“Office staff are rude and don't care about their residents. Rene in the beginning accused us of stealing a mailbox key. The closing of our house was delayed from 12/30 to 1/15 and our lease ended the end of December. We asked them if we could stay until 1/16/22 but they had already leased out our Apartment. We were told if they could work it out for the resident moving in we would lose our Senior discount, have to pay market rate plus an extra 25% which would of totaled $1250 for 1/2 months rent. On top of that they wanted to charge us a holding fee for the residents rent who was going to be moving in for inconveniencing them which they couldn't tell us the amount. As we were loading our stuff to move I met the person that was going to move into our old Apartment. He already lived in the property and told me he didn't want to move in until February 1st but the office contacted him and pressured him into moving in on January 16th because they had already leased his Apartment out. I had previously spoke to the office about our situation and that the closing date of our house was tentative for December 30th. I asked them if we would have to pay for the whole month of January and they said just for the days we stayed. Not once did they mention paying market rate plus an extra 25% plus a holding fee. As a result of them not being understanding we had to put all our things in storage and have had to live in a Hotel going on 2 weeks. In my 60 plus years of being alive this is the first time in my life I haven't had a place to call home. Our bathtub kept peeling and they resurfaced it three times because they're too cheap to just replace it. I'm so happy to be out of there and done with them. Stay far away from these Apartments.”

— 16700 Kuykendahl Rd · Houston“et's start off with the apartment manager "Renee and her boss" they're disrespectful, "Racist"(to black and gay people), they're so unprofessional, they both talk to you disrespectful and if you say anything back to correct them on their disrespectfulness they will do anything to try and violate your lease you have been warned.. I'm not the type of person that's saying this because of what they did to me. But if I can help someone or "save" them from making a big mistake like I did I'm going to do it so here goes. I fell on bad times.! I lost my job because of my disability, I'm disabled, my car broke down and got behind on my rent one month and like 200$ from the month before "read the late fees" then I got a job came up with the rent paid them they held my rent money with out cashing it and putting it to my rent "they was adding more late fees" well she went and filed a eviction on me anyways with out reporting the payment to the judge.! Didn't tell the courts that I had paid and they took a payment from me.! Well they came and put a note on my door and changed the locks when I went to go rent a truck to get my things out that same day to get my stuff out of the apartment. She had came in to the apartment and stole my 65 inch tv my laptop for her own personal use had it in the front office. So when I got back I confronted her about it, she lied and said that the cops had took my property and dog. I asked her to open the doors so I can get my things because I get 24hrs to get my things out when they put that note on the door well she said no. Keep in mind that they had my dog locked in the apartment because she lied and said that the cops took him. I heard my dog from out side so I was like let me check the the back door it was unlocked I'm guessing the cop didn't lock it because of the dog being in the house well I went in and got him out. That's when she came walking around the building talking real reckless "saying that the cops are coming and I'm going to jail for B&E" that I better leave her property. So I did because in my head and in the laws eyes I have 24hrs to get my things. Nope she waited for me to leave the property to go in to the apartment and throw all my things away I mean shoes to all my clothes everything I own. So when they was done with that Renee and her Boss- took a hammer to my tv and my laptop.!!! But they did it in front of other tenants.! The level of professionalism there wait there is none; wait now I'm lying Jade and Victoria are the only ones that have respect for people and go out and beyond to help people..! But if you are looking for a apartment that will allow there employees to act and treat people like this?? Well this is the place for you.! All this happened because someone fell on bad times it's crazy how Renee and her Boss retaliated against me just because I was behind on One months rent. You would have thought that I cussed them out and dogged walked them and all kinds of things but I didn't, I only lost my job and my disability and didn't have the resources like others do to pay it but when I did get the money they didn't want it they only wanted me out because I am (black gay) I hope this helps someone out... respect and love ??????”

I am a service connected disabled vet who was visiting my daughter. The entire complex should be razed. Horrible mismanagement, no maintenance, lease set up to screw tenants. Run fast and far away from this abysmal hell hole of a ---- pile while you can. After looking around and talking to the unfortunate tenants it's clear that the owners / managers abuse them and screw them via fines ect. Bottom line - Find a dumpster to live in, way better than this ---- hole!”

The inside of the apts are huge and cheap in price considering its less than a mile from spring tx. I have never had a bug problem of any sort. Office staff has always been nice and friendly to me but I always pay my rent on time and don't cause any problems. Cons: Its hard to find parking at night. maintenance can respond slowly at times (but they have gotten a lot better recently). No bus line on the street so if u don't have a car prepare to walk far”

Pool rarely open and filthy, washers and dryers in laundry room do not work, garbage and debris all over the property. Total bait and switch, the model is really nice your actual apartment has painted counter tops, appliances from the 70's, HVAC that barely works, messed up plumbing. Management seems to be trying to make this place as ------ as they can, lot of robberies, recent shooting car thefts, rims being stolen is the new thing. After cars and rims were stolen every one got letter telling them to lock their doors and windows (because we all know that keeps our cars safe).”

I've seen a few managers come and go here, but by far the best is the current one, Rene. She's 100% professional, and enforces the rules here without prejudice or favoritism. Rene and her office staff are pleasant to deal with, and quick to handle any problems you might have with your apartment. I've always found the maintenance guys to be prompt and skilled in their work, and they're neat and courteus at all times. I checked out 20 other apartment complexes around the area before I settled on EmCove, and I've always been glad that I did.”

When I moved in six months ago, my apartment had not been thoroughly cleaned prior to the previous tenants moving out. The toilets had feces smeared on the seats and were dirty, there were stains on the carpet, there was curly black hair on the bathroom shelves and like 100 other things. In the time I've been here (six months), I've worked very hard to get everything cleaned and fixed - mostly by myself since maintenance will not work around my work schedule (I work nights and they will only come first thing in the morning). No matter what, though, my apartment has had cockroaches...EVERYWHERE! I was still seeing them even after pest control came, so I did some research on the internet and figured out why: there were huge cracks in the wall and holes around all the plumbing and water fixtures that lead outside and to the other apartments. I had to caulk and spackle and repair all of this myself and it seems to have greatly reduced the amount of bugs that I was seeing. So, NEXT we have the management staff. On almost every dealing I have had with them, they have been rude and unprofessional. They say there is a courtesy officer on site, which I have NEVER seen. I even had a situation a week ago where I called him for help and he never showed up. I do not feel safe at night walking by myself to even take the trash out! The lighting at night is a disgrace. Only about every other building has a light on it that stays on at night and between buildings there are none. If you arrive home at night after eight pm, there is no where to park anywhere near your apartment, thus making you venture out into the previously stated pitch black parking lots by one of the many dumpsters overflowing with broken furniture and trash. When I moved in, I asked about the security gate, which wasn't working, and if they were fixing the parking lot which is filled with potholes. In my time here, the gate never works and the potholes are still all here. In short - the management is not concerned for the safety of those in the apartment complex. Lastly, we have the prices. I am paying $25 more than is advertised on the Emerald Cove website or any of those of the apartment locators. I dealt with the price because I really liked the layout of my unit and the spacious bedroom. But, now that my lease is up, I find out that my rent is going up $85! Places I've lived in the past have raised the rent $25 or no, but never that much, and always with some kind of upgrade to your apartment for renewing your lease. Not here. The rent is going up and my apartment still has bugs, there are still no lights in the parking lot, or parking after dark, the dumpsters are still overflowing with garbage, the security gates are still broken, I have never seen the courtesty officer....I could go on and on. I called on Friday to say that I would be staying for one more month due to the price increase and was informed that I would also be charged an additional $75 per month to go month-to-month. Wonderful! That brings my new monthly total to $925 for a one bedroom apartment without washers and dryers, without a fitness center, with a tennis court whose net is falling down...I wish I had better things to say, but the truth is, I can't get out of here fast enough!”
“Maintenance here is awful the men have zero knowledge when it comed to fixing things.Francisco is one of maintenance men here and he was never able to fix my a.c unit, my stove or even the sink. I almost died in two fires because of of the a.c unit and stove. Parking is terrible after 9pm you can NEVER find parking. The manager is extremely rude and unprofessional. The property lacks security they claim to have an officer on duty but I have NEVER seen him car get broken into along with people's apartment.”

But would I recommend? No. Compared to a lot of other apt complexes around here it's significantly better, I don't have bugs, maintenance is pretty swift about the minor things that have gone wrong. The reason I would not recommend is solely because of the property manager. She's one of the rudest people I've ever encountered and she does not care if you know it. I try to only go in the office when it's necessary and when I do I only deal with Sherri. And yes, cats are EVERYWHERE and that's another con.”

Don't leave anything of value on the patio including firewood. Crime is a problem in this complex. When the gate malfunctions (at least 3 or 4 times a week) there are cars broken into. The walkways do not have proper lighting and on weekends there is no trash pick up and every dumpster is overflowing. When the wind picks up the trash is in the streets. Do not move here. The positive reviews I have read were obviously written by management.”

I made numerous requests for them to fix/get a new ac because living here you'll be paying at least $150 more a month because of how inefficient the ac is. In may my bill was $220 when the places I've lived before were generally about $110. I had even considered personally hiring a hvac company to fix it at my own expense. I can't even explain how hot the place would get and the dining rooms/living rooms don't have ceiling fans to at least bring down the temp! Thats the thing about this complex, its far too large for maintenance requests to ever properly be taken care if. I always had things they never got around to fixing. Oh and no matter how clean you keep your apt, you will have bugs.”

There are little things like the washers/dryers breaking down often, but there's always at least one working. And there's a laundromat right down the street. I wish they had a play area for the kids. They aren't supposed to their bike in the tennis court and management forgets to open the pool area alot, but we manage to find places to play....it's a big complex. This place works for is because we just need it for a year while we purchase a house. The rent is affordable and we feel comfortable and safe. We're at the front, not sure how things are in the back. Management is OK. Angie is great but Renee needs to adjust her attitude a bit. But to me it doesn't really matter. I pay my rent on time and abide by the rules so I don't have to deal with them too often. So if you need a short stay that doesn't take your paycheck for rent, this is a good place. Long term, you may be less than happy.”

I wasn't here a month and already Shirley was harassing me and violating me and charging me fees. she comes in your apartment at will, so keep your door locked because she will not knock. even though it is in the lease agreement that she can deliver a msg if need be. why else would u go in someones house unless u were being a bother. u could easily put the notice on the door. I think she is intimidated by black residents and takes it out on others. maintenance is slow and not efficient. I have had to call about the same issue 3 or 4 times. noise is horrible. I have complained about my neighbor several times. they constantly have their music bass so loud that I hear it over my tv and when I try to go to sleep I cant because of it. there are several cops that live on the property, but I never see them. someone was robbed at gunpoint a week and a half ago. the pool is closed more than it is opened. I moved here because it was the only place I could rent in my name since I am on probation. I think Shirley uses the fact that this is the only option for people on probation to make your life hell. I cant wait until my lease is up!!”

The gate is broken quite often so anyone can get in. Traffic noise from the main road is horrible. Kitchen is small with limited counter space. Toilet constantly makes noises as if its been flushed. Fires in buildings, robberies inside apartments, and apparently at gunpoint when you exit your vehicle. You get what you pay for. If you can budget in the extra $200 to live somewhere safer and nicer do it!”
