“I have been subjected to living here. I have been traumatized; my anxiety grew from the living conditions of this apartment. The Manager Gabriella walked me out of the apartment office today for expressing how I have felt about leaving here over the last 10 months. They knew this apartment was infested with roaches, yet they leased it out to me and did nothing. They only did fumigation after a day of leaving here and complaining bitterly. I have been treated terribly by all the management of this apartment. She told me today it's my word only for saying my apartment is roach-infested. The cheap pest control does nothing and only makes my living situation worse. The manager Gabriella lacks is empty, customer service, horrible, mean individual. She is only out to save money for the company she works for. An apartment that not even she or my worst enemy can live in. I have cried over this apartment. I have roaches crawling everywhere in this apartment; they are in my kids' clothes, bed, and kitchen, every single place. It has become a joke to have them as roommates here. I am subject to continuing to leave here over a binding lease. This place makes me and my children sick. They lie to you, get you to sign the lease, lock you in, and watch you suffer. They show you a different apartment from where you will be living. They will then go ahead to gaslight you, making you look like a terrible liar and crazy, and your feelings are not valid. They are forcing and subjecting me to continue to live in this place that makes me and the kids sick, a place even I won't wish Gabriella or my worst enemy to inhabit. She said it was a word only. Very horrible individual for a manager. I am terribly sad as I write this. No one deserves what I have had to endure or go through. I have begged and asked what I can do to move out. They are forcing me to continue to cohabitate with these roaches.”

I had to resort to staying here because there was limited availability at other apartment communities and I did feel like it was nice after viewing the model. However a model is exactly what it is a, a facade that hides the underlying issue. I couldn’t even move my things in, despite paying rent, because the roach infestation was ridiculous. They were everywhere:the living room, kitchen, my bedroom and the bathroom. No place was off limits! The apartment had a pungent smell, not to mention stains were in the carpet that should’ve have been completely replaced. And don’t even get me started on the fact no housekeeping was done in the unit the floors were still dirty and bugs were all in the carpet. When I brought the issue to their attention, can you guess the great idea they came up with? Replacing the carpet when there was still an infestation instead of waiting until pest control came. Guess the same genius who gave the apartment the gold star for move in was the same nitwit who thought to change out the carpet and let roaches run amok in the new carpet. I was told they would do a treatment and housekeeping would clean the place however I stopped by twice and the appliances were pushed out and roaches were still everywhere. So that means I had to push back moving again and that has been two weeks since I picked up my keys and set up the electricity. Was I compensated for this inconvenience? No and don’t even bother trying to contact someone higher up because the number on the management webpage is a scam line and the website in general appears fraudulent. I wish I looked elsewhere because this place is about as subpar as you can get. The sad part is that pest control is included in rent but none was done in that apartment I guess I am paying for pest control to be done in the model. I hope someone reads this that is in a position to actually do something about this place.”

The manager Espinoza is extremely worthless and should be replaced because she will not speak to anyone when there is an issue, a concern or a problem. The apartment manager Espinoza hides in her office and refuses to come out, what kind of manager is this?!?! Like I said earlier she is worthless!! The manager Espinoza is just here for a paycheck. The staff is not helpful at all and seem to avoid any issues just like the worthless manager. I have had issues with the people that live above me and nothing has been done about it. There is NO security guard on the premises and vehicles get vandalized. When you report vehicle break-ins, gunshots and violence that goes on in the premises nothing is reported to any of the apartment residents. When emails are sent to the Breton Mill website about the serious issues you don’t get a response back at all. I would definitely NOT recommend this place to live. Ever since Abigail left this apartment complex has gone down hill.”

Several tenants also have no respect for their neighbors when it comes to cleaning up their dogs feces. There has been a broken gate that has not been repaired, not allowing cars to enter the complex. The fitness center is also in terrible condition. They show it off like its decent feature but almost every machine is broken and unusable or is unsafe to use in its current state. The apartment manage asked me to leave a review online, well here it is.”

They do not have any cameras or courtesy officers, they lie so much there. I was there from 2017 to 2020 paid rent early & everything, I had police reports showing the burglary & even explained I do not feel safe to live there anymore because I felt like someone was watching me and will break into my apt. They charged me $600 saying I broke my lease and they are not responsible for their renters safety. I moved out when my lease ended, so I did not break my lease. Do not & I mean DO NOT put your life or family life & living in these greedy people hands.”

How could the office agree on stuff like that!! How their application went through the process to rent an apartment if they're still new -------- I believe this is a big threat to the community. Apt#---- is one of them,.. loud music you can hear it few blocks away with unbelievable vibrations more than 90 decibels .. sitting at the patio till midnight talking loud and smoke everywhere sometimes they walking at the front of my door on phone loudly. I was thinking to ask an interpreter to translate and tell them that I want to live in peace simply because they don't speak English. So now I have to save my family from this mess and find a better place.”

The fitness center was full of broken and unusable equipment. The lights in the parking lot were burnt out and it took my asking for them to be repaired before they did anything. The washing machine is cheap and does not wash clothes thoroughly. It almost damaged my laundry. The grounds around the apartments are dirty, dog poop and trash. When I went to sign my second lease (November)the manager at the asked for me to leave a good review and that my concerns would be addressed and things fixed. Now towards the end of my second lease I am being told to move out 15 days early on a 6 month lease. I was told that they would ruin my credit if I broke the lease early. They are raising the rent. They have not made any repairs. I would not recommend this apartment complex to anyone!”

I lived here for two years and the first year wasn't that bad, however the second year things took a turn for the worst. They started projects they didn't complete. When crews would work around the complex they left screws and nails and other trash/debris behind. The pool was always full of bugs. There are so many stray cats wondering around, which is really bad if you have dogs because the grass is littered with fleas. I treated my dog for them all the time but every time I took him out I'd see some had jumped on him again. There were 3 big incidents that made it an absolute nightmare though. The first, I dropped my cellphone on the way up to my apartment and not even five minutes later went back to get it because I realized it was missing. It was gone, another resident had picked it up and never turned it in. I asked the office and called the phone and the person refused to answer it or return it. Then not even a week later the second incident occurred. Someone had attempted to break into my apartment. I called emergency maintenance to let me in because they had broken the door handle and I couldn't get inside. It took maintenance over an hour to show up. Then when the guy did he put a handle on the door whose latch was too short to keep the door fully closed. A gust of wind would open the door if it wasn't locked. Even putting a key in to lock it would push it wide open. I put several work orders in for them to correct the issue and they never did. Those incidents made me fear for my safety at the complex. The last issue I had with this complex was after I moved out. I never received any closing statements from them regarding my unit. I gave them a forwarding address and everything. The only reason I ever found out I owed anything is because they sent a balance to a collection agency. When I went to resolve the issue they basically told me there was nothing they could do. I would not ever live here again, especially since the surrounding area seems to be going downhill just like the complex.”

— 13555 BRETON RIDGE ST · HOUSTON“I will start with I love our apartment but it does have its issues. We moved into our apartment in March 2018. At first everything was great. When we moved it, there were several items that needed to be replaced/fixed in the apartment but they were fixed in a decent amount of time. Our a/c was not working when we arrived but we notified the office and the maintenance was out a few hours later to let us know it just needed free-on and he refilled it. A few weeks later, the drain above our bathtub (in the ceiling) started to leak and you could hear the dripping all over the apartment. Again, we notified the office and they were out within a few days to fix the issue. At the same time as the bathtub we submitted a work order for our dishwasher that had been leaking on the floor while running. They looked at it when they came to fix the bathtub issue and told us they needed to order a part. It took over 100 days for us to finally get that part, which included me going to the office every few days to remind them no one had been by to fix it. They stated the part just hadn't come in yet. So finally, they came out with the part and "fixed" the dishwasher but we noticed they put in an old one that had been sitting in a shed somewhere because its beat up and dirty. The next day we tried running a load of dishes. When we started pulling the dishes out we noticed the bottom of the dishwasher was still full of water and all the dishes had this weird white powder all over them. I notified the office and they came out a week later to check it, and I was told yet again, we have to order a part. So now we are a month later, and still no part for the dishwasher. It's still full of old water, molding, because they completely disconnected it so we can't even try to drain it. I went up to the office yesterday to question if the part had come in yet and she said oh yeah it came in today. Oddly convenient but I wasn't gonna question it, and she said she would have maintenance come by today to fix it. Well..I have a camera in my house for security reasons and I know for a fact they did not come by to fix the dishwasher today. So I went back to the office to ask her what was going on. She said well I don't think he's finished yet today. She called him while I was standing there and said he was on his way right then. So I went back home. Needless to say, he never showed today. They asked me to put in a review to get their ratings up but if the maintenance keeps up the way it is, their ratings aren't going to rise at all. I haven't been able to use my dishwasher since the first month I moved in and that was 7 months ago. I don't have any other issues with this complex other than the fact they won't come out and take care of their residents. All I'm asking for is a working dishwasher that will actually clean my dishes..”
“I've been at this apartment for 4 years now, I've seen many changes from the staff to the ground keeping. I would have to say the I am satisfied with the community but it could be improved on. Maybe a little renovation inside the apartments itself. The new staff are great at what they do and help us tenants out as much as possible, with things that are in their power. It's a great school district for your kids. There's a lot of shopping store in the area and food places to eat at for a nice outing. Over all it's a nice neighborhood and safe.”

— 13555 BRETON RIDGE ST · HOUSTON“I moved into this apartment complex at the end of July 2017. My first time in the apartment, I turned The A/C on and left. When I returned later that evening I noticed The A/C was still not working. It was over 80 degrees in the apartment. It was after hours and I had no emergency number to call and get my issue resolved so I had to purchase fans in order to sleep there that night. The next day I went to the office to turn in my inventory sheet and inform them of the A/C, The A/c was fixed and I was told the other issues on my inventory sheet would be fixed as well by Jennifer. A few items that were included on my sheet were the toilet not being secure to the floor, the weathering strip torn from the patio door (allowing bugs inside), a hole in the closet door, as well as damaged blinds. Weeks went by and these items were never fixed I called and went by the office several times to no avail. On September 19, 2017, I called the office because there was water coming from the bottom of the toilet that had been broken since I moved in. They sent maintenance out immediately. Once the maintenance man left, I received a phone call from the office (Brittany). She was asking me about damage to the bathroom door frame. I explained to her that the door became stuck the night before and I had to push it in and it damaged the frame. She also asked about the toilet not being secured to the floor, I explained that it had been that way since I moved in and it was on my inventory form. She asked about a dog that was there, I explained the dog belonged to my friend that was visiting. She explained to me that I was not allowed to have a pet in the home at all, even if it was visiting, and that she would have to speak to her manager to see if I will be fined, I said okay. Brittany called back shortly after and stated she had spoken to her manager and I will be fined $100 for the dog and she would have to assess the other damages to see if I would be charged for those as well. I attempted to inform her again that the toilet was not damage done by me but before I could finish she began to raise her voice and become very defensive. I told her I would rather not have this conversation on the phone anymore and I would stop by the office. I entered the office and the manager, Courtney, was sitting at Brittany's desk. I sat down and asked for a copy of my lease and inventory sheet. I was given a copy of my lease and read the part about the dog so again I agreed to paying the $100 for the pet. Courtney began speaking very loudly stating that now she was going to charge me an additional $10 a day for 18 days because of the dog. I informed her that the dog had not been there for 18 days so that wouldn't be an honest charge. She did not have proof that the dog had been there for those days either. She also stated she had photos of the Make Ready prior to my move in but refused to allow me to see those as well as my inventory sheet to prove the other damages were not caused by me. Courtney then began using profanity towards me and told me I needed to get out. I asked for the number to corporate she refused to give it to me and threatened to call the police. I continued to ask for the documents, she refused and called the police. Courtney also threatened me with a 24 hour eviction letter. The police arrived and spoke with me and informed me that this was a civil matter and that Courtney stated she wanted me to leave and to not come in the office anymore and to handle any business over the phone. I left. I contacted corporate, the young lady I spoke with stated she would transfer me to the correct department but then hung up. I called back several times but never got through to anyone. I went online and sent a message for someone to contact me but never received anything. I received a note on my door a few days later with $1400 in fines. When I called the office to dispute no one would answer and I feared going to the office because I was told by law enforcement I couldn't. I wanted to avoid Courtney calling police on me again. I went online to pay my rent and my access to the website had been blocked. I later received a notice to vacate. Leaving me no choice but to move out.”
“I've been a resident of Breton Mill for 7 years. The location is great and meets my needs. The property is a bit older and that brings some maintenance issues causing work orders from time to time but that's anywhere you live. My apartment is just the right size and the place I've continued to call home. I also enjoy my neighbors on either side of me which is a rare find these days. Both have also been here for 3 plus years. The manager Courtney is the best, by far, of the four managers I have had since living here. She is a no-nonsense person, but genuinely cares about the residents. Genuinely. And it shows in how she manages the community and interacts with the people here. She is the first manager I've actually seen outside working and checking on things. I even witnessed her and the Assistant Manager Candise in rain-boots delivering notices to residents. This is something maintenance usually did. The overall community appearance has changed drastically. The office is always clean, inviting, with refreshments to serve if I have to wait. She even hired new leasing agents (Alex & Jenn) that are much better with customer service and accuracy. I could tell they were new when I asked a question concerning my renewal rate to pay rent. However she didn't just guess or send me away without an answer she actually asked Courtney to help her locate the information in order to give accurate information. This is something new!!! Over the years I have mostly received the run around when entering the office for any reason. The Assistant Manager is the only staff member who has remained over the years and been my ONLY point of contact for that reason. She answered all my questions with high knowledge and professionalism. The property has never looked so good when you drive in. The flower beds are being kept up, landscapers aren't blowing lawn clippings on to the patios anymore, the laundry room now has a nice bench for you to sit on not 2 broken pool chairs. I love the community and over the years I've seen it's ups and downs depending on management. You can tell when the management teams cares about the property and takes pride in their work. Maintenance has even improved since Courtney arrived. We are now receiving follow up phone calls and emails to make sure the work order was completed. The thing I'm most grateful for is her finally riding me of my pest issue. She enforced a mandatory pest control service for my entire building not if and's or butts. And POOF they were gone! I'm also able to enjoy the pool this summer without having to worry if I will get a pool chair. Last year we only had 3 that weren't broken and I wouldn't fall through. There is all new furniture now. My mom came to visit and said the patios are so much cleaner and she didn't see as many broken blinds either. Something I hadn't even noticed but made me happy someone did. We recently had some break ins on the property that caused some concern but Management was quick to inform us. Most places try to hide these indiscretions from their residents. We received a letter from them giving us the details needed to be on the lookout and some safety tips to help prevent things. I was reassuring to know they cared enough to keep us in the know. I noticed lighting repairs and additional lights being added, repairs to the gates, and less traffic being able to enter the property. Even though they can't prevent the crime they are at least making and effort to discourage it. Overall I'm a satisfied resident looking forward to signing another renewal. I think this might be my best lease term yet if management and maintenance continues to improve. I will also start referring friends again with comfort in knowing they will have a great experience. The residents are all happier and respectful of other residents and the general condition of the complex. I believe this also stems from the high standards and excellent example of the staff. They are creating great environment for all us customers/residents. Thank you!"”
“I've lived in these apartments 5 months and so far I have had the worst experience with staff and management. When I moved in it took about 2 weeks to get things around the apartment fixed, I have had complaints and emailed the apartments a few times and have received no response, I am currently waiting for a dishwasher to be fixed that's been open for 9 days now and still no word on that... I have issues with the tenants upstairs throwing dirty smelling animal urine on to the cars and patios of the other tenants, I have also made a complaint about that and have not received a follow up email... the parking is horrible, the gates are CONSTANTLY broken which cause holding up a line of traffic or having to park outside the gate or not even being able to get out of the gate! The lack of managerial experience is ridiculous, when we are paying every month to have a nice place to call home and can not even get that. I would not recommend moving in here. I don't generally post reviews but this is something that needs to be done.”
