“I've lived at The Fountains ?? at Chimney Rock Apartments almost Three years and have always gotten courteous and friendly service from the office staff.?? Whenever there's a problem with my unit, I've always gotten swift service. Metro bus service has TWO routes that runs in Four directions. The #49 runs North and South bound, and the #309 and 310 runs East and West bound. The property have Laundry facilities on the property. The property also is pet friendly. Several convienient stores in walking distance of the property. Stop by and take a visit.??”

“HORRIBLE apartments and even WORSE management. CLAUDIA was unprofessional. Bums drink alcohol and piss all over the parking lot. Prices are too high for below average units. Everything is old. Save yourself and keep looking elsewhere. Rat traps set all over apartments and Roach infested apartments. Don't recommend not even to my worst enemies.”

“They never answer maintenance requests. I have asked them to fix my ac for several months now and nothing has been done. The apartment wasn't cleaned from previous renters when we moved in. Horrible place. The manager obviously doesn't give a ----. No security whatsoever. Trash is everywhere. Mice and roaches. Disgusting.”

“Love his or her rewiew I couldn't explain better than her or him, new staff is a hateful people and the tenants started to do worst than ever I've been here for 4 year and this month is the trashy one noisy and the comment so staff understand that you're not doing anything good.. The new management sucks!!! The manager is very rude and somewhat racist!!! She's -------- herself and thinks she's the ----!!! They want a renter's insurance,wich I don't mind having,but they also want $500 deposit for having a dish satellite outside on the balcony,roof or property ground,and too me that's just too much!!! NO WHERE IN MY CONTRACT SAYS I NEED TO PAY $500 DEPOSIT FOR A DISH SATELITE!!! And I can take them to court if they want!!!! DON'T RENT HERE GUYS,THERE'S ALSO LOTS OF ROACHES,RATS,AND BEDBUGS,UGHHHHH GROSSSSSS!!!!!! ANYONE KNOW WHERE CAN I REPORT THIS PLACE,MAYBE CALL THE CITY ON THEM??? “these apartments are horrible I called the office because I had mold on my restroom wall and all they did was paint over it! That is a VERY bad health hazard and also, they paint over the bath tub and in a few weeks it starts peeling off and they expect you to pay to get it repainted, they wouldn't have this problem if they just put NEW tubs!!! They also paint over the sinks restroom. Also when you call the office for any problems you are having they take weeks to come and fix it, they say they take care of the most urgent s ones first. They never let you know when they are going to cut the hot water off, there was a time the manager gracie left on vacation and the complex boiler was not working so we had no hot water for almost 2 weeks! My restroom is constantly flooded with water due to clogged up pipes and toilet water and poop is flooded outside the apartments as well. They allow pets In These apartments but aren't strict about them picking up after their dogs, so there is always dog ---- in the hall ways. Washer and dryers never work and just steal the money from your laundry card. The neighbors have no respect for no one, they drink and leave their bottles laying around, there is no security, no parking for visitors EVER. People have started parking on the street and have had tickets the next morning. The manager Gracie lives in these apartments so you would think she might have them clean and looking nice but no, I already imagine how nice and maintained her apartment is compared to the residents who struggle to get our apartment fixed and updated on appliances. Beware of mice and roaches too. Don't move here. Look elsewhere.”

“No hot water for weeks on end. My son has asthma and can not bathe due to the cold water. We complain to get fixed but nothing happens. When you complain here they threaten deportation. This place is as bad as mexico where I from. My neighbor air condition not get fixed this summer and he died. They dont want to spend any money here. Gracie the apartment manager never listens. Tells us if we complain we get kicked out. She is a bad lady. If I could afford to move and was a citizen I would leave and press charges. Do not move in here.”

“These are the worst apartments I have ever lived in there is never parking the pool is never open the washing machines rarely work there is a mice and roach problem. If you are looking for apartments in this area I can tell you first hand there are better ones than this.”

“I have lived here for 4years now and I can say that in those years I have seen alot of good changes made in this Complex. The New Owners and Mangerment have made improvemnts to the grounds and hired security to enforce the rules of curfew and kids running around wild destroying things.They have yearly community sales for the residents.Easter hunt for the kids, they really try to get involve to make the residents feel at home. The office staff is friendly and helpful. I feel safe to walk my dog and to have vistors visit.They work rerally hard on improving the problemns . I have no complaint with maintanice with the understanding they are busy fixing up the place in order for us to have this nice of a place to live in HOuston”

“The main issue here is the parking. There is not enough parking lots for residents and even visitors will not be able to find a spot easily. Cars usually park in the permit zones without having a permit sticker. We definitely need more parking area here. Finding parking at late night is extremely frustrating please do something about this issue! Another thing i have a viper alarm on my new car and people are so disrespectful they hit my car with a soccer ball, and slam their car door to my car, seriously this has gotten on my last nerve! I live down stairs and people that lives upstairs are so loud and damn nasty they throw trash around the complex, seriously maintenance sucks, if this continue being this way I will have to move to other apartments. Seriously this apartments are straight up a garbage can , all you smell around the hallway is cats & dogs poop and urine.”

“Fountain Oaks Apts are a descusting hell hole.Pleassee Let Me save you, Adinew. 1. Management will serve you the worst apartment a floor plans that are not even on the brochure. Management is thieves. Apartments are $100 overpriced. factuaely. 2. nothing in at the Fountain Oaks apartments works correctly, the celling fan will not work,Management knew this already but refused to inspect then correct because they de not accept black tenants as equals. We checked out the apartments, they said they will clean but was not the case. 3. this aprtmecrap is full of --------(unknown), Beleeve, they are an evil people who live around up in here. They hang their DIRTEE clothes on the rail, they barbeq on the porch which is against the rules, they do not care about safety for the community a bit, they throw their TRASH bag full of trash outside, they will not even have courage to walk to the trash can, they are the worst neighbors to have, they are nasty, they will disturb you with loud music, loud taking, and horseplay right front of your door, These apartments are similar to a ----- tell that house, prostetution of children, their women and men. 4.the management is all hispanirund , we've complained about, inside and outside the apartment they ignored us, our safety and our comfort is of no concern to them, b/c we are black . dem people are a DISGRACE!! they only want money. 5. Parking is terrible, there are more people living here with cars, that the amount of parking spots, you have to pay to park under the shed, $20 a month, Fountain Oaks is not worth it. 7. when we moved in , we later realized the carpet was not cleaned for us, over time the previous tenets must of had a dog, because the piss flares up when the weather changes. They have complimentary carpet cleaning, every 6 months but fail to let the tenants know, as a resident perk. They will not offer. 7. the children of these people have no respect for their elders. we are an older family living here asking them to stop running and screaming by our door, they refuse. We get things thrown at out window, while we are harmless people who bother Nothing and NO One. Children here do not respect curfew, its so bad, we've called the police and the police have never showed up for trespassers. 8.entire the time there is beer cans, flooding the stares, flooding the courtyards, flooding the parking lot. 9.Fountain Oaks apartments is not a recommended place of living, search elsewhere. The neighborhood have thugs shoo grafitee the children's playground and the entire apartments. not a good looking environment to raise a family. 10. Cleaning round here, very important. Maintencae at Fountain Oaks apartment is terrible. Let me tell you this, they will not clean up behind each tenant if there is dirt, instead of removing it to prevent disease, Maintene at fountain oaks apartment will paint over dirt. Kitchen counters and bathroom toilet bowls, tub, 11. Laundry, we spent our money on a Fountian Oaks laundry card, and the card did not work and nor did they offer to pay us our money back. 12. Water, water is shared on one pipe line, anytime the water backs up, poop will run through your water faucet, your cold water will be hot, hot water will not run at any time or there will be a leak, constantly. the picture is the leak that burned the sink of bacteria.”

“i have rented several apartment in this area and so far this one has been the best. they have the best staff very friendly and get things fixed quickly. the rent is low and all my neighbors are quiet and friendly. lots of families live here so they like to stress the idea of safety. also they have communal events hosted by the complex. the one and only draw back is parking. its scarce and in spots that get lots of bird droppings. i recommend getting covered parking it cost extra but is worth it.”

“This is for fountain oaks in Houston, TX. Este es para Fountain Oaks de Houston, TX. It's horrible, after the first 3 weeks bedbugs, rats and roaches appeared instantly through cracks and such. We had to get rid of 7 the future other rats that are in this trash hole. The roaches just dance like everywhere like theres no tomorrow and, for the first time in my life I experienced bed bugs. The owners and management think they can get away with it because most of their customers are not U.S born. They are --------- who are trying to get by. Well, I tell you this. I've been in shitholes but this one takes the cake with the roaches and rats blowing out the candles. They will lie about the apartment. It looks shity and horrible. I cant wait till this lease is over. I bought brand new funiture, they tried to say the bedbugs was because of us. Hell no, the neibors had it and they left Ithese apartments. We got like 5 Months left to get the hell out of this place. I have to throw away every ------- thing... if not these bed bugs will follow us to oblivion. Yes this is for HOUSTON TEXAS!!!,THE PRICE IS NOT WORTH THE EMOTONAL SCARS OF THE BED BUGS.”

“I have lived here for a year and a half until about 4 months ago it wa a nice place to live the manager that was here when we first moved in was great but she was sent to another apartment complex and a new one hired, they had greap maintenance staff but they fired tehm hired new ones, before maintenance requests onlty took a day to get a response two at the most now you might here some thing in two weeks. Yes they have a fitness room but if you work you can not use it during the week it is only open from 9 am to 6 pm. They have a pool but I would not swimm in it! The pool is dark green”

“I have lived here for two years going on three and the only thing that I like about the complex is FREE CABLE...BASIC...of course. I have had my a/c unit worked on four times with never a replacement filter. Have been waitin two months for them to change the kitchen lights (florescent) Complex has been flooded twice under at least four inches of water...(not bad for this area. They worked on my stove...after three weeks of bugging them to, and two months later, am still waiting on the maintenance man to come fix the last burner. Dining room light doesn't work anymore becuase they stomped on my roof so much...(no light in the living room. They haven't fixed that yet. Crime has gone down though since most of the evacuees left...mostly evicted. One day my door locked me inside... I finally got out and asked them to fix it. A week later, I bought my own lock because I was tired of waiting on maintenance. The washers and dryers here work pretty well; Half the time. Great Place to live...if you do not expect anything.”
