HOUSTON LEASED HOUSING ASSOCIATES X LLLP · avg 2.3 ★★★★★ · Houston
“Bad and violent community , dirty and trashy stairwells. Crime activity. Mgr is slow to address situations. Kids are uncontrollable. I wouldn't advise anyone that likes peace and quiet move here. And is rarely seen”
— 3443 Addicks Clodine Rd · Houston“The office staff is customer friendly and very helpful. Maintenance completed my work order for my kitchen sink in a considerable amount of time. The property manager's are also awesome! team player's especially during current construction. So far my living experience here is great!......”
— 3443 Addicks Clodine Rd · Houston“I remember I stayed here back in 2006, I was on Section 8 at the time. This place was your normal hood apt. I remember the maintenance man broke into my apt and stole my boyfriends shoes. I also remember one incident it was about 5pm and I had to go the corner store and left my teenage children there alone, As soon as I left I got a phone call from my son saying "mama somebody trying to break in through the patio". (It was the maintenance guy again, he seen when I drove off.) The kids would play from son up to son down. But back then it was ok, I rode out there recently and wow.I'm glad I got out of there quickly. I just seen on the news there was a dead body discovered in the apartments. So sad I think they need new management.”
— 3443 Addicks Clodine Rd · Houston“During the pandemic, they've shut down everything but assure us that they are always able to receive payment in full through these tough financial times. However, if you need maintenance you're out of luck. They'll file an issue for you, but they will even tell you directly that they will NOT come out. I have an electrical issue that requires a fair bit of training and expertise to repair. They will not send anyone out. My health and safety mean nothing to them. I am an 'at risk' person during this crisis and cannot leave the apartment without great risk of contracting this virus. I cannot go out to pick up food/order in every day on my budget. I need to cook/prepare what I have IN MY KITCHEN. For that, I need to have lights that work!”
— 3443 Addicks Clodine Rd · Houston“Unprofessional and unfriendly staff & people. Don't even know how to talk with the residents with a smile on their face. Lazy maintenance. Loud music. Few rude neighbors. Kids everywhere running out of control day&night. Don't even bother to report to office because they don't care or won't do any ----. Upgrading everything from outside won't care if everything is destroyed inside. sad ;(”
— 3443 Addicks Clodine Rd · Houston“Decent place to live if you planning to save money. Worst maintenance service. They staff is unhelpful. Whenever we asked for repair to be done their typical answers " the repair guy is going to and suppose to come buy and fix it, we don't know when." You will see trash everywhere on property. Management changes every two months. Laundry facilities are locked on weekends so those who work Mon-Fri better find near by laundromat.”
— 3443 Addicks Clodine Rd · Houston“This apartments are budget friendly. You get what you pay for. They are easy on the pockets but when I was given a tour they looked well lived in. For example, the stairwell was filthy and the apartment I toured had obvious repairs done to it. The staff is friendly and warm. The apartment is decent if your looking to stay in a lower price range.”
— 3443 Addicks Clodine Rd · Houston“I give this property a thumbs up (10). I've been a tenant for the past 10 years in this community and I feel safe here. Yeah I've seen management come and go but I believe this team is doing a wonderful job. They are professional and they adhere to all maintenance issues, I've never had any problem. The changes that are up and coming are wonderful. I ask questions and gets involve, personally I can adapt to change. My lease term is at its end and I've been considering moving only because I work such a distance. I just think sometimes you have to be mindful of the families that's coming into your communities(Not everyone is unclean). You can't discriminate but if I had the options government assistance will be at a rate of 30%. This is only my opinion.”
— 3443 Addicks Clodine Rd · Houston“This is a great place to live and raise your kids. I have lived here 3 plus years and haven't had any problem with the office staff or neighbors. Yes they change management often but the new staff are great. I love living here.”
— 3443 Addicks Clodine Rd · Houston“I've lived here for almost a year. There has been a change in the office staff about twice since I moved here. The new office seems to be nice, they are always friendly and they help when you call. Ms. Mary has been in maintenance for years here and she is always smiling. We can tell a difference and will stay a year longer. Just hoping the changes continue for the best.”
— 3443 Addicks Clodine Rd · Houston“Was seriously thinking of moving into these apartments but Thank goodness I had changed my mind. I can not justify having my children live in those apartments. I have a dear friend that lives there. She has a beautiful apartment but over the months I have noticed when visiting (especially at nights and weekends) how filthy the grounds are and the children run wild without any kind of supervision. I can not see spending over 900.00 a month for a property that is not well maintained, garbage is everywhere and their pool is not even open. So before even thinking of moving in these apartments please do walk trough's in the day, the nights and especially the weekends. Also make sure what you are paying for is operational. I know by experience for I am moving into a wonderful, clean, functional updated apartment for less then what City Parc 1 is charging. They also have not just one pool but two pools that are open! Also a fitness room, club house and the residents respect where they live.”
— 3443 Addicks Clodine Rd · Houston“Please be advised that this place have went downONE The scale from a 8-to a 2 or less first let me say i havecat Been a resident here for well over 5 years plus an have seen management come & go and trust me this last one Should be trained properly on communication @ customer etticate but nevertheless there fate will be like all the res GONE...the children have taken over the property is filthy. An the new people that there allowing to move in well lets just say IM OUT GONE. ! The saying is you become the company you keep an i don't like the PRESENT company so my advice for the property is RUN !! This is not for people of a particular age and status NOT this place also THERE'S an infestation. Of cockroaches among other numerous this Rent at ypur own RISK !”
— 3443 Addicks Clodine Rd · Houston“City Parc I Is a Roach Motel!!! The front office staff is ------ as Hell! the management staff has major attitude especially the manager... There is no professionalism about that staff at all. you get attitude the minute you walk through the door and they take a very accusatory tone to any concern you bring forth. the property is not kept well. There is always trash in the halls... The halls need to be pressure washed might I add... And they put a new timer on the gate to prevent multiple cars from going in at one time. You guys are genius!!! now ppl will run into the gate and your dumb asses will have more problem/concerns being brought to you...why don't you give tenates there own gate code???This may prevent intruders if that's the purpose. everybody has the access codes to the gates! Yes City Parc may look better on the outside than other complexes in the area but they are lacking in many areas and Customer Service is one of them!”
— 3443 Addicks Clodine Rd · Houston“Sooooooo unprofessional! The office leaves early all the time, they NEVER call you back! Brandy was nice at first but she's so rude now! The residents here are all ------! Out in the parking lot all the time, blasting music! I've literally seen 10 year old girls dancing on the pole around the complex. Freaking TRASHY!!!!! Would never live here again. HATE THIS PLACE!!!!!!!!”
— 3443 Addicks Clodine Rd · Houston“I have lived here for two years now and City Parc at West Oaks is a great place to live. It is calm, quiet, and the staff is great. They take care of your needs as soon as you let them know about your problem. I would recommend anyone looking for a place to live to come here.”
— 3443 Addicks Clodine Rd · Houston“I would not recommend this property. the roaches are every where. it's been 2 months and I still can't get my deposit. I can't believe all the lies they told me when I moved in now I'm gone they are still lying. where is my deposit. I want it. no more lies. every negative thing you read its true. sorry to say but it's true. I was scared of leaving out early in the morning to go to work so I didn't renewed my lease. maybe if no roaches and better office management. the only good thing was maintenance crew & housing.”
— 3443 Addicks Clodine Rd · Houston“The office staff was great at fixing maintenance issues and such in a timely manner and were always very polite and friendly. I would not recommend this apartment complex to anyone though solely based on the residents that live there. I lived there and during the last 3 months of my lease was counting down the days until I moved. There are unsupervised children ranging from 3-18 years old running all over the complex from morning until well after the curfew. Sometimes up and down the stairs at 11 pm. There are a lot of "visitors" on the weekends and after the office closes causing disturbances. I have never lived anywhere where the residents congregated outside in stairwells and along the sidewalks. The police were called several times, I don't know for what but it is disturbing to have them there so often no matter the reason. The kids also pulled fire alarms all hours causing disruptions. There are kids hanging out in the parking lot asking for money. Kids knocking on doors. This was the worst place I have ever lived as far as the people. Msnagement gets and A but there is a lot of cleaning up to do in regards to residents. Also residents were so lazy they threw trash along side the dumpsters and every morning you awoke to trash. Not a good place to raise a family. Very noisy.”
— 3443 Addicks Clodine Rd · Houston“2 years never had problems with anyone.. im still trying to see if i can stay in the same place but move to a 2 bedroom..”
— 3443 Addicks Clodine Rd · Houston“Well, I've never really written any reviews, but when I was told about how people are being mean to the office staff via reviews, I just had to read about it and give my input. We have lived here for a little over two years and we have no issues at all. I usually keep to myself but I do have my share of friends in the complex. We usually sit on our balcony and just watch the view. Sure, there are children in the area but tell me where you can go and not find them. I actually thought it was cute for a kid to knock at a front door confusing the apartments. I guess after playing on the playground all day it can get tricky to distinguish between the second and third floor; heck, I've done it. Anyway, like I said, I've been here for a while and I've seen people leave to move with a family member and they made up excuses to break the lease; trust me, I know. When they said this area was bad, I checked other complex's stats and boy, I tell you, the calls made to the police in this complex was for the dumbest things such as grown ups arguing about what their kids were disagreeing on. Unlike apartments in the area, you don't get robberies, shootings, burglaries or anything of that sort. I love the juvenile and adult curfew which makes the place nice and quiet at night. I think that after the management personnel that we have now came in, it's cleaned up a lot. Management has gotten rid of trouble people, hired real police who patrol the complex all the time. I feel great knowing I can go to sleep and knowing the police is patrolling. New even have the police email which allows us to communicates with concerns.? As far as the floor plan, I'm so comfortable. I think I consider myself as a very clean person. My kids don't eat everywhere to avoid the spread of crumbs all over the place which may cause roaches. I guess it's all about how clean you are. One time I saw aunts, and management was on top of it. Finally, I'd have to say I would recommend moving in. The prices are very comfortable for the the great place. Mrs. Monica and Ms. Lindsey, my wife and I think you guys have done a great job. I don't expect anything from you and therefore I wish to remain anonymous . Haters, please stop hating. All you have to do pay our rent on time, keep clean, organized and stay away from neighborhood gossip. Thanks guys!”
— 3443 Addicks Clodine Rd · Houston“As it seems the last review was towards me.......I didn't say anything bad about the office staff......the cockroaches where here when I moved in....they tried to get rid of them...but unsuccessful.......I am a very clean person .....but when u have others in the same building who aren't....hello they crawl in the walls.....second of all I'm not moving to live with family nor making excuses.....just as I told the office.....I am moving closer to.my job which is a 3 hour commute.....and I don't like living with bugs....maybe you got lucky and got all clean neighbors....I wasn't so lucky.....and its sad that the office people have to talk about me to other tenants..that shows professionalism....just sayin”
— 3443 Addicks Clodine Rd · Houston“I was really tired of staying with my parents because of NO privacy, I decided to move because my child needed her own space as well. I looked at several apartments but nothing caught my eye. I found City Parc @ West Oaks Apartments and I looked and I really liked what I saw. The 2 bedroom is great, very spacious and it's HOME for me & my child. We have been here going on a year and I have decided to stay another year. Monica, Lindsey & the new comer Brandi are GREAT, they always make me feel at ease when it came to any concerns. Thanks again ladies for making this place a place we call HOME!!!!”
— 3443 Addicks Clodine Rd · Houston“Thank god I am no longer at this piece of ----. Lindsey and Monica will lie and scheme to get you in there at any cost. They are cowards,so complaining to them about the idiots disturbing you will be a waste of time. I might pay more than what I did over there, but believe me it is well worth it. If you really want to see what goes on over there, wait until night time. You're best bet is to contact corporate or go beyond them if they choose not to do anything. If you like living in a housing project setting with 98% of them being on section8 and sleeping all day and causing problems all night, this is your place. But if you have morality and living standards, stay the hell away from CityParc at West Oaks.”
— 3443 Addicks Clodine Rd · Houston“When I saw the post below mine I just had to put a review on here. First off, I'd like to ask who's reviewing these apartments,do you think everyone that gave this complex bad ratings are so-called disgruntled ------ people as they call them? Also to educate the people who like to use the word ------ so much, ------ is a place ,not an action. The correct term they may want to use is ignorant, which a lot of these residents are because this area is definitely not a ------. I'd also like to add all people from the ------ are not ignorant and do not act according to their atmosphere. That review also sounds a little fishy to me because mostly everything that the individual is saying is completely false. It's really weird that they posted this review the same day someone destroyed the pool again just like they destroyed the laundry room. They also mentioned the guy that was in the office,he's been gone because the residents ran him off, he was scared away basically. Now they have an older guy in there, but he just got there. If you've been here longer than January 2011, than you know how it really is over here.Every time I look around, the alarm on my vehicle is going off because residents do not supervise their kids.I've experienced very small children knocking on my door because they though they lived here, they were lost. It's funny that the person didn't mention all the times law enforcement has been over here since they've been here that long. Oh, and what about the drug deal gone wrong in the parking lot where the office is,or what about the coca-cola guy that got robbed in broad daylight right in front of the office.Do I really need to go on? It's really a stress when you're at work and have to worry if someone is robbing you soon as you leave your apartment. Like I said, read every review on here and look at the years. I guess we all got together and decided to write bad reviews. So to the person that refers to residents that complain about this place, maybe in actuallity, you're one of the ignorant ones from the ------ and this may very well be the best you've ever had it and will have. But unlike you, I can afford to move and get better, pay more rent, and not depend on section 8.I don't know if management wrote this crock of s..t,or they got one of these idiots to write it for them, but get your lies right and stop trying to mislead decent people trying to rent. My lease will be ending soon and I guarantee that I will not be renewing because I'm not falling for their false promises again. You know what though, this place will be turning into the ------ if they continue to rent to ignorant people who don't know how to act when they're somewhere decent and don't know how to conduct themselves in a proper fashion. So I'm done, rent at your own risk.”
“I recently moved into City Parc. It is a nice area, close to my family. I really like that it is easy to get to work down near the Galleria because all I have to do is drive straight down Westhiemer. I am a single mom with one infant and one 5 year old. They do not go outside much but there are a lot of kids who are always out playing in the parking lot. Sometimes I wonder where their parents are and what kind of mom or dad just lets their kids run around outside by themselves but kids will be kids regardless of their upbringing. Since I got here in January I have seen a few new faces in the leasing office and most of them have been very nice. The manager is out or busy a lot but the guy and girl who worked there have done a great job of keeping up with my needs. The staff seems to stay on top of maintenance services and I love that I can go in and talk to anyone and they help me. About the roaches: I have seen one in my apartment. I think a few of these reviews are just disgruntled ------ residents who think they can make their own situation better by ruining the leasing business and causing decent families to leave. Even over the past few months I have seen a change in the new move ins. They seem to be nice families who found these beautiful apartments and have been able to change the overall look of the complex in general. Please stop here and move in if you want a beautiful apartment and want to help change a community for the better!”
— 3443 Addicks Clodine Rd · Houston“I have never lived at any property where the management are so incompetent and so cowardly. If you're on section 8 and from -----------, you can pretty much do what you wanna do and not even have a lease with them. So since my household is not on section8, I will not be renewing my lease at this piece of ---- property. If I wanted to be around prostitutes, druggies, and around trifling individuals that have nothing better to do than watch other people go to work, I would've moved around the projects or got on housing to get in them. And if you're wondering, I am a black woman and it's sad and pathetic that my own people are acting this way. It's clear that --------------------------------------,and the main lady only value the useless trash living at these apartments. There are only a handful of decent people here, like this nice guy and his family, hell he wants to break his lease. I mean honestly, who wants to have their family around trash like this. What good is a playground when you can't even let your kids go to it.So please,do yourself a huge favor and do not rent at this property or any property owned by dominion. And if you do come and look at them make sure you ask them questions about the constant issues with the tenants and the constant visits of the Harris County Sheriff deputies.Don't be fooled by these lying cowards.”
