“I moved here July 2025. Location is very strategic. However: 1- I can hear all the walking from my neighbor upstairs. It’s really hard to sleep ( seems the ceiling weren’t designed to provide sound and movement proof) 2- My daughter was followed by the janitor. Called the cops and the management tried to protect their employees’ identity and accused my daughter that she’s not truthful. Unbelievable ! Run away if you value your life and the life of loved ones”

Pools are constantly green, even one day after cleaning! (There is NO HEATED POOL since at least 11/2023, yet they still advertise it). Elevators have not worked correctly for over 2 months. Hallways are filthy and look horrible. Leaks, lack of maintenence, and management that does nothing but provide excuses, if they respond at all. Apartments are being leased as Air BnB's, and those renters don't care about noise or stomping on floors. Parking is atrocious! (I was told if I paid an additional $100 per month I could get reserved parking). Pool table has balls that are chipped and scratched with torn felt on table (bring your own sticks! ??). General use area has old pizza boxes and roaches in cabinets (you pay $85 a month for that "luxury"! ) Grills by pool are disgusting. Non-smoking community where hallways, staircases, elevators, and garages constantly reek of weed (marijuana). Don't be fooled by the "luxury appearance" of the office - the rest of the complex does not meet those standards. I highly recommend you reconsider renting here. Management is super nice when they want you to sign a lease and horrible and disrespectful after you move in. I had a window fall out of my bedroom in July ?? and it took a week for maintenence to respond! So many of the residents I have spoken to have the same complaints, and have already moved or are moving out. You do not want to rent here! You will be ??aggravated and upset with the property and the service. Gate on 610 broke several times; Management's answer??? Close it permanently!?? I'm telling you, you will ??regret it if you sign a lease at Halstead. This is a Slumlord property! From what I have heard from other residents, they do not refund deposits either. ??????? My downstairs neighbor has been harassing us since the first day we moved in, anytime she hears any kind of sounds (every day foot movement) she starts banging like a damn crazy person then runs to the office claiming we are making too much noise then says we harrass her. The leasing agent is friends with her so of course she doesn’t ask us for our side of the story and tried to violate our lease. Looking into starting a civil lawsuit with the manager and downstairs neighbor extremely biased. The other tenants disrespect the pool areas smoking hookah inside the building is crazy. Don’t recommend anyone coming here.”

After the previous tenant moved out, we conducted a walkthrough of the new unit and found that it met our standards. Upon moving in, we were informed that the painters did a poor job of covering the floor, resulting in specks of paint and glitter on the hardwood floors. We were unable to stay in the previous unit until the paint and glitter were removed because a new resident was moving into our old unit. If given the option, it would have been to wait until the floor was back to its original condition to move in or move to a different unit. We expressed our dissatisfaction to management regarding the necessity of moving in, particularly due to the floor not being in its original state. Management arranged for a contractor to come and assess the floor, who then advised that they could buff it. This assessment happened in October 2023. After this assessment, we continued to follow up for updates, but there was no resolution regarding the correction of the floor. The first excuse was that the contractor had gone out of business, and the second excuse was that management was waiting for another contractor to assess the damage. While being patient and giving time for management to send a new contractor they put us off for months stating there was nothing they could do but wait for a contractor to get back with them. As we remained patient and allowed time for management to engage a new contractor, they repeatedly delayed us for months, claiming there was nothing they could do but wait for the contractor to get back to them. Meanwhile, a member of management took photos of the floor, fully apprised of the extent and location of the hardwood floor damage. Once again, we would call week after week with no new updates on the contractor, leaving us frustrated and annoyed. On 11/28 and 12/28/2023, my husband wrote an email expressing his concern about the lack of effort in resolving the problem, but there still was no resolution. Finally, we requested to speak with someone in the corporate office who could decide regarding the contractor and repairs, as management stated they were unable to do so. We were provided with the name and email of an individual in the corporate office, and once again, on 1/14/2024 my husband composed a lengthy email detailing the issue. The corporate representative approved management's request for a contractor to visit, and another individual assessed the damages again in January. In January, a contractor assessed the damage and advised that he could buff the floor. In February, we followed up with management regarding the resolution, but once again, there was no progress. A member of the management team returned to take additional photos of the damage, yet the issue remains unresolved. We were informed that a bid had been prepared; however, it was priced high, and management lacked clarity on the scope of the area requiring buffing. At the start of March, we requested updates, and management informed us that they had completed all necessary tasks and were awaiting another bid from the contractor. However, as of today, March 12, 2024, we have yet to receive any further communication regarding the repair of our floor. After failing to receive a resolution from the management of Halstead Apartments, we had no other option but to escalate this matter by making a public complaint and filing it with both the Houston Apartment Association and the BBB. It is with considerable displeasure that we find ourselves compelled to articulate our grievances regarding the complex where we have dutifully paid rent each month for over six years.”

The initial staff that were operating the facility were great! very clear, communication and effective when dealing with issues. However, once new management took over the building, things started to decline. The current leasing agents come off as very sweet, but it is a con to get new tenants. They added several miscellaneous amenity fees to your rent and failed to mention it once you sign your lease(heard this from a new tenant). Also, the building is constructed poorly and you can hear neighbors all around you at all hours of the night. I’ve made several noise complaints, not only to management, but I’ve made several attempts to contact the courtesy officer to which there is no response. Literally, the purpose of the courtesy officer is to resolve noise complaints, or domestic issues /disturbances. However, once you call the number, it goes straight to voicemail and the voicemail box is full. I made several attempts to inform management about this issue, and was told that they would contact the courtesy officer and resolve it, and yet three months later, it’s still an issue. I can hear consistent, banging from my neighbors above me and literally can hear my neighbors talking through their walls. There are plenty of other apartments, charging about the same amount. Don’t waste your time or energy.”

I paid the security deposit and the application fee as it was a requirement in order to place my application. But on the same day, I was able to view the apartments, and I realize that they were not worth as much as the rent was requiring. So I decided to cancel my application and the lady at the front desk said that it would take 4 to 6 weeks for me to receive my refund of a $300 security deposit. She also said that it would be a physical check that I had to come and pick up some from the office. So about a month later, I call them to see what the status is of my refund check, and the lady seems not to know when I was talking about. First they told me they did not receive a full application for me and I was like OK well, if you didn’t receive a full application for me, there should be an issue with you refunding the money . Then I was called back and told that I would not receive my $300 security deposit because I had been approved for an apartment. Now I applied, saw the apartment, and called and canceled my application within four hours. I was assured that I receive a security deposit back because I wasn’t staying. To this day I have not received my refund of $300. I filled out an application, not a lease. Does that make sense?”

Maintenance was done right and in a timely fashion; the pools were crystal clear and stunning - a true oasis. Food trucks and community events were a regular thing. There were seasonal celebrations and competitions. There was a wonderful latte-coffee bar with cups. All that is gone now with the new management. We literally have no amenities-nothing. Pool closed by the city, coffee machine replaced by a cheap not size appropriate unit that is never stocked; not one office staff - I mean no one smiles, says hello or is friendly. I cannot believe how much this once hidden gem has changed in just a couple months. So disappointing. And, of course -for all of this, the rent went up (though that’s expected-of course so are amenities).”

I had to call everyday for two weeks straight. Once you sign the lease there’s $300/mo “CAM Expense” fee that they never mention when showing the apartments or signing the lease. They wait until you’ve already signed the lease to start hitting you with the hidden fees. They also tried to add $75/mo. for the key fob. Moving into this place was so expensive and we get there and the apartment isn’t even ready yet. They moved us into an apartment full of roaches, things falling apartment every month, broken elevators, and more hidden fees. I stay in the towers and they look nice but the quality is cheap. They lie and tell you how sound proof the apartments are but the walls and floors are paper thin. You can hear your neighbor using the bathroom, dogs barking, and if your neighbors alarm goes off it’s time for you to wake up too. The scam is that they deny everything once you’ve signed the lease. They won’t come to fix anything unless you threaten legal action. And they’ll try to slide in hidden fees every month. People are constantly locked out of the building because of the broken key fob system. Or having to walk down 9 flights of stairs because the elevators are broke again. You pay $1500/mo. for roaches and robberies. JRK Properties takes no responsibility for this property falling apart. They’re just there add on the hidden fees.”

I should’ve known this place was a scam because once I signed my lease they tried to sneak in another $300 of hidden fees. I had to ask for my money back for them to remove the fees. I really wish I had got my money back, every neighbor I’ve talked to so far says they hate this place. Paying $1500/mo. to kill roaches all day is rip-off. They’re well aware of these issues but they pay to have negative reviews removed so customers can never make an informed discussion.”

She has informed us I don't know how many times about the safety of the tenants about the kick doors the robberies when people are at work the robberies when people are coming from work just the safety overall of the property even with a security company owned property it's not up to par. I sent this statement out two or three weeks ago and they took it off their site they don't want you to know the bad part of the property they left all the good reviews up and this came from someone who works in the office. This person Tiffany Williams has been there 5 years so she knows the ins and outs of the property but they keep erasing the safety of the tenants for the happiness of a party. She has informed us that the property is not worth what you pay a month in rent. From the pipes bursting or the safety of the tenants is not up to par and there is a security company on the property. Over and over again I have put this on this site I hope someone reads this before they take it back down because Tiffany Williams someone who's been there for over 5 years shared this with me and my friends. And she also informed us that the security means nothing in the sense of she's went into the empty vacants the show apartments and had sex after hours and no one ever even knew that she was on the property.”

The apartments are in the upper echelon of rental units, the complex itself is well maintained, and the amenities are awesome (especially the dedicated lap pool). The few issues that arise are the results of the residents not taking pride in their surroundings, which is more of a function of poor upbringing that anything to do with the complex. I would recommend CH to a friend looking for a nice place to live.”

— 4620 N BRAESWOOD BLVD · HOUSTON“The reviews that have 5 stars and 4 1/2 stars are bogus, fake. Look at the letters, no capitalization, then ALL CAPITALIZATION. Look at the sentences. Are they understandable? This is an old complex with many problems. Plumbing leaks in the office, event room, outside front door patio ceiling, hallway, over doors near elevator, conference room, and sometimes in apartments on the fourth floor. The paper in restrooms is empty often. The theater projector turns off often so when you want to watch, there is no video and it cannot be turned on without the office staff (which is gone today, Christmas Day), so we can't have the family watch a favorite holiday movie on the giant screen. The pool turned green for many years, but after complaining to the health inspector, the laborers, in the morning, move the chlorine with poles. Maintenance people fix things, but do not finish the job. There are places repaired in the ceiling and wall and it is obvious, since they don't come back and paint. Not our job to tell the office staff and maintenance how to do their job. Noise? The power washing (gasoline engine) is almost unceasing - HOURS - and when yard men are here, it is about half a day of noise. Elevators - When touring, press all the outside buttons and the inside buttons. MANY do not light. Go into the three outdoor elevators and look up that the top of the front wall (00, 1, 2, 3, 4). Some light and some do not. Why is this important? It tells you about how well the rest of the property is maintained. A 50 cent bulb. What is worse is that the elevator repairman has been out many times and the office has NEVER asked them to fix the buttons. When it is cold, MANY times the ground floor buttons will not work, so you take the elevator down to 1, then walk the stairs. The plumbing in the garage, breaks often. That is why the pipes in the garage have black rubber around them. When the all-PVC pipe breaks, they replace it with black rubber. They know that they will have more breaks there and it is easier to put the black rubber back on to the pipe, instead of fixing the problem that caused the breakage. Cortland spent a very large amount of money to place a lighted sign on the roof and other signs on the walls. They did not finish the job. Why is this important? It shows how competent the office staff is at managing the property. No oversight or competence. This was a property that was poorly designed. To get your reserved parking, you have to go out into the rain. To get mail from some places, you have to go into the rain. The water splatters in the parking garage in many places, so park on the outer edges. Not like that in most garages. If considering Halstead, visit on a rainy day. That is good advice for house hunting (gutters, standing water in yard, leaks). Not fun, but very educational. Extremely friendly staff, but incompetent. The office staff does not walk the property. The ONLY way that things get fixed, in the common areas, is if you complain. Look at other review places, like Yelp, and read about things that are not general. Don't read the "the most fantastic staff," "the most beautiful property." Use your brain and you can figure the fake reviews and the real.”
