“Living at The Dacoma has been one of the most disappointing rental experiences I have ever had. The core issue is managements poor communication, lack of accountability, and overall mismanagement set the tone for everything else. This has been evident under the leadership of the community manager, Genevieve Armijo, regional manager, Lauren Rennick, and Miriam Flores, Vice President of Operations. Rather than focusing on real solutions, management tends to micromanage trivial matters while ignoring or brushing off larger tenant concerns. Interactions with management often feel more like battles than conversations, making it clear that respect for residents is not a priority. The condition of the property further reflects this neglect. Hallways are frequently dirty and unkempt, giving the building a rundown appearance. When so called upgrades are made, they are poorly executed. Patchwork flooring looks unfinished, and the recent accent wall paint choices are unattractive, lowering the overall aesthetic of the units rather than enhancing them. These changes feel like shortcuts intended to create the appearance of care without actually improving the living experience. For the price, residents deserve far more than The Dacoma provides. Between poor management, lack of respect for tenants, and subpar property conditions, it is clear that this community is run with little regard for the people who live here. I cannot recommend it.”
— 3900 DACOMA ST · HOUSTON“Deceptive and illegal leasing practices I applied to Dacoma Apartments and was charged $467 upfront, which included a $200 "deposit" -- even though Texas Property Code §92 and the Texas Apartment Association (TAA) lease model make it clear: landlords cannot collect a security deposit before providing a lease for review and signature. After paying this initial amount, I was then told I would have to submit an additional $963 (first month's rent) before I could even see the lease. This payment was labeled as non-refundable, despite the fact that I had not been given the legal contract I was supposedly agreeing to. When I raised this concern and cited the relevant Texas law, I was told that my application would be canceled if I didn't submit the payment by 5 p.m. -- no explanation, no lease, and no legal transparency. That kind of pressure is not just unprofessional -- it's a violation of informed consent, and likely a direct breach of Texas leasing standards. This is more than a red flag -- it reflects a deeply exploitative approach to prospective tenants. If you are considering this property, I urge you to ask for everything in writing, and to know your rights before paying any fees. No apartment should demand money before you are given the opportunity to review the terms of your lease. I've submitted formal complaints to the Texas Attorney General, the TDHCA, the BBB, and the Houston Apartment Association -- and I will continue documenting this experience to protect others from falling into the same trap.”

Both times I witnessed her being very rude to 2 different white ladies. Then she was very nice to any African American or -------- people who came into the office. I also observed her being very rude to a white man when he was upset because his truck was broken into on the property and she refused to let him see the security footage or do anything about it. Since then the security gates have been left wide open. Been at least a week now. There was also an African American family shooting off very loud fireworks on the property. She did nothing to them at all. Even though they are forbidden in the city limits and on the property. It has a very apparent that she treats the white people different from every one else. Plus she has only been leasing to African Americans and -------- people. I believe she will probably get sued by some of her residents”

I death with mold issues twice and had to basically beg them to come fix my AC/ Humidity issues. Management also lied right to my face and said it was fixed, but my cameras showed that no one ever even entered my apartment. Their only interest is signing leases but don’t give a damn about tenants. Roaches make an appearance fairly often and gates / elevators are broken more than they work.”
