“It frightens me that new management doesn't have a care in the world about the living of the residents. Trash is over flowed in all the dumpsters in the complex, flies and rodents are surrounding the dumpsters especially at night time. I called about the issue and the only thing being told is NOTHING!!!it has been a week.. Was actually surprised that someone answered no one is ever in office during business hours, The staff is very rude and impatient as if they don't like their job clearly. If anyone is having issues please call or email with any concerns.”

This apartment complex is poorly managed when it comes to keeping the residents as well as their property safe and protected. The management staff as well as the Houston Police Department ignores and poorly responds to the safety and well-being of residents in this complex. This complex has had its share of burglaries, robberies, home invasions and auto thefts and break-ins. Although residents have complained and expressed their concerns on multiple occasions, management and the Houston Police Department has done little to nothing to resolve these reoccurring issues and incidents within this apartment community. When requested to supply onsite security cameras, the management refuses to comply and provides residents with false reports of having cameras at or near the entrance gate of the apartment complex. However, these cameras or this camera (one) is often inoperable and not recording activities occurring on the premises. There are no cameras provided in other areas of the entire complex. This indicates a commitment to protect the front office area and staff but not the residents of the apartment community itself. Unidentified and unregistered cars are replete in the complex which makes residents susceptible to victimization. Recently, approximately 28 cars were broken into in the span of one night and management as well as local police have done nothing to investigate and/or inform residents of protective measurements and actions taken to keep residents and their property safe. This complex is a considerable size and management collects an enormous amount of financial payments monthly from residents. It is obvious that none of these profits are being utilized to help secure the premises or provide a safe living environment for the residents. In addition to an unsafe living environment, maintenance work orders and submitted requests can sometimes be met with a very slow and lengthy response time. Front office staff appear to struggle with meeting and accommodating the needs of residents in a consistent and professional manner. The staff at times appear irritable and has the tendency to make residents feel as if they are a bother. Also, the quality of appliances and building materials are very cheep and fragile. The walls and ceilings are paper thin. The cabinets are made of flimsy material and are not of standard size. Materials are antiquated and needs updating. If you are new to the Houston area and are in need of housing, please do not lease from here. The aesthetic looks of the facilities are deceiving. Residents are merely sitting ducks waiting to be victimized by criminals (possibly other tenants) and financially exploited by an unresponsive management company. Inquiries about this apartment complex should be sought via public police reports (Houston Police Department) of multiple incidents (past and recent).”
“Me and my husband were gone for no longer than 2 hours, 10am to 12noon and found our home burglarized in May 2015.. break ins do happen here. tire,rim and mirror stealing do happen here. It's literally across the way from the older end missouri city that they call houston now. never came across maintenance issues. square footage is large. No amenities outside of a pool and park. Walls are thin, you will definitely be able to hear any and everything. Parking is bad. Best to get a reserved spot. Everyone is to themselves though, which is good. Staff the I'll be cordial but I don't wanna be here or talk to you type”

The only complaint that I have with this complex is that the walls are very thin. I have a young child and if this place were nearly as bad as others are making it to be, I would have moved long ago. I dont really deal with the staff, I pay my rent, make sure maintenance come for routine inspections and carry on. I have heard of vehicle break ins, several in one night but it only happened once, I have yet to hear about apartment break ins and assaults. The office has a responsibility to inform their residents of such activity but we have not beem informed. I guess everyones experience will be different.”

But if im paying $1000 in rent why cant you have stronger walls, more security, and more hard workers. The "NEW" office staff is a joke. VERY LAZY AND to be honest they should have never let the other workers leave. The maintainence staff is AWESOME, same day service majority of the time. The old office staff were great. The black girl was the last one standing they NEED HER BACK. ONCE SHE LEFT SO DID THE GOOD SPIRIT ON THE PROPERTY!!!! The new staff the old hag who calls herself the manager should not be a manager she needs to be in a mental home. They never answer the phones; always an excuse, and i moved just in the nik of time my upstairs neighbor and a few others have all had the bed bug; that is very costly. Im starting to the think they are giving the bed bugs out as much as we hear about them. Just word to the wise, if you moving have all protection.”

My husband and I have been also a victim of this nolife people that all they do is steal what other people work for, My second month living here my husband's car got broken into and they stole the sterio then at that point I was like well at least they didnt take the speakers well after 2 months later for the second time they stole my speakers dont know if it was the same people who stole from us the first time but impretty sure they were because they knew we had it when they disconected the sterio the fist time and at that i was like nomore putting nothing on the car so we didnt my husband ever since had not sterio no speaker no nothing and the recently we got our tires YES OUR CAR TIRES STOLEN they left it seating on bricks I called the cops for the 3rd time and the office but they say theres nothing they can do.. seriously dont move here yes the space is nice and the aprtmenst look nice but SAFETY should b everyones #1 priority, I caint wait till my lease is up so I can get the HELL OUT OF HERE, PLease take my advice and dont move here specially if you have kids I have 2 boys one is 6 and the other 1 and I dont feel SAFE AT ALL!!!”

The other guy who lives across from me car broken into just last week , And my neighbor below apt got broken into while He was gone they kick his door in, yes they are nice and spacious, but the rent is 989 and I don't feel safe, my neighbors are awesome, but the apt itself is not safe , they claim that they have a courtesy officer I personally ask my neighbors I went knock on there doors and no one has ever seen him, and the break ins are happening in our buildings constantly so you think they will some kind of extra protection.So I have no peace of mine here at night so don't let the mgr tell you it's quite or try to seek you on the apt size because its not worth your life even especially if you have kids there's no telling what would happen if someone breaks in your hOme at night or kick a door down, therefore when my lease is up I'm living unused to live on Richmond made the same amount and had fewer problems, and there were actually more then one courtesy officer, so only moved here if they have 24 security or more then one officer on duty which again no one evver sees we all work different hours in the morning and yet see no one my old apt officer made it known that he was there l, there so cheap that they won't bring extra help to protect there residents. When I first moved here it was actually good but now too much”

I guess the closer you live to the front office the better. Also I live on the 3rd floor. When I moved in I did see a paid police officer that walks the grounds at different times. My only complaint is that the pool water is green and there has been a closed pool sign up there since about July 20,2012. I am going to call the office to see when they are going to open it back up. I love the spaciousness of these apartments. I will write an update if anything changes. So Far these apartments are great.”

We have been robbed three times and the complex has not even called or sent out correspondence to the rest of the co Plex to be on the look out. The maintenance staff is horrible and they find ways to get out work. They came to spray our apartment and truly spent less than two minutes in the whole 1332 sq ft apartment. REALLY? The parking is a joke. You would think that every apartment over here has four people that drive a separate cars. Please two my advice & choose else where.”

I did hear from a resident that it was a really bad place a few years back but management has changed since. I've had to call on a couple of different issues but they were always resolved immeditely. Maintenence is fantastic and very prompt. The only thing that keeps me from giving it a 5/star rating is the "dog poop issue" I have never lived in a place where that rule wasn't enforced.”

It could never find any parking, which it should be enough parking for the residents. Even worst than that there management sucks. So i decided to move out. Several months after moving out I get a collector calling my home stating that i owed them 3000.00, stating that i did not give a 60 days notice..Wow..I'm still fighting with then a year and a half later about the money that i dont owe... and by the way i still didnt get my deposit back which was 1200.00 but i still owe 3000.00..My suggestions is to keep a copy of all money orders, checks, payments and 60 DAY NOTICE LETTER”

Bass is miserable! We not only the bass from our next door neighbors, but the ones below us as well (including the people below our next door neighbors)! It is nicely built and a huge apartment and if it were not for the noise we would be staying there. Therefore, unless you have a high tolerance for the noise (which my husband has and he gets annoyed by the noise as well) I would not recommend it.”

I now find it irritating to pay over $800 a month for a pool that is green, No club access, No Gym, No parking, trash everywhere, and staff who never answers the phone and only response to every question is "I don't know". I have called in several work orders and yes they move quickly, but the problem returns the next day (garbage disposals,blinds falling, etc.). This complex should consider lowering their rates because it is NOT WORTH the price. I can't wait to give my notice and get the heck out of there.”

Walls were paper thin and the management suck... the white smart guy with the attitude... They promised a 20% to go toward closing of a new home and they stated that they didnt agree to that because they were under new managent. You can hear sex through the walls and all the neighbors business when they are talking. They have had several kick door burgularies that they fail to tell you about along with cars being broken into. I heard some young black guys trying to kick in a door @5 am one morning that was across my hall but was unsucessful. They look good on the inside. I hated to hear my neighbors come home. Just walking across the floor was really loud. They played their music loud at all hours of the day. The pool stayed packed from residence or people who didnt live there. Please dont move there. Not to mention when i moved out they put 1,000 dollars on my credit saying that they needed to change the entire carpet after 1 year. Just be prepared to have your pictures because they will ruin your credit if you dont have your proof....”

The management are not caring individuals that you would expect them to be. More of you have signed this lease and I will sock it to you in the end if need be. If you move in please read the fine print because I was charged an odor fee. I don't smoke and barely cook and a very clean person and also if you plan on moving out, whether your lease is up or not, there is a 60 day notice of moving out. Which is rediculas, 30 is long enough for any notices for individuals to make a smooth transition from one place to the next. Not worth the hassle!!!! Oh and there were roaches in the cabinets when I moved in. Bombed the place twice but it did not solve the problem. By pass this one!!”

After we saw the place we were sold on the location (near the beltway) and how big the apartments was; I mean you get allot of bang for your buck with all of the room you get. Luckily we were the first to move into our second floor apartment paying about 850.00 for rent and for the first two months everything was great. And then our neighbor upstairs move into his unit and we were amazed on how paper thin the walls were. We could hear everything he did and after while the stomping became unbearable. So we contacted management and they told us it was nothing they could do about it. A month later our neighbor under us moved in and always kept his radio blasting and we could hear it in our unit. We decide not to even report it because we knew nothing was going to happen. A few months later the hurricane hit Houston and we were the only place in that area that had lights so everyone came but NO ONE LEFT! After that parking got HORRIBLE! My husband F150 had gotten broken into twice. They stole his iTouch the first time, the second time they tore up the dash board to get to the radio. We got everything fixed and they broke into it again a third time to steal the radio AGAIN! We reported each incident to management and they guy (can t recall his name) said they could not do anything about it! The only thing he advise us to do is to park our truck in a well lit area. We advise him that was hard to do when there is no parking and our truck was parked right in the front of the complex when it got broken into the third time. We were trap in our lease and both of us were ready to leave this HOOD! So I went apartment searching and found their sister apartment (Alexan Shadow Creek Ranch) and was able to transfer my lease over. It was a very daunting task because the apartment manager did not want us to do it but we call the marketing manager for the southern district and she told him that he had to let us transfer our lease without penalty. So please if you have to move here reconsider, they use to have security at night and now they don t; and the area is not the best so they need it!”

I've been at this complex for nearly 2 years. The first year I loved it. Then at some point a new manager took over, and that's where the problems began. There used to be a security guard patrolling the complex - that's gone. My car has been broken into twice in less than a month. The first time, at least 7 other cars were broken into as well. I informed the manager of both incidents, and both times he seemed somewhat rude and unsympathetic. I felt victimized by both the thieves and him. He said they considered the break-ins an isolated incident (of at least 7 cars)and they would not be hiring any security. I asked if they would at least put out a note to make other residents aware (i mean, how suprised would you be to walk out to your car one night and find a crook sitting in it?) but he said NO, they would not circulate a note! Now there have been apartment break-ins, and one sexual assualt here that we were made aware of in the past, but how many incidents like these or worse have happened that the manager has not bothered to tell residents about because he classifies it as an isolated incident? I'm sure there are plenty! Here are a couple more things you should know: *In 2007 when I signed my lease, they promised 20% of each month's rent would be invested in a home down-payment program in case renters were looking to become homeowners. Well at some point, that program was dissolved and they didn't even bother to let residents know (surprise, no note!) *if you leave messages with the answering service after hours, don't expect a call back...do expect to call at least 3 more times before something gets done. *there is one pool, and the rules are not really enforced so if you live near it, good luck sleeping *they won't pay a security guard, but they will pay guys to keep up the landscaping. So if a sexy landscape is more important to you that your safety, then this is the place for you.”
