“I’m writing this to express how disgusted and disappointed I am with the way you’ve handled the end of my lease. After already being charged over $6,000 in excessive fees just to terminate my lease early because I made the major life decision to purchase a home, you’ve now decided to withhold my deposit and tack on an additional $300 “move out fee.â€� I’ll be paying it, because clearly that’s the only way to be done with your management, but I want you to know how wrong and unethical this is. You are the perfect example of a property manager who takes advantage of good, responsible tenants. I paid my rent. I respected the apartment. I moved out responsibly. And instead of showing any level of fairness or professionalism, you chose to nickel and dime me on the way out. Your behavior isn’t just disappointing, it’s shameful. And judging by the countless negative reviews online, it’s clear I’m not the only one who feels this way. It’s a pattern. You prey on people who don’t have the time, resources, or energy to fight back. I sincerely hope the money you squeeze from decent tenants is worth your reputation and conscience, because you’ve clearly lost both. I’ll make sure others know exactly what to expect from your management, and I sincerely hope you’re held accountable for the way you operate. The apartments themselves look nice but the company they use to check whether you are qualified for an apartment is the issue. The Aria does not use a reputable company to screen applicants. The are literally pocketing peoples money and denying them because they are associating you with people with similar names. Thats fraud. The company is called Leasing Desk. Google leasing desk reviews and read the horror stories people have written. The company had a 3 million judgement against them in 2018 for giving false information about applicants. When they check your background and leasing history they do not use your social security number to make sure they have the right person. They use a basic internet search so you can easily be connected to someone with a similar name and if that person has a felony /eviction/or whatever it is they will deny your application. I promise i am not lying. The person can live in a completely different state but it does not matter. Your name does not even have to have the same spelling. I am so serious. My husband spoke to a rep and was told they use information they find on the internet. I cant make this up. This situation happened to my husband and I in 2015 and it has happened again because they don’t use a reputable company to check applicants. We have perfect rental history, good credit, and clear backgrounds. We applied for an apartment and a couple of hours later got an email said we were denied due to insufficient rental history and a fraud alert. My husband has lived in apartments all of his life and has never been late or missed a payment. He has over a 15 year perfect rental history. I have perfect rental history and have never been late or missed a payment. Neither of us have a fraud alert attached to our name or credit. Yet they denied us. We have always been the perfect tenants and any apartment should be happy to have us. We have contacted the Apartment Association of Houston. We spoke to a rep and filed a complaint. We were told it is illegal for an apartment to not refund a deposit if a lease was not signed. We have filed a complaint with the BBB and we are contacting the attorney general. You cant play with peoples money like that. Its not ok. We work hard for our money. They are so nice when you are applying but when you get denied they don’t call you to tell you why and couldn’t care less about you. Im talking about you Amir. If you have a unique name you may have some luck but if you have a common name prepare to be lied on and ripped off. Read the reviews for leasing desk and stay away from The Aria.”

I wish i can give them 0 star i moved in January from that day i am asking for all the maintainence problems (in the 2nd month my closet shelf broke,my window wasn't opening and thn so on patio door wasn't opening and closing properly, bathroom faucets were loose even when we moved here electric switch board was half open but they take forever and they broke my brand new table (krystal manager) txt me that they are going to compensate that but nothing it's been 8 months they haven't done anything i sent krystal emails she didn't even think to reply i have all emails printed as a proof my wife got injured because they didn't clean glass pieces properly i have doctors report and for sure i am taking to my lawyer for this and also for last year when i put lights in patio they send me a letter to remove these light as this is lease violation that was my ramazan and eid coming and i did violation when everyone is going to put lights on xmas then what it means this is racism i have that letter as a proof we are in the house from last 1 month because we were covid positive both husband and wife we didn't work also we got a job into other state i was ready to pay rent and fine but she said to pay all discounts which i dont ask for i was looking for 2 bed room and she gave me 3 in the price of 2 and now if i want to move and she make a bill of almost 6000$ PLEASE PLEASE PLEASE THINK 1000 TIMES BEFORE YOU MOVE HERE .my almost 6 families were lost there houses in lake charles because of hurricane laura they were moving here but i stopped them so they rent a different apartment and my wife is also going to write here her life worst experience here ARIA AT STANCLIFF i never ever recommend any person to move here i already talked in Texas Apartment Association about all of these and i also talked to my lawyer and what they did i have proof that from how long i have been asking for everything i will provide every email that i send to Krystal i will provide that violation letter which leasing write me and doctor report when my wife got hurt and i send you the pictures in email of broken glass Krystal even didn't reply me for that like i dont have words for this Management DONT MOVE HERE THEY ARE A HUGE CHEATERS CHEATERS CHEATERS THEY CHEATED ME EVERY ONE GOT EMERGENCY EVERY ONE GOT JOBS IS DIFFERENT STATES BUT THEY MAKE MY GOING IMPOSSIBLE HOW CAN WE PAY THAT MUCH THANX PLEASE DONT MOVE HERE THANX MANAGER 0/10 MAINTAINENCE 0/10 SECURITY 0/10”

I think it's family owned and run. I guess family doesn't have to have any customer service or management skills to run this place. The gates are always open an unsecured. Forget about talking to the Property Mgmt. they avoid and ignore you. This is a new apartment, right? Why did my apartment start falling apart the day I moved in? Everything is new, but the quality of EVERYTHING is made of super duper cheap materials.”
