“I’m a current resident who moved into “Hermann Park Lofts” a little over 3 months ago, here’s my review: Absolutely do NOT move into these apartments. Is it possible to be catfished by an apartment because that’s certainly what happened me. First, THE ELEVATORS NEVER FREAKING WORK. In the tower building where I currently reside there 3 elevators if you’re lucky on most days 1 will work, but absolutely never all 3 at the same time. They also have a tendency to be covered in dog urine and feces on most days. So that’s a nice touch. The hallways nearly always have a beautiful scent of rotting trash mix which again most apartments have trash chutes on every floor yet this building produces the most heinous stench I’ve ever experienced. Again something that can be fixed but again they’re too cheap to do something about it. Lastly, I mean I have a laundry list of issues with this place but within the first few weeks of me moving in both my dishwasher and dryer decided to stop working. You would think it would be an easy fix right? WRONG. I put in upwards of 5 service requests for my dryer only for them to come in and clean the air filter did that fix the problem? Of course not. Then my dishwasher needed some sort of part, I was initially told that there was no ETA on the part because it backordered but I should get an updated in a few days. Welp you guessed it, did I get an update absolutely not, it took me emailing their corporate office and the property manager directly to finally get them replaced after not being able to use them for nearly a month. PLEASE FOR THE LOVE OF GOD, MOVE ANYWHERE ELSE BUT HERE. If you have a 2nd or 3rd choice pick those instead. This is literally a rat motel with in unit laundry. I’m only 4 months into my 14 month lease and I regret it everyday!”

Our oven has gone out twice and they keep putting a band aid on it to get back to running again. The dryer you have to dry your clothes 2-3 times to actually get everything dry. Our microwave is like a $25 one you'd get at Sam's. Full dinner plates do not fit in it. Maintenance is very nice and they try to fix what they can but we have been told that the apartment will not replace anything until it is 100% not working. They advertise you pay $25 for trash valet but you actually pay $50. Car break ins happen often. An apartment at the front was broken into last year--thieves broke through her glass door & the gym was broken into through the glass. Management has changed about 3 times since I have been here. I have stayed because it was close to work and reasonably priced--but now they have raised rent $600 if I were to sign for another year. I wouldn't mind paying that if the units were updated. They updated the lobby & gym last year and didn't touch any of the units. Also, during the freeze, almost all the units in the smaller building had pipes bust--so there was significant water damage in a huge chunk of units. The high rise elevator goes out all the time and their fire alarm goes off constantly.”

When our lease was due for renewal the Manager at that time worked with us to allow us time to decide if we wanted to stay/renew or vacate. At the end we decided to move to a way better place for the same price. (memorial/upper Kirby area). Hopefully the new management (Broadstone Lofts) turns this place into what it should have been while under the name of Marquis Lofts. Pros: . Proximity to beautiful Hermann Park and the Houston museum district , all within short walking distance or a quick Uber/Lyft ride away. . Don the personal trainer, he's freaking AWESOME. . Most parking is covered and reserved spots are available. . Workout classes available Cons: . We started to notice that random people who are NOT residents use the pool, we know this because we saw a whole group of people come use the pool, leave their trash and walk out and get in their car and drive away. . The smell as soon as you walk in to the building is sickening!!! Pet urine is everywhere! . Elevators are ALWAYS broken, pretty frequently . The walls/floors here are very poorly insulated you will hear your neighbors or hear heavy walkers . Multiple car and apartment break-ins (thankfully not mine)”

Elevators are still broken after 7-8 months after Harvey , residents have to walk to the opposite side of the building in order to get to their apartments unless they want to take the stairs.. Residents can’t walk 20 bags of groceries to the opposite side of the building because they failed to finish elevator construction? I don’t know how elderly people can deal.. Office staff is okay but new office management is not for the consumer at all. Never a late payment or complaints until I was wrongfully accused of smoking marijuana in my apartment. Very big issue. Emails everyday until I had to prove it was’nt me. They charged me $75 because I did not send in my updated renters insurance policy. The policy never lapsed and I was never notified that it was about to expire .. Just bad experience the last year and I won’t be renewing here for the price you can get a better bang for your buck”

A few weeks ago over 50 cars were broken into including mine which cost me $1,700.00 to fix the window and all the damage and they acted like they would reimburse everyone and they never did. The customer service is horrible, especially Dilynn and Robert. The only helpful one is Patricia. I would recommend spending your money elsewhere. The only positive thing about this place is the location because it is close to everything.”

I was attracted initially to the area of the apartments, the proximity to beautiful Hermann Park and the Houston museum district , all within short walking distance. These facts alone make the Marquis worth living here but the apartments are beautiful, the grounds are maintained and most of all the entire staff , from maintenance to the wonderful people in the office make Marquis a home. It's a great place to live. I highly recommend it.”

I work in the Texas medical center and he works downtown so it's the perfect location for both. I can walk to the medical center in 20 minutes or bike there in 10. There is also a shuttle that goes through the med center every 15-20 minutes which is super convenient. Free parking in the garage for residents, which is surprisingly hard to come by in Houston apartment complexes. We are both avid distance runners so being across the street from Hermann Park and very close to Rice is really an indispensable feature. The residents are friendly and respectful. Many residents seem to work in the medical center like myself but there are also many great people who work in other fields. This is a great place to live if you have dogs since it's a very pet friendly complex. The apartments are huge and the price for a one bedroom is a great deal considering how much space we have. We live in the mid-rise building and have a huge balcony with a beautiful courtyard view. The building itself is energy efficient and stays cool through the many warm months so we don't use the AC as much as many people in Houston might. The management and leasing staff are very nice and accommodating. The amenities are really nice: great swimming pool and lounging area, cyber cafe with internet and TV, conference/study rooms, tons of parking spaces, lovely dog parks and green space, and a nice gym with the basic fitness amenities. My favorite part is actually the on-site fitness group and personal training classes that is now offered. It sealed the deal even more and reaffirmed why I love living here. Of course, living in a huge city like Houston, there is always the possibility of theft and break-ins. However there have only been a couple (both car break-ins) since we have been living here and since then, the management has hired 24-hour security staff to patrol the buildings and parking garages day and night. I've never felt unsafe in or around any of the buildings or in our apartment. If we don't move away from Houston for school next year, we would definitely like to stay at the Marquis Lofts!”

Anytime I have needed anything the staff have been there to get me what I needed immediately. Sometimes I here people walk by in the hall if they are being loud but overall I feel that the Marquis Lofts are very quiet. I couldn't ask for a better view, a park across the street and close to all kinds of shopping and restaurants. The PERFECT place to live.”

The walls/floors here are very poorly insulated you will hear a lot of noise from your neighbors. Also there's no tip toeing around it, the parking garage is a joke. Its like a criminal amusement park. In June 2015 there were 28, yes, twenty eight car brake-ins. 19 in one night. And like another person posted below, I too reported random people knocking on doors at very random hours of the day/night. I was told to contact the police if it happened again and they did, presumably, nothing further. With all that being said .... some of the positives. the location is great especially if you work in the medical center or want enjoy Hermann park. The apartments themselves are nice if you like the half-loft concrete floors layout. Also the maintenance crew is quick to respond to issues and they are nice guys in general. The staff is hit or miss, there definitely are some good knowledgeable people there who will go out of there way to assist you whenever they can and then there are some not-so-helpful ones.”

The staff has been very helpful, maintenance has been thorough and speedy, and the property is well kept. The only inconvenience I have encountered is of the 3 elevators available for the residents, occasionally one will stop working for a short period, still leaving 2 fully functional. Other than that, everything has worked great for me and the loft style apartments provide a modern style that is not easily found at this price point. A good value. Most parking is covered and reserved spots are available. Overall I am impressed with this property.”

The staff all has great smiles and that pseudo friendly thing going on, while all along doing nothing that you have requested. I am WILL NOT renew my lease when the time comes. This is extremely pitiful that for the amount of money that you pay here that there are not REAL security on staff in the evenings. I am disappointed and regret making this community my home. To follow-up with the other reviews THIS PLACE HAS CHANGE FOR THE WORSE!!!!!! For the price find you something else, somewhere else. And the parking here is starting to get bad at night as well. Apartments and cars are broken into all the time. If you have maintenance problems, good luck.. Even the property manager moved out of this complex. We are moving to a newer and nicer apartment complex in this area.. It's worth paying a little more to live in a cleaner and safer place. This apartment complex should be torn down and replaced with another high rise building like the Mosaic down the street.”

Length of stay: 2 years Reason for writing: Was asked by apartment staff and I'm choosing to actually take time and write this because some of the moronic comments do not present the apartment complex in the proper light. Apartment Staff: FANTASTIC. I am probably classified by the staff as a high maintenance tenant. I travel a lot for work and receive multiple packages daily (medical devices-often overnighted). Many nights I get home hours after the office is closed and need to be present in surgery with the contents of these packages prior to the office opening. On several occasions the office staff has walked my packages into my apartment so that I would have them for the morning. A separate occasion, I had an abundance of gnats in my apt...no clue what happened but I had come back from a week trip and the situation was bad (determined it was my roommate leaving the screen door open). I had reported the issue on a Friday and because they did not have terminex in until the following week, they went to Walmart and had the maintenance staff bug bomb all the rooms of the apartment to keep me happy. This alleviated the problem in a few hours. Maintenance: THE BEST. They are nice men and correct your issues as soon as you post a problem on the website. If anyone states anything different, do not take the rest of what they are writing seriously as they are jaded an giving you an inaccurate description. Property: Beautiful, very nice...don't think anyone has really contested that Who lives here: mostly medical professionals, students and pet owners. I've heard that it's much louder in the main building but I truly don't know. If anyone thinks logically though, hardwood floors ANYWHERE are going to make loud noises. I lived in the building by the pool and it was quiet. Roaches: yes, from time to time there are roaches. In my time here (2 years) I have seen 2 living roaches in my apartment. When I moved out I found two dead roaches...1 living roach a year, especially in HOUSTON, TX, the city with the highest humidity in the country, is pretty impressive. If we are all unfortunate enough to have to live in this city, we shouldn't complain when it's hot or when we see a roach. We should think about how awesome this complex is for paying for terminex for us WHENEVER we ask. If you have a roach, tell the staff...terminex works. Construction: I live right next to the construction and don't hear anything. However, our neighbor does as he lives on the side of the construction. I would be angry about that myself, however, what can either of the two apartment complexes do? The construction is almost done anyway. Theft: YES, this is a problem. Rims are being stolen off of vehicles that aren't in the gated area. I have yet to hear of any vehicle being stolen in the gated area (feel free to correct me if I'm wrong). My roommate had his rims stolen a year ago, he does not blame the apartment complex. The office told is to park in the basement of the building (free) as it is the safest spot. Houston is a city and cities have crime. I wonder where the people that complain about crime grew up?”
“Keep in mind: any reviews before Dec. 2012 are for Greystar's management, which was frankly much better and probably got out while they still could and Marquis naively took over. I've lived here 4 years so I can give an honest review: Marquis is hemorrhaging tenants left and right as all the original Greystar tenants are leaving - just check out the availability and see how many apartments are "open" for move-in these days. If you visit, chat with some people who have lived here for a while and see what they think. Since you will never deal with Greystar anymore let me talk about Marquis management: 1) Maintenance requests are generally timely. The maintenance staff are decent guys and are probably one of the better things about the complex. They have a 24-hour "guarantee" on repairs but don't believe it. Ask them what happens if they DON'T follow through? Will they give you a discount on rent? Ignore you? When I asked after they failed to show they didn't respond and instead sent out someone right-away. "Oops." So it's a nice concept but don't expect they'll actually accept any consequences if they don't hold up their end of the deal. 2) Parking is reasonable. I rarely have an issue finding a spot. If you live in the mid-rise you can park on the same level as your apartment, don't have to take stairs, and park closer to your door. The garage-gate is ALWAYS broken, and repairs take days/weeks. I don't think a full month has gone by without the gate breaking, seriously. Since I've lived here I've probably seen ~8 cars on blocks with their tires stolen and maybe ~5 smashed windows. Some of them in very "open" spots, too, where you would think a thief would be easily seen. Yet the management can't control the problem so of course the thieves come back and do it every few months. If they tell you they've hired security I haven't seen them. Take precautions: get wheel locking nuts and don't keep valuables in the open and maybe they'll steal from your neighbors car instead. 3) Dog-friendly, but less-so than before. Marquis has arbitrary breed-restrictions and the pet fee and pet rent is higher than it used to be. The concrete floors are AWESOME when living with a dog. I can't imagine ever living in a place with carpet floors ever again. You will be so happy when you need to clean up. They have some "dog areas" in the corner but it's so muddy and saturated in dog poop mulch I can't say it's worth using. It's shaded all the time so grass can't grow. 4) Noise is good, from my experience. There may be a big difference between the high-rise and mid-rise. I'm in the mid-rise and I rarely if ever hear my neighbors; when I do it's from the window, not the walls. You WILL hear traffic at all hours, and the occasional ambulance. It's very distracting at first but I've gotten used to it. The fire alarm is painfully L-O-U-D when it goes off. I really hope you don't have any pets trapped at home while you're away if it ever goes off. 5) Grills have been "upgraded" in the common areas - but what this really means is they stopped providing propane and instead make you bring your own charcoal. Which is strange considering in your lease agreement you're not allowed to store flammables IN your apartment... so effectively you can't use them without breaking your lease. It's hit-or-miss if the grills are clean or not; hope you have considerate neighbors. 6) Don't be fooled by the "social events" they hold. Often the "Saturday Breakfast!" involves a person or two handing out breakfast tacos and the residents taking them and walking out. Ask yourself if the high-rent justifies getting an extra breakfast taco every month. 7) The coffee machine is either broken or out of supplies probably 40% of the time. It's been so unreliable I've stopped bothering to walk down and check. 8) Safety as a whole is decent. I think most of the crime is burglaries, and you'll find that in any Houston complex. However I do know of neighbors who have had their home broken into, and I've seen cars of blocks and smashed windows many times. I have one neighbor who had to pull a gun on a thief. 8) Besides the parking lot gate, the pedestrian gates are often inexplicably locked, don't shut right, or your proxy fob will stop working. Perhaps this is just a maintenance issue that will always happen but it seems silly to just keep patching up the same faulty equipment than to get something that doesn't break down so often. 9) The trash rooms WILL overflow almost every week. Half of this is because your neighbors are lazy jerks who can't be bothered to open the trash chute and just chuck their garbage in the room, and the other half is because the chute backs up because they don't clear the compactor. If the chute is full you have no option but to leave the bag where it is. Then other people see bags and just pile theirs up. But, the good news is no one leaves trash in the hallways - instead they leave a pile of trash festering in the trash room. 10) The water goes out a LOT at this complex. And it will go out at the most inconvenient time, and the complex will notify you way too late and tell you the most minimal information they can. The staff could really benefit from more transparency, but then again the last time they were transparent they told us the City shut down the pool for health reasons... 11) Location is fantastic. It takes 1 min to hop on 288 and then get to 59. I will miss having such easy access to the highways. Hermann Park is right across the street and you can go to free shows in the summer. Museums are a few blocks away. It's really a nice part of town. 12) Utilities are okay: I pay maybe $40-80 for electricity, and water is split across all tenants equally, maybe $30/month. You have your choice of internet providers: AT&T or Comcast with decent service. 13) Oh - and Marquis touted the renovation of the gym... basically they tore down the old gym and removed all the machines just to replace them with the exact same things. What? They also repainted the halls a drab grey and painted the exterior various shades of grey (and the people they hired to paint were awful - many residents awoke one morning to find their doors had been PAINTED SHUT). The painters took off my screen door and when I asked the management to replace it they said that it would cost me $100. For something they removed! So it's a mixed bag. You should really consider your apartment on its own, as if all the other "amenities" didn't exist, because odds are when you go to use them they won't work or you'll have to pay either in time or your own money to get it working. The rent is outrageous now but it's outrageous everywhere else, too... Good luck.”
“CRIME, ROACHES, and NO WATER! Don't let the 'cool lofty' photos lure you to this hell-hole. Don't move here. It has been just AWFUL since the Marquis management took over (Mark and Will in the office are nice try to be helpful, but there is only so much they can do.) Tons of BUGS, especially roaches, and constant water-shortages. Always nice to wake up before work and not be able to shower or use the toilet, huh? It's seriously so embarassing to have anyone over... CRIME ...Went to the parking garage last weekend (September 2013), and was so sad (and scared) to see cars up on cinder-blocks with all tires stolen! Don't believe anything about "onsite officers and security cameras." There is none! Nieghbors seem to be all nice professionals, but everyone has had enough and are moving out, like me. Not sure who will be moving in, but don't let it be you.!! Save your money and go somewhere clean and safe.”
