“I've lived here since June 25' and there have been 6 inspections. This is excessive and ridiculous. That's literally once a month. If this is what I have to look forward to for the remainder of my lease, I will not be renewing!”
— 8900 Lakes At 610 Dr · Houston“This little lady is a part of my morning. I am always greeted with a gentle smile and a bid to a good day. She is always cleaning mopping wiping vacuuming or disposing of trash. All done with a chipper attitude. Often times support staff are under recognized. I’ve made it my mission today to give a shout out to Ms Gloria for being an immense asset to Aspire by a long shot. When she was out with an injury the property suffered. I was so happy to see her when she returned. Most will take time to complain. This is a time to commend. Great Job Ms Gloria.”
— 8900 Lakes At 610 Dr · Houston“I have been able to establish a very good relationship with the management and maintenance staff. They have been very helpful and friendly. Also, the covered garage parking has spoiled me. However, I would like to have more available handicapped parking spaces. ??”
— 8900 Lakes At 610 Dr · Houston“Leasing staff are great and maintenance is quick, but tenants ruin the property with trash, noise, and smoking. The apartment itself is nice and affordable, but living here hasn't been the best experience. I've already been thinking about moving and I've only been here less than a year.”
— 8900 Lakes At 610 Dr · Houston“The community is really nice however it is very hard to reach the leasing office. I think that they should always have at least one person there who can answer the phone or speak to residents as they walk into the lobby. It may seem like a small issue but it's just very annoying to deal with. It doesn't matter what day or time, I can never reach anyone via phone or in person.”
— 8900 Lakes At 610 Dr · Houston“This place is absolutely abhorrent. The staff is dismissive and incompetent. Don't bother calling, texting, or emailing as they will NOT be helpful or respond at all. They invest in the most useless things for 'the community,' like power washing the parking garage, but it still looks the same. Elevators are out for months at a time, so keep that in mind if you are disabled, have a pet or a child. They communicate so poorly with the tenants that there have been several break-ins in the parking garage. Upon being confronted, they said, and I quote, 'We can't promise to keep you safe.' I've tried to voice my concern politely; I'm the last person to submit reviews, but they are an absolute abomination.”
— 8900 Lakes At 610 Dr · Houston“At first the community was great , then it became worst . management changes every few months which is bad , my main issue is my truck been broken into twice & nobody cares .Many people cars been broken into .”
— 8900 Lakes At 610 Dr · Houston“My experience here has been subpar to be honest. Communication with the front desk through telephone or email has been a grueling situation, where it seems like I am fighting to have someone call or email me back for important issues such as lease renewal, policy changes, etc. Additionally, it seems like policies are not very enforced here especially when it comes to cleanliness in the hallways. There have been MULTIPLE times where there is animal feces/urine in the hallway, the stairwell, and the elevator. Speaking of the elevator, it also seems like one of the elevators is always out of order. I will say that maintenance here is the shining factor in this community. I have had no problems with them and truly appreciate their hard work.”
— 8900 Lakes At 610 Dr · Houston“I want to give a huge shout out to the best staff at aspire at 610 ! Want to start off with Mr John David, he is always making sure his community and his residents are well taken care of. Next , Ms Anna always going above and beyond with a smile always in her face. Mr Alberto, the dedication he has driving every day from Conroe To make sure us as residents are taken care of, also having the best conversations! LASTLY HANDS DOWN TO THE BEST MAINTENANCE MAN MR FRANCISCO!! Every time I’ve submitted a work order he has been the one that always make sure that all my appliances are fixed, making sure that before he steps out of my apartment asking me if there is anything else he needs to fix! Hands down he has been the best maintenance guy! Thank You aspire Team !!!”
— 8900 Lakes At 610 Dr · Houston“While visiting the location, I noticed the apartments were well kept and also I got to meet Ms. Gloria the housekeeper, you can tell she works hard to keep everything clean and organized, very good impression. ????????”
— 8900 Lakes At 610 Dr · Houston“I've lived at this apartment for almost a year now, and plan to continue living here after my current lease ends. The location is great for anyone looking to commute to the medical center for work, and the building itself is a newer build in good condition. The staff have also been very helpful - maintenance in particular has been very accommodating of my needs as someone who works nights when scheduling repairs, and all requests have been dealt with promptly. I recently had to get a minor leak in my window fixed, which they did cleanly and quickly. They also followed up to make sure the repairs were successful and there were no further issues. I have never received a noise complaint, nor have I ever had a problem with the noise levels of my neighbors. The leasing office has also been very helpful and upfront with any questions I've had, and I appreciate the effort that is taken to coordinate with tenants. My only complaint would be safety concern over a lack of corner mirrors in the parking garage, as some residents come around the bend quite fast and the ramps are not wide enough for two full sized cars to always cleanly navigate at the same time. Francisco from maintenance and Anna from the leasing office have both been a great help while living here.”
— 8900 Lakes At 610 Dr · Houston“Overall, my experience at this community is average. I do believe the community needs improvements especially to the cleanliness. The garage has garbage everywhere. It is very disgusting and unsanitary. We are paying all these monthly fees for a community that has dog poop in the hallways and garbage on the grounds.”
— 8900 Lakes At 610 Dr · Houston“I haven't had too many issues since being here, but there are things that can be improved on. The elevators are always down, the trash people just throw stuff everywhere by the bins or throw them from the top floors, the gate system could be used to have access to open the gate from our phone and that was convenient. My pin doesn't even work when guests come over and have to wait for someone to help. The cleanliness of the complex can definitely be improved on. Also, when calling the office no one ever answers and that's inconvenient for people who work all day and by the time I get home the office is closed.”
— 8900 Lakes At 610 Dr · Houston“The community itself is wonderful. However, my personal experience has been that frequent management changes can be frustrating, as things are constantly shifting. Currently, there are numerous changes happening, yet no community events to help ease the transition for residents, despite the inconveniences these changes bring. In my nearly three years of living here, I can recall only about three events being held, which is disappointing. Additionally, it would be helpful to receive at least a three buisness day notice before workers need to enter our homes (such as for patio access). Despite these concerns, I genuinely enjoy living here?the noise levels are minimal, and the residents and staff are generally friendly. Maintenance is quick.”
— 8900 Lakes At 610 Dr · Houston“Let me just say I’ve been staying here for 3 years and I literally have nothing but good things to say about my experience. The best Property Management by far shoutout to Mr John David and Ms Anna they are so professional and empathetic to all the tenants here we just love it so much.I never plan on leaving honestly maintenance deserves an award for fastest completion rate in the world never waited more then 24 hrs to receive service thanks so much guys honestly.”
— 8900 Lakes At 610 Dr · Houston“Francisco is a fantastic technician! He is professional, reliable, and always does a great job fixing things around the apartment. He recently helped with my dryer, and it’s been working perfectly ever since. I appreciate his attention to detail and dedication to making sure everything runs smoothly. Highly recommend his work!”
— 8900 Lakes At 610 Dr · Houston“Overall the community is decent. Maintenance is fast and it's pretty quiet for the most part. The downfall is that there's always a damaged pipe somewhere and the water gets cut off pretty frequently, which is annoying. People aren't picking up their dog poop out of the grass which is so annoying and trifling.”
— 8900 Lakes At 610 Dr · Houston“I had a fantastic experience working with Adrian Hernandez at Aspire at 610. From the moment I walked in, he was professional, knowledgeable, and truly cared about helping me find the perfect apartment. He took the time to answer all my questions, explain the leasing process clearly, and made everything seamless. His friendly attitude and dedication to excellent customer service made a big difference in my decision. If you are looking for a leasing agent who goes above and beyond, I highly recommend Adrian!”
— 8900 Lakes At 610 Dr · Houston“We have lived at Aspire for about nine months. Whenever we have had to put in work orders, the entire maintenance team has been fast, helpful, and kind. Francisco completed our most recent work order. He came less than a week after we put in the work order and completed the repair in less than 20 minutes.”
— 8900 Lakes At 610 Dr · Houston“Omg, I have been staying at Aspire since 2024 and I love it. I used to workout on the top roof a couple years ago and knew it was home. Any minor inconvenience… it’s fixed. Anyone would take pleasure in residing here.”
— 8900 Lakes At 610 Dr · Houston“Subpar, machines in gym doesn't work, maintenance comes late sometimes, they don't clean the floors or stair well on my floor, walls are too thin, neighbors are loud, rain comes in through the windows, I have spiders bad, found I was being over charged on my account, security inconsistent, parking policy doesn't make sense, excessive fees for amenities that are basic.”
— 8900 Lakes At 610 Dr · Houston“It's ok, could be better. I don't like how you pay rent. When I moved here I received one month free, however I chose to divide it monthly. But I had to subtract it monthly myself. It's Just confusing, because you have to do it yourself instead of it already being done.”
— 8900 Lakes At 610 Dr · Houston“If I could give this place zero stars, I would. Living here has been nothing short of a nightmare. Upon moving in Sept 2024 this place appears to be a great living space and good price with a convenient location, I even referred someone else to live here and that was a HUGE mistake. They put their best foot forward during the application process and that's literally where it stops. After this you have to HOUND them to answer the phone or answer emails. They have admitted (Ana and John David) both managers to being 'very' busy and cannot answer. All leasing staff has directly told me they don’t respond to emails (leasing staff has been rotating but I think the final crew for now is Adrian, Ana and John David. They gave me a cellphone number to text and still no answer until I physically went down to the office in person to complain about it. For approximately 1 and half month everything seemed to be fine, except for the smell in the halls and stained carpets which I now realize is likely caused by the dog poop and lack of cleaning complete. (They claim there is a cleaning lady, which I have seen, however there was also a green lollipop shifted around by people kicking it for a month along with dog poop that sat in the hall for 3 weeks!) They claim to be a smoke free community and that would be the biggest lie! It seeps into the hallways! The apartments are poorly built as I am certain my upstairs neighbor smokes weed and it seeps into my apartment so bad I had to ask maintenance to professionally chemically clean the air ducts in my apartment, which worked for about 3 weeks and now my apartment reeks again, despite everything with a scent you can think of. Management does absolutely nothing about it except 'fine' people and make more money while the rest of the residents continue to suffer. Noise is another huge issue. I typically give people grace on noise. I have had to call the police 2x! My next door neighbor is SO loud it sounds like someone is being physically abused, however, i'm told by the leasing staff the resident lives alone and is likely on the phone! These occurrences have often happened from 3a-7a, however are not exclusive to this time frame. I have sent multiple complaints (video evidence provided) and been to the leasing office weekly for approximately 2+ months (have to go in person, because they don't respond to emails or phone calls). This situation has been met with... nothing! They told me they have spoken to the resident, however, their policy is talks, talks, and more talks, along with fines, fines, and more fines. How does that help us (3 other residents have complained)? Another issue is I’m fairly sure my upstairs neighbor is an air bnb or an occasionally inconsiderate person. As I type this up at 12a they’re currently jumping & laughing with about 4 other voices. They are 'serenading' me with music I can hear word for word through the floor. Police have told me there is nothing they can do as long as the music is not loud. I can hear their conversation so clearly, I could join in. The movements are literally vibrating my apartment. This thankfully doesn’t happen nearly as much as the violence mentioned above but often enough about 1x a month. Honorable mention: the pipes knock through the walls when I shower or whenever my neighbors shower. My neighbor often showers late (10:30 or later) and the knocking often startles me. Clearly with the noise issue and poor ventilation issue these apartments look nice however were very poorly built. I’m 100% sure my college dorm had less noise and thicker walls/better insulation for sound. On top of that, the cleanliness is horrendous. There’s dog poop in the hallways and stairwells constantly, and no one seems to care. They report giving 'fines' for this too. The trash in the parking deck by the elevators is insane! The worst part? The management is completely useless. I asked for the info of the Regional Manager and was told no they cannot give me that information & could only forward my emails to her. ‘Her’ (regional manager) solution was to offer me a 'transfer' to another apartment on the first floor (i'm on a higher level) and facing the pool (more noise), it's almost like they let all my complaints go in one ear and out the other. My only other option is to give 60 days notice and give 2 months of rent as a fee (so basically 4x the rent) to leave! Not that it matters as I typically don't sleep in my apartment anyway due to the violence noise disturbances from the neighbor! I even asked what can I do to get my own leasing violations so I can be kicked out! If you’re thinking about moving here, don’t. Save yourself the headache, the sleepless nights, and the frustration. There are way better places to live that actually respect their tenants”
— 8900 Lakes At 610 Dr · Houston“My experience with this apartment community has been mixed. It's not the worst, but definitely not the best. When I first moved in, the staff seemed more attentive, but the current team has been less responsive. I've been trying to get my keys reprogrammed and my phone entry updated for months with no success. If you move in, I highly recommend signing up for the package lockers?package theft is an issue here. Maintenance is also a concern; when the unit above me had a flooding issue, the repair was questionable, leaving an uneven patch in my bathroom ceiling. The elevators are almost always out of service, which is frustrating. On the plus side, the apartments themselves are decent for the price, but small issues add up?like someone throwing their dog's waste into my valet trash can. After nearly two years here, I've decided not to renew my lease again.”
— 8900 Lakes At 610 Dr · Houston“Aspire has been a reliable apartment for the past 5 years. The proximity to the medical center is very nice for commuting to work. Any issues that has arisen were always addressed in a timely fashion. I can say i have enjoyed living here.”
