“I had to edit my last response since I couldn't give a new response as of 11/18/2025. I can say this that property has been trying to fix things around here. There are still some things that needs to be fixed. I'm paying my rent every month but don't have access to the Gym. When I asked the property manager Charles about it, he stated it can only be opened during business hours, which isn't true. If I'm paying extra for the amenities, I should be able to use the gym whenever I want. They are really bad about responding to your requests, I've been asking for black appliances for 2 years now and have not received any responses. My rent increases every month, they have added fees I've NEVER heard about and definitely wasn't in my initial lease almost 3 years ago. I'm not happy with the communication, I've only been asking for black appliances, I don't complain about anything and I love my balcony/patio. Revised 11/18/2025”

He cusses out the tenants for filing complaints. He might seem decent at first but it’s to get you to sign that lease. The amount they charge is not worth it you can find a better complex down the street for less. Destiny is nice at least but she won’t be there for long. Maintenance request do not get resolved at all. See the proof below. They lost part of my rent money and asked me if I was going to pay my rent and tried to charge me late fees. Just save yourself the trouble look at the proof. It’s also unsafe gangs are everywhere gunshots every night homeless people come knocking on your door cops always called out and they take hours to arrive. So if anything happens to you, you’re on your own. There’s a roach infestation, water heater has been down for months, the whole unit smells like mold. If you like unsafe environments and being disrespected by management this is the place for you.”

THE MAINTENANCE TOLD THE COPS I HAD A LIVE IN BOYFRIEND. THE SECOND LIE HE TOLD IT WAS SOME CHILDREN THAT DID IT. THE OFFICE STAFF LIED SAYING NO ONE BEEN IN MY UNIT. THE NEXT LIE FROM THE OFFICE WAS THE MAINTENANCE WENT IN MY HOME FOR A BROKEN LIGHT. I WAS NOT HOME TO PUT IN A SERVICE REQUEST. THE COPS DID NOTHING ABOUT IT. THE THING FROM CORPORATE TOLD ME TO SEND HER SOME PHOTOS AND SHE'LL CHECK THE MAINTENANCE UNITS TO SEE IF MY STUFF IN THERE. I CALLED FOR A CHECK UP FROM THERE SHE TELLS ME SHE HAD A MEETING WITH THE MAINTENANCE ASKING IF THEY TOOK MY STUFF & THEY TOLD HER NO. I TOLD THE OFFICER THAT. SHE LIED AND TOLD HIM SHE CHECKED MY UNIT. SHE ALSO SAID THEY CHANGED MY LOCKS BECAUSE MY DOOR WAS JAMMED. QUESTION WHO THEY GAVE A KEY TO THE UNIT? I WASN'T HOME AND MY DOOR WAS NOT JAMMED. NOT JUST THAT THEY DIDN'T TALK TO ME ABOUT THAT. HERE'S THE GOOD PART WHENEVER I LEAVE MY UNIT FOR OVER TWO WEEKS. I ALWAYS HAVE MY LIGHTS TEMPORARILY SUSPENDED. ANYHTING WITH AFRRICAN AMERICAN PEOPLE ON THERE IS THE STAFF THEY DIDN'T TAKE. MY SISTER PURCHASED A BLANKET WITH MY BROTHER PHOTO ON THERE. I HAD IT IN MY CLOSET ON THE SHELF. I'M NOT OVER HIS PASSING SO I LAFT IT IN THE BAG IT CAME IN. THAT BLANKET WAS GONE AS WELL. MOST LIKELY WHEN THEY OPEN AND SEEN HIS PHOTO ON THERE. THEY PUT IT IN THE DUMPSTER. IT REALLY HURTS MY BROTHER TOOK HIS LIFE IN MY HOME. I WAS IN MY ROOM NOT KNOWING HOW HE WAS FEELING. MY OTHER BROTHER FOUND A NOTE. IN THAT NOTE MY BROTHER SAID HE DON'T WANT TO LIVE AND HE FEELS LIKE TRASH. IT WAS MORE THINGS IN THE LETTER AS WELL. SO JUST KNOWING THEY PUT HIM IN THE DUMPSTER WHICH IS ONE REASON HE TOOK HIS OWN LIFE. BECAUSE OF THEM I LOST MY BROTHER AGAIN. NOBODY CARES. THEY DON'T HOW BAD THEY DAMAGE MY SOUL. NOBODY KNOWS WHERE I LIVE NOT EVEN MY FAMILY.”

She was the best, she respected the tenants, the community was well kept, very clean, and she made sure all your needs are met on time. This complex used to be the best around but it is so trashy now, so dirty, the laundry room is the worse. I move in back here to please my son but I regret it now. They didn't even clean the apartment properly when I was moving in. They were cleaning the carpet the same day I was moving in; the guy was there as I was bringing my stuff. So UNPROFESSIONAL! There are so many clutters in front of my apartment I believe from other tenants who left and the management and her staff don't even care about that. The other communities around are becoming better.”

There is no Hr or corporate to report to just the manger and owners who are the biggest parts of the problem. If you don't accept whatever bs answer they give you and dare to be Persistent about your issues they will call you Belligerent, Threaten to a evict you and report you to the police. They would rather go through all this instead of just doing their job. I reported the managers behavior to the owner. The manager was screaming at me and hanging up in my face over the phone while threating to evict me and saying I'm not going back and forth with you I'll see you in court.. the owner told the management to report me to the cops and blocked my number. Watch my video proof of the manager screaming at me in the office for trying to get my online portal fixed for a month straight with another leasing agent.”

We’ve seen roaches in our dish cabinet, dishwasher, restrooms and stair well and even behind our bed. When offering to use our own pest control the previous manager was resistant. Yet the treatment they were utilizing was not working. It’s now October and we are still seeing activity and it’s absolutely disgusting. Especially being pregnant it poses a huge health concern. Management seems to have this idea that if we don’t see them all over during the day there’s not infestation which is incorrect. Roaches are nocturnal which we usually see several at night or early in the morning. We’ve seen up to 5 in a day and 10 weekly. Multiple sizes indicating several generations. There were lots of gaps and cracks throughout the unit which I feel drew bugs in. Current management finally fix these. We’ve had poisonous caterpillars get in, wasps and other pest. It’s honestly been a nightmare and quite frankly my husband and I wish we never moved here. The previous manager guarenteed us a pest free environment which I have a paper trail email proof off and seems like he was more concerned about getting our money than anything. Advice… save your 1.4K and live in a luxury community. This is my first time not living in a luxury community and I regret it. Not to mention kids play recklessly near the cars and I have a dent on one of my brand new vehicles. We were also told there was a laundry facility and a fitness center.. that’s non existent. Surprise. Hopefully new management is promising, but as of now we won’t be here long, it’s pretty gross with the bugs. Pest control comes in and sprays one tiny corner and leaves.”

That was back in October. Management never got around to doing anything about it. The complex is very loud at night. Management will tell you otherwise, but no part of management lives in the complex. The gate, during the time I lived there, felt like it was broken more often than when it worked. During our time there, it was a constant battle with roaches and mice. I would not recommend.”

She make you feel as if you belong here and quickly resolve your apartment concerns. I must admit she is truly focused on her residents and take things that concern you personal. She will change the things she can and what she does not have power over she will find who does. I like it here and I will refer any family and friends that is looking for a good community to stay in. I feel thry pride themselves in keeping Vanderbilt Lodge descent and safe!”

Drug dealers live here, I seen them do drug deals, from my window. earlier this year there was a shooting. The water bill is high as hell. There is trash everywhere, the pluming system sucks, the toilets always back up and the waste water then spill into the parking lot. You can smell the pee and can actually see the poop coming from the sewer system that's by the front gate. . Oh I made 2 police reports already, for theft and for harassment. I could go on and on. The gates are always token, people are having parties throughout the night with their loud music all hours of the night. If only I could post my number so if anyone doubts what I say you could call me. The office manger is a joke. I will continue to leave a negative review on every website I can find. Don't move in and make the same mistake I did. I one point it was a move place to live, back in 2015 not now.”

I have NO ROACHES WHATSOEVER it has never been a problem! My neighbors next door and downstairs have no roach problems either trust me I've asked! If someone has posted about roaches it has to be them and how they are or are not handling the problem PERIOD. There's always parking, no tow truck issues, gated-access entry, no people "hanging" out either, ever and that isn't so common these days in sw houston. My kids play all the time outside. It's a safe, clean beautiful complex. Yes we've had a couple managers in the last year but they were extremely unpleasant anyway. The current property manager Laura is the best one yet. She's welcoming and available anytime I've needed to speak with her. I honestly have no complaints here.”

There is a rat problem, the pool has not been opened since I have been there due to not passing the city inspection. The floors of the town homes are noticeably slanted with weak spots. There is a hole under my stair case that i have been asking to have repaired since I moved in. I moved in because of the price - you truly get what you pay for.”

I lived here for about 6 months and all was smooth sailing. Until thugs started to hang out in the stairways smoking drugs. Neighbors getting into knock out brawls having the cops kick their doors in. Neighbors robbing each other over back drug transactions out side of my door. Ladies being sexually assaulted while taking out the trash. Apartments being robbed. My heat went out on a 30 degree night and I had to wait 6 hours for it to be repaired because maintenance says he was sleeping. Having my car and my boyfriends car broken into. The gates are constantly broken. And the latest and greatest a roach outbreak. There are roaches everywhere! When I open my cabinets. In the dishwasher. Behind the fridge. Everywhere! And the crappy service in which they use sprays chemicals in a circle and leaves the unit. I have had it with this place! In the process of moving now! I gave it my best shot, but it is time to move on. Good luck to the next person willing to take this on!”

Remember I come from downtown and get off at 5 p.m. so you'll need to wait for me for just a little while. As far as how it went, I loved the warmth you as a manager gave off to everyone that was looking for a potential home to lay their head and start a life...that was refreshing to say the least. You have no ideal how time consuming it is for an individual to go to several different properties and some agents/managers there are very cold/uncaring/preoccupied and that conveys to the potential resident. I must say your property was at the top of my list and I saw some very expensive, up to date properties that I just loved and wanted to move into, but the staff there was not inviting. I realize I'm not just moving into a place, but I will have to deal with the staff on a regular/monthly basis at times, and that always will make the final decision in any search for an apartment/townhome. I don't remember if I'm able to do my application and pay online with this property. I tell you I have all the information regarding properties all mixed up in my head. The trash bin is occassionally over flowing but that is usually on weekends when the trash is not picked up, it is not an issue during the week. So that has nothing to do with the management. Laura, the office manager is very good at getting things taken care of. She is direct and honest,sos he may rub some people the wrong way but she won't "BS" you. She tells it just like it is which I like! I have read some of the other comments with complaints about noise but as a person that doesn't care for a lot of noise I can say that this community is fairly quiet. If the residents who do have issues would come to the resident meetings, they may find that Laura can help with some issues or concerns they may be having, but she can't fix what she doesn't know about.”

My neighbors are pretty quiet, yes there is trash but usually from the neighbors company. I don't like the parking area but at least I have a covered space for my car. I also don't care for the neighbors with dogs who don't clean up the dog mess, seeing management does provide bags for these things. As far as the trash is concerned if past tenants did not leave half their house behind management would not have to place their trash in our bin.”

A couple years ago, we had very bad management that eventually allowed the property to go into foreclosure. The new management has really done a lot to improve the property and quality of the tenants. When I need something repaired, it happens right away. When I have a concern, management addresses it immediately. I love this part of town, there are lots of great restaurants (some of the best in the country!) and things to do, pretty much everything you'll need is no more than ten or fifteen minutes away. I work in the Galleria area, and the drive is not a problem at all because of the proximity to the Westpark Tollway.”
