Natalie is the manager here and she could care less except to collect the rent money. The maintence guy works 24/7 making noise at night that is not related to a maintence emergency like changing a sign or fixing a broken gate. He drives a white truck that blocks traffic he seems like he is stealing time. i would not trust the staff at this place. roaches are confortable here they are everywhere. the ducks crap all over the place and flees are a major problem. this used to be a nice building about 10 years ago but today it is poorly managed and run down. keep looking. parking is awful they want $35 for per parking space otherwise you need to park wayyyyyyy in the back.this place is not safe for familes, drug dealers are out everyday and prostitutes can be seen.”

Few days ago i was cooking and a small lizard came out of the dishwasher. The pool never open when she wants to close it she yells "everyone out now" like we are little kids. Parking space uuh never available we have to park in the visitors space. Where they tried to open the car 2 times. The garbage is always a mess. Also in the night a bunch of kids gather by the lake to due drugs and drink, very unrespectfull. Do I recommed it no no no no no .”
— 8800 Hammerly Blvd · Houston“i regret not investigating them before i moved in the dish washer is from the 80's my oven dosnt work and i already complained but nothing has been done to fix it. the first day i moved in the air was not working i had to call them several times to fix it before they finally changed it out. the manager can be rude at times the playground is an accident waiting to happen the laundry room mine as well be closed down because the machines never work and i think i see more crackheads here then in downtown and the rent is not cheap for what you get so before moving in look into it the only positive thing i can say about the apartments is that its quiet”

Also,I highly disapprove of residents being able to park for free in the New resident parking area, while others have to pay for reserved parking. So unfare, rent is extremely high enough as it is, yet they continue to find something to add to your rent just about every month.Late charge fees here, should be against the law, outrageous!Maintenace is poor in the wash room, machines never work, but no notice is ever posted.”

— 8800 Hammerly Blvd · Houston“There would't be such thing as a 5 star rating on this property, hear it from me , currently a tenant at this complex, happens to look decent and pretty on the outside, the inside not too bad if you get laminate or tile floors, if you get a carpet it can be about 4 to 5 years old, the previous tenant that lived in my apartment which I happened to meet after I moved in, told me he had been renting this apt for that long, so the carpet that I got was cleaned and dyed:( Next, I had needed repairs for my apt and took them almost 2 months to fix, also they enter your apartment without notifying you and in certain cases without your permission, I was ssleeping one morning and they knocked one time and opened the door right away, never received a courtesy call from office or anything like that when I had requested repairs a month ago, I also stayed without a heater during the winter for almost a week with my children suffering cold and they would't come fix it and when they finally did they took a short cut and it wasn't really fixed so they had to come out a second time! The staff is very unprofessional and they can careless. Lately, there has been more people moving in that are certainly untrustworthy, I've seen these people walk around the complex at 2 am right when I get home for work and certainly believe they are up to no good and those are the types of crowd that they are bringing in with the $99 special and then after one month or two they move out, I'm glad I'm almost out of this hole, I really liked it at the beginning but the bad experiences have disapointed me in every way and definitely don't recommed it to anybody!”

The grounds are nice and staff is very friendly. We had one dog that was making a lot of noise, but after the second time I told the office about him they must have worked some magic because I haven't heard it anymore! Pretty sure I won't be moving unless something drastic changes. I recommend Spring Lakes!”

There is a bar right next door there are always people outside drinking beer in the parking lot and there is no one to call but the police therefor the police are ALWAYS here! I have had to wait two hours because the complex entrance was full of cops DEA and tow trucks taking people to jail. Once me and my daughter were walking to the car and there was a lady outside that was holding her head and it was dripping blood when we came back home the police were there along with ambulance, not a nice experience for my daughter. There is one resident ive complained on many times he drinks every weekend and starts a big fuss in the parking lot every single weekend. He fights himself and screams and its very scary im sure he is on some drug. The cops are always here! The laundry rooms are so nasty and never cleaned or working I just got tired of complaining. The managent is horrible very rude wemon who get upset when you ask them to fix something. Their attitudes are really sad. Im sure they have posted the reviews below because ive noticed so many people moving out in the past months im sure they are trying to boost up occupancy with the reviews along with the $99. move in special beware of the manager -------. She is so rude always has a smart remark. The trash is always over flowing just drive by on friday saturday or even monday morning you'll see for your self. why take my word for it. There is duck poop everywhere, if the management wants to have ducks they should clean up behind them or powerwash the grounds. There is lots of RATS, YES RATS! one was in my ceiling! and Nope, MAnagement did NOTHING! I see them all the time when we walk outside to throw the trash awasy. I even has a snake on my front door. It is so Nasty! I myself got BEDBUGS after moving in here and when i complained I was told that there wasnt a pest control company at the time. I was left to deal on my own. I have over heard two other residents complaining about bedbugs when im in th office its discusting! The maintenance is okay i have only had few problems. But the community is bad and the staff is HORRIBLE! I understand that you cannot believe everything you read so i ENCOURAGE you to SEE for YOURSELF! you will not be pleased! I only ask that you Please concider my warning before moving here, take a drive through the community its so unsafe and very dirty. Dont make the mistake I did. People have a right to know the truth about where they are moving and what they are getting into. Its a mistake!!!!”

The apt is very spacious, I rent a 1 bed/den and I do love the size. The only other good thing is I'm right on the lake. Now for the bad.... when first moving in they said I would need proof that I've rented before or pay a deposit. I had rented before but they were under new management since I rented there and no longer had me on file as I rented in the beginning of 08'. So Spring Lake told me the only way I would get out of the deposit was if I found my old lease. Couldn't find it so went a head and paid the $200 depsoit. Fine with me no problem. So as I'm in the process of moving in what do you know I find my old lease and take it to management to see if it will get me my deposit back after all they did say all I needed was "proof" that I rented before so here is my proof. So they tell me they couldn't accept the lease as proof because it was 3 yrs old. Ok well that is not what they had initially told me, they just said to bring the old lease as proof tht I rented before never said it had to be within a certain time frame. Now what else, I've had problems with the ac and the stove produced a shock every time I turned it on so I asked them to put in a work order and they said it was an emergency so they wld get right on it. Maintenance didn't show up till the next day around 7 pm. What the hell that's considered an emergency? The grounds is not kept up properly it is constantly littered with trash. Oh and I received a notice for having a towel outside my door when there are plenty of other ------ people who live here with worse outside their doors and the towel had only been there a couple of days tops. This place is bull! I do not recommend this place, I should have done more research before signing a 13 month lease!”

PARKING? THATS A -----, ITS LIKE THEY TARGET US THE RESIDENTS, IF YOU DONT HAVE YOUR STICKER, THEY TOWING YOU OFF, IF YOU HAVE A VISITOR N THEY PARK IN THE NON VISITORS PLACE THEY TOWING THEM OFF, IF YOU HAVE A PAID PARKING SPOT N YOU MIGHT NOT HAVE YOUR PARKING STICKER IN YOUR VEHICLE, ALTHOUGH YOUR CAR IS REGISTERED TO THE SPOT N YOU PAID FOR THE SPOT THEY WILL STILL TOW YOU OFF. THE WASHERS AND DRYERS ARE ALWAYS BROKE FOR MONTHS ON END, YOU CALL THE MACHINE COMPANY N THEY TAKE MONTHS TO COME FIX IT, YOU CALL THE APT AND REPORT IT THINKING THEY GONNA GET ANOTHER COMPANY...NOOOOO! THAT DON'T DO JACK. ALL THE APPLIANCES IN THE APTS ARE SOO OLD AND BROKE DOWN EVRY TIME YOU HAVE TO CALL MAINTAINANCE TO FIX SOMETHING, WHAT I DO IS FIX IT MYSELF CAZ THEY HALF --- FIX IT AND BEFORE YOU KNOW IT YOU BE CALLING THEM AGAIN. THE POOL IS SOO DIRTY AND IS NEVER OPENED. IN AND OUT GATES ARE ALWAYS BROKEN. THE ROACHES ARE THE WORST PROBLEM, WILL BE CALLING THE CITY VERT SOON, AS SOON AS YOU START COOKING THEY COMES OUT OF EVERYWHERE. I WOULD NOT RECOMMEND THIS APT TO MY WORST ENEMY, I'M ALREADY CAUGHT UP SO I HAVE TO GRIN AND BEAR UNTIL MY LEASE IS UP. DO NOT RENT FROM HERE!”

But then a few months went by and we were constantly seeing cops around, my husband got jumped by a bunch of crazy ladies, we're always hearing car alarms go off, people getting arrested right in front of my damn apartment, then on cinqo de mayo we have about 10 cop cars here plus canine and a chopper flying around this apartment complex looking for one dude!! It is insane! Then people dont seem to hear their own car alarms go off, and so they are going off for half the night and I can barely sleep. Our Air Conditioning is continually leaking into our bathroom so we always have a huge puddle, sure maintainance comes and fixes it, but 3 days later it keeps doing it, I've asked them to replace it and they havent it. I am very UNSATISFIED with these apartments, and plus they are continually have new management coming in and out. I do NOT suggest living here.”
— 8800 Hammerly Blvd · Houston“Well i jst moved in Spring Lake and so far so good. Ive got a 2x2 and its very spacious i like it beacuse i have very large funiture and it fitz perfect. Also one of the thing i like is that got a lake view wich is wonderfull my kidz love it we can be out there all day long and its peace full. One of the things i would say is my only complain is the washer and in the laundry rooms i dont like the fact that we have to pay with coins in the machine where i was use to use a card i think they will have to do a bit upgrade.;) Other than that the office staff is very nice maintenance are quick and the complex is very well clean.O one of the thing i also like is that in every holiday they have they do a residents party! I got to be here at the easter party and it was great they had food and drinks for all residents and kidz. Now am jst waiting on the breakfast party they say they do every first sat of the month :) I think i would have a great year in Spring Lake. And if so i will renewel my lease again and agian!! Goin to the office to get a free movie for my kidz. (and popcorn) :) I love It Here!!!”

If you choose to have reserved parking, of course there is a charge, nothing is free in life. I have been treated with the upmost prfesional service from the staff, compared to other complexes that I have pteviously lived in. The staff couldn't get any friendlier if they tried. All the way from the landscape to the maintenance to the office. I have problems? They take care of it. Peace and quiet, no loud music or late party noise keeping me awake. Many, many convenient stores all around, restaurants, you name it, it's around, and many in walking distance. I'm very happy at Spring Lake Apratment overall, and for now have no intentions of moving. It's just a friendly place to be. .”
