Noise control is better and conflicts are few, however, the police have been called more than they use to be. The complex is called a "Second Chance" Apartment. That's good for people looking and need a "Second Chance". MAINTENANCE: I currently have a ceiling leak and get get it repaired. There is mold and mildew that continues to grow. I keep going in to speak with the Manager. Two months ago, she was to schedule a full inspection of my apartment. This has not occurred. I spoke with the manager in July about the ceiling. I went by yesterday (Saturday) and only the receptionist was in the office. I left four telephone messages to speak with the supervisor (Jennifer). I have not heard back from anyone in a management position. I will contact the Health Department tomorrow morning 8/16/2021. Not safe.”

The parking situation is ridiculous, the noise from the neighbors, pets and children has disrupted any peace & quiet of the last 6 months. I am embarrassed to have friends over with all the trash and type of tenants that have recently moved in here. They would rather lose a good paying tenant than try to resolve or be sympathetic to anything u tell them. They went as far as to offer me out of my lease with a 30 day notice instead of the contracted 60 day notice. If that doesn't say they don't care idk what would.”

Yeah, the office workers might be nice to you when you're looking at renting an apartment with them, but once you sign the lease - it's to hell with you. Whatever rent they offer you when you come to tour the apartment may look attractive, especially for the area. But, once you sign the lease, and get all moved in - you'll realize that you've made a huge mistake. 1. The gates are always malfunctioning, and broken. Anyone can come into the property off of Westheimer because of it. I've seen homeless people walking around the apartment complex at all times of the day, digging through the trash, looking inside vehicles. 2. The office staff changes every month or so. We've been through at least 3 or 4 different property managers since Headway took over the property in October of 2019, and I can't even count how many leasing agents we have been through so far. Do not expect anything from the leasing office at all, they are only there to bait you into moving into their apartments. If you have legitimate issues regarding safety, liability, or any kind of concern - do not expect them to help you or take ownership of anything. Nothing is ever their fault. Just shut up, pay your rent and leave them alone. The current staff really lacks in professionalism and good Customer Service. Maybe by the time you are reading this they will have been through another 4 or 5 property managers and finally have a manager who's goal is to retain tenants who actually pay their rent, rather than piss us off and end up giving them a 60 day notice because of their b.s. 3. The apartments are seriously falling apart and just need to be torn down rather than have a company come in and make them "more beautiful" (as the current leasing team says.) The floors in my apartment on the 2nd floor are uneven in places, the floors creak, and there are places in the hallway that I am terrified to step on because I'm afraid that I will fall through into the apartment below me. The tile in my kitchen is busted, and the grout in between the tiles keeps coming up. We've had the sewer back up on the property multiple times as well. There was an apartment fire a few years ago which took out a bunch of units in the back, and we didn't get a notice. Also, the parking lot is terrible and always needs maintenance. Parawest repaved the parking lot once before. Then a year or so later, it was bad again. 4. A lot of the residents here tend to keep to themselves, and don't cause any problems. But, there are definitely some sketchy characters that live here. I've witnessed numerous fights, doors being slammed, glass being broken, people yelling and screaming at each other at all times of the night. My advice would be to run as far away as you can from this place. It's not worth it. Go further down Westheimer into the actual Galleria area and there are better apartments that will provide you with way better Customer Service than what Watermill Apartments can provide you. It's truly not worth the stress to live here.”

We had maintenance come exterminate and our roach problem only got worse. Twice now we've had someone else's nasty dish water overflow our sink. They supposedly fixed it and then it happened worse. I talked to Yulie at the front and she gave me nothing but attitude, came inside and told me I needed to clean because its a health hazard since there's trash and she wouldn't want her kids living like that. There is simply trash in the trash cans, we've got clothes everywhere and there's toys. That's a typical mom of two house. I cleaned the day before yesterday, am not a hoarder of trash, but I was insulted because they don't want to have to fix the damages THEY caused. A health hazard is not having someone competent enough to fix a flooding issue in the first place. I told her I woke up and almost slipped and my toddler did slip in all the water which she said nothing of. THAT is a health hazard. That's extremely dangerous. We had water all over our kitchen and all through our hallway because in fixing the apartment next to us, they messed up OUR pipe lining. There is also almost always some kind of extremely loud construction going on - probably because the place is falling apart. When I moved in the toilet constantly overflowed and we had to get that fixed. It's been one problem after another and I've been here only about 6 months. They have multiple men come blow leaves outside of your window for 45 minutes at 6am on Mondays during the summer while there's hardly any leaves, while shouting back and forth at each other and blasting -------- music. Also, you can hear everything through the extremely thin walls, including yelling and the people above us stomping and slamming doors at 4am. Save yourself and find a better apartment complex that cares about their residence and doesn't insult their tenants when trying to solve a problem. You can find cheaper prices at better places.”

The staff is ok nothing special about the service provided by them. Since I have been here for 2 years there have not been any break-ins or robberies and I feel safe here. Cons ROACHES...I have never had them before I came to this complex, I keep my apartment nice and neat but nothing helps they always pop up. They offer pest control every Monday but they literally come spray for a few minutes and leave. They are not handling the issue the roaches reside in the walls and they need to have the entire complex professionally treat every unit. The maintenance guy takes weeks to come out and resolve any issues. Pet owners on the property are horrible they allow their pets to use the parking lot as their bathroom instead of taking them to the designated pet area on the grounds. I have had a big pile of poop right in front of my door at least twice, management usually sends out a letter but nothing ever gets done about it. They shut the water off at least two or three times a month for what reason I don't know because it doesn't seem to change a thing. The water temp changes on the drop of a dime while you are showering going from cold to extremely hot.”

The office staff were pretty nice and helpful. We didn't have any maintenance issues. Most of the neighbors kept to themselves. The biggest issue I found was that the upstairs neighbor was incredibly loud and at inappropriate times like the middle of the night. The other thing is they charged us about 300 dollars when we moved out and never informed me. They called my roommate (who was irresponsible and unreliable--hence moving out) but not the other person on the lease who's credit would also be affected. I found out from debt collectors after it had already been put on my credit report. That's was certainly annoying but not irreparable. Over all it was an average experience for the price, location, and amenities.”
