“I was told that I have to go online and do a work order at first I had a difficult time doing it the second time but then on today I was a able to do it. Internet is not always perfect. If my Internet is down I was told to go to the office and they will assist me with putting in the work order. Whe. I was a leasing consultant back in 2007 we did work order request for the tenants. I over stand that nowadays times has changed but what if my phone isn't working ? Will I still have to do it myself ? Also my lease states that we have to give a written notice I don't think that I was given and fair lease agreement. If my lease says written notice for work order request then why was I told that the office didn't accept written notice nothing in writing and I was told that the staff doesn't do it for the tenants?”

“If you are paying rent save your money not the place to be my bedroom window was broken by kids outside on the 8th of December and it's still not fixed right now every time I called they say that they ordered it and waiting on it to come in. it will be over 2 weeks in 2 days not to mention the cold weather please don't move here save yourself the misery wouldn't move there for free”

“Very pleasant and helpful. When I reported any issues she addressed them in a prompt manner. Maintenance was helpful and the vibe was positive. My apartment was clean with a few minor fixes needed. The gym is the best part for me.”

“Hi my name is Latasha Carter and I live in the heights of Post oak . I been here 2 years now. I'm on section 8 and I have 2 kids. My apartment was broke into I called the police and everything. When Amy the general manager came and saw my place she said and I have witnesses that heard her tell me. I will make sure you loose your housing. And she told the maintenance man not to fix nothing in my house. I have her saying it on camera saying it. And the maintenance man told me she said it. Oh and another thing my mailbox be open ever time I go check my mailbox. And the maintenance man told me somebody open it up with a key and the only people have a key is the office. I will be going to housing on her and I have all my paperwork and videos.”

“I want to express my dissatisfaction with the management practices I have experienced while attempting to secure a rental application at this property. My encounters with this office have been nothing short of frustrating and, quite frankly, unprofessional. Before I applied, I made it a point to ask whether an offer letter would suffice in place of paycheck stubs, as I had just started a new job and had not yet received my first paycheck. I was assured by the leasing office staff that an offer letter would indeed be acceptable. However, when I came in to fill out the application, I was once again asked for paycheck stubs. After clarifying the situation, the staff member confirmed with management that my offer letter would be sufficient. After a week and a half, I was informed that without paycheck stubs, my employment could not be verified. I reached out to my company's HR department, who provided me with a verification hotline and a work history report, clearly stating that they could not offer any paycheck stubs since I had not yet received my first paycheck. I communicated this to the compliance manager, Russell, both via text and phone call, and he assured me that my offer letter would be acceptable. However, after yet another week of radio silence, I began calling daily to inquire about my application's status, only to be met with requests for 4-6 paycheck stubs within 24 hours. I reiterated my circumstances, but once again, I was given empty promises and non-committal responses from Russell. Despite providing documentation from the Equifax work history report to demonstrate my employment, I was still told that I needed at least one paycheck stub. This back-and-forth has been incredibly disheartening, especially considering that their team previously agreed that my offer letter and work history report should suffice. It has now been over a week since I last heard from Russell, who promised to follow up the very next day. The lack of communication and internal consistency within their management team is unacceptable. The leasing agents I encountered seemed genuinely overwhelmed and did their best, but the incompetence and unprofessionalism of the management staff and higher ups are evident and concerning. Do not waste your time applying here, they will take your deposit and go ghost!”

“My door was kicked in July 22,2023 while me & my baby was in bed sleeping four men with rifles I immediately broke the lease the next day because I called the office and told them what happened and they were nonchalant of course and expected me to stay in the apartment with the door kicked in not even two years after I watched two boys have a shootout in front of my door and the boy died right in front of me I should’ve been gone do not move here the rent cheap for a reason they don’t care about you or your life.”

“Moving into the complex I have had bad experiences but things have improved over the years. Security and Professional office staff members are making lots of changes around the complex Feels alot safer”

“Well with in the first 3 years my apartment was broken in 3 times an my car was parked an got totaled . My neighbor had a party an one of his guest got drunk an tried to kick my door in. I've had a rat problem for two months. An the foundation is cracking in apartment. Tub an apartment needs painted”

“There are so many squatters who take up residence in the vacant apartments here. The entire property is extremely raggedy. Don't let their new nice offices fool you. That is the only part of the property that gets fixed. Amazon won't even send their drivers to deliver to these apartments because of an attempted robbery of one of their delivery people. They keeps going up and up on the rent but never fix anything. I have safety lights on my building that have been broken for TWO years and no matter how much I complain nothing ever gets done. Please do your self a favor and just don't even bother with these apartments unless this is the type of living situation you actually can live with.”

“Do not move here mildew mold and shootings literally every night security harasses all the women and underage girls security have also set their residents up to physically harmed and shot at they work with Hpd so they are no help a lot of abandoned animals fleas did I mention rats your neighbors will steal your packages so don't get anything delivered and left at your door overall these are the projects DO NOT MOVE OVER THERE HALF OF UNITS ON THE PROPERTY ARE LABELED INHABITANT TO LIVE IN SO THERE ARE ALOT OF VACANT APARTMENTS WHERE THE GROWN MEN HAVE SEX WITH UNDERAGE GIRLS NO I DID NOT FINISH MY LEASE SOON AS I SAVED MY MONEY I MOVED AND LEFT EVERYTHING BEHIND THANK GOD I MADE IT OUT ALIVE BECAUSE THERE ARE ALOT OF UNSOLVED MURDERS ON PROPERTY ALONE”

“Since Indio Management took over, the apartments are slowly improving. Troublemakers are disappearing and the premises are being rebuilt. There is a long way to go, but if responsible people who pay their rent regularly move in now, the job can be finished with the proceeds. My biggest complaint right now is the need of adequate laundry facilities.”

“Got home today and the water was off they do not send a email or text notify tenants that the water will be off from this time to that time ppl come home from work and school and expect to get in the tub this is horrible”

“too many gun shootings and theft. Not a lot of upkeep, dogs ---- in the playground, no enforcements. Maintenance takes forever to fix ----. Never any warnings for when water or light turns off when things need to be fixed.”

“What I am encountering is problems with the things getting fix on timely manner. It take a months or weeks for management to fix things and they don't get done completely because they always say they don't have the supplies, they always out of supplies which I find that hard to believe. They got a few of incompetent maintenance personnel that don't want to do the job here. They be on the company clock and seating at home this is why the work don't get done. Please look into this things as a resident I have never experienced this issues that they never have the supplies to fix the things in the units?”

“My experience here for the most part has been ok. These are my concerns, there should be at least a two week notice given on the way rent is accepted. We should be notified when the hot water is off and if tenants are not on the least they shouldn't be allow to park in the spaces for the paying tenants.”

“Lot of violence here. Feel unsafe. I would like to see more security around my apartment. Vagrants are entering my hallway and smoking weed and leaving trash behind. I really would like to move but can't afford to. Only person I trust is my neighbor and friend.”

“Since I moved here, my experience has met all of my needs.. honestly the staff has always been courteous and kind. They are always nice to me, as I am nice to them..my intentions is to continue to live and rent at the Heights at post oak for many more years.i have no desire to relocate any time soon...THANK YOU....”

“I haven't had personal issues with the people on the property. I have had issues with maintenance issues. Things I report have to be reported multiple times. Also, accounting/office staff is wonderful. They help as much as they can.”

“I been complaining about my guest restroom and it's still messed up the maintenance said a contractor will be out and still nothing the whole wall wet like it's mold in here and the security guards peaking in the residence windows with a flashlight including mine I'm the middle of the night”

“I haven't and any problems until NOW i have neighbor from HELL..!!...He dosent RESPECT his neighbors door slamming people running back and forth there some non safty actives going on over there and I don't feel SAFE AT ALL...”

“So far the experience is on a because "I needed a place to stay for my budget" basis. They have mice, roaches, and lease to nasty residents, but they do try to fix most problems. They need security for sure that does Constant night patrol due to gun shots and drug activity.”

“I been having a bad experience here. I've been here since December I have had mats rats, air problems, water problems. The hot water has been off five times. There's no communication from the office. They write out work orders and leave you hanging. The maintenance is very rude tells you what they know and that what's going on in your unit bypass everything you say I had bad experience with delivery, due to the maintenance, not wanting to put my apartment number on my door after I reported him again, he came and wrote on my white door with a blue marker, then wrote the wrong apartment number scratched it out with the marker and wrote the correct one with the marker very unprofessional don't want to send out pass control don't want to allow you to move unless you pay a $400 deposit even though the issues are on the property. The manager never gets back to any voicemails. Don't move here”

“I only been here 6 months, but seen something that need to be improved, Landscaping could be better. Leaves clogged up the drainage when it rain I see a lot of boarded up Windows and apartments, that looks bad”

“These Apartments have changed since I've last stayed here.. Great new management and you don't really have any problems if you stay to yourself! Me and my children will enjoy staying here. Staff and management is Great!”

“I have lived here going on two years and there are pros and cons. The roaches are OUTRAGEOUS!!!! Absolutely disgusting. It takes maintenance a while too get things done, but they are nice tho. The garbage is always full and flowing over the grass is high and the staff seems not to care. Gun shots maybe every other night and that worries me because I have small children. But the rent is cheap and the elementary school is literally like a five minute walk. The community garden is nice too. And the bus it's like right in front shop that's convenient.”

“I have lived here for 2 years and I really love it here. Quiet place to live and great neighbors anywhere you look. Office staff is pleasant and maintnance calls are answered the same day or the next on rare occasions, their maintnance staff is extremely nice and courteous and resolve your issues right away. Rent is extremely cheap and your kids can safely play outside while you sit on your porch. Most people have lawn chairs or plants and staff makes sure things are orderly. This is not the best neighborhood in general if you are familiar with the westbury/fondren area but these apartments are tucked in between and are probably 1 of the best apartments you can live at in the area. Evryone is respectful, even youngsters. The only negative thing I can say about these apts is that they are being purchased by a new company and until this happens current residents can not request a transfer to another apt on the property- I'm a single mother of 2 and my babies n I have had such a pleasant experience here that I simply don't want to leave and would rather wait for another apartment here. You can not beat their rental rates and their rates include free cable n water and you get your electricity through them so it's wayyyyy cheaper than another company and buildings are brick all the way around so lower light bills except bad tmobile signal inside haha. Overall great place to live if on a tight budget and want a spacious comfortable apt. Everyone minds their own bussiness n there is plentyyyy of parking everywhere. I'm a single mom w 2 toddlers and I can always park directly in front of my back door which faces parking lot.. it's the best part. This is seriously an honest review- you would have to be familiar with the neighborhood to appreciate the difference in these apartments, much safer and nicer than other apts in the area overall and the rent rates are great.”

“I would not recommend these apartments at all the owner can't even afford to cut the grass at all. They can barely pay their workers so why in the he'll these apartments still standing. The lordland can't even buy shampoo for your carpets. These apartment are so much in debt. So I believe they should just closed these damn Apartments down. Don't MOVE HERE people. The washing machine are always broke even the dryer. The safety is not good either for your kids to. When your paint is peeling off the walls and tub you said you don't have money to fix the problem. There are empty apartment where the window are broke and apartment that was on fire last year and years ago and still aren't fix up. So that let you know they do not have any money.”

“Absolutely the worst place ever roaches every where have asked them several times to come fumigate the apt and nothing has been done my apt has been broken into 2 times nothing was done about it we were promised to get moved to a different apt and nothing the grass never gets cut tall grass which means mosquitoes yet they expect the rent on time but can't keep there tenants happy the staff is very RUDE especially there so called assistant manager. I hate this place I can't wait till my lease is up”

“I have lived here since 2000, it is a great place. The management is good the maintenance is right on time.The kids can paly outside and not be afraid that they will be shot or ran over. At noght the property is well lite and you just feel safe living here. the rent is afforable due to the all bills paid status. Free cable is a great plus. Would not think of movine any where else not at this time any how. Money well spent!!!!”

“I would recommend these apartments because me and my daughter stayed here for 3 years until late 2005...I am a single mother and it's hard to feel safe...the apartments are older and kids play outside alot...my daughter went to the headstart program they had for preschool and she loved it, the apartments are decent size and the mainenance was always very promt with any requests I had, they came to fix anything the same day...my leasing agent was very very nice....all apartments have bad things I guess, but me and my daughter were always happy there, the security walked the grounds daily and nightly....the only thing is that I stayed on the side where you have to show your ID when you drive in and they write your liscense plate number down....sure they let some pass at times... but my overall rating for this place is i high 8”
