“I was told that I have to go online and do a work order at first I had a difficult time doing it the second time but then on today I was a able to do it. Internet is not always perfect. If my Internet is down I was told to go to the office and they will assist me with putting in the work order. Whe. I was a leasing consultant back in 2007 we did work order request for the tenants. I over stand that nowadays times has changed but what if my phone isn't working ? Will I still have to do it myself ? Also my lease states that we have to give a written notice I don't think that I was given and fair lease agreement. If my lease says written notice for work order request then why was I told that the office didn't accept written notice nothing in writing and I was told that the staff doesn't do it for the tenants?”

My apartment was broke into I called the police and everything. When Amy the general manager came and saw my place she said and I have witnesses that heard her tell me. I will make sure you loose your housing. And she told the maintenance man not to fix nothing in my house. I have her saying it on camera saying it. And the maintenance man told me she said it. Oh and another thing my mailbox be open ever time I go check my mailbox. And the maintenance man told me somebody open it up with a key and the only people have a key is the office. I will be going to housing on her and I have all my paperwork and videos.”

My encounters with this office have been nothing short of frustrating and, quite frankly, unprofessional. Before I applied, I made it a point to ask whether an offer letter would suffice in place of paycheck stubs, as I had just started a new job and had not yet received my first paycheck. I was assured by the leasing office staff that an offer letter would indeed be acceptable. However, when I came in to fill out the application, I was once again asked for paycheck stubs. After clarifying the situation, the staff member confirmed with management that my offer letter would be sufficient. After a week and a half, I was informed that without paycheck stubs, my employment could not be verified. I reached out to my company's HR department, who provided me with a verification hotline and a work history report, clearly stating that they could not offer any paycheck stubs since I had not yet received my first paycheck. I communicated this to the compliance manager, Russell, both via text and phone call, and he assured me that my offer letter would be acceptable. However, after yet another week of radio silence, I began calling daily to inquire about my application's status, only to be met with requests for 4-6 paycheck stubs within 24 hours. I reiterated my circumstances, but once again, I was given empty promises and non-committal responses from Russell. Despite providing documentation from the Equifax work history report to demonstrate my employment, I was still told that I needed at least one paycheck stub. This back-and-forth has been incredibly disheartening, especially considering that their team previously agreed that my offer letter and work history report should suffice. It has now been over a week since I last heard from Russell, who promised to follow up the very next day. The lack of communication and internal consistency within their management team is unacceptable. The leasing agents I encountered seemed genuinely overwhelmed and did their best, but the incompetence and unprofessionalism of the management staff and higher ups are evident and concerning. Do not waste your time applying here, they will take your deposit and go ghost!”

That is the only part of the property that gets fixed. Amazon won't even send their drivers to deliver to these apartments because of an attempted robbery of one of their delivery people. They keeps going up and up on the rent but never fix anything. I have safety lights on my building that have been broken for TWO years and no matter how much I complain nothing ever gets done. Please do your self a favor and just don't even bother with these apartments unless this is the type of living situation you actually can live with.”

There is a long way to go, but if responsible people who pay their rent regularly move in now, the job can be finished with the proceeds. Please look into this things as a resident I have never experienced this issues that they never have the supplies to fix the things in the units?”

We should be notified when the hot water is off and if tenants are not on the least they shouldn't be allow to park in the spaces for the paying tenants.”

There's no communication from the office. They write out work orders and leave you hanging. The maintenance is very rude tells you what they know and that what's going on in your unit bypass everything you say I had bad experience with delivery, due to the maintenance, not wanting to put my apartment number on my door after I reported him again, he came and wrote on my white door with a blue marker, then wrote the wrong apartment number scratched it out with the marker and wrote the correct one with the marker very unprofessional don't want to send out pass control don't want to allow you to move unless you pay a $400 deposit even though the issues are on the property. The manager never gets back to any voicemails. Don't move here”

It takes maintenance a while too get things done, but they are nice tho. The garbage is always full and flowing over the grass is high and the staff seems not to care. Gun shots maybe every other night and that worries me because I have small children. But the rent is cheap and the elementary school is literally like a five minute walk. The community garden is nice too. And the bus it's like right in front shop that's convenient.”

Office staff is pleasant and maintnance calls are answered the same day or the next on rare occasions, their maintnance staff is extremely nice and courteous and resolve your issues right away. Rent is extremely cheap and your kids can safely play outside while you sit on your porch. Most people have lawn chairs or plants and staff makes sure things are orderly. This is not the best neighborhood in general if you are familiar with the westbury/fondren area but these apartments are tucked in between and are probably 1 of the best apartments you can live at in the area. Evryone is respectful, even youngsters. The only negative thing I can say about these apts is that they are being purchased by a new company and until this happens current residents can not request a transfer to another apt on the property- I'm a single mother of 2 and my babies n I have had such a pleasant experience here that I simply don't want to leave and would rather wait for another apartment here. You can not beat their rental rates and their rates include free cable n water and you get your electricity through them so it's wayyyyy cheaper than another company and buildings are brick all the way around so lower light bills except bad tmobile signal inside haha. Overall great place to live if on a tight budget and want a spacious comfortable apt. Everyone minds their own bussiness n there is plentyyyy of parking everywhere. I'm a single mom w 2 toddlers and I can always park directly in front of my back door which faces parking lot.. it's the best part. This is seriously an honest review- you would have to be familiar with the neighborhood to appreciate the difference in these apartments, much safer and nicer than other apts in the area overall and the rent rates are great.”

— 12500 Dunlap St · Houston“I would recommend these apartments because me and my daughter stayed here for 3 years until late 2005...I am a single mother and it's hard to feel safe...the apartments are older and kids play outside alot...my daughter went to the headstart program they had for preschool and she loved it, the apartments are decent size and the mainenance was always very promt with any requests I had, they came to fix anything the same day...my leasing agent was very very nice....all apartments have bad things I guess, but me and my daughter were always happy there, the security walked the grounds daily and nightly....the only thing is that I stayed on the side where you have to show your ID when you drive in and they write your liscense plate number down....sure they let some pass at times... but my overall rating for this place is i high 8”
