“Do not move here unless you have no other choice. The whole complex is RAT/MOUSE infested. The complex will put bait down and close all of the holes in your apartment to try to get rid of them - but they are so infested, they can't. Most of the office staff is really rude, although, Jennifer is GREAT! She really does try to work with you and help you out if possible. Maintenance isn't too bad, but you have to put a work order in for each and everything that is wrong, they won't fix more than one thing at a time when they come out. There is always lots of empty beer bottles around the parking lot, because people sit outside by their vehicles and get drunk, and leave the trash behind. TO SAVE YOUR SELF AND YOUR SANITY, PLEASE DO NOT MOVE HERE!!!”

“This is a terrible place to live drunks outside all day no Security my wife was almost assaulted pools have been closed all summer office staff is terrible never get any issues resolved trashy garbage truck has to come through every day broken beer bottles all over complex rat roaches and bed bugs this is the worst living experience I have 3 young children and I hate to have them in this kind of circumstances and the apartments Management dosent Care to resolve any issues pot holes every where I really can complain all day smh don't move to this sorry living conditions please”

“Not only is the staff unprofessional and inattentive to their tenants, they lack a sense of urgency in regards to resolving emergencies. For example, I was notified that the complex had issues, prior to me moving in, with bedbugs. Immediately after moving in, I noticed the problem spread to my unit. I alerted the staff on 3 separate occasions, that I was suffering with the problem and on each occasion, they assured me that pest control would inspect my apartment to determine the severity of the problem and would move forward with a treatment if needed. Not only was this a lie, it was obvious that they couldn't care less. I would strongly advise one to reconsider renting from 3737 Hillcroft Street Apartments or any other Presidium-Owned properties. However if uou feel indifferent, take a tour of the ENTIRE grounds.”

“I'm give you 10 good reasons why not to move to 3737 Hillcroft!! 1.Loud music day & night! 2.Rats & roaches 3.Animals crap outside & in the hallways 4.Trash all over the property 5.Pot whole all over the property 6.Hot water don't work most of the time 7.Share light bill with the people in your building 8. Out door sex with condoms in the parking lot 9. Drunk piss in the hallways 10. If something goes wrong in your unit you might as well fix it yourself..”

“This is the best place to live if you love; 1. Bedbugs 2. Rats 3.Roaches 4. No Parking 5.High Rent 6. Loud Music(late at night, sorry I don't want to listen to YOUR music everyday). Never got dishwasher fixed(told by maintenance to just use it to let my dishes dry). The staff is very rude,( I'm not saying be my friend but at least speak). Make sure you pay your rent on time (because they can't count) but don't expect anything to get fixed (for a week to two months). When I moved in back in 2004 it was ok, small problems you could handle, helpful friendly staff but now I'm getting the heck out of here. Since new owner my rent has increased at least $50.00 with each new lease.”

“Do Not Move Here! Will Be Your Worst Decision You Made In Your Life. My Bf Lived In These Apts For Two Years! I Moved In With Him Jan Of 2013. I Should Have Waited Until April When His Lease Was Up. But I Couldnt Wait. The Ceilings Leaked EveryTime It Rained. There Were Roaches All The Time Of All Sizes! GROSS!!! Bad People Started Moving In. Gate Is Broken And Has Been For The Past Three Years Now, So Anyone Can Come And Go As They Please. PotHoles All Over The Complex. Parking Is Horrible. Bums And Residents Always Drinking Outside With Nothing Better To Do, i Even Found A Guy Passed Out On The Staircase When I Was Walking DownStairs. Rude Neighbors Down The Hall Will Smoke Weed Like Crazy That Even Our Apt And The Whole 3rd Floor Would Stink Like Weed. And Dont Try And Order Pizza At Night Cause All Pizza Places Refuse To Deliver Pizza After Dark To 3737 Hillcroft! Literally A Couple Weeks Before Our Lease Was Up Our Neighbor Got Broken Into, Front Office Just Sent Someone To Fix The Door. Not Even A Week Later Our Apt Got Broken Into By One Of Our Neighbors, Stole Everything From Our TVs To Our Toilet Paper! Freaking Bums! That Was The Final Straw We Called The Front Desk They Could Care Less, Just Said "Oh" And Sent Someone To Fix The Door. Worst Place I Have Ever Lived In My Life. We Moved Far Away From That ------ Complex. Worst Experience Of My Life Living There, Dont Move Here Unless You Want To Live In The ------ Get Robbed, Harassed, and Live In The Dump. Never Going Back There Again!!”

“I guess this sounds like a broken record. Roaches, bed bugs, mice. Raw sewage allowed to flow freely on the property where small children and pets would play.”

“01/2013 TO 09/2013 We had to live with roaches, bed bugs, fleas, centipedes and a rat that came in whenever he felt like it. No one ever fumigated, we had to do it on our own. When we moved in our living room rug had four huge paint stains on it, bathroom sink cabinets were broken, tub had been painted so much-we could not bath only shower, if we attempted to, it was fill with residue. We had a leaking ceiling in the bathroom for four month and Management changed three times. We put in a 60 day notice July 15, 2013 and it was to end September 15, 2013. We complied with the law, paid the remainder fees two weeks prior and was awaiting a light bill. On September 8, 2013 after work, we began to move, stopped around 2:00 AM and was to resume later that day. On September 8, 2013, my wife went back to the apartment to tidy up the remainder of our things, clean the apartment and await the 15 to return keys and when she made it----management had changed the locks, threw our items away and call it a miscommunication within the staff....no its called breaking the State of Texas laws for LANDLORD-TENANT. I would not recommend this property to anyone because if you pay your rent on time, don't bother anyone----it does not matter. Within the past 30 days, people have been moving out left and right, skipping out on their rent.......I complied and followed the laws on the books and look what happened to me....ENOUGH SAID!”

“Management changed three times within 8 months. We were quoted one price and promised a certain apartment and upon move in the apartment was switched and the lease amount higher. At move-in our carpet had paint stains,horrible bathroom ceilings-aged full of mold, broken sink cabinets in the bathroom, awful over painted tub, roached, some animal chewing away every night trying to eat through the closet walls, fleas, bed bugs and centipedes. We had a big hole under our dishwasher that a rat enters at liberty,mess up crap then leave.[We had to place a huge rock there] We had a leak in our bathroom ceiling for four months before maintenance came to fix it. Our patio door could not lock, screws were missing from the knob on the main door and they NEVER fumigated to prevent infestations but will put warning notes through your door quick for being $1.37 less from paying utility bills.My car was vandilized. We spent hundreds on pesticides and even got tired-going to sleep in hotels frequently. If the Board of Health came, they would probably condemn Hillcroft. Our rent was 670.00 for "Pure Hell" and on top of this-All our items were removed from our apartment by a "so-called" family member we opened our door to while my spouse laid sick in the hospital. I would not recommend this place to anyone, not even undocumented workers. New Management set orders, set order to the structure of this complex by remodeling the entire complex-setting orders alone does not suffice for much.......”

“The new management has transformed this place 100%. Everything was upgraded - new AC units, new roofs, new paint, new club house and lots more. New staff in the office is very nice and I like the way they show real care for me when I had a leak in the apartment. Good job!!!!”

“I have been living here for the last six months and I'm moving out. The parking is a big problem. My wife and I each have a car and paying $600 for the apartments I don't want to pay them $25 for a Reserved Parking which they over exagerate because the mayority of parking is reserved and you can't find a regular space. The apartments needs some improvements. When you're about to move in they don't have the apartment ready by the time they told you. The refrigerators don't even work, they get this weird smell I guess because they're TOO old. The dishwasher we have never use it because it is so nasty inside as well as old. Power has run out a couple of times already. They have loundry facilities however they machines do work but they rip your clothes apart. We have seen some roaches but I think we have not seen more because we sprayed everything down when we got here. They have "Pest Control" every tuesday but it seems that they don't do anything. The only GOOD thing is that water is free. I would recommend you to not move into this apartment complex if you don't want to experience any of these issues. Good Luck!!”

“I have lived here for more than 12 years ive been noticing a change in the apartments people are drinking outside, it put in a work order more than 2 weeks ago and they still have not fixed it. I referred a freind and when she moved in there were no bowls in the stove , the carpet looked like it was just shampooed when we wne to to office to speak to the manager I come to find out she left the company now I know this apartment complex is going to the shits , this woman was the strong hold here she would be outside doing the back ups she would be outside helping maitenance you could tell she cared . Were going to miss her I wish I knew where she went to I would follow Mrs. Sandra your residents really miss you..... Looking to move out...”

“I was planning on moving here , I have a friend who lives here thought he was exaggerated about the parking situation...... well no it's true I went to visit and I parked in the visitors section. When me and my friend walked out we were going to the in his car and on the way back the tow truck was driving out with my car he demanded me to pay $150.00 to drop it. When I gave him a hundred he took my money and pulled a gun out on us .....I then had no choice but to stand and watch them literally burn off with my car. Oh and money! So I will never ever ever evvvvvvver move here or visit my friend he now has to visit me.”

“I moved into 3737 Hillcroft a year ago and I love it the maintenance team are help ful and they may have problems with rodents but I feel that thaey do their best if these people would throw away their trash as they are supposed to we wouldn't have that problem. So my opinion is that we want to blame managemwnt for everything but in all rality we don't help Them manger is strit but fair she charge me $25 for my blinds but I can;'t get mad if We damage than we should pay. I am very happy and I do love the actiivites so just come in an try for yourselves before all these negatives come in your mind.”

“I lived here for three day and found out that my apt was INFESTED WITH BED BUGS!!! AND i could not get out of my lease. The manager was rude and ------ as hell tattoos all over the place very unprofessional. The leasing in the office told me that the hole property was infested with (BED BUGS) My question is how could they lease you an apt knowing they are infested with bed bugs and hold you to your lease with out messing your credit up....Parking horrible you will never find a parking spot since you have so many people living in one bed room apt. You even have restaurants yes i mean full blown out restaurants selling food out of the apt and the office does nothing about this. SEWER ALL OVER THE FLOOR at least once or twice a day what a HEALTH HAZARD!!!! I WOULD NOT MOVE HERE IF IT KILLED ME !!!!”

“I just moved in to and my unit was great I can't tell you how much i was appreciated my unit was walked by manager and the young lady at the front desk took all my notes it took at least two days to get everything done. Although there is no reseerved parking i can still find one during the night as I work late shifts. I would recommedn these apartments to anyone when I moved in i brought another friend ans she moved in also and I got i'm told i will be getting a discount so i'm a happy camper..”

“Buyer beware, DO NOT MOVE into these apartments. My apartment was infested with mice and the office did nothing about it. Losing paper work. Staff is not helpful at all. Again do not move into 3737 HILLCROFT. Parking is Hell, no organization. I was their less than a month. Had to speak with Corporate office about them. Yadira,Sandra and the whole mangagment team really need some type of training. I was there less than a month.”

“I will be leaving at the end of october and i really have nothing bad to say about the propety. Office staff was vary helpful. The assistant manager Ericka was very flexable with me when i was doing bad. The property was nice and clean most of the time. Parking was ok... The Maintenance was done at a good manor of time and always very nice. I would not leave this property but i finally bought a house so just wanted to say thank you 3737 Hillcroft for my time there....... Jose Puan Chuc”

“Im so happy with my new apt is so huge and they have awesome prices Im paying 450 for a two bedroom and it is huge and i didint have to tune lights on they turn them off and i just pay to office first light bill was very cheap love it and I seen the last reviews on bed bugs and Ihave not had that problem”

“I love living here lots of activities for the children .I haven't had a problem and if I do they come and resolve it very quickley. Love that the staff gets to know there residents I hear there our a lot of bed bugs and have not seen nor have had that problem and I've been here for 3yrs”

“Well i moved in 1year ago today its been a journey i had multiple issues and all have been taken care of in a good time limit its not like living on a very classy apartment complex but i like it the only thing i would change are the millions of letters management sends out to you I would recommend this place to anyone i havent had any issues and the staff they really help you and havent seen any office where you can go in and just sit ans talk to the manager shes right thete not stuck in an office and you they never wanna speak to you if ive had issues shes always there and never turns you awsy i'll be renewing again.”

“The problems I have had here since I moved in on 04/2010 are: BED BUGS!!!! Roaches!!! They do not have an exterminating company. They will reimburse $50 off your next months rent if you give them the receipt. A bed bug extermination company came out about 2 weeks ago. I had to prepare for the extermination which is a huge job to do (including removing ALL SOCKET PLATES!), which should have been done by the apt. maint. and not the tenant (especially when they have small children like I do). I am moving out because of this problem!! My 2 yr. old kept having bites ALL OVER his little body (that's how we discovered them)! Took him to the Dr. too...now he has scars on his arms from all the scratching he did. Maintenance: The maintenance does suck! You have to keep bugging the office to get things fixed! I don't do phone calls, or go in person! And I recommend to you all, anywhere you live, ALWAYS write LETTERS to ANY INQUIRY!!!! It is your only protection and proof if you ever need it! And you have to keep staying on top of the maintenance, keep bugging by letters if they haven't fixed your problem within a reasonably, timely manner. Parking: Parking sucks too! You have to pay to have a covered parking. Visitors cannot just park anywhere. They have a designated parking area for visitors and it's on the other side of the apt. that I live in or out on the street. They do tow cars here if they don't belong here. Office staff: They are pretty nice, but they can very easily get rude! And when they get rude, they get rude!!! I had put up a sign on my window that I wanted to sale food in the evenings (everyone else does it around here. I figured I could make some extra money doing it too!). I wasn't home, but they came knocking on the door and my teen daughter answered the door. They were threatening to call the city, we have to put that sign down, we can't sale food from our apt., etc... OK, that's fine, but the attitude they used was horrible! My daughter was so upset because of how rude they were to her! Trash: The dumpsters are horrible!!!! They are ALWAYS back up, with trash OUTSIDE the dumpster! They need at least 2 or 3 more, I would say! Other than that, I have not had any other problems! I do feel safe here. But, I cannot live with BED BUGS! I had to throw away bedroom and living room furniture and they are not going to pay you back for that! According to other tenants that have lived here for 3 yrs. say the office has BEEN knowing about the bed bugs and when I first told them about it, they said "It's the first we've heard about it. The person before you never mentioned any bed bug problems!" Of coarse, that pissed me off!”

I currently live there I reported my AC since Saturday...its Monday and they have not fixed it IT'S ----IN HOT MY MOM'S PRESSURE HAS GONE UP!...I reported it on Saturday @ 1:20 pm LILI (RECEPTIONIST) said somebody will be on their way....no body came!!! My mom went 2 hrs before they closed she asked lili so is maintenance going to pass through , receptionist said, that I did not report the AC that I said the roof was leaking...basically she called me a liar! How dare u when u asked me if the roof in the restroom was leaking because if its not theres not problem with the ac! thats what she said, how dare she say something diffrent to my mom. ----- just ignored my mom and said their are 4 people in front of u...maintenance to my knowledge never physically came to check my ac...The owner of these apartments should know that if he is losing business if due to the negligence of his staff....It's just my mom and I. Is it because we are females they dont give a dam?! ------- I got rights I'm a ----in citizen...oh forgot to mentioned they got a lot people that live with 8 people in one bedroom...The carpet has not been changed in like 6 yrs...My mom just went today to ask if they were going to fix the AC today the MAIN MANAGER TOLD MY MOM THAT THERE ARE 8 PEOPLE IN LINE BEFORE THEY GET TO US!!! If r planning to move here make sure u have the rent on time if not they will take u to court...forget about good service they dont give dam.. ITS ----IN HOT IN HOUSTON I PAY MY RENT ON TIME AND THAT HOW U TREAT A CUSTOMER! ONCE I FINISH MY CONTRACT I'M LEAVING...”

“This property was on my list of places near my work, and I even went out there to look at them, but then I went home and did my homework. Check the TXDPS website. See for yourself. This complex is right behind a school. There are two registered sex offenders listed as living on the property. One of them has a RED symbol for being HIGH RISK. And the reviewer below says this is the safest complex in the neighborhood? What drugs are they on?”

“THere area lot of apartments in this area, and Stonehaven is the safest. While other properties just rent to anyone, and have police at thier place all the time, Stonehaven is much more quite becasue they try to keep out the bad people. They set up after school classes for the kids to learn to read. Where else would they go to so mauch trouble to make your life easier. I would recomend it.”

“I understand that in this country we have freedom of speech but I believe we as a whole we dont appreciate as much as we should and complain way to often. When we have had a broken lease due to life getting in the way, or we have gone thru a bad divorce and have to file bankrupcy or loose all you posetions to your spouce and not being able to bounce back from life's situation's I am glad their are people who are willing to help and support people like me and give me a second chance at a new life. As I read thru these comments I think about the day I wanted to show the apartment to my mom and the pregnant girl in the office took me in the rain because the others were at lunch and I said no I dont want you to and she said Its not that big of a deal Im here to help, and your mom's gotta see your bachlorette pad..it put a smile on my face..after all I had been thru someone reached out to make me feel wanted accepted and welcomed. I looked up the information on the police website and no one ever died at the pool...I havent found a roach on my patio much less inside my home...so these are upset people who probably broke there lease or got eveicted i assume. The girls are nice but I was a worried due to the reviews but I thought to myself here is this pregnant lady saying all this great stuff about the place and if she has been her working for a while and she can feel good about this as a single pregnant woman.. I could do it too..and I have and Im happy!”

“Rented here because I had a friend in the office. The apartment I originally rented and put down a deposit for was really already rented by the manager and she didn't tell anyone, so I had to take another apartment in the back of the complex because I had already given notice at my old apartments. The downstairs neighbor sold drugs and had parties to all hours before they were finally evicted. Neighbors on both sides were -------- and played that raggyton or whatever they call it and all you could hear was the boom boom, boom boom coming through the walls. When I was moving out, I was not finished moving when I came back to the apartment and noticed that some of my stuff was missing. There was no evidence of a break in so someone with a key, probably the office or maintenance staff did it. Of course, that can't be proven, but don't take the chance anyway. This place sucks!”

“These were the first apartments I moved into when I first moved back to Houston. My aunt used to live in these apartments like 9 or 10 years ago. They had security check in every time someone entered the premises, security walking around. All of that changed. Yeah sure when I first moved in it was "nice." The apartment was huge so I was happy. Like a week after living there I noticed these little bad @$$3$ running around. They tore the TREES out of the ground. We always had problems with the ac becuase these little f****ers were throwing rocks in the vents. The wooden fence behind us was always broken. Some homeless people built a cardboard mansion behind the fence. They stole our bbq pit, for what to bbq their garbage. It just got worse and worse. One night my younger sister was in the room wathcing tv, she heard a noise out the window and only to discover a man peeping through wacking off. When we called the police, they showed 2 hours later and the officer was twice as small as the man. One night I was outside with my 1yr old and some friends just talking and a group of guys came running through chasing another guy. Then they started shooting, we called the cops and the 911 dispatcher asked if anyone got shot. I told her I didnt know. They never came. We slept on the floors that night. One morning I was walking to my car to go to work, there was a car just like mine parked right next to mine. When I got close the men had the trunk open and were selling crack to the bums around. I decided it was time to get the hell out when I was taking my daughter to the park and she picked a needle. The management sucks, they NEVER fix anything. Then they charge you too. They placed a sticker on my car because they said it was not registered to the apartments. I told them to show me on the lease it had to be registered. They said it wasnt them it was the city. I them told them to have their maintnence remove it, they said not their problem. THESE LADIES ARE B*****S! The pools are so gross, they were never clean. One day I was gonna take my daughter swimming after they cleaned it, but I swear all the little men that dont take a shower saw the clean pool as an oppurtunity to finally take one. By the time I got there, there was about 30 men sitting around the pool, about 15 in the pool and the water was brown, not green but brown. The other pool was locked because of the man that decided to go swimming when he was drunk. The laundry rooms look like crime scene's. Once I washed my laundry, I went back to my apartment to just check on my mom and daughter and some of my clothes was stolen, even my underwear. They threw my clothes on the floor. Before they built the car wash on the other side of the fence, they found a dead body. My windows were broken because gang members were always fighting outside my apartment. Prositutes lived upstairs with their pimps. They woke us up every morning to the screams of the girls when having sex, or kept us up from the screams because the girls were getting beat. There was always crack head, junkies, gangsters, etc. on the premises. Out of all of them maybe 1 was an actual resident. MOVING IN THESE APARTMENTS WAS THE WORST MOVE EVER. DONT EVEN THINK ABOUT MOVING TO THESE APARTMENTS, ITS SUICIDE!!!!!!!”

“Imagine the nastiest apt u can think of....................this is worse then that. They had s*** runnin through the parking lot like a river. Prostitutes lived above us.............I swear I heard one of their clients gowl! loud enough to wake us out of our sleep.Tha grabage disposal was broken from tha day we got there .............s*** I don't know if it ever got fixed. Drunk a** -------- hittin' cars like it's bumper cars this happened more than twice and that's just what I saw. We went swimming in the pool and only to find out about a week vor 2 later someone got murdered in it and that's real talk! We ordered Wing Zone (which is awesome) and they had to come in a group cuz they were robbed and it had to be more then once to make them double up like that.The laundry place was always dirty, the washer and dryers were broken most of tha time. But this was all back when we lived there but if u see a man walkin' around satin' "pizza!pizza! then ..............not much has changed so take the advice of people who have been there and done that "keep it movin'"”

“NO, NO, NO....Please do not think about moving hereI suggested these apartmnents being that they are cheap. But they are cheap for a reason. The staff are good people but the maintence sucked. I have never lived any wheres where it took a week or two to fix a simple little problem. mMy refrigerated was pretty much broken for the whole year. At first I didn't want to be a pain but then my little girl started school and I needed it to be fixed so she could eat after school. I asked for a new one and never got it. It wasn't until like the last month of my lease that they got exterminaters. What good did that do me?”

“look, this is simple. this apartment is about 2 gunshots better than being homeless. The management is pretty much nonexistant unless someone parks in their spaces. I'm not racist or elitist, but I can count my "legal" neighbors on my left hand. It should be on my left foot, so I could put it up their asses. There are bad kids running up and down the stairs. my car got towed when i took my groceries upstairs because, oh yeah, there is never ever any parking!! this is the worst apartment complex I have ever been to that wasn't under the Pierce elevator or in a cardboard box. please don't let them fool you, like i was fooled with this apartment. i wish i could rate this less than 1, because that is what it is truly.”

“This was my first apt. in the city of Houston. Yeah the price is reasonable for the size of each apt, but that is where it ends. My electric bill starting in May was over $200.00 b/c of the poor insulation and outdated windows. It only got higher as the summer progressed. The air conditioner in apt ran all day long and never cooled the apt. My family was going to sleep every night and it was 80 degrees inside. My family and I like to spend time outside but were not able to do that here b/c of the unsavory residents already presiding here. Scary, dirty, reckless, and ignorant is the only words to describe them. The pools on sight are disgusting and never clean. Went one day to find human feces along side the pool. When we signed our lease it was when they were running a special so our rent was lower than normal for our apt size, but somehow every month we would get a eviction notice b/c they were still trying to charge us full price...this happened for 6 mos even though I went down there to fix this problem the first 2 mos it happened. The manager was alway extremely nice, but the fat lady at the reception desk was always a -----!!! HER NAME WAS ANGELA! Every afternoon while my son tried to take a nap, some idiot would be walking around apt screaming PIZZA...PIZZA trying to sell it. The access gate at front of property is always broken and never fixed, people break glass in parking lot and never swept up, and wooden fence around parts of property are constantly being knocked down, so who knows who is walking onto property. Maintenance is a joke, none of them SPEAK ENGLISH....THOUGHT WE WERE IN AMERICA!!!! BASICALLY....if you are scum then you probably would enjoy living here...if you are not...DON'T EVEN THINK ABOUT IT!!!!”

“They have sister properties that are maintained in the same manner. If you rent from Stonehaven you have rights as tenants.<br>If they refuse to provide you with a safe enviroment they are in violation of your lease. “These apartments started off really good at the begining. But with all the change with the Manager and Office Personal it has gone down. There are roaches which means you have to ask them several times to come spray and sometime they never show up. Maintence is a pain because it takes them forever to come fix something and then several time to fix it right. Then they leave notes saying what you did wrong to cause the problem. <br> <br>The parting is bad and so is the noise. The noise is caused by drunk people every day. I found a guy asleep on the parking lot he was drunk and that is also the reason they found a dead guy in the pool, its because he was drunk and walked into the pool area and drawned. The pools are really bad they never clean it and the work out area the equipment is always broken. The gates are always broken and even if they weren´t broken everybody knows the gate code. <br> <br>The pipes are bad. Once we had a bunch of crap come up into our tubs for the drain pipe which meant we were going to be with out water for a couple of day. The pressure in the shower is bad sometimes I have to use cups inorder to take a shower and the water is never stable either it is freezing or hot as heck. The list can go on forever. <br> <br>I do give them credit for trying. The new manager looks as if they are trying to fix everything but as long as they continue to allow low lifes to live there the place is never going to get better. Hopefully the new manager will do something about all this.”

“I don´t even know where to begin, so I´ll just sum it up in a quick list: <br> <br>- trashy <br>- no parking <br>- rodents <br>- roaches (huge, flying ones) <br>- my hub-caps were stolen <br>- random drunk people would occasionally drive through the complex and hit cars (my roomate´s car was hit) <br>- noise all the time <br>- never felt safe <br>- management is horrible <br>- all advertisements about the place is false <br>- it is pure hell on earth <br>- DO NOT MOVE HERE <br>- The list can go on for days <br>- due to lack of parking, people would block the fire lanes, and emergency entrances, so Lord forbid if there was ever a fire <br>- On numerous occasions I would walk outside to find my car blocked in by someone who couldn´t find a parking space (made me late for work everal times <br>- Absolutley no security <br>- Dead man once found in the pool (but he was not dressed for swimming) <br>- I set my trashcan out once to air out, and it was stolen <br>- ONCE AGAIN DO NOT LIVE HERE”

“I moved ito the apartment under false advertisement and misrepresentation and it was the worst experience for me ever. I moved out in less than two months into my lease. Rodents lived in my attic apt. 214.........made complaints with the houston police department as well as apartment associations. parking was a nightmare. noise was a serious problem. dirty inhabitable environment!”

“This was my first apartment ever, so I really didn´t know what to expect going in. Maintenance is pretty slow. It took me a wk. to get heat once. There are roaches, I called when I first moved in for them to spray, it´s been 11 months and no one has shown up. <br> <br>I was definitely fooled by the size, price and location. I wanted to be near the Galleria, and it is that. That´s about all. My 2br/2ba TH is rather large, and the rent is very reasonable but it is definitely lacking in other areas. <br> <br>If you enter the complex(through a access gate ALWAYS open) after 8p do not expect to find a parking space. <br> <br>There is always very loud Tejano music playing at all times of the night, along with various car alarms and the Lee H.S. R.O.T.C. <br> <br>Expect to be jarred from your sleep from shouts about things for sale- ice cream, mangos, empanadas, pizza, day care...you name it. <br> <br>In short...don´t move here. I have a month left and can´t wait to leave. <br> <br>”

“If at all possible-do not move into these apartments! This is the worst apartment experience I have ever had. My apartment was broken into 4 times, my car twice & I had to PAY to be transferred to a safer part of the complex-if you can call it safer. Management has changed 4 times since I have been there-less than 1 year. The apartment itself is a nice one-good floorplan, lots of room for the price but if you value security this is not the place to be. The laundryromms are scary, the tennants are scary & very questionable. After the scrutinizing we incurred to be approved to live there I often wonder how half of the residents were approved to live there. Definitley not a place for a single female. There are major parties every weekend night in the parking lot-people throw beer bottles everywhere & sit on any car they feel like & blare tejano music, there are fights in the parking lot-I have called 911 numerous times. The management/maintenance are never quick to help with anything & the management company-Mikob properties really need to come have a look at what they are owning. All I can say is look elsewhere-this is no place to call home!”
