“Lately, I encountered walking out my door to arm force officers surrounding a building across the way from me that made me feel uncomfortable, unsafe. On two different occasions I ran into a young girl being attacked by five girls who didn't live over here the same for a young boy.”

“My stay here has been great. Any issues I have had were handled in a timely manner with no problems. Love watching the ducks each morning and evening, I love the trail around the pond. It is very beautiful and I love it here”

“My move in was horrible. I told the property manager that depending on how she planned to compensate for the inconveniences with my move in would depend on me and my sister just requesting our $250 deposit that was paid a month prior to move in. She asked had we paid the move in rate we told her no. She don't and to just pay the fob fee. So we were under the impression that we got our first month free instead of paying the $599 promotion. Well after paying the $100 fob fee about 2hrs later one of the leasing agents called about the $599. At that point we had the mover the ok to move especially saying we were suppose to move in 3day before the original move in date. We also had to be out of our other apt the same day. At that point I also told my previous apartment to not worry about going month to month. Basically signed a lease an then everything change. So much so that it took almost 3 months to heat back from corporate. I had sent email and tried to reach them since the original move in date. Since then I've had to basically pull my teeth out to get a fridge replaced that they very well knew was a mess because the apt had been out of power for weeks. So the fridge had a crazy smell and these bugs kept coming the fridge. Oh yeah not to mention this so called upgraded apt is a joke. Wish why I didn't want to move into that one and move into an apt that was worth the price. After everything they offer $50 for the inconvenience after reporting the management company BBB and honestly that was a whole slap in my face. Oh and I still haven't received the key to the gym for me to be able access it 24hrs. So yeah I feel like I was finessed out of my money and as long as I'm here I'm going to always say something about it. The relationship could've been better if they would've just took accountability for their errors and offered better compensation. SN: I had to get my $100 back for the fob because they wouldn't replace it and it kept falling apart/worked when it wants to work. Overall HOT MESS!”

“Management is very professional. My move in process was easy breezy. All in all A great community to live in. Maintenance is quick with responding to requests. The community is well kept. Quiet during the day and also at night.”

“Overall the community is quiet, clean, and the staff is prompt on addressing any maintenance issues. My neighbors don't bother me. The office staff is always helpful. My son and I love the location because it's accessible to everything”

“Except for some minor plumbing (leakage from upstairs apartment and toilet flushing mechanism) and a/c (clogged drain) issues which were quickly resolved, I have been very happy living here for 15 years. Had one security issue in year 4, after outside contractor completed ceiling repairs apartment was burglarized by kicking in the front door which was not deadbolted due to repairs.”

“Lakeview Apartments has raised the rent by 300+ since I've moved in during 2021. There are positive things I can list like: quiet, serene, and the layout of my apartment. Nice neighborhood besides new neighbors throwing their trash OUTside of the dumpsters. Most importantly, I have been paying rent faithfully with no late fees and I still can't seem to get my maintenance requests fulfilled on the first try. It's always a hassle. I put the request in, then its moved to in progress then ignored. My master bathroom has been needing a completely new paint job, Mold removed, and caulked again. The opening that is covered by a small door in the master bathroom had paint bubbled, Rust lining the door, black mold hanging from the amount of moisture built up. I would just appreciate my request not be ignored as I always fulfill my end of the bargain with Lakeview. I was told a man would come next week (no particular date) to remove the old bubbled, puffy paint and rust stains. I also asked them to open the door and check for the reoccurring leak. I will say, this will be my last year living at Lakeview Apartments.”

“Andrea the assistant manager at the time was amazing and she replied to messages and engaged in the community. The new staff has not even sent out communication of the new management change. Hard to contact and don't communicate.”

“It has deteoriated over the years. When I first moved in it was an awesome staff, helpful quick and very positive. I love the layout of my apartment and how close it is to my job. The leasing office every two weeks its something new and when I come in person I am often casted aside or brushed off however, the maintenace people are extremely helpful!”

“These apartments are quiet and I love that. I do think that they need to upgrade appliances inside and outside the apartments. Alot of the A/C units are old. Overall i like living here. Not really understanding why the front gate is not really working”

“When I first moved here it was good. After a while things took a turn. The residents started not picking up their dog's poop, gym always closed, pool always closed. Getting last minute notifications about things happening. The gate is always broken. 18 wheelers blocking the roads and maintenance not being done in a timely manner.”

“I would just like to say that when ever I have a issue it's taken care of. I love the new look of the different seasons in the office. I don't like the high rent prices that elevates for the residents who been there for several years. I feel like it's not right because we deserves some kind of reduction for being loyal even with the different changes every year. But kudos to the office staff with all the issues that they have to deal with on a daily base.”

“Lakeview Estates by far is the worst apartment complex that I have ever experienced when it comes to management there is clearly a disconnect between the office has went from a motor cultural office to completely -------- the manager will not talk to you when there is an issue she's rude and very disrespectful also there's no diversity when it comes to moving multicultural families in seems as though all of the black families are being moved out and -------- families are being moved in there is no diversity even in the office against the elderly the veterans and the disabled, during covid they would not accept my payment because they claimed it was housing however it wasn't housing it was a program I qualified for because of my disability they were paying my rent for a year plus utilities but they refused my payment forcing me to move then she put it on my credit, I was a good Tennant always paid on time. She is now forcing a Veteran 70 years old good tennant , he gave a 60 day notice to move but some things changed he decided to stay with 32 more days left of his notice, they said sorry your until is leased and basically shut the door in his face and refused any further communication,he's never been late. Every corporate number they give is only recordings no return calls WTH, they just posted eviction notices all over her garage door after she had already communicated with them when she would pay, (These are black residents being treated this way and its horrific how they disrespect and refuse to talk to residents. Do not move there you'll be mad at the management office. Totally disrespectful. And when I moved in they make you sign something about no class action suit now I see why don't be fooled by the beauty of the property youll re mad ...high turn over people move in and right back out with in months. Oh yes there has been several killings on the property they have been on the news several times but they won't tell you that when you move in! HORRIBLE experience. No need trying to call corporate office they don't answer any extensions and you just go in circles so basically you fkd. You've been warned.”

“I would advise who ever to come here the staff makes you feel like you on top of the world with their professionalism their smiles their warmth and their hard work to get you in a home and i personally want to thank ms joanna she was her same way from day one with me she fought for me and it only took a week in a half to get moved in she stayed in contact with like none other and her manager is a true blessing for allowing me with another chance to get my rental history right. Thank you ladies”

“One of the worst apartments complex ever. The ladies at the front office are the worst. Rudest and non helpful people I have ever met. They’ll be so nice to you so you can go ahead and sign that contract but treat you like ---- afterwards. I referred a family here and they are finding excuses to not reward me my referral. Then they say you can take it to the regional manager but just give you a number where you won’t even be able to contact her. It’s ridiculous. They won’t try to help and they seem to get upset when you try to talk to them about the situation. They are the worst. Don’t live here. Also there was a murder here about a month ago. Families, go somewhere else. This place sucks.”

“Things have changed since I moved in. Staff was more attentive than they are now. It's difficult to get maintenance to reply to service requests. I am trying to fix things myself & that is not good. Now my garage remote also opens another person's garage & the office staff don't seem to take it seriously. I have reported this twice, nothing has been done. The only thing I like is the ability to enter my apt from the attached garage.”

“I hate this apartment the property manager is letting a felony and drugs dealer live with her and letting him sell drugs to the community. When reported she told corporate an untrue statement. She is very rude and unprofessional. She placed her personal issue about her business. Her actions have placed her in uncompromising position. She needs to be removed from this position ASAP.”

“this is by far the worst complex i have ever stayed in management has no regard for health and environmentally and safety concern they enter into tenants homes without permission and when resident is unaware and wothout permission ... i requested my air to be fixed over 2mths ago and today i come home to view my cameras to see that not only did i request no repairs be done without supervision on the lease holder they gave out my keys to unidentified men who try to cover the camera in my home for over 6 hours with the door locked coming and going as they please no work was done i came home to clogged toliets of 2wks ac blowing hot air and things missing in my home .. not mention all caught on video with management giving the ok to enter with strangers while tenant is away... my best advice would be to run and never look back these people are unprofessional unconcerned and unbothered by the health and safety of there tenants ... but expect full payment of rent regardless of there own negligence ..”

“I appreciate the help that Daphanie thomas shows when working with people in some difficult situations that require some patience and knowing that people go through some tough times.She is a very considerate person with a heart and is a real down to earth person with a nice personality.Sometimes you have to be tough on folks so they know that this a business,but a the end of the day,you can still do what you can to show the human side of things and help out as much as you can to resolve the problem.Thank you miss thomas,and thank you for your patience when dealing with people that you know wanna do the right thing under the circumstances.”

“1.Starting with tonight our AC unit has stop working me and my wife has put request after request about it. 2. When we moved in at the beginning of June the apartment suppose to had been ready but they lied and allowed us to move in without it being ready so many things still needed to be fixed!!! 3.Every week we damn near have to call for pest control this apartment is i fested with so many spiders and bugs!! 4. The response that we have receive from management is the worst that I ever seen in any apartments that I have ever lived in!!!!! This is by far the worst set of apartments that I've ever lived in!!! 5. Last but not least we file an formal complaint to the owner's and request that we get out of these sham of apartments!! PLEASE DON'T MOVE HERE YOU WILL DEFINITELY REGRET IT!!! TRUST ME ON THAT!!”

“I'm still a resident as of right now but recent events have made me decide to look for better accommodations. Recently a email was generated to all the residents that a new company had acquired the apartments of which I reside. Ok I'm not disgruntle and I know things change. So I get a phone call stating that I'm late for my rent and a note was on my door embarrassing me. Now I've been at this particular complex for a year now and recently signed another lease with them before I knew that they had been sold to someone else. I teach school and have never and I mean never been late with my rent. I've always paid before time or right on time. The people in the office now don't know what the hell they're doing if you can't look at my lease and see that it is set up to be paid on the 5th of each month because this is when I get paid on the the 5th & 20th of the month. They can have this BS. I'm in the process of finding me somewhere else to live as of today, you're not going to be accusing me of not paying my rent when I'm one of your best tennants. When the BS gets straighten out I don't want a apology I just want to move and be happy somewhere else. That old saying is true, ignorance is bliss really applies to them. Signed very dissatisfied, disappointed and frustrated.”

“I love this community because is very close to work, the airport, interstate, stores and restaurants. The staff is very helpful. Dependable maintenance staff. Every Condo has an atttached garage. The grounds and landscaping are beautiful. 5 min from Sams Club (my fav).”

“Yayyyy I am so excited, I am moving into my new apt this weekend. Finally I will have an attached garage and I don't have to buy a washer and dryer because my apartment came with it. I can not wait to get in my huge tub, I feel like a kid in a candy factory, lol. The office staff was so polite and I felt like everyone in the office knew me. “this complex has the best maintenance and office personnel very friendly and they actually care. I love it here! I like the gym because it's open 24 hours and the gates work. They even replace my light bulbs, no where else does that.”

“I first want to say that I am so glad that I found this apartment. I have two broken leases, and they helped me and worked with so that I can get in. The staff went above and beyond to help me out. Every time I contact them for help with maintenance they are very quick to get out and fix what ever is broken. The part I love the most is that this area I was nervous about living around here but I feel really safe living in apartment complex. I just want to say thank you so much to the Managers and the Staff!!!”

“As I was looking for apartments. This one stumbled across my path and I loved them. The staff was full of smiles and life. I was helped by Velma whom was amazing. She took her time to help us find the right apartment for my friend and I. It was quite which was shocking it being on Ella and all. “I have lived here since 2003, I loved my apt when I moved in and I still do. Since I have been here, I have seen several new faces in the office. I must say, I am very pleased with the staff that is here now and I hope they don't leave. Even when I am having a bad day, they put a smile on my face. The ladies in the office are very helpful and understanding. Please DO NOT change the current office staff, they are the best I have seen in a long time.”

“I love love love my apt. So much space I now have an excuse to go shopping lol. Love having a garage and 2 of my favs - my huge tub and my spacious kitchen. My cuzzin and my bestie came over and they both love my apt so much they are both leasing an apt here, yay now I'm getting referrals for both of them.”

“Great apartments! My family and I just signed our 2nd lease for another year this past summer. We plan on staying here until we find the house we want to in the area we want. Everyone here, including the maintenance staff is very friendly. The complex is always clean and you always see someone working. There is also a police office that drives through the community at night. We would definitely recommend this community to anyone thats looking for a great place to stay.”

“The only positive thing I can say about these apartments is the management company. The Tipton Group is understaing and compassionate. I originally had several problems since I moved in. I lived here 14 months with a broken dryer begote they agreed to replace with one from another unit. The only manage ---- is rude and verbally abusive to tenants and if you don't like it you can move. I am a disabled wheelchair bound person and the manager ran screaming across the office standing over me yelling. I have endured months of retaliation and un livable conditions for a disablr person. They enter your apartment without permission. They do not have work orders or emergency but comes in where you are away. ---- is always threatening to do lock out or chsnge tenants locks whenever she feels like it. So if you enjoy being ignored talked down to and paying high rent for no reason this is a place for you. But if you actually like bring treated like a human look elsewhere. And there is lots of drug traffic smd people smoking drugs outside and they do nothing. And if your neighbors smokes weed it comes in your apartment with you and your children no worries the office will say not their problem”

“These apartments are great for a big family. The apartments are beautiful. Tasha at the leasing office was amazing. She found us an apartment very fast. She assisted us especially in need of finding a home after hurrican Harvey. I would suggest this property to a lot of people.”

“Ive contacted office manger about fire ants coming in my master bedroom thought the plug outlets. I was attacked and biting by a series of fire ants while i was asleep in my bed. I resquest ----- to send pest control to resovle this issue. In a rude inconsiderate manner she told me to get some raid spray the outside of my apt.i pay every month for pest control and on top of that i stay upstairs. She needs to find another job if since shes incompatible with tenets.”

“I am not a person who likes to move often. I lived at my last address for 12 years. With that being said, the change was good in so many ways for me. The location is excellent, not too far from all of my favorite places. The landscape is simply beautiful, very well kept. The staff is some kind of AWESOME, from the Maintenance to the Office PERSONNEL. Everyone is always professional and gets the job done in a reasonable amount of time. I can now attend functions with my family and friends and not worry that there in no parking spot. I can simply pull in my garage and feel safe at home. Not only am I extremely happy with the change I have made, MY FAMILY IS ECSTATIC THAT I AM SAFE, SECURE, AND HAPPY!!!!!”

Staff is professional and friendly and promotes a family friendly and safe atmosphere by hosting easter egg hunts, occasional resident meet and greets and neighbor watch meetings. The grounds are always well groomed and neat and maintenance request are addressed immediately. By far the best place to call home in this area!”

“Lakeview apt is a great place to stay! The management team, maintenance team and leasing agents are all great people. Everything is always fixed and repaired in a timely fashion. The lake is a great place to go to escape from the stress of everyday life. The landscaping is great and they really strive to take care of you. I recommend them to anyone looking to lease on the North side of Houston. Tasha Mitchell is on of the best property managers I've encountered in a while.”

“I wanted to personally thank Ms. Ashley Stewart for being so helpful and going over and beyond to assist me on this past Sunday evening. I was on the opposite side of town from the apartment and for some reason thought I may have forgotten to turn off my stove. I called and asked if someone could check on it for me. Ashley either went or had someone to go to my apartment to check on the stove. Unfortunately, my door was double locked but she called and let me know. I am truly thankful and appreciative of this act of kindness and concern because she did not have bother, especially since it was already close to her time to get off. It was very scary to move on my own for the very first time at 47 years old but since the day I toured the property with Tasha Williams, it has been a great experience! I also must add that the manager Nora responds promptly via email or by phone when a concern is brought to her attention and the maintenance here is top prompt! I totally recommend this property!”
