TERRIBLE management (6 managers in 4 yrs & currently Michelle Coles is likely the worst!), incompetent staff, pest control issues, car/apt break-ins, nickel & dime for EVERYTHING, SCAMMERS & racist. TWO seperate flooding issues in 1st unit took weeks & MONTHS to be dealt with smh. These scammers tried to hike rent by 19% from $1479 to $1755 lol & smh.....good luck getting someone to pay that! Then tried to scam for moveout by saying a $150 deposit was required for loading dock use lol.. Movers did just fine without the dock lol. Couldn't get that $150 so now they're currently trying to scam for the whole month of May & saying I moved out late because I returned keys first thing in the morning @945am on 5/4/23 (lease ended 5/3)....clearly the office hires ppl who can't read because the lease CLEARLY states I have the unit until 11:59pm on 5/3. They are trying to SCAM me because they think Im stupid enough to believe my tenancy ends when their office closed at 5:30pm LOL. These scammers will NEVER get another penny out of me & I DARE them to sue for the fraudulent charges so I can fry them in court! Lol”

Witnessed me sign in to online bank accounts, then asked for more documents when they couldn’t find anything wrong. After providing everything they asked for Carla questioned me about deposits on my bank statement from my business which I have an LLC for. Mind you I did not include this as any income on my application. I only included my other TWO jobs. So she has no reason to ask for proof of anything to do with this. She asked me to provide proof of my Ic, when I quickly pulled up the paperwork she then said I needed to show her the receipt from when I bought the LLC years ago! A week after I applied she told me it was taking her so long to approve me because she had to verify all of my old address's even a home from over 10 years ago!! I could write on how they were rude, didn't answer the phone for 3 days in a row until I hid my phone number and so much more, but In the end they denied me because Of an arranged late payment at An old apartment during quarantine. They had no intentions of renting me the apartment at all! I hope the bosses of CARLA & the other workers at the office see this because not only did they cost you a tenant which is money, who knows how many others they have done this to. POC stay far away from this place. 0/10 I would not recommend!! Do better!”
— 2380 S MACGREGOR WAY · Houston“My experience at Verdir has been mostly positive. I had a renovated apartment which had very nice wood floors, granite countertops, and stainless steel appliances. The complex is large, but the area I lived in (across from the elevator) was quiet. In my 2 years here I've only encountered 3 cockroaches and a handful of small sugar ants which went away after cleaning. They have an automated package locker, but it isn't always working so packages are left in the office or outside your door. I can attest to the security of this place because I've seen packages stay outside someone's door for several days without being disturbed. The security inside the complex is quite good, but it's very easy to get past the main gates. My biggest problem was the way other residents handled their pets. It's a constant occurrence to see dog pee/poo in the hallways or elevator, and the inner courtyard is a mine field. I wish they were stricter with penalizing people for not taking care of their pets.”

The contractors may have cut corners when they built it because it is definitely not up to code. Many apartments on all four levels suffered significant damage. My issue with them was that it took 15 days from me putting in my first service request(1 of 3) to finally get all the work done. I had my 1 year old son in my apartment, camped out in our living room because both of our bedrooms suffered water damage and the carpets were moist and smelt like mildew. They left it like this for 11 days. We couldn't turn on our AC because we didn't want the smell to travel from our rooms into the living room. I expressed this to the property manager and area manager Ladonna and Susie and they said they weren't gonna compensate me because my apartment was habitable. They stated they took care of the issue in a reasonable amount of time, considering how many repairs they had to do. (That's a red flag right there, all the work they had to fix in so many other apartments) The managers are hard headed and don't care about residents. The leasing office will try to sell you on saying we serve brunch on weekends and wine days on Monday's-that's such a lie. They did it once, posted it to their facebook page and that's it. There's a new manger in the office every 3 months and it seems like no one knows what's going on. Please save yourself the trouble. Move to The Circle or anywhere else but here. My lease is almost up and I can't wait to leave.”

I just moved out of the building two months ago because of work and had to pay termination fee. The manager agreed to let me pay over the period of two months. It took me a month and several calls just to find out the exact amount that I owe. I sent out the check and AFTER they cashed my check, I found out that they had turn my debt to a debt collection agency. I paid for it right away, otherwise my credit could have been hurt big time. I am in the middle of getting a morgage. It's IMMORAL and UNPROFESSIONAL and can SCREW somebody OVER big time. VERY ANGRY at them.”

Decent styling: they installed granite counters, nice sink fixtures, and have had good floorplans. 2. Security: I like that they have key fobs to get in the garages, elevators, gym, etc. 3. Pool: it's a nice saltwater pool. 4. Location! It's a really fantastic spot for access to the medical center (though not great for food delivery or access to downtown, etc). Cons -- some of these are more or less important, depending on your priorities, but these are the things I've encountered: 1. Very poor management: when I request something, it doesn't get done on the first ask. A simple repair, a receipt for rent, a call back for an app failure -- none of it has happened the first time. Everything seems to fall through the cracks, and it gets frustrating over time. 2. Intrusive services: it may have been some of the hired construction, etc, but they were in my apartment without any notice, moving my furniture, and using my bathroom (which I personally found unacceptable). Even after I requested to be notified before anyone entered my apartment, it still didn't happen (see #1). 3. Things always seem to be breaking: the gates rarely seem to be working consistently (one day no one could get into the parking garage, period), elevators are going out, etc. 4. Package delivery: they attempted to get a self-service system, but it's always broken (see #3). So they have packages delivered to the front office, which is fine, except they tried to have "security" with a sign out book. Except they don't actually check ID. Or have you sign out. One time they even said, "Yeah, I just gave up. There are just so many packages." 5. Poor technology: they hype their app, but it doesn't actually work (see #3), they don't have your paperwork uploaded, and you often can't pay your rent through it.... also, 6. Fees: if you want to pay online, they *charge* you an extra $33 each time. This makes no sense to me. They charge you for getting direct access to your bank account and ensuring you pay rent on time. This seems to be a poor business strategy. Like I said, some were more important/aggravating than others, but you have to decide what's important to you. Good luck!”

The place seems to be good but is actually like a living hell here. The noise is unbearable, the sirens of firefighters, police and ambulances at all times, day and night. neighbors are noisy and there's no use to complaining because the administration doesn't care. Maintenance workers beyond rude and careless, they never seem to know anything when you ask them. The water from shower and the kitchen sink, stinks of dirt at all times, again no use to complaining. The new two administration women are very rude, so disrespectful and those soulless, specially the disagreeable bulldog that holds the manager tittle like to mock boldly when hear the valid complaints of residents. Those women seems to enjoy that the residents do not be happy because for everything they are vain and cheap to get by explanations and never solve anything, If other residents are disturbing with inadequate noise out of the allowed times (after 11:00 pm), when one complaint with the manager she always recommend to call the police, she is supposed to send a note of warning notifying or reminding the code of respect among residents In the office door there is always a sign of "out to lunch" , This new assistant manager Cara Thompson closes down for lunch on weekends and doesn't come back until 3:00 pm to 4:00 pm like no one would notice. She no longer operates on office hours. She presumes the authority to creates her own office hours. they are very arrogant, insensitive and unconcerned about the welfare and comfort of the resident that pay an excessive bill for a course luxury apartment which of course is far from it. They always make up reasons to why they can't help the residents. The Parking garage is always flooded due to broken pipes and also there are foul smells, real bad because much dog poop between the cars, because some residents do not take them outside to do their biological needs, and again no answers when you complaint about it. The building fire alarms sound too many times, at any time of day or night and you must evacuate the building as firefighters checked the area or resolve the situation, that most of the time it's false alarm. You have to pay for electricity bulbs since the new administration start, you must for pest control in a place advertised as luxury apartments and the rent is very high. The gates to the garage most of the time are damaged and remain open endangering the safety of residents because anyone can get access to the complex, and no security guards available. Weekend there are no maintenance service available, the maintenance supervisor was forced to find another job due to the bad treatment he received from the new administration , always yelled , humiliated and despised him in front of everyone, like she start to do with Michael when Mrs Terasa left the position she's occupying now and of course is too big for her. And one of the maintenance guys named Evelio, that took advantage of the resignation of the former supervisor Mr Eswin, is a lazy one and never complete the work well and always find some stupid and irrational explanations for try to cover how incompetent he is. With a very sadness i must say that the former administration was the best, they really care about the residents and their needs, they always have solutions, and if they don't, at least ask you for some time to investigate and resolve for any situation and the disposition to help and hear the residents.We missed the Jacobs a lot. the managers before were so willing to help. Very diligent as administrators and also very customer service oriented. Terasa Jacobs and Michael down in the office were a very kind and very fun team, always helpful, always diligent. friendly, respectful, polite and real good people. I don't recommend this place to anyone and the major and great problem are those two women that are in front of the new administration (a very bad decision from the corporation) and their bad, cold, careless and sarcastic attitudes.”
“Where to start? Some common annoyances, include outdoor gas grills that never, ever, have propane, redundant elevator problems, computers that do not work in lobby (they haven't worked for over a year), a broken lamp post in the courtyard that hasn't been replaced (it was struck by lightning 6 months ago), late response, if ever, to maintenance calls, an absurdly rude manager, the cups and coffee are hardly ever replaced in the clubhouse, broken pool sticks, a poorly maintained pool area, constantly empty hand sanitizers in the trash chute area... I could go on and on about this apartments lack of attention to amenities. It becomes increasingly frustrating to notice these things, when you were sold an apartment which INCLUDES those specific amenities. If I knew the amenity package that they coaxed me with was just smoke and mirrors, I would have chosen a different community that actually maintains the amenities of the community. After all, that's a big part of what we pay for. I would also like to note that a few residents have pit bulls and other vicious dog breeds that are not supposed to be allowed here, yet nothing seems to be done about it. From time to time, some people can become loud and obnoxious, but overall the community here is fairly quiet.”

The elevators and sensors for the fabs are always broken. The floors and walls seem thin, but I think the problem is actually in the construction. For example, My unit is next to the staircase, so anytime someone goes up or down the stairs (which is basically all the time) my entire living room rattles. Also, whenever someone on my hall closes thier door, it rings out through the entire hallway. Finally, every single footstep from my upstairs neighbor sounds like a heard of cattle-not because theyre doing anything unusual, but because of construction. The halls always smell funny and my parking spot is always underwater (and they cant figure out why). Im paying the fee to terminate my lease early...and Im still required to give 60 days notice. I cant wait to get out of here....”

The service from the management has only gotten worse, and the prices on the units are only going up. My roommate decided to stay in the building and switch to a one bedroom because he's too busy to apartment hunt, and the management forced him into signing the lease a month before our current one ran out (forcing him to pay for rent on both units this month), convincing him that the room was in "high demand" even though the move in rate has slowed exponentially since we first moved in. There's terrible parking, slow and inefficient maintenance, and some unintelligent design decisions in the construction of the building as a whole. And if you run down to the parking lot but forget your security clicker upstairs? You should sincerely hope that someone comes up and recognizes you well enough to let you in the elevator with them, because there is NO way to escape either level of the parking structure without a clicker or a car. We've had management AND maintenance barge in WITHOUT KNOCKING several times. Our first month of paying rent, we forgot that rent was due for all tenants on the first and not our move in date and the manager of the leasing office barged in when I opened the door; she ducked under my arm to post our eviction notice on the inside of our door even though I was standing right in front of her. This was after she promised us a warning on move-in when first months rent was due. The other problems include thin floors and ceilings, hard to maintain carpet, and a general lack of finish on the rooms. The blinds are also extremely fussy. The management here just doesn't care. They generally seem overwhelmed and they take it out on the tenants. This building has potential: the floor plans are open and fairly modern and the community rooms all have decent layouts and amenities. It's also right across the street from Hermann Park, right down the street from the Museum District and the Medical Center, and an easy drive from Midtown, Montrose, and Downtown (not to mention two UH campuses, St. Thomas, and TSU). Houston is such an easy city to get around in though that it's nice location is a far cry from outweighing the aggregation of the problems at Century Hermann Park. Superior living apartments? Not so much.”

From the first day the management has been useless and unorganized. When we were signing our lease, we told them several times we wanted to sign a 6 month lease as we just needed the apartment until the school semester was up, but they handed us a 12month lease and tried to convince us it was a 6 month, when we pointed out the mistake, she then told us that she didn't even think they offered 6 month leases. We should have walked out right then because when we moved in, we saw how bad things really were. The elevators are always broken and several times the stair locks have also been broken. On one occasion, there were 5-7 residents wondering the parking lot with me trying to find a way up because every key pad was broken. They didn't give us our designated parking spots for 2 months even though we constantly asked for them and even still, we only were allowed 2 spots even though there were 3 of us living in the apartment and they convinced us we would never have any trouble finding a spot in guest parking for the 3rd person, but the guest parking is more full than the resident parking. We have had to parking in the local neighborhoods and at lubys down the street because even the parking at the leasing office is usually completely full, especially on a weekend. A guest we had over had his car broken into recently when he had to park in the leasing office and the management didn't even care. They didn't even let the other residents know because they didn't want to sound bad. In all the other apartments we lived in, whenever there was any kind of crime, they would notify all the other residents for their own safety. The hallways always smell because the trash shoots are backed up. The trash cans by the elevators are always over flowing with trash and the one on the bottom level of the parking lot fell off a month ago and its still just sitting on the floor and hasn't been reattached to the wall. Overall i would really recommend against this place. There clearly is a problem because I've seen so many people move out recently and they keep sending us notifications of our lease renewal even though we told them 2 months ago we were planning on moving out when our lease is up. They have a 60 day policy to let them know if you will be renewing the lease or not, we stuck to this, but we got a fee on our rent the last 2 months because apparently we had not notified them. Each time we went down to the office and asked for the fee to be removed as we had notified them. We have 20 more days on our lease and they are still bringing notifications to our apartment about lease renewal. I think at this point they are just desperate to keep people here.”
“When I moved in a year ago I loved it. Windsor owned it and the staff was awesome too. Recently Windsor was bought out and now Century owns it and its horrible. The elevators are always broke!!! When you try to get into the stairs instead of the elevator your key won't scan and you can't even take them. The new manager is RUDE!!!!! I have been down there to meet and speak to her once and she was so rude I don't care to go back. I love the girls out front. They always assist me when I go down there and even apologize for their bosses behavior usually. I would not live here unless new management comes. I am also moving because my rent is going up $200 a month.”

Everything was kept up nicely until, 3 months ago when Century Apartments bought the property. Since then, the place has been breaking down. The main elevator has been broken for 3 months now, no wireless internet (they haven't bothered buying a wireless router) and broken printer in the common area, the wine room has a broken a/c unit, the men's bathroom in the common area has been out of order for 3 months. The maintenance crew is contracted only and have no uniforms, so you have no idea if they work for the company. Their are no maids on site, and contract cleaners. Now, i heard the manager, Deanna, quit recently. I've become very unhappy with the new management. I've written a letter of complaint and have yet to hear from them. No explanation of why the elevator, men's restroom, etc. have not been fixed. My guess is that this company either has no idea what they are doing or they have no money to fix it. Plus they have been raising rent. Renters beware.”

From maintenance to management Terri, DeAnna, Kelly and others have gone above and beyond in resolving the few issues that have come up over the past year. The prices were very fair and I always felt like someone downstairs would go to bat for me if any problem arose. From someone who has lived just about everywhere inside the loop, this is one you have to at least check out for yourself. Keep in mind - you're always going to run into issues no matter where you live, you can't change that. What you do have control over is choosing an apartment complex that has the ability to take care of you when a problem would arise and this staff will.”

My experience with the FEIN group was fine until Dec. 2010 when they wanted to charge about 200 dollars to stay in my apartment. The FEIN group left and in came Windsor Communities. When they came in, my lease was ending and with the 200 dollar hike, I went in to talk with the property manager... she was overwhelmed and it took her a long time to finally get any answers, but during that time she did not honor her word about not releasing the apartment we were in. She rented the property out and did not bother to let us know. While we were waiting for her to talk with her bosses to see how much we would end up paying. **In this case they managed to rent our apartment to someone else for about 200 - 300 dollars more.** Had to contact the corporate office to find a solution, they moved us from the third floor to the first floor and are now charging us 100 dollars more. Thats one. They then start this campaign to have us pay rent online. Been doing so for the past couple of months. Did it one time and after a week and a half the money did not come out of my account - I called and asked them to look in to it, they returned and said everything was fine. Recently paid my rent again, and after two weeks the money was still in my account. I called and asked them to look into it - they call a week later to tell me that it did not go through and now I have to pay late fees. This is a B Class apartment: There is nothing luxurious about it. The maintenance guys are great but they like to LIE ABOUT PEOPLE AND TO PEOPLE. I CAN NOT WAIT TO LEAVE THIS PLACE TO GET AWAY FROM LIARS AND SWINDLERS. DO NOT PAY YOUR RENT ONLINE BECAUSE YOU HAVE NO WAY OF MAKING SURE THAT THINGS ARE KOSHER. AND IF YOU DO.. DO NOT COMMUNICATE WITH YOUR PROPERTY BECAUSE THEY WILL SWINDLE YOU FOR MORE MONEY. NOT TO MENTION... PEOPLE WILL LIE ABOUT WHAT YOU SAID AND WHAT YOU DID NOT!”

The other tenants are really nice, and things are rarely broken. In fact until recently, the worst things about the place were that you couldn't use the stairs to get out of the lower level of the garage and that the management was incompetent and hated their jobs. Luckily, the MacGregor was sold to Windsor communities, and their staff is awesome. In addition to actually knowing how to run an apartment complex, they're very nice and helpful. It seems like they're trying to improve the place a bit, so it's possible that rents have gone up since we signed our lease. Overall, it's a pleasant place to live and I would definitely recommend it.”

Any apartment complex is going to have its ups and downs but The MacGregor has really satisfied me throughout my stay here. I will get on to the pros and cons. Pros: -Extremely secure and safe feeling -Attractive inside and out -They actually have little details that make a big difference, like putting drawer pulls and knobs on all the cabinets -Love the trash chute (you can take trash to the chute at your leisure instead of having to wait for "trash day" or having neighbors leave out their stinky trash outside their door for pick up) -It's relatively quiet -Elevators are a nice touch (but it takes a little while for it to come) -Maintenance is AWESOME! Besides the fact that they're really sweet, they will be out within a day or an hour or 2 to fix whatever you have a problem with. -Residents are all pretty nice and friendly here. -Location is outstanding. I walked everywhere here...to hospitals, to school. They now have a shuttle system to take you throughout the med center. Cons: -Carpet is pretty gross. The day I moved in, it looked dirty and I'm positive it wasnt shampooed. I've seen a couple other residents apartments and the carpet is the same (dirty and old looking). -There is a bayou odor that comes through at times through the utility room (the drainage around here is pretty bad). I've asked other residents if they had this issue and they said yes. It's not a daily thing though. I notice it mostly when we get rain. The day of my move in, I walked in with my movers and they said "ooooooh, that's unfortunate and not a good way to start out at your new place." I even went to Bath and Body Works and spend over $100 on candles, wallflower plug ins, sprays, it doesnt help (this is the most major con for me). I've even tried scrubbing the pipes in there with bleach the best I can (it helps a little bit). -Electric bill is really high. I'm extremely conservative and pay $150-200 here every month on electricity here (I have a 1 bedroom). I paid around $40 a month at my last apartment (same size). -Smoke detectors are super sensitive. Like if you have your oven on at even 300 degrees and open it for half a second, it will go off. I had to take out all my smoke alarms b/c I love to cook and its annoying. -You'll hear ambulances day and night (I'm a pretty heavy sleeper and they wake me up, but this is the med center we're talking about) I would be renewing here if it weren't for my long commute with my new job. I think the pros way outweigh the cons and I've really enjoyed living here. The staff is really nice also. I recommend this community and have honestly recommended it to my friends who are looking.”
“The current staff is way over there head with regard to experience to offer professional services. (probably only high school education at best)But this is normal I guess for entry level mangement position pushing and cheerleading for the corporate agenda.Its all about signing you to a lease and forget about the service beyond that point. Neighbors are drunks and I have smelled marijuana on my balcony many times. I have noticed that a lot of people love this community but unfortunately I would have to disagree with them. Perhaps those who try to sale this great image is working for management at the Macgregor. I would even question their ability to know what a great community is, and what it isn t. This whole area is surrounding by the projects, third ward, I think. Venture past the gated community at night by yourself, would not be a good thing. If you work around the medical center I feel sorry for you but since I don t I think this area its ------ just look at the cars that are out and about in the community on your way to work. It s like living in a college dorm or military style barracks. The tenants all resided inside the interior of the building, and yes you can hear every little word your neighbors says. As the economy continues to decline this area will be swallowed by its surrounding. If you must rent here in Houston I would suggest the galleria area and yes you will pay an arm and a leg but the community is better and living by rich people seem to get better treatment in the event of a storm of natural disasters! Not only you hear them showering, you hear them flushing the toilet too. 2)I've been here only hafl a year and I was scared by the fire alarms twice, all in midnights. I had a video uploaded to YouTube that you can watch. 3)The parking lot i used for 100 days was suddenly assigned to a new renter and I was not even notified until the guy occupied my spot for days. 4)During Hurricane Ike, half of the residents had to find another place to live by themselves for 2 weeks and the landlord refused to take a penny off the rent. They sent out attorney letters to tell people they still had to pay a full-month due. 5)With full amount of rent in the pocket, they took their time to repair the damage. The hurricane came and left in August and the repair was not done until December. 6)Office staff? I have no more comments. Trust what they say at your own risk.
