The never give a notice if there is any water/electricity outrage. Even though there are some namely quest parking, mostly those are occupied and your guest will NEVER HAVE an empty spot. Even if you become one of the luckiest guests but arrive after 5pm office is already closed, you have to wait another business day for the office to open and collect the sticker to park!!! Towing enforced 24/7! There is no swimming pool open for the past 4 years although there exists at least 2 pools!! Rats are everywhere. Finally if you don't wanna believe me, welcome to 3737 Hillcroft, to have a kungfu with rats, see your poop be there without being flashed!!”

“Do not move here unless you have no other choice. The whole complex is RAT/MOUSE infested. The complex will put bait down and close all of the holes in your apartment to try to get rid of them - but they are so infested, they can't. Most of the office staff is really rude, although, Jennifer is GREAT! She really does try to work with you and help you out if possible. Maintenance isn't too bad, but you have to put a work order in for each and everything that is wrong, they won't fix more than one thing at a time when they come out. There is always lots of empty beer bottles around the parking lot, because people sit outside by their vehicles and get drunk, and leave the trash behind. TO SAVE YOUR SELF AND YOUR SANITY, PLEASE DO NOT MOVE HERE!!!”

For example, I was notified that the complex had issues, prior to me moving in, with bedbugs. Immediately after moving in, I noticed the problem spread to my unit. I alerted the staff on 3 separate occasions, that I was suffering with the problem and on each occasion, they assured me that pest control would inspect my apartment to determine the severity of the problem and would move forward with a treatment if needed. Not only was this a lie, it was obvious that they couldn't care less. I would strongly advise one to reconsider renting from 3737 Hillcroft Street Apartments or any other Presidium-Owned properties. No one ever fumigated, we had to do it on our own. When we moved in our living room rug had four huge paint stains on it, bathroom sink cabinets were broken, tub had been painted so much-we could not bath only shower, if we attempted to, it was fill with residue. We had a leaking ceiling in the bathroom for four month and Management changed three times. We put in a 60 day notice July 15, 2013 and it was to end September 15, 2013. We complied with the law, paid the remainder fees two weeks prior and was awaiting a light bill. On September 8, 2013 after work, we began to move, stopped around 2:00 AM and was to resume later that day. On September 8, 2013, my wife went back to the apartment to tidy up the remainder of our things, clean the apartment and await the 15 to return keys and when she made it----management had changed the locks, threw our items away and call it a miscommunication within the staff....no its called breaking the State of Texas laws for LANDLORD-TENANT. I would not recommend this property to anyone because if you pay your rent on time, don't bother anyone----it does not matter. Within the past 30 days, people have been moving out left and right, skipping out on their rent.......I complied and followed the laws on the books and look what happened to me....ENOUGH SAID!”

We were quoted one price and promised a certain apartment and upon move in the apartment was switched and the lease amount higher. At move-in our carpet had paint stains,horrible bathroom ceilings-aged full of mold, broken sink cabinets in the bathroom, awful over painted tub, roached, some animal chewing away every night trying to eat through the closet walls, fleas, bed bugs and centipedes. We had a big hole under our dishwasher that a rat enters at liberty,mess up crap then leave.[We had to place a huge rock there] We had a leak in our bathroom ceiling for four months before maintenance came to fix it. Our patio door could not lock, screws were missing from the knob on the main door and they NEVER fumigated to prevent infestations but will put warning notes through your door quick for being $1.37 less from paying utility bills.My car was vandilized. We spent hundreds on pesticides and even got tired-going to sleep in hotels frequently. If the Board of Health came, they would probably condemn Hillcroft. Our rent was 670.00 for "Pure Hell" and on top of this-All our items were removed from our apartment by a "so-called" family member we opened our door to while my spouse laid sick in the hospital. I would not recommend this place to anyone, not even undocumented workers. New Management set orders, set order to the structure of this complex by remodeling the entire complex-setting orders alone does not suffice for much.......”

My wife and I each have a car and paying $600 for the apartments I don't want to pay them $25 for a Reserved Parking which they over exagerate because the mayority of parking is reserved and you can't find a regular space. The apartments needs some improvements. When you're about to move in they don't have the apartment ready by the time they told you. The refrigerators don't even work, they get this weird smell I guess because they're TOO old. The dishwasher we have never use it because it is so nasty inside as well as old. Power has run out a couple of times already. They have loundry facilities however they machines do work but they rip your clothes apart. We have seen some roaches but I think we have not seen more because we sprayed everything down when we got here. They have "Pest Control" every tuesday but it seems that they don't do anything. The only GOOD thing is that water is free. I would recommend you to not move into this apartment complex if you don't want to experience any of these issues. Good Luck!!”

They will reimburse $50 off your next months rent if you give them the receipt. A bed bug extermination company came out about 2 weeks ago. I had to prepare for the extermination which is a huge job to do (including removing ALL SOCKET PLATES!), which should have been done by the apt. maint. and not the tenant (especially when they have small children like I do). I am moving out because of this problem!! My 2 yr. old kept having bites ALL OVER his little body (that's how we discovered them)! Took him to the Dr. too...now he has scars on his arms from all the scratching he did. Maintenance: The maintenance does suck! You have to keep bugging the office to get things fixed! I don't do phone calls, or go in person! And I recommend to you all, anywhere you live, ALWAYS write LETTERS to ANY INQUIRY!!!! It is your only protection and proof if you ever need it! And you have to keep staying on top of the maintenance, keep bugging by letters if they haven't fixed your problem within a reasonably, timely manner. Parking: Parking sucks too! You have to pay to have a covered parking. Visitors cannot just park anywhere. They have a designated parking area for visitors and it's on the other side of the apt. that I live in or out on the street. They do tow cars here if they don't belong here. Office staff: They are pretty nice, but they can very easily get rude! And when they get rude, they get rude!!! I had put up a sign on my window that I wanted to sale food in the evenings (everyone else does it around here. I figured I could make some extra money doing it too!). I wasn't home, but they came knocking on the door and my teen daughter answered the door. They were threatening to call the city, we have to put that sign down, we can't sale food from our apt., etc... OK, that's fine, but the attitude they used was horrible! My daughter was so upset because of how rude they were to her! Trash: The dumpsters are horrible!!!! They are ALWAYS back up, with trash OUTSIDE the dumpster! They need at least 2 or 3 more, I would say! Other than that, I have not had any other problems! I do feel safe here. But, I cannot live with BED BUGS! I had to throw away bedroom and living room furniture and they are not going to pay you back for that! According to other tenants that have lived here for 3 yrs. say the office has BEEN knowing about the bed bugs and when I first told them about it, they said "It's the first we've heard about it. The person before you never mentioned any bed bug problems!" Of coarse, that pissed me off!”

I looked up the information on the police website and no one ever died at the pool...I havent found a roach on my patio much less inside my home...so these are upset people who probably broke there lease or got eveicted i assume. The apartment I originally rented and put down a deposit for was really already rented by the manager and she didn't tell anyone, so I had to take another apartment in the back of the complex because I had already given notice at my old apartments. The downstairs neighbor sold drugs and had parties to all hours before they were finally evicted. Neighbors on both sides were -------- and played that raggyton or whatever they call it and all you could hear was the boom boom, boom boom coming through the walls. When I was moving out, I was not finished moving when I came back to the apartment and noticed that some of my stuff was missing. There was no evidence of a break in so someone with a key, probably the office or maintenance staff did it. Of course, that can't be proven, but don't take the chance anyway. This place sucks!”
— 6419 Skyline Dr · Houston“These were the first apartments I moved into when I first moved back to Houston. My aunt used to live in these apartments like 9 or 10 years ago. They had security check in every time someone entered the premises, security walking around. All of that changed. Yeah sure when I first moved in it was "nice." The apartment was huge so I was happy. Like a week after living there I noticed these little bad @$$3$ running around. They tore the TREES out of the ground. We always had problems with the ac becuase these little f****ers were throwing rocks in the vents. The wooden fence behind us was always broken. Some homeless people built a cardboard mansion behind the fence. They stole our bbq pit, for what to bbq their garbage. It just got worse and worse. One night my younger sister was in the room wathcing tv, she heard a noise out the window and only to discover a man peeping through wacking off. When we called the police, they showed 2 hours later and the officer was twice as small as the man. One night I was outside with my 1yr old and some friends just talking and a group of guys came running through chasing another guy. Then they started shooting, we called the cops and the 911 dispatcher asked if anyone got shot. I told her I didnt know. They never came. We slept on the floors that night. One morning I was walking to my car to go to work, there was a car just like mine parked right next to mine. When I got close the men had the trunk open and were selling crack to the bums around. I decided it was time to get the hell out when I was taking my daughter to the park and she picked a needle. The management sucks, they NEVER fix anything. Then they charge you too. They placed a sticker on my car because they said it was not registered to the apartments. I told them to show me on the lease it had to be registered. They said it wasnt them it was the city. I them told them to have their maintnence remove it, they said not their problem. THESE LADIES ARE B*****S! The pools are so gross, they were never clean. One day I was gonna take my daughter swimming after they cleaned it, but I swear all the little men that dont take a shower saw the clean pool as an oppurtunity to finally take one. By the time I got there, there was about 30 men sitting around the pool, about 15 in the pool and the water was brown, not green but brown. The other pool was locked because of the man that decided to go swimming when he was drunk. The laundry rooms look like crime scene's. Once I washed my laundry, I went back to my apartment to just check on my mom and daughter and some of my clothes was stolen, even my underwear. They threw my clothes on the floor. Before they built the car wash on the other side of the fence, they found a dead body. My windows were broken because gang members were always fighting outside my apartment. Prositutes lived upstairs with their pimps. They woke us up every morning to the screams of the girls when having sex, or kept us up from the screams because the girls were getting beat. There was always crack head, junkies, gangsters, etc. on the premises. Out of all of them maybe 1 was an actual resident. MOVING IN THESE APARTMENTS WAS THE WORST MOVE EVER. DONT EVEN THINK ABOUT MOVING TO THESE APARTMENTS, ITS SUICIDE!!!!!!!”

Prostitutes lived above us.............I swear I heard one of their clients gowl! loud enough to wake us out of our sleep.Tha grabage disposal was broken from tha day we got there .............s*** I don't know if it ever got fixed. Drunk a** -------- hittin' cars like it's bumper cars this happened more than twice and that's just what I saw. We went swimming in the pool and only to find out about a week vor 2 later someone got murdered in it and that's real talk! We ordered Wing Zone (which is awesome) and they had to come in a group cuz they were robbed and it had to be more then once to make them double up like that.The laundry place was always dirty, the washer and dryers were broken most of tha time. But this was all back when we lived there but if u see a man walkin' around satin' "pizza!pizza! then ..............not much has changed so take the advice of people who have been there and done that "keep it movin'"”

The staff are good people but the maintence sucked. I have never lived any wheres where it took a week or two to fix a simple little problem. mMy refrigerated was pretty much broken for the whole year. At first I didn't want to be a pain but then my little girl started school and I needed it to be fixed so she could eat after school. I asked for a new one and never got it. It wasn't until like the last month of my lease that they got exterminaters. What good did that do me?”

I'm not racist or elitist, but I can count my "legal" neighbors on my left hand. It should be on my left foot, so I could put it up their asses. There are bad kids running up and down the stairs. my car got towed when i took my groceries upstairs because, oh yeah, there is never ever any parking!! this is the worst apartment complex I have ever been to that wasn't under the Pierce elevator or in a cardboard box. please don't let them fool you, like i was fooled with this apartment. i wish i could rate this less than 1, because that is what it is truly.”

My electric bill starting in May was over $200.00 b/c of the poor insulation and outdated windows. It only got higher as the summer progressed. The air conditioner in apt ran all day long and never cooled the apt. My family was going to sleep every night and it was 80 degrees inside. My family and I like to spend time outside but were not able to do that here b/c of the unsavory residents already presiding here. Scary, dirty, reckless, and ignorant is the only words to describe them. The pools on sight are disgusting and never clean. Went one day to find human feces along side the pool. When we signed our lease it was when they were running a special so our rent was lower than normal for our apt size, but somehow every month we would get a eviction notice b/c they were still trying to charge us full price...this happened for 6 mos even though I went down there to fix this problem the first 2 mos it happened. The manager was alway extremely nice, but the fat lady at the reception desk was always a -----!!! HER NAME WAS ANGELA! Every afternoon while my son tried to take a nap, some idiot would be walking around apt screaming PIZZA...PIZZA trying to sell it. The access gate at front of property is always broken and never fixed, people break glass in parking lot and never swept up, and wooden fence around parts of property are constantly being knocked down, so who knows who is walking onto property. Maintenance is a joke, none of them SPEAK ENGLISH....THOUGHT WE WERE IN AMERICA!!!! BASICALLY....if you are scum then you probably would enjoy living here...if you are not...DON'T EVEN THINK ABOUT IT!!!!”

There are roaches which means you have to ask them several times to come spray and sometime they never show up. Maintence is a pain because it takes them forever to come fix something and then several time to fix it right. Then they leave notes saying what you did wrong to cause the problem. <br> <br>The parting is bad and so is the noise. The noise is caused by drunk people every day. I found a guy asleep on the parking lot he was drunk and that is also the reason they found a dead guy in the pool, its because he was drunk and walked into the pool area and drawned. The pools are really bad they never clean it and the work out area the equipment is always broken. The gates are always broken and even if they weren´t broken everybody knows the gate code. <br> <br>The pipes are bad. Once we had a bunch of crap come up into our tubs for the drain pipe which meant we were going to be with out water for a couple of day. The pressure in the shower is bad sometimes I have to use cups inorder to take a shower and the water is never stable either it is freezing or hot as heck. The list can go on forever. <br> <br>I do give them credit for trying. The new manager looks as if they are trying to fix everything but as long as they continue to allow low lifes to live there the place is never going to get better. Hopefully the new manager will do something about all this.”

Rodents lived in my attic apt. 214.........made complaints with the houston police department as well as apartment associations. parking was a nightmare. noise was a serious problem. dirty inhabitable environment!”

There are roaches, I called when I first moved in for them to spray, it´s been 11 months and no one has shown up. <br> <br>I was definitely fooled by the size, price and location. I wanted to be near the Galleria, and it is that. That´s about all. My 2br/2ba TH is rather large, and the rent is very reasonable but it is definitely lacking in other areas. <br> <br>If you enter the complex(through a access gate ALWAYS open) after 8p do not expect to find a parking space. <br> <br>There is always very loud Tejano music playing at all times of the night, along with various car alarms and the Lee H.S. R.O.T.C. <br> <br>Expect to be jarred from your sleep from shouts about things for sale- ice cream, mangos, empanadas, pizza, day care...you name it. <br> <br>In short...don´t move here. I have a month left and can´t wait to leave. <br> <br>”

My apartment was broken into 4 times, my car twice & I had to PAY to be transferred to a safer part of the complex-if you can call it safer. Management has changed 4 times since I have been there-less than 1 year. The apartment itself is a nice one-good floorplan, lots of room for the price but if you value security this is not the place to be. The laundryromms are scary, the tennants are scary & very questionable. After the scrutinizing we incurred to be approved to live there I often wonder how half of the residents were approved to live there. Definitley not a place for a single female. There are major parties every weekend night in the parking lot-people throw beer bottles everywhere & sit on any car they feel like & blare tejano music, there are fights in the parking lot-I have called 911 numerous times. The management/maintenance are never quick to help with anything & the management company-Mikob properties really need to come have a look at what they are owning. All I can say is look elsewhere-this is no place to call home!”
