“We have been leasing a condo here since June 2014 and it has been the best place we have rented! I loved the huge space we had in our 1BR/1BA, the grounds, the location, and the kind security guards. I often stayed home during the day and constantly noticed the security guard walking by my corner unit to check up on it. I dealt with maintenance a few times and they were decent, though not always the quickest. However, my issues weren't emergencies so I didn't mind. The staff in the office was helpful, except I don't like that they limited the hours we could come by the office for package pickup. I'm sad that we have to leave in the next couple of months due to a work relocation, but maybe one day we can return and buy a condo here. All in all, a great place to live.”

The community is not all that great for renters. Below i have listed pros and cons. Pros: -Spacious apartments -Quite community -Security is nice and can give you packages when the office is closed -Nice landlord Cons: -No parking after 10-11pm for front residents -Mosquitos so bad you cant enjoy your yard -People drive though at fast speeds so be careful even as an adult, there is no speed limit posted -Security is not 24hrs and only a watch out, do not really understand why we have them (they cannot tow cars that double park or do not have the *mandatory* sticker, do not tell people to slow down, cannot carry a weapon) -Maintenance keeps switching, hard to get anything fixed -Possums roam through your yard, so be careful what you leave out. They have not taken care of them and we have lived here 6 months. This was our first complaint to the office. -None of the doors in our apartment close, and the office has given a letter saying the maintenance people are coming to look at the foundation. We got three letters in the 6 months we have lived here and no one has come. Waisted my time staying home to let them in. -Flood lamps are out or not placed so every apartment has a light to be safe. I am a resident that comes home at 5-6am and if the front porch is not on my door is very dark. Also if you are a RENTER, you have no say so in the community. Only HOME OWNERS get to vote or say anything that the HOPA will consider . If you have a complaint, do not expect anything to be done about it. They simply do not care what renters have to say.”
— 2255 Braeswood Park Dr · Houston“I have been to Houston for language school, and stayed at braeswood park apartments for 10 months with my friends. the management stuff was always kind to me even if ı had poor English they were patient. Maintenance guys are perfectly fast. every problem ı had was solved in 3hours. They were also extremely kind. I left my car keys inside the car and locked. They helped me to open it for hours. One of them drove me 20miles to look for used furniture. they were not working on Saturday but fixed my lamb Saturday at 6pm. Extremely helpfull. It was the safest place ever. Security guys start patrolling after 6pm. They gave me cell phone number to call them ımmedıately ıf ı'd saw anythıng wrong. I forgot to lock my door several times. nothing happened. I have never heard any car damaged, and for 10 months I have just heard one unit was tried to broken. It is relatively expensive but it's worthed. Thw only problem I had was cockroaches ( my biggest fear). Since I had a cat I didnt see them inside. I am going back to Houston, and I wish I had enough money to stay there this time or could find some roommates so that I can afford it.”

You can walk easily to the major grocery stores such as Kroger, CVS, Walgreens, Fiesta, etc. It is in a perfect location, very close to medical center, a bus stop just there in the corner. The only negative balance is the management of the complex since the fee is now almost $300. I started with about $150. I guess tthat the financial negativism also hit this complex. However, when you call them they are very nice to help youj but the help may take weeks, so a more efficient manager may be required. Regarding the security, since the last episode of robbery last year, the security has been improved significantly although it is not the best because sometimes the door is open and anybody can get in. Nevertheless, this place is a unique place in the medical center and it is very convenient for any student, MD, phD, ARNP, etc.”

Apartments are spacious, rent reasonable, environment nice, close to work, to shopping. Management and maintenance are excellent. If I had any problem it was solved in very short time. Complex is very quiet, a lot of trees, people are friendly. Practically, no problem with pest. I really like the complex and I am sorry that I have to live (new job in other city).”

Location is excellent relative to Houston sprawl (I have cut back on gas mileage since moving here). Crime rate is relative to the area, consider surrounding areas (some posh areas nearby (Rice Village), some poor rental apts nearby too). This area is somewhere in between the two. I would recommend this property if location, location, location is important to you; in terms of safety what do you expect living right smack dab in the center of one of America s largest metropolitan cities?”

It was really nice last year here. maintenance on time, no unwanted incidents, but since the beginning of this year we have heard some unpleasant incidents. During Rodeo this year, rocks were thrown @ one of the apartments close to the entrance. Apparently security has been tightened on the property but security guys will be only for 11 hours during anytime of the day. This didn't even help much. Couple of months back someone broke into the house. We don't know much info about the incident.Recently car break-ins happened to bunch of people. We feel like living here is no longer safe despite being one of the better neighborhoods in the city. We don't know whether its the same with the rest of the properties in the area.”

The leasing staff doesn't seem to want to rent any of their propertiees becuase the lady that answered was just RUDE RUDE RUDE... i cannot imagine how much of an inconvenience i could have been for her - all i called to ask was the availability and what it runs for. I wouldn't even bother looking - if they are this rude even before renting (which is a time they should be almost too nice if anything) i can't imagine what it would be like living there and needing assistance of any kind!”

If you are with a family, definitely you don't want to live in this property.<br><br>First of all, the apartment built so close to each other that you hear the noise from other apartments acroos the wall, insulation on doors and windows is very poor (hey what you expect from a 20 year old building).<br><br>Even do not think to open your windows even if you are dying for fresh air, if you dare to open your windows then be ready for smoke, bugs and noise. The electricity bills are very high due to poor insulation and water bills, please don't even ask for it....<br><br>Hey you want to resolve your problems with management, forget about it. I would not recomment anyone to live here but if you have no choice and you think you can take a risk to live here, go look for surrounding properties you bet you find a great deal.<br><br>Well the management is not really interested in you if you did not signed a contract for more than a year or so if you still want to live in this property with bugs, mosquitos, noise, burglary hey no no no no no I won't dare to live in that mess..... <br><br>If you are interested in a well kept and organized complex stay away from this one.”

Huge 1bdrm with a study... you could get lost in it!!! We moved to a one bedroom and it has not been so great. The bathroom door sticks so that you have to put all of your weight into it to get it open, our dishwasher leaked out into our dining room and now the carpet smells sour (after it was fixed and the padding was removed... I want new carpet), the windows in the bedroom don't close all the way due to foundation problems and the pipes are very loud. The management is great though!!! They are very accomodating and the price for rentals is reasonable. I would not spend the kind of money they are wanting to buy one though!!! That's just nuts! Like I saw in another posting, they are too old to charge $140 for a one bedroom... but overall, we love the complex. Very quiet and friendly. Lots of trees.”

Everytime I have had a maintenance issue, the problem is addressed within a day usually. The office staff has always been friendly and helpful. The area is great becuase it is close to everything. As a young single female, I always felt safe, and never had any major issues. The property was quiet and people seemed to mind their own business. There were not a lot of kids running around, which was a HUGE PLUS!!<br><br>I must say I am disappointed with the whole condo deal. I was offered no longer than a six month lease, and as a student, I don't want to deal with moving mid-semester. I understand what management is trying to do, though. <br><br>It is quite difficult for me to leave because I have grown accustomed and spoiled with my huge floor plan, double sinks, big walk-in closet, and reasonable price. I am moving to a loft that is much smaller and more expensive. It is a shame the management is becoming less accomodating to renters; I am sure there would not be as many vacancies if this were not the case.”

I can not believe that I commuted from Sugarland for so long.<br><br> There are plenty of apartments in this area but I decided on Braeswood Park because of the attention that I received when I wanted to see an apartment. I went to some of the newer properties along Kirby first but when I saw what price they were asking and the level of attention that I got - I quickly decided that the value was not there. I had to wait in the lobby forever and then they acted like they were too busy to actually show me an apartment!<br><br>At Braeswood Park I was given information on their condos at the sales office and then directed to their leasing office. This is the first place I went to that actually acted like they wanted to help me. After living here a while, I am definitely glad I chose this property. I found out one of my coworkers bought a condo here and we car-pool to work now. I am definitely glad I looked around a lot first and saw what else was out there.”

The pros: Most of the apartments are huge (especially the 1brdrm with a study), this does not include the newer ones at the front of the complex. Maintenance is always friendly and usually fixes the problem right; if not, they come back to do it right. The price when we moved in was reasonable for the size and location (near med center). A big plus for us was the fact that they allow big breed dogs...I've noticed people complaining about that here, but they shouldn't move to a complex, the ONLY complex in this area, that allows large dogs. That's their own fault...if you don't like large dogs and their barking, DO NOT move into an apartment complex that allows large dogs! But, now that it has transitioned into condos, the rules have changed...if you're looking to buy one now, you cannot have a large breed anymore unless you lived here before that went into effect.<br><br>Now the cons: These are quite old apartments, and the foundation sucks. We've lived in 3, yes 3, different apartments here and in every single one you can see huge cracks leading from the ceiling to doors/windows, which causes doors to stick or not open. Also sometimes you can't lock the door since the foundation shifted so much that the lock won't connect. But in all fairness the maintenance does fix that. Many of the doors and windows are not completely sealed all the way around, so in the summer it's hard to cool off and in the winter it gets very cold, especially when you are around the said door/window....obviously this has an effect on energy bills. The maintenance is unable to fix those problems. I am aware there have been a few car break-ins, but I am a petite female and feel safe walking my dogs by myself while in the complex. They recently changed into condos, and ever since then there has been a whole lot of construction which is loud and difficult to get your car around. As I said in my summary, these are great apartments, but no way would I ever buy one! Trust me, with the foundation as bad as it is and as old as this place is, go somewhere else to buy. Although this has never happened to us, we have heard 3 separate stories of residents living on the first floor having problems with water leaking into their apartment from upstairs washing machines or dish washers, so much so that it ruined furniture. <br><br>If these had not turned into condos, we would probably have chosen to continue to live here since we have had a satisfying experience. But I would never ever buy a condo here, just too old and too many foundation problems.”
“I moved in last February, only to get a notice a month later they were selling them into Condos. Now only the front portion is apartments. I have never really had any complaints besides this. I just finished moving out. I agree, Robin is not the most friendliest person, definitely ask for John. On a whole, I did enjoy living here, and had they not been selling them, I probably would have renewed my lease. <br>VERY QUIET. In the 7 months I lived there, I was only woken up twice. You cannot hear through the walls.”

John is excellent and I would advise speaking to him if you need answers. Otherwise, cage up the bird and don't go near her!”

My sink and toilet have not run at the appropriate levels for about a month and a half now, and have yet to hear from them regarding the matter, never the mind that I've come in twice to speak with the managers about this subject.<br><br>I still have a kitchen light that flickers on and off, and a microwave with a loose door. These have yet to be addressed either.<br><br>Even upon my notice of leaving, and the subsequent request to fax my rental history to my new complex (Briarwood in the Galleria, where the leasing staff are far more friendly and helpful), it took me two days, and three visits to get them to finally fax it over.<br><br>I believe that many of the management team are trying to accommodate their residents, but at the same time, trying is not doing. They are simply not interested in many of us who have not identified ourselves as future home owners.<br><br>My .02 is that people interested in a well kept and organized complex stay away from this one.”

I'ts amazing to me that some of you were happy with the previous owners who took our money and didn't keep the property up. The buildings were actually falling down from foundation issues that were never addressed by Archstone. The new owners quickly fixed those problems and many others. Wow what a difference. I now can say that I live in a beautiful community. It was worth the construction disruption. Really love it now.<br>John (the manager) has really come into his own now that he is working for owners that will spend the $$$ to fix up the place.<br><br>I wouldn't have ever thought of buying b/4, but now I've just picked out one by the pool and hope I can buy it.”

I would much rather put up with a little inconvenience for a short while, rather than have a management company that let's the property rot away. I have seen several similar-aged properties in the area that I would be embarrassed to live at. I have always had any concerns responded to quickly by the maintenance and management people. The manager even stopped me on the way to the dumpster one day to offer to carry my garbage the rest of the way since he saw I was in a hurry. I can deal with the improvements as long as I know I'm taken care of.”
