Once remodel started on the apartment, rent went up from $910 to $1150 within a year. Understandable due to area becoming gentrified. What finally drew the straw for me to move was the NEW property manager. Frannie, never at the office, never available and when you left a message for an appointment she would come banging at your door asking you to step outside because she didn't like you tone of voice on the answering machine. Ridiculous, unprofessional woman!! I pay more rent today down the street but at least I'm at peace with the new land lord.”

Police constantly called for a variety of issues. Current renters brought bed bugs. Pool seldom open and looks like a public pool when open, On evenings and weekends no supervision and anything goes..Maintenance is a joke and you will be charged for items that they would never repair when a resident there. Parking lot is a playground for unsupervised children. Grounds now resemble a east end ------. Loud music blasting from cars at all hours. Tenants partying and smoking dope on patios and out by the "lake".”

I as well as other residents have many complaints towards maintenance. They never do their job so if something's broken, good luck. All the really do is get paid to lurk around being nosy and chit chatting in residents homes. Manager doesn't seem to care that the job isn't getting done on their part.”

Most evenings you see people walking their dogs and kids riding their bikes in the parking lot. Never see anyone drinking beer and having their car steros blaring. My apartment is spacious and well taken care of. No I do not have all new appliances, in fact the stove is most likely 20 years old but it works just fine. My A/C went out 2 years ago over a weekend and maintenance replaced it within a few hours. He said that he just pulled one from a vacant unit so that I did not have to go all weekend without A/C. Yes maintenance can be slow but with only one maintenance person I would expect that and it seems that the owner does not want to have more than one after talking to the manager about it. They have put in some new plants in the pool area and at the entrance and the manager tells me that they are about to redo the creek area. The parking lot was just recently restriped so that is better. The only thing that I wish was that those tenants with pets would pick up after their pets. In the summer time it can really smell. Management has sent out several notices asking residents to do this but most just ignore it. I plan on not moving from here because I am very happy here and considering the area i would not live any place else. From reading some of the comments below I guess some people can just never be happy with where they live and I for one love the ducks and not sure what could be done to control them since they are wild animals.”

I was under the impression that it was a very nice place to live at first...What a surprise!!First of all every single appliance needs to be replaced..the burners on the stove works at will. The refrigerator doesn't keep your food cold unless its turned up to the max temp, the dishwasher never has worked and more than likely hasn't for years although when the tennant signs the lease they are told all appliances are in working order. All of the wall sockets are loose bugs are also a real problem. You can page maintenance until you are blue in the face and NEVER get a response.The Airconditioner/Heater outside of the house sounds as if its going to blow up at times, and the manager is another story all together. Its very sad because they could be very nice townhomes and could be a very good investment. I love the space and floorplans the patio is very nice and i feel secure with the wrought iron gate and railing, i would really like to see some changes because i wouldn't mind staying here but i am getting really tired of asking the manager for help with different issues only to be ignored...”
— 2217 Hollister St · Houston“This is by far the worst place I have ever lived we were told all these rules about keeping your outside unit clean and you can walk buy a good bit of them and see them filled with trash, the duck have over taken the complex and it is a mess. The area is not safe i have heard shots being fired all up and down Hollister. When we moved in there were bugs and to this day they still aren't taken care of our a/c unit doesn't work correct.The gate to the complex doesn't work half the time. Can't wait till our lease is up.”

Hmm, I'm trying to figure out if we are living in the same place. I've been living here four years now and though you do make a point about the need to get more maintenance personnel on staff to make timely repairs, the existence of the level of crime you've outlined here within the premise is totally bogus. I will admit that one should be concerned about the apartment complex on Hammerly and Hollister (about a block away from Springlake Condos) as there seems to be ongoing issues there with the police but this kind of thing does not take place within the Springlake community. You've greatly exaggerated the circumstances, there isn't abundant prostitution and drugs here if there are any at all. Had these nefarious activities occurred to the extent you describe it would not have escaped my notice and I've seen no such occurrences. This place is quiet most days and there are homes being built next door that are purchased as soon as they are completed. This area is making a lot of improvements which will increase property value. Sadly, your point about management is well taken. There doesn't seem to be any real effort on her part to ensure that the community is healthy, happy, and thriving positively. I like CS but it would be for the betterment of the Springlake if she was replaced with someone who is professionally qualified in managing residential communities. I imagine that should this reassignment take place Springlake will show signs of improvement visually and in its kinship among its tenants. In sum, this place isn't the "------" as our poster for the 'dangerous, barely maintained, over priced, broken broken broken' review seemed to suggest but it isn't the Ritz either. I recommended Springlake because the positives of living here outweighed my reasons not to recommend it. I will not say that the place doesn't need work to improve the buildings and landscape because it does. I believe that if the time is taken to do this and there are management changes the community will return to being a great place to live.”
— 2217 Hollister St · Houston“I've been a tenant at Spring Lake Lakehomes for almost 2 years now, and I have been pretty happy here. It's not perfect, but compared to the other Houston apartment complexes I've lived at, Spring Lake Lakehomes is by far the best. The only problems I have had are the noise, and the fact that it can occasionally be difficult to get a hold of the maintenance crew after hours. And the noise tends to be more during the day time, the loud car radios, car alarms, neighbors bickering, dogs barking, etc... normal apartment noises. Occasionally it's at night also, but for the most part these are much quieter apartments than others. I think the pet deposit and fees are rather high, but when I think about the square footage and everything else I'm getting for low rent, it evens out. I have had good experiences with the manager, she has been very helpful and supportive. As far as safety, I have never had any problems. But I don't go out a lot in the evenings, and I keep to myself for the most part. I haven't had any problems with my vehicle being vandalized/broken into. I am very happy with my apartment as well, I love the fireplace, the open layout, and the cathedral ceilings (although it does make for higher electric bills). And the lake is beautiful, especially at sunset. The landscaping is beautiful also, I love all the plants and the wooden boardwalk. I think the price is very reasonable for everything I am getting.”

Since the character initials of CS became the Mgr here 3 yrs ago, if the tenants had known about her, we all would've locked the gates to keep her out. At least that was when the property gates last worked. We had 4 maintenance managers in 2009. CS has little care nor concern about the property or tenants. Respect is earned CS. She doesnt walk the perimeters to see whose parked where, whats going on, what needs maintenance attention from a visual daily inspection. You discuss repair requests with her, WRITE them down, doesnt get fixed unless you get lucky. Since the owner obviously isnt putting funds back into the property to repair and update, CS and the owner will realize these tenants can spend their hard earned money elsewhere. I AM. I've had everything on my patio stolen, the property has had numerous cars vandalized and a maintenance mgr was implicated in the burglary and theft of one of the townhomes here, got arrested in Brownsville trying to pick up the tenant property to take it into Mexico and sell. The tenant spoke with me about this, for about 15 minutes, so got the facts from the tenant!! All good things come to an end and it certainly has here. What comes around goes around CS and you have NO RIGHT to do what you have done here. You have cost tenants money by your lack of management, lack of action and you have caused all of us to question the security for our leased homes environment. You cant manage the criminal elements with the front gate opened and un-operating (2yrs) and the exit gate (open) non operating for the last 4mths as of March 2010. We question why repair requests are not corrected and ITS A DANCE that CS performs. Simply tacky lack of "managing an apartment complex". You want to live here? Run a police report on this address and see how many times police have been here in the last 3yrs.”
— 2217 Hollister St · Houston“Update 6-24-2015 Since I've written the review below in 2008 the property has taken a turn and not for the better. The quietude within the community I mentioned is still applicable however, everything else no longer applies. The current manager is the same person I complimented below. When I moved in everything was great but now, promises that have been made over the years have not been kept and the property has since fell into disrepair. I'm guessing that some might wonder why I'm still here witnessing the diminishing upkeep of the property. The easy answer to this is the lake, the peacefulness, and the new neighbors that moved here within the last 9-12 months. Amazingly, despite the condition of the property, a number of good people have moved here and have brought back the hospitality that had been missing for years. My neighbors are kind, considerate, and attentive toward each other. Neighbors like that don't come along everyday which is why I value them as I do. The peacefulness of the community has continued on since the day I moved here and the lake view from one's balcony or patio is as lovely as it's always been. The problem is the property and management. The property is in desperate need of remodeling and repair. The appliances in the units need to be replaced with ones that are at least good in quality and will last more than a couple of years. The fence needs to be repaired or replaced due to broken spokes and chipping paint and the gate doesn't work as it should which leads me to believe that it also needs to be repaired properly or replaced. The stairway to my building needs to be fixed and repainted. The stairs have gotten to a point where one can feel it shake slightly when walking on it because it's loose. Chipping paint is also an issue with the stairs. Over the weekends, trash collects in the two bins to the point that nothing more can be put in them so some tenants put the trash next to the bin on the ground. By Sunday, the accumulated trash lays about the bins which is an eyesore. Management has been told that an additional set of bins need to be placed on the other side of the property to alleviate the problem but nothing has been done. When I moved here there was a creek that complimented the property very nicely. That creek has since become an empty ditch as the water that used to flow there has been shut off. Management turned off the system claiming the water levels were too low in the lake to sustain the creek properly. I could go on about the things that need remodeling, repairing, and replacement on this property but that would make this updated review entirely too long. There is so much to be done here but, I haven't seen any REAL effort made from the owner or management to work toward this end. ---------------------------------------------------------------------------------------------------------------------- I was very pleased when I came to look at the apartment and knew right away that I had found my new home. Since I have been living here my stay has been very pleasant. It is a quiet community and neighbors are courteous and considerate towards each other. The apartment is spacious for the price you pay and everyone living here has a huge balcony/patio that is tastefully decorated and kept clean. Those with a lake view, such as myself, are treated to an awesome sight, particularly during sunset! Management is outstanding. Carla takes all of the necessary steps to ensure that tenants are provided with the best service. Maintenance issues are addressed immediately and the work is satisfactory. There is plenty of parking and the grounds are beautifully kept. The serenity here is amazing and I hope that it stays this way as I intend to live here for quite some time. :D”
“I have lived here for a few years and I love it! There have been 3 managers since I moved in but they are all very nice and helpful. Work orders are always taken care of promptly and the grounds are very clean. It is a small community and if you get out and walk the property then you met a lot of your neighbors and they all have been quite nice. I love the Lake and the duck are fun to feed. I don't use the pool, it is small but always very clean. We have access gates that are for the most part work 98% of the time. When they do break down they are fixed very quickly. Even though my comute to work is 45 min now, I refuse to move, I love it that much.”

Moved from the heights to save around $300 a month. ------ Branch, I mean Spring Branch is a little scummy but this is a nice place to live if you have to live in the area. There is a lake with a pier and they are building $200,000 townhomes next door which should help improve the area. Good maintenance crew and the office manager is very nice and attentive. this is a very samll complex. No problems AT ALL with parking, a few kids that behave well for the most part and the neighbors are nice, hardworking folks. The complex clears out during the day so you know there are no lazy people living there. There are ducks which at times smells but it really isn't an issue. HUGE patios. Regardless of whether you have a 1 or 2 bedroom, everyone has huge patios. These used to be townhomes which have been converted to apartments so the place have HIGH ceilings and lots of space. It is a good place for the price. There are a few townhome owners left. No kids playground and pool is small. Lots of really good taquerias near by and flat dab in the middle between 290 and I-10. VERY GOOD LOCATION if you work downtown because of the easy access to Hempstead Hwy.”
