“Four times I have reported the same problem. which is becoming more serious every time and until today, 07/15/2024, the problem has not been resolved. The administrative office has five-star service, but the maintenance office has terrible service and attention to residents. I attach photos that prove the many times I have reported the problem”

“the new owners are very strict and the manager is rude . it feels like jail. you cant even put christmas lights outside . they take pictures of people that without consent. it feels unfair . it doesnt even feel like christmas anymore.”

“Unprofessional always scam people and want to charge them more than 15 days late fee which they cant is against the law the lease it said in the lease also they just fired this guy that told us we paid rent fully it came out that we still owes rent who knows if he stole some of the money order that why they fired him really wont recomment this apt at all i think imma break my lease to move out”

“DO NOT, i repeat, DO NOT, move into these apartments. There's mold coming out of my mother-in-laws apartment and they've never fixed it. There's also water leakage in the ceiling. MAJOR cockroach and bed bug problem. They never fix anything, people are always out in the parking lot drinking and there's too many break ins to list. This place is ------.”

“****BEWARE BED BUGS INFESTED***TURN AWAY WHY YOU STILL HAVE A CHANCE****I moved here in 2012 and thought these was the apartments for me due to them having reasonable 3 bedrooms, but I was absolutely WRONG I will NEVER ever recommend these apartments to know one. First let me start by saying when my family first moved in our stove did not work only one burner mt refrigerator did not work and I kept complain about the same thing and just the beginning of 2013 they brought me a new stove and a refrigerator, oh and let me not forget that my dishwasher still do not work. I can go on and on, but its a limit to this typing my main reason that I do not recommend these apartments because they are infested with BED BUGS and the apartment staff do not CARE, it go so bad that my Kids was getting bit. If you move in these apartments BEWARE listen to theses reviews they are the TRUTH I didn't believe them, but now I see.”

“My daughter and her 2 children moved in here on 7/13/13. On 7/26/13, there was knock at the door. It was Maya, she told my daughter that there was record of her moving in and that she could not stay. Come to find out there was a record of her ,but, Maya shredded the lease that my daughter signed because the manager did not sign it. She also said not to worry that they were going to work it out. They also fired Elvis, the guy in the office that moved her in. Now on 7/29/13, they said that she had to move out because the app. was never approved. My daughter is about to have her baby with less than 4 weeks left and they want her to move out with no where to go. Stay away from this place. You could wind up in the same boat. Remember the good reviews you see on here are prob. from the people in the office or people they know trying to put good reviews out there to out weigh the bad ones. Also around the corner from her someone killed themselves in the apartment. The fire alarms also went off, with strobes in the apartment, for no reason.”

“I would definitely not recommend these apartments even to my worse enemy. first off they illegally charge different rent prices to people with /without ssi numbers. the maintance don't fix anything and I even caught the head maintance man throwing couches off the third floor railing where my children play in front of my apartment. nothing works(lights, stove, a.c., fridge, ect. I have lived here 6 months and have bed bugs 4 times and now my kids are covered in ringworm. I complain and complain and nothing comes of it. management don't know their job and if they do they don't do it. I even had my car illegally towed due to the fact the manager never gave notice of a new parking sticker. when I went to the office I was told it was not her responsibility to tell us. really? then who's job is it? the manager told me I had to get my own car out which cost me $224.00 and she would reemburst me on my next months rent even after I notified her I was no longer staying here and this was my last month. then the next day I went to give her the receipt and she refused to accept it and even told me she refused to give me a parking permit so my car wouldn't be towed for the time being. these apartment are a scam and someone should really take legal action aginst them. I would but these apartments have totally tapped me dry of funds. the only one who helps you in the office is a guy named elvis but his hands are tied as well. if someone knows who I can speak with about resolving this scam please let me know because I have never been so disrespected. also none of the washers and dryers work and they constantly leave dog feces in the laundry mat. children are not welcome because of all the drunks that hang out and drool over the little girls playing. no security and no one seems to know this is America and here we speak English. I even witnessed the unsupervised children throwing puppies off the second floor. please no one ever move here if you value your family and health.”

“I been staying over here about a year now and recently had to renew my lease even though I really did not want to, but due to circumstances I had to. I would not recommend these apartments to no one I wish I would has listen to the reviews before I moved over here the reason why I wouldn't recommend these apartments is because the maintenance do not come an fix things I been complaining about my dishwasher and stove over a year and still nothing been done. The management do not know what they doing they act like they don't understand English when you have a problem the sewer always getting backed up so it be waste outside which is nasty. Thats why my family do not drink the water over here my list goes on and on but this will definitely be my last year over here I would not be renewing my lease.”

“I have lived here for over 10 yrs. and at first it was a nice place to live. Management was always on top of their game but after these apartments got new owners and a new staff in the office, ---- started to hit the fan! WORST STAFF EVER!!! We recently saw some weird looking little bugs on the side of the mattress and after a little investigation we discovered they were BED BUGS!!! Boy was I pist. I have reported this problem more than 5x and all they say is that we will be put on a waiting list. :/ Their is trash all over the place and beer cans all over the parking lots. No security whatsoever. They installed cameras all over the property but they are not even hooked up! I know this because my apartment was broken in too and when asked to see the tape they said I had to call HPD and get it from them!!! WTF?! You can never find parking and if you dont have a sticker to from the tow truck company they deal with, your vehicle will be towed just because you parked next to the building! They dont know how respect anybodys property. Maintanance men are pretty good with their job. But the staff in the office just dont care about you or your apartment all they want is that money! If you report something they blow it off but when its time for rent they want it quick fast and in a hurry. I WOULD NOT RECOMMEND THIS ---- HOLE TO ANYBODY!!! The cops are always here it never fails. Alot of prostitution, drug dealing, sex offenders, you name it we got it. Its also been on the news that somebody got tricked by a pregnant woman in the middle of the night,she knocked on someones door and said she was in labor and needed help so when the man opened the door they rushed him at gun point and ransacked his apartment. I havent moved because Im really trying not to live in another ------ property. This manager here doesnt take care of business and when asked to speak to her she doesnt want to come out of her office and tells the receptionist to speak for her. VERY UNPROFESSIONAL!!! The only thing these broads upgrade is the office and the damn sign outside with the apartments name! The refrigerators and stoves are older than dinasours, so if you like rigging your stuff so that it works, be my guest. Oh yes and did I mention they have a bed bug infestation here? And they leave horrible bite marks and they itch bad. So you can guarantee you will look like an idiot at work with all sorts of bumps on you. THIS PLACE IS ----,PLEASE JUST KEEP LOOKING AND GET YOUR MONEYS WORTH!!! Rent is too expensive for the ------ service. And another thing, the a/c goes out alot and when it rains the lights go out.”

“We recently moved here...the property is great. My kids are enjoying the onsite computers and after school program. The maanagers are so helpful. I would highly recommend.”

“Up and downs here. Management changes, thing go to hell, then better, now back to hell. Walk out to sea of beer cans from the residents loud party the night before, occupant mail scattered all around mail boxes and now rent goes up 10%. It's just not right... Maintenance - a coat of paint not gonna fix the many years of neglect. Just waiting for electrical fire... Gates - they've tried to fix locks at least 3 times. Last for about 24 hours before gates are jimmied, broke or gate is tied open... Could be a nice place, just no security - once office personnel leave for the day, it's do whatcha like...”

“I moved in 3 months ago and everything has been good. I saw that some one had wrote about pigeons, but to tell you the thruth the only thing you have to do is put a screan on your balcony and that will keep them from going into your balcony. I'm very haapy with maintenance and the office staff they are curtious and very helpfull. I will definetly recomend this place. We only pay rent and light here. We never get a light bill higher than $147 even in the summer. What else can I ask for!!”

“My family moved in when I was 14, I am now 21. Unfortunately, I'm still living here because my family needs my help with rent money and I can't move out since I am also a college student. There is absolutely no space to park all the vehicles. You must make your own parking spots. There is a HUGE pigeon problem and the pigeons all carry scabies so be prepared to deal with scabies until your body adjusts to them in a couple of years. Management changes often. I personally witnessed police vehicles and helicopters swarm the apartments after a man was shot. It was featured on the news http://abclocal.go.com/ktrk/story?section=news/local&id=6541783. I came home from work one time and heard gun shots so i had to turn around and drive away. I have called the police for gunshots on a previous occasion. The dumpsters have been set on fire. There used to be helicopters every week here. LAST WEEK MY VEHICLE WAS STOLEN! It would NOT be so bad if the stupid managers helped out instead of being so pretentious. They ignore the situation and drive around in Mercedes as is to say "this isn't my problem, you deal with it yourself". AND THEY MAKE YOU SIGN A RELEASE SO THAT YOU CAN'T LITIGATE FOR ANY HARM CAUSED BY ASBESTOS so maybe we are all ill or who knows. I seriously hate this place.”

“I just wanna start off by saying that these apartments look nice from to outside to in. They have pretty spacious room to fit a small fanily well. Now back to reality, I have lived here all of four months and the entire time we have had problems with the air conditioning and water sysyems. Finally after three weeks of getting the run-around the hot water was fixed. Now like always the a/c is still not working. I called the office and they always say its been fixed or we'll have someone get right on it. Everyday I come home from work to a hot apartment and just to keep cool we all take cold showers at night. Not to mention I have three small children who all have asthma. Anyway I see the and hear the guys on the roof and like a loyal ------- tenant I wait patiently for cold air to come thru but never does. In closing If anybody reads this and cares as you are driving by I would advise you to get as far away from this hell hole as possible... Sincerley , A disgruntled tenant.”

“Well let me say that the first time I went there I really like it. Yes they do look nice from the inside, but the outside that's another story. My point is that the ladies in the office would be sort of nice to me in the beginning, but then when I started to fill out the application they would ask me for more requirements. Like what kind of banks did I have and what were my bank accounts, which i think is not neccesary. They also told me that the only thing that was nonrefundable was the application fee, which I understand because you take their time with finding if your approve. Well here is where I know I made a BIG MISTAKE was to give the apt.'s deposit at the same time with the application fee. Alright I know you might say well duh but it was my first time I did that, and at that time I really thought I was going to get the apt. Well they were taking a long time with the approvement, and I had already apply somewhere else, so I get a call that I been approve in the other place, so I decide to go back to Village Park to get back my deposit. And guess what they didn't want to give it back!! I know their suppose give it back if you don't get the apt. that's what all the other apts say, but no they got all mad because I cancel the application, well hello i don't have time to waste on them and I had to move. I was very dissapointed in them and I wouln't recommend this apts to no one, because they don't have good customer service. If you wonder if I got my deposit back well yes I did I wasn't going to throw money away just because.”

“I am curretly one of the resident at VillagePark, and I have experince BIG changes since they started remodeling the apartments.They look as nice as the one's that are located in the Galleria Area for a cheaper price.Not to mention that the Electricity bill is CAP.I wont have to worry this summer about a large electricty bill. Check them out if your looking for an apartment in the Spring Branch Area.”

“this was my first apartment ever. It's appealing due to cheap rent with all bills paid and not being very far from i-10 or 290, however there is an abudance of large families who live in this neighborhood and you will hear children all day and night. The place also hasn't been restructured in some time so the floors feel outa place on upstairs units and the exterior look of the place is just ugly, though no complains on the inside. And unless you're ------ or know ------- you wont be able to talk to many of your neighbors. I also never felt safe at night time. good luck finding a parking spot also. The staff is the only thing going for this place, though one of the women there may play word games with your fees and change them if you come back a week after looking at a unit.”
