he is no longer here, who will she blame then? The Christmas decorations looked awful that were put up outside. Half the lights were out. If she can't properly take care of the property during Christmas, then how will she handled it the rest of the year and off season? We are now being told that we have to get out notification of rent due on line, that they are no longer putting the notices on the door. In a way it is safer, because it means that someone can or can't tell when we picked them up. However, on the other hand, it gives the management a chance to walk the property, etc. Sounds more like pure laziness to me. We can not get our total due on line until the 2nd of each month when rent is due on the 1st.. Makes no sense. Sadly and unfortunately, I may possibly be moving once my lease is up, why, because of management!!!!!!!!!! I gave the ratings for the following reasons. Noise: Thin walls. Cars with blaring loud music in the parking lots. Grounds: The grounds have always been kept very well. 5 star, however, due to lighting put up for Christmas, which was not done well, I dropped it to 2 stars. It was just poorly done. Safety: I dropped it to 1 star, due to the new apartment manager deciding we no longer need a courtesy officer when there are recent break-ins. This has nothing what so ever to do with the officer. He is an amazing individual. Neighborhood: Nothing negative to say there other than heavy traffic on Barker Cyrpess in the mornings. Maintenance: Excellent Staff: Read above. This has to do with the current staff and not the former staff. I have written reviews before for this complex and they were always excellent. Times have changed.”

It's always clean and seems so quiet & the trees and grass around the property are so pretty. The people that work here are genuinely caring. Parking is a little tight but I have a reserved space so I manage. And I do hear my neighbors when they run or drop stuff, but I prefer to live on ground floor so I'm used to it.”

They make you feel right at home ! So nice and so professional. Easy access to freeway and shopping. Good location in Katy ISD. My situation changed so I am not leasing but this is where I would go if I needed to .”

The leasing staff was phenomenal, and was very responsive to my emails and phone calls. Any problems or issues which I had raised was acknowledged within the day, and resolved usually a day or two afterwards. The maintenance staff was also quick to respond with maintenance requests, and I saw them outside every morning around the complex picking up any loose trash. Parking was a bit of an issue though: the first-come-first-serve spots always fill up quickly after work and on the weekends. Some residents have also started parking at unmarked corners, which makes driving around the complex difficult. Safety was never a concern; the neighborhood is pretty quiet and I do not remember any major incidents during my time there. Grocery and gas are a short drive away. Lots of various restaurants nearby as well, but not much in terms of entertainment.”

— 2931 BARKER CYPRESS RD · Houston“If only I could back in time and do it all over again I would not call this place my home, to make it quick here are my reasons, first and for most when the apartment key was given to me and I walked in for the first time all I saw was filth and dead cockroachs all over- bathroom, living space, kitchen. Secondly I was given a different rental over the phone and once I came in to sign the lease (I didnt have an option to go else where I had just moved from another state and needed something at that moment) and not only that once here I was told if I wanted reserved parking id have to pay 25$ extra, which leads me to my last reason there's never any parking after 5 . its has only gotten worse because this system is the most ridiculous none though out plan . The dividing of the none and reserved is poorly and not fairly done , almost seems like a way to force you into paying more money, Smart management would include one parking per resident as part of ur lease and also would take out that usless island and add more parking . So save ur time and money and go else where.”
